May I know how much is it?
price sky high lo…
I stay near there. Just behind Petronas station. Surrounded by LMC, very near steep granite cliff but can see waterfall during raining seasons. Location wise not good unless the price can justify it.
Wondering how much is the DST? Should buy this area or mainland if working at FTZ?
Had a few friends in this area working in FTZ, easily takes 2 hours to reach office on a bad day; Mainland.. well pretty much depends on which part you stay right?
Jam at Relau and Bukit Jambul to reach FIZ.
I have insider info, 80% of the condo units are sold, block purchased by senior Liew to teach the detractors a lesson!
Actually, all sold out including terrace and semiD.
Slowly but surely, still have soft launch, official launch and few units remain open for booking. Eventually 100% sold out. Very typical. Nothing surprising.
How much are those terrace, semi D and condo selling?
price should be over a million ….
Any updates on the pricing? Looks good and very interested
No need to discuss. All sold out….move on guyz…
Still in BBB mode even in Paya Terubong area? Or because of LKS?
Huh? Sold out? Sure?
Over price property, better to rent else where.
The site is located next & round up beside & behind PETRONAS. Price target RM303 / sq feet.
it was a project by another developer before ECO WORLD.
Opps, sorry typo error. it is RM393 / sq feet as that sound reasonable to market value?
I think they have just revised the target to RM933/sq feet after senior Liew decided to block purchase 80% of the units to teach the detractors a lesson.
I take this as a speculation?? 😀
@AiTamLang
I heard eco world bought this land very cheap from the previous developer. So I am not surprised when you said senior Liew block purchased 80% of the units to teach the detractors a lesson. Kah ki char, kah ki chia mah (fry it yourself, eat it yourself).
Project will only be launched in June… the company has not given any indicative prices yet….
@James
Hahahaha…..:D
Don’t be naive lah! Launching date and indicative price mean nothing nowadays, because developers can start selling whenever they like, to whoever they like (including phantom buyers), at whatever price they like!
They can call it pre-launch, soft-launch, premium launch, under-table launch, official launch, so what?
They can give discounts, pre-launch discounts, soft-launch discounts, undertable discounts, loyal-customer discounts, so what!
They can give rebates, DIBS rebates, Non-DIBS rebates, Merdeka rebates, interest rebates, speculator’s special rebates, block-buying rebates, who cares? Does the authority care?….:D
They can put whatever selling price in the S&P as they wish and no one knows what the actual transacted price is, who cares? Does the authority care?….:D
With the absence of tight regulation by authority, with the absence of integrity amongst developers/agents/salesman, launch dates and pricing means nothing. In fact, their main customers are not even genuine house buyers. Their main target is speculators/investors…..:) And senior Liew is going to teach the detractors a lesson!…..:D
can someone explain what do u means by senior liew teach detractors a lesson? Who is the detractors? Current EcoWorld management? And how block buy can teach them a lesson?
I would like to know too =.=”
@AiTamLang
You seem to know a lot.Are you an insider? Or detractor feeling sore
Paya Terubong going to re-developed? Sunway buy rubber factory, PLB take up Majestic abandoned project, Lone Pine new access road to Bukit Jambul, ECO World build Eco Terraces and etc. Is it good time to buy any new project at Paya Terubong?
@JY
You mean for investment or own stay?
Either way. Is it good buy?
@JY
It cannot be either way since the price is not known yet. So at this stage, my answer to your question would be :-
(1) For own stay – it depends on what type of person you are
(i) Rich – Forget it. why stay in Paya Terubong next to a petrol station and the biggest gr@veyard in Penang?
(ii) Middle class – depends on price
(iii) Poor – pls go to Komtar to get application form for low cost flat
(2) For investmest – depends on price
@SuiWah said like no say
@ml
Haha…you are almost right!…:D because no price mah…:)
Price is the main factor for long boay lang to invest. We need more affordable PRICE RANGE properties of RM500K & below. RM333 / sq feet is the target. Sorry – this is strictly for individual who share the same point of view.
