Can someone pls ask EcoWorld to stop all those advertisements in the newspapers and everywhere? Day in day out also ecoworld this, ecoworld that, front page, back page, middle page, really makes me want to puke!! Very soon i think they will start printing ecoworld stuff on toilet paper also, make sure you’re getting brain washed when you wipe your ass.
If really sincere in selling properties, go and build nice homes, in nice location, and sell at low price lah. Not like now, build apartments in Paya Turubong, sell at RM1000psf, and then keep bombarding people with ads. *sigh*.

Have u been to their sales gallery? I believe they will sooner or later become no.1 developer in Malaysia. Oversea maybe takes time la although they have 3 projects in,London and 1 in Sydney. They are not a developer which go to a matured place to develop, for the sake of building it. They are somebody who help to develop a immatured place to a better place like setia alam and sungai ara as well. I’m truly impressed for what they have been done. To tan Sri, you deserved no 1 developer in Malaysia

True, the extra money paid is for the intangible thingy, so called BRAND.
Let me give some warnings why this condo is not worth RM800 psf:
Next to it is petrol station, built on very steep hill potentially landslide, opposite sewerage treatment plant with smell, surrounded by the poorest flats in Penang, furthest from major areas eg Gurney, Batu Ferrighi, Georgetown, Penang bridge, FTZ and Balik Pulau, there is occasional free opera concerts from your balcony, access road narrow and jammed, etc.
It should be worth around RM500psf only (given EW quality and concept) … even EW kena conned into buying this land from previous developer. Why do you think they cancel the terraces launch and make available those land for free? This piece of land used to be very steep hill and was cut cut cut until steep steppes!
(outsiders or foreigners might buy without knowledge though.)

Developers are such as EW are no different from currency speculators. Together with many other developers, they take advantage of the common people’s fear and anxiety by increasing the house price by 10~20% with each new project launched. So frantic buyers are always on the losing end..

That shows why the people can’t rely on developers on social responsibility. That shows why land matters are under the jurisdiction of state gov and it has to act to protect the interest of the people. It is a big topic in little penang, not straight forward, it requires a good balancing policy, a balance between “progress” vs “well-being”. But more often than not, the middle class and below will get squeezed out in this journey of “progress”.
Lousy overpriced project lo. Layout so ugly, no balcony for 1095 sqft with a/c ledge so bit for what. Location at landslide area somemore. Sux money developer sia.
Crazy..even 500psft is expensive in this area. Thats why the developer is giving discounts, nobody would want to do losing business.
Should do more research before buying this project. Common sense : if it is so good why the price drop? Low sold out rate also will contribute to higher maintainance fees, imagine if no one wants to pay? Surrounded by low cost houses, will it help? Honestly I dont see a plus points except for the developer’s branding.
Too expensive and not comfortable with surrounding areas
Expensive? Well, it seems all properties on island are too expensive compared to the rental you get from it. If you’re buying for own stay, then it should be “you like it, you can afford it, then just buy it”. BUT, if you’re buying for investment, everything is too expensive. No money can be made. Forget about buying properties for investment, your money can be more productive else where.
I see many waterfish are buying the property, after developer giving 40% discount and free maintenance fees.

I am neither, just speaking facts. Honestly, those who bought properties from year 2014/15 onwards for investments would belong to one of the categories below :-
(1) can’t flip as no buyers
(2) managed to sell but at a loss
(3) holding on to a vacant property without rental income
(4) managed to rent out but at a very low rental with negative cash flow, some not even enough to cover their cost of money
Too bad, the situation will remain this bad for many years to come.

Waiting for VP, cant wait to get key and start stay at this wonderful location.
It was alot of hype during the opening, hosting events here and there. Somehow, after that you would see the decline of number of customers visiting the gallery. Most people can see that the location is not worth it. Thats the reason the developer lowered down the price to cut loses (I mean, common who doesnt eant to earn money?). It is good for own stay for a long time, but I still doubt the price due to it’s location and the congestion unless something changed drastically.

i am getting a unit from Developer. Because i dont have so much down payment for sub sales. So i am still waiting for VP. Besides that i am not goreng, my parent house at Air Itam. I choose this project is due to the landscape.

I like the facility and the landscaping there, of course the reputation of the developer. Since i am not investor, i dont really care how long does this project needed to flip the price.

Hey guys, don’t mix up VP and CCC. Raymond is right. Vacant possession simply means the property is given to the purchaser in a competent state to be occupied.
Even the unit is completed and move-in ready, you still need to wait for vacant possession from developer to officially handover the unit upon completion of all the necessary paper work.
It is still correct to use the term “vacant possession” even when buying from secondary market.
I feel personally the location of this project is horrible actually, being right next to the highway. I could actually see the rows of houses from the highway every time I drive pass it on my way driving back from KL going towards Penang island. I cannot imagine the dust, and noise.
Oh sorry, just ignore my previous comment, I thought this is the Batu Kawan landed project. And what?? After so long, VP is still not out yet? And by the way, this is even worse than Batu Kawan. Instead of next to highway, this one is next to graveyard oh my goodness!

What is the different between VP from 1st hand market & 2nd market? Appreciate if you can share some fruitful info. Tq

If you have bought or sell any property in secondary market before, just read through your SPA. You would have noticed that the word “vacant possession” is being used everywhere. Pretty much the same as SPA you signed with developer.

Yes. Sound horrible as now plenty of buyers looking for VP. And still available you can choose anytime any unit you like om the spot while visiting. Overall concept of this developmet is good from Eco World. However, the location is driving down everything into the drain. This location should build more affordable house. And now Eco Terrace already got impact. If for own stay that’s no harm. You can stay forever but not few years. And watch out for traffic congested /local gangster/ landslide & potential favourite spot of flooding infront of petrol station. And during raining season some mud flow from Mountain.
Bad area. Traffic jams at all times. Slum neighborhood….full of gangstas…mat rempits….gangland style killings….all covered up
