    80 years is a long time. The oldest condo in Penang is only 30 years old (Sunruse Tower I believe), most of the “pre-war” houses in Georgetown is younger than 100 years. Furthermore, Penang charges the lowest land lease extension premium in Malaysia. So for such a high density condo, it probably wouldn’t cost more than a few hundred dollars for each household to extend for another 99 years.

    I was also been informed that the unit can only sell back to the list of applicants from gov. Question is the list of applicants means “those applied from gov on LC/LMC/Affordable & approved” or “those applied from gov on LC/LMC/Affordable BUT NOT approved by the gov”?

    I think there are still unit available if you contact the agents (for Open to public)
    90% probably true for the “Open to public” units which now only around 100-200++ released? not sure the exact numbers but seems once someone don’t want their booking, there are so many lined up just to grab these units (creating a sense of urgency among the Open to public buyers)

    But for those pending ballot or still pending loan approval is another story

    Think twice before you purchase Ideal Property project, as many owners are facing gangster sampah fee for all Ideal Property project. Extra cost (Thousand) to pay those gangster sampah fee are not worthy.

    You can refer to other property form Ideal Property, you can notice a lot of buyer complaining about this issue.

    Price different comparing among open unit (430k to 460k) is just depends on floor level & view, spec are the same.

    As comparing to state unit (400k), their floor level & view is base on ballot basis and all the specs are the same compair to open unit except; state unit floor tiles comes with 600mm x 600mm porcelain tiles, but open unit get 400mm x 400mm ceramic tiles.

    This is what i know so far, correct me if there is any mistake.

    For public units, they are not depend on floor level. They are based on view and location that pre-identified by developer with the price tag. For example Tower B unit 1, 2 and 3 (all floors) are priced at RM460K.

    ya, u are right. Few units that facing to Brezza (Block A) actually do also base on high level & low level eg. L29 below sell at 430k abd L30 above sell at 448k.

    They are quite pro, in fact they have a price list for reference. Depends on what you plan to do, then charge accordingly.

    Some of the task MUST ask them to do, with extra charge. :-)

    As long as you follow their instrruction, they will talk politely.

    The “sampah fees” is like gangster force you must give them do the renovation. Others contractor not dare to come to this area help you or quote you. If you don’t want give them (gangster) do they will do SOMETHING to your new house.

    Maybe let I clarify here as what i know, the balloting for open unit is ballot for the sequence of selecting a open unit due to overwhelm response. The earlier that calls from ballot will entitle to choose the remaining unit that left over.

    1. Purchaser has to be a registered voter in Penang.
    2. Purchaser can only purchase one such affordable housing unit.
    3. Purchaser can only sell after 5 years from the date of vacant procession.

    There are more than 2K units here. Rent out will not be easy. Sub-sale will be an issue as well. You have to think twice.

    One block 700 units, 700×3 occupants(average)=2100, 700×2 cars=1400…..can you imagine that! Not very easy for the management to maintain such a huge number of units even they are efficient. That will be the main problem in the future.

    Are you staying at condo or apt now? You may go check out your current apt which level has pump room and ask the owner next to it. I believe generally no issue one.

    Doc submission does mean unit confirmed. It is just loan application. You have to deal with Ideal to secure your unit. Any doubts, consult your banker and Ideal.

    Free hold easier to get loan approval if u have potential buyer frm u next time.

    If ur leasehold tenure has very little years left, maybe 10yrs 20yrs left, u wnna sell is quite impossible, bank won’t approve buyer loan.

    But I believe state government will sure extend the leasehold period when your kids or grand kids inherited it from you.

    You should write/inform the state housing & Ideal accordingly and properly so that they will take your name off the system, otherwise next time if you want to apply for any state housing, you might have problems.

    In my opinion, should you only sign your loan offer letter together with your satisfy unit (your loan offer letter stated your unit number also).
    If that is the case, I don’t see any chance they allow you to change your unit, what I foresee is either accept your current unit or withdraw it, but strongly advice you make it before they bank in your cheque.
    IMHO, any mistake please correct me. Thanks.

    What I heard about changing unit happen after secured a unit only apply if you request to upgrade or downgrade your current package. They will cancel your existing unit and re-arrange a ballot day base on the package you requested.

This is highly suspicious as I am unable to search for their code through official government portal which has all the info for other projects such as One Foresta. Did try to call up the gov agency but they were unable to find the developer I-Platinum Sdn Bhd under their database. Wondering if Ideal really did obtain their APDL license as they have already banked in some of the RM10k cheques. If this information can be freely obtained online and if they claim to already have the license, they shouldn’t need to tell us to wait until next week. Especially in the case of MyDeposit since the budget is limited to only RM200mil.

    CCRIS is a report or statement which show your financial status. You can obtain the report only from BANK NEGARA MALAYSIA. About the license and code, i still waiting from developer. Any update from other ?

    I just received a letter which remind me to sign snp before 29/4/16. If this is the case, i strongly believe developer already have the licence code(*which require to application of MyDeposit). However, today when i call to developer, they tell me dun hv such number or code. I think for those who want to apply the MyDeposit, we must take action. I will kept call and ask from the developer.     After few days non stop calling ideal, the licence number still cant obtain yet. And according to gov, the MyDeposit will not approve to those applicant who already sign snp OR complete their snp process. But 1thing sure is ideal confirm wont agree to delay the signing snp date.     I’ve spoken to a representative from YB Jagdeep office, Daniel. He called up Ideal and Ideal’s commitment to him is that they will provide by next week. So he will assist us in lodging a formal complaint should Ideal fail to provide by next week.     Any buyer here have signed SPA? do you use developer’s lawyer or appoint your own lawyer? this project haven’t get the approval from the controller (no licence code yet), what i feel is it seems improper to ask the buyer to sign the SPA without obtaining the code first as they will collect 10% upon signing it although they claim that they will hold it until June.

    Please be cautious on the SPA if you are using developer’s lawyer, although they claim that the format is standard, it is certainly advisable that you engage a solicitor to negotiate the sale and purchase agreement’s terms on your behalf.

    How come the car park is not by ballot but is determine by the marketing team and only get to know during sign snp? Also how much lawyer fee for 1st time buyer? Since 1st time buyer entitle for 50% discount on stamp duty so it should be much more cheaper than RM6650 stated on letter. Please also take note RM6650 is not including strata title name transfer so will definitely add more cost later on.

    I bought Tamarind last year, it was the same, car park allocation was only made known during the S&P signing. In fact, it is already an improvement. The previous few properties that I bought in the early 2000, car park lots were informed only after OC.

    We can enter the developer code but it doesn’t appear to have a license code. Call to the office and ask if we can delayed the payment to the developer until everything is fully obtained, but they seems reluctant and ask us to pay first. What is the point of paying for them and let them hold the money until i have mydeposit approve?

    If you can’t get an extension of deadline from Ideal, I’d advice you to proceed and sign. Reason being, I was told that this Mydeposit is not free money given, it’s a loan anyway. You’d have to pay it back over 10 years. So what’s the big fuss?

    Mydeposit is first come first served. That’s what the news reports. Already 10k people submitted their applications as of yesterday. With the loan rejection rate of 50%, and not everyone is buying >RM300k house, I think still got chance.