RM333 will be a good value in paya terubong in general. Anything above RM500 – must come with new TOWN concept approach. It has to show a minimum 5 years project plan direction. People will buy those project with investment movement & appreciation value growth. Penang land price $till has room for improvement. Buy NOW or Regret AGAIN !! EcoWorld is going to bring development & promote long boay to another level
guess terrace will be at least 1.2m. at least…
Thanks to ECO WORLD. Paya Terubong will have a new facelift. In the old days, long boay is classified under undeveloped zone. over & over the time where pg run out of prime land since 1991 – development start to move on to any place in the island, we can see the properties price alignment in next 10yrs (2001). Within another NEXT 10yrs (2011) price shoot up with average 15% p/a. CY 2012, 2013 & current 2014… properties price show appreciation annually. Penang Island – is growing fast. WHERE IS THE LINK to support the traffic management of relevant project. Traffic JAM is a big headache, agreed?
Lucky Guess. The ECO landed properties is target above RM1Million.
Get yr money ready for deposit.
@long boey lang
I think all buyer are waiting at the sideline. I expect 10% only booking. Others are sticker games.
At least 1.4 million….
I am ready, bring it on..
@Concern buyer
The cost of building 1 unit of 3-storey terrace house is only RM400k and there’s only 27 units for this project. It will cost Senior Liew only RM8mil to block book all the 20 units (after taking out bumi units). For the condo, estimated cost about 250k per unit, it will cost Senior Liew only RM20mil to block book 50% of the remaining units after taking out bumi units (sap sap sui to him). 10% booking? Senior Liew will teach the detractors a lesson!
@SaPuSetia
LOL. That’s sticker game right? Block book. But actually no S&P is signed. Nothing is reported to KPKT government agency. 😀
Super link terrace around >1.8m
Semi D around >2.3m
Condo around >700K
Guarded and Gated community with clubhouse facilities shared by all 3 developments
Total units around 280 units.
if the price workout Like that: do welcome the rich to move in there. Corner unit will be great (more window) with petrol station nearby – PETRONAS VIEW!
Go green in color.
$ $ $ $ $ $ $ $ RM600 / sq feet?
nice, can’t wait for the launching.
good pricing. cant wait for it to launch. wana sapu few units
Long Boey for 1.8m ? price crazy …
1.8m for long boey crazy? you think so?
* REJECT * those developer that do not fullfill their commitment. We are looking forward to the one that can share & will complete their full development plan. The potential buyer & those with buying power do prefer (appreciate) reliable developer. As their project are stable, good quality, innovation design & always offer good return. EcoWorld should be a able to bring “long boey” to another township. We need high value development to promote a better quality lifestyle living zone. Support EcoTerraces means step one to see REAL DEVELOPMENT. Cherish the value innovation – to let our children appreciate our home more. Take this opportunity – turn your dream house to reality at Long Boey. Watch out!! More development goodies from Sunway as well.
I just went for star property fair yesterday, and the salesgal told me that the condo is about rm800psf…Eco is mad, as i know properties are slowing down in penang after the raise of interest rate but they still goin to sell rm800psf, and terrace is about rm2mil…will you buy a 2 million terrace located in long boey ?..siao liao
@glo
Well, Straits Quay terraces are having a tough time selling at RM2mil. And for that, you’re talking about a prime area, preferred by wealthy foreigners and NOT located right next to a big grvyard, not to mention a petrol station.
So my answer to your question of “will you buy a 2 million terrace located in long boey?” is NO. However, do not be surprised to see more than half the units with stickers on the first day of launching. Why? The usual developer tricks lor!
Paya Terubong going to re-developed? Sunway buy rubber factory, PLB take up Majestic abandoned project, Lone Pine new access road to Bukit Jambul, ECO World build Eco Terraces and etc. Is it good time to buy any new project at Paya Terubong?
i think this developer is smart. They can see something extraordinary where people don’t see. Longboy would be a place of full of prospectives to develop? Does low costs really matter to the purchasers if you have a branded house with impressive concept. BTW, I super duper love your woven bag, can I have more? Please let me know if you have event, I will surely go and grab more. @.@
Can’t wait for it..especially the club house! seem like very huge.. let see!
Always remember, everything happens for a reason! not siok siok happened. why the indicated price is RM2m… I also don’t know-.- Haha, but my friends told me this project is fantastic and well-planned but I didnt see the project and plan yet. I want to know more info! can anyone share with me about this development? See how fantastic you can impress me with this development.
I am sure EcoWorld can build very beautiful buildings, club house, entrance etc. In fact, any developer can build beautiful projects nowadays, it’s only a matter of money.
But one thing I am very sure Ecoworld cannot do – korek up all the “things” that are “resting in peace” beside this project.
Also, it will take another 15 years for them to build additional roads so that the residents of this multimillion ringgit property won’t have to be stuck in the same traffic jam together with the lowly flat residents. Hahaha!
How is the facade looks like? I am so deseperate to see. If it’s beautiful I will definitely take into consideration. Interesting! 2M it’s okay for me
cube cube shape one… impressed bro!
when will this project launching?
i hear is about RM800 per sq.ft
i hear is about RM800 per sq.ft. is freehold & mix development.
@longboylang
Now smart people with “cube” shape brains.
hmm, interesting project. i think this will be most unique development in paya terubong.
–Eco world– the name already sounds so green. Their lanscape would be quite nice for sure as I know their ”ex eco world”lanscape was very nice compared to others. This will one of the Branded Homes in Penang
Look at EcoBotanic, Spring/Summer and Majestic, then u will know briefly how they going to handle the landscape. Amazing!
Wonder why nobody talking about abundant low cost houses opposite EcoTerraces that full of “Wai Lau”, very steep hill, access road to town and Bayan Lepas. It’s because of Tan Sri name? They bought that piece of crap land with so cheap and selling so high price. Really interesting. How many were EcoWorld seller here i wonder?
RM800k for a condo in Paya Terubong?? How about Light Linear, Bayswater or Vertiq?
@Terence
What about Light Linear, Bayswater or Vertiq ? Bayswater and Vertiq is
too crowded and near to “power Station”. For Light Linear those facing
the highway will be dusty and noisy.For those facing seaside some might
be blocked.
By the way what do you get to see by the seaside ?
aiyoyo, please la…
i think admin should do some filtering to ensure quality of the comments given.
@Khoo
Filter real situations and publish the useless comments ?
@Reality
No doubt to say that..those bayswater..vertiq..light linear is alocated at the most congested traffic area in penang…Worse than town area..
@Reality
Paya Terubong better location compared to The Light? You must be joking.
@Terence
Many units are empty.By the way what do you get to see from The Light
to the sea ?
@Reality
At least you have a seaview and easy access to north and south. Btw, everybody knows the reality of Paya Terubong, neither here or there. Frankly speaking, I can’t really think of anything good about that location. Many already commented about Relau and Farlim being congested, imagine you have to pass thru these congested places everyday.
@Terence
Sg. Ara area is the worst. You can go east or west and located in the centre
of Penang from Farlim. Yes only seaview seeing water. Farlim you can have
nearly 180 degrees view from Gurney to Vertiq.
@Reality
Can’t be worse than Paya Terubong. Paya Terubong need to pass thru Relau or Farlim.
@Terence
But scenario are the empty units that say it all. You can use A. Itam road
if you wish. In future the highway will be constructed to Farlim and B.Baru
to P. Terubong.
@Reality
Sg. Ara and Paya Terubong is two distinct location. Sg. Ara is well known for those working in FTZ, nearer to airport while Paya Terubong is a slum. Do you know why they call as “long boei” aka dragon tail. while Pulau Tikus is dragon head?
I don’t mind the development in Paya Terubong. It just can’t justified the selling price. EcoWorld no different than SP Setia.
Aiyaa, Penang all areas are worst lah, no need to compare.
Don’t waste time arguing which one is worse.
tanjung bungah still the best.
@stephan
Times Square better.
paya terubong or ayer itam area has not been a happening area in the past indeed. however i believe that areas are encouraged to develop more into a more high-end place where has full of amenities and infrastructures. When i pass by that paya terubong road i noticed quite a number of big developers are going to have many developments there like ecoworld, sunway, lonepine, plb. all the sites are cover by their board already.
haiyo, if dont like that place dont buy la, nobody is using gun pointing at ur head. corect or not? i myself try to be as neutral as possible, that place needs to be develop to be balanced. Like STP also want to have low costs at that area coz have to balance the whole island ma. i wonder still got ppl like paya terubong place. what is the reason? are they already get used to that place already or its environment? personally i like the local food there and there got many chinese ppl compare to bayan lepas area eg, BJ!!!!
@stephan
Are you wasting your time in saying T. Bungah the best ? The best in traffic
jam.
there is different driving ferrari and struck in jam, while driving kancil and struck in jam.
there is a different between driving ferrari and struck in jam, versus driving kancil and struck in jam.
@stephan
Buying a Ferrari and happily to be stuck in jam ? I see only a lot of kancil, Myvi,
Vios and City got stuck in everyday crawl in T. Bungah.
So its actually like this,
Semi-D will be RM3million and onwards
Terrace will be RM2million and onwards
Both is 3 storey.
Condo will be 800p/sf
ranging between 1300-1500sf.
both also stuck in the jam. can’t really see the difference.
@ck
It’s normal, average guy won’t able to see the difference.
No doubt ECO’s landscape is going to be awesomes. Only for elites..
So which is which ? By looking at your comments, I can conclude that you
are not normal.
I don’t want to take this risk, no matter how nice inside, it is still paya terubong.
@stephan
haha.. naive people thinks elites will actually prefer to stay here..
The word Paya for Paya Terubong already make the price suffer a 20% discount. Yes, don’t think I will stay here.
Who is asking you ? No body ask you.
i like Ecoworld landscape planning, is awesome
Hi gmy,
Real local penang buyers don’t talk like this lah. You sound more like a salesguy/agent from ecoworld. 😀
@gmy
But the location around are not. Its like a nice flower stick on a cow dung.
I’m referring to Eco botanic and Eco majestic and most of their projects also live up my expectation. Hopefully Eco world can brings up these development to Penang. If I’m their agent then you must be their competitor coz your company can’t provide such a beautiful landscapes like them. Haters gonna hate, lovers gonna love. Who cares?
Hey, Do you guys know they have changed their masterplan? no more landed but condo only.
I was told that the concept was unique which they only make use of 30% of the land for development the balancing all to greens and landscapes during collection of LEE HOM tickets
haha…..never believe 100% of developer’s words, u still remember what happen to Sg Ara’s Setia Pearl Island? Now the club house was demolish to make way to build more condo…..
If this ECO terrace condo is successful and make the area boom…….in future they will use the un-occupied land to build phase 2, 3, 4…..be it condo or landed.
For me, all developer also same, money face……always sweet talk 1st, give u shit later…… they always like to use this sentence “oh we just have a MASTERPLAN CHANGED…bla bla bla”
The developer probably realized there’s no market for million ringgit landed homes in Paya Terubong during the various roadshows.
Frankly said, for me they are over priced loh. Imagine your living area full of foreigner worker, opposite of your living place are LC flat. Only one main road – turn left to farlim (usually jam before and after office hours) while turn right to relau (hope no accident in the middle of the hill, also jam before and after office hours).
For the price of 2 million for a terrace house, u can simple buy at other better environment places. most people who live in Long boey (Paya Terubong) are working class, not because they live there for convenience, it is because they have not much choices (cheaper in price compare to other town).
I myself live in Paya Terubong before and i know the condition there, my parents currently live there.
They are selling at this price because they have this feature. And those who afford to purchase the unit should more than enough to afford the maintenance. This would mean that with good maintenance it would be a wonderfull place to stay with excellent facility.
i hear that, ecoterraces will change their masterplan. only 30% of total 13 acres will be develop and the rest 70% full of greenery. hmm quite interesting
hahahaha, do u believe the 70% full greenery will be there permanently? we shall see……in future…..LOLLOLOLO!!
Agree with you joe. They thought you steam steam already mah after the free superstar concert. Oh man, I love Penang! The people here are so smart!
“Reserve” for phase 2!haha
They are strate title right? Meaning that they cant do any future developements over that piece of land? anyone can clatify it? tq
@sdsd
Yes it is strata titled. So what they are going to do is to divide the stratified land into 30% (sold to outsiders, provided got people want to buy lah that is), and 70% still belongs to EcoWorld…:) So guess who has the louder voice when it comes to JMB voting?…Hehehe.
@sdsd
aiya don’t be stupid lah, when people say “there’s no free lunch”, that includes “there’s no free concert”. In the end, who is going to pay Lee Hom? The buyers loh!….Hahahaha….
I was told this is strate title, unlike the setia pearl island which under individual title. kinda looking foward to this project.
any updates on this project? I am interested to get few units. kindly update here as i am now working in overseas will be back middle of the year.
No more terrace and semi D, left only condo.
Heard tht have super facilities like putting green wow. A totally different of condo
850psf for the condo. im cosidering to take this or subsale landed in the area. but i really super in love with this development. Pricing wise a little higher, if comes with semi furnished would be nice!
im interested.. any updates? when launching?
I heard from sales person. It going to launch June or July & comes with Semi Furnished.
I hearded from sales person. It going to launch June or July & comes with Semi Furnished.
I want buy for own stay..they launch d ? I want te early bird discout!!!
Nice try there to get attention. But unfortunately no one is interested. It’s a wrong location. You’ll never get that kind of attention like Tanjung-Gurney. This is Penang, not KL, the people here are kinda smart. Especially after getting burnt badly by those oversupplied properties in the southern part of the island.
Those PPL who have been following tan Sri since 2000 year including me, they will know how things were done. they do things properly. They made value to customers and don’t bullshit like some other crappy developer out there
diamd, don’t be childish. Who will pay Lee Hom concert? CNY ecoworld TV at prime time? never ending publicity in major newspaper? You are paying!! LOL
@Low
This is for the sake of publicity becausw they are new player in rhis property industry. You are not their existing buyer you wouldn’t know how much they value us and the quality they gave . You really get what you paid for. Btw, I hope you weren’t in that concert coz you shpuldnt be treated so nice by Ecoworld. They gave you this chance to watch leehom and you took their kindess into weakness. I’m not too sure you are rheir competitor or what. I don’tsee any developer doing this except ap setia. Not even ijm or e and o!
i dont want to miss this chance again! I missed its shares when they 1st bought,0.30 only, i missed their 1st launched project, eco botanic, only 900k, now at least 50% capital appreciated. Some more is this their 1st project in this pearl island, PENANG. it’s everybody’s dream place to stay, something like singapore, small land buy precious. I wouldn’t miss this one anymore. i love it, i witness with my own eyes, i hope i can get into priority list for unit selection.
wow….nice advertisement
@diamd
Exactly, we shall see what will happen in next 5 years with eco terraces. those who dosnt know the value still they wouldn’t love it but bla bla bla and talk nonsense act like Dr Renesial.like really an expert investor, those like you and me who know where is the actual value will buy.
Come ON!! New widen road with traffic light system installed. Good move to attract more buyer. too bad for long boay lang – out of their budget. Maybe need to wave at Sunway & grab fast. Price psf at paya terubong shoot up again to RM600?
They are sellimg 850PSF.. only those PPl who can accepy the price with very beautiful concept will buy
wahhhh……850PSF in LONG-BOAY! record breaking 😀
@jean
Don’t laugh leh. I am sure they can show you the booking chart on the first day of launching 70% booked already. Hehehe….father rich mah! With lots of money, you can do miracle!
Seriously, I think that area needs a real development, hope they can change the value there
I went to their gallery today, I love their eco terraces concept and hospitality service. But the location, I have to reconsider again and again. I don’t mind to stay at long boy, just the only road there, if there got more access I think I will consider buying d.
why haven’t change their latest layout, floor plan and the building look like
@tan
850psf you will consider meh? If you can afford 850psf, you have a lot of other better choices you know. Why buy this and then worry about the road lah, the access lah, the graves lah etc.
private vvip review started… whack whack whack haha
anyone now how much their selling price?
850psf with fully-fitted unit. Start from 1100sqft to 2000sqft. these are what i got from the SA
i just placed my cheque for a unit of eco terraces today.
@tingtai
Congratz! How much per sf?
The sa said 850 psf haven’t know the pricw yet, we can’t choose the unit 1st, just get into priority for unit selextion by placing cheque.. I love the layout of 1366sqft and the concept that’s why I’m convinced@@
Any ideas on what sunway going to bring to lee rubber land. what sunway going to bring has a big impact on this development and the corridor. I am confident with EW as well just the location, if Sunway brings good development there then different story la 😀
Too expensive la in Paya Terubang… How much can we resell in future…crazy price!!!!!
I have just visited eco sales office. Price psf is too expensive in paya terubong area, so my family and i today decided to place a booking in Mahsing development Southbay. Our main concern is units per floor…too high density for eco terraces.
What is the expected rental for this project? If selling at this crazy price, at this area? Paya terubong? Seriously? 14 units/floor.
They expect sub sale market for this project 3 years later is Rm1k per SF izit?
What is the price in Southbay?
Logic, what development in Southbay? I havent been there and would like to look at Southbay properties. Which project you placed booking?
Haiyo……Eco Terraces, too expensive for this lousy Paya Turobong location. Not a good buy.
Southbay, so long after the launching still got unsold units, also not a good buy.
Tamarind, good buy, salivating, but all sold out!
WTF!!!!
Tamarind so high density good buy meh? Macam staying in high end “FLAT” lo in future.
@Green-Label
Don’t know leh, but want to buy also cannot already because all sold out. Let’s see what will happen when they launch the 2nd and final block lor.
Sunway going to build 1.4 million sq ft mall which is bigger than Queensbay Mall & bring either Sunway College or International School so this place definitely will going to change in this few more years.
@LYS
In few more years? Haha….don’t be naive lah! There’s already a mall glut everywhere. It takes another 10 years to normalize the glut. Furthermore, to have a mall there means no one else would visit the mall except those living in the neighbourhood. You want to pay RM800psf for this EcoTerraces and shop with those people living in that area??? Go ahead loh!
@LYS
Shopping mall bigger than queensbay in Paya Terubong? Let’s be logical, do we really think there is a demand for it? There is already a abundance of shopping mall in Penang, and many are not doing well. The best performers so far, namely gurney plaze, queensbay mall, and perhaps Gurney Paragon, are not without their own problem. Looking at weekdays, the crowd is probably only 1/10 of what you see in weekend, with the kind of rental they are asking, how the shop owners going to sustain their business?
Also to summarise on the losers: Komtar is already dying, Prangin mall and Penang times square is probably half-dead, midland/K. Bukit jambul now turning into a foreign workers haven, the one opened recently – Udini square, only has few shops operating. Penang plaza bought over by Singaporean and now is merely doing community business. Island plaza is ceasing business and to be converted into medical centre soon.
Not to forget, there are still a few more coming up in few years time, city residence, The light phase II, southbay plaza, and Titijaya’s at batu maung, how the small island going to digest all these?
Not to forget about Penang world city and queensbay mall phase II also, these are also already in the master plan.
Penang Times Square phase II, claims to be a Kimchi town, will also be coming up soon.
hard to say lah, if this project is successful then really congrats long boay people.
but i don’t expect EW staffs to play tricks like those comment as abovementioned.
great project!! especially the landscape work
There is a shoppimg mall need in paya terubong and a lot of business opportunity there. The district is populated with Chinese community. No offence or racist. Chinese PPl are more businnes oriented. We should be proud or happy that sunway is there
So happening in Loong boey~ wow
I went there yesterday, the SA are so busying on cheque collecting. Ic, form whatever. My cousin put the cheque booking also. But it is little higer price foe me my quota exceeded d
Is it a good buy, not you say or I say. For own stay I think is good for investment is half half, see what Sunway is having there. 1 thing I respect ecoworld they dare to launh its maiden Penang project at this perios of time which other developer dare not to launch but swlling left over projects
This one only “kauchi” and gone case.
Paying for such expensive price, all should consider BSG Middleton in Bukit Gambir/Gelugor
Lol, can see that a lot of developer ppl came here and promote their product. Bsg la, mar sing la, later sp Setia and aspen, tropicana also come in you see . So funny. Is it their forum no body want go choi..
There is no rental market in this location at the moment, perhaps in many years to come as well, this has be taken into serious consideration.
If you don’t mind the location, use for own staying, and like whatever given by developer, then this could be the right place for you.
Estimated price on the following fittings, base on the <=1400sf 3 rooms unit, reasonable quality, including installation:
Kitchen cabinets with top & bottom for all units – 20k
Hood, hod & oven for all kitchens – 5k
Air-cond units to all living and bedrooms – 5k
Mirror & vanity top with cabinet for each bathroom – 1k
Shower screen for master bathroom – 1.5k
Water heater with storage tank for all bathrooms – 1.5k
Wardrobes-fully fitted carcass with sliding doors for each bedroom – 15k
Digital lockset at main door for all units – 1.5k
Metal grille door for all units – this should be standard must have, 1.5k
All adds up, around RM50k
If you are cash rich, buy for own stay, holidays or collection…. Then OK. The landscaping will be charming & quality should be superb. For resell or rental… Maybe not right choice. Anyone visited show unit at the site this week?
Went there yesterday, ppl mountain ppl sea. Food is nice, piano music is nice..heheh. Landscape would still become the main point to attract buyers to put the hard earn money.
Now they request 10K deposit to get priority selection next month and another 10K discount voucher available for those registered yesterday.
Love the dual key 15xx unit anyway.
@Chocolate
me too. haha.
This is a very beautiful project I must say.. The landscaping is breathtaking..and such low-density.. I’m definitely getting a unit! Does anyone know if EcoWorld is open on Sundays?
I went to the Eco Terraces on last Saturday (1st day launching) and the sale price is from RM900k onwards. The smallest unit is from 1,100 sq ft. The price is sky high!!! Is very expensive b’coz contains 14 units per floor.
THIS IS NOT A GOOD INVESTMENT!!!
Thanks for bringing beautiful environment to Paya Terubong. Live opposite there. Hope those rich buy there don’t look down on us.
Eco World is all bout the branding..
project is beautiful but that location i’m not too sure. RM900k onwards is no kidding!
That price can go Sg Ara, Queensbay d
valued buy! the fittings not cheap though
This price you can get in Fettes Park, Tanjung Tokong and Tanjung Bungah.
EcoTerrace’s price is definitely way above among their peers.
But then, there’s a plus point as in Fengshui’s perspective. Please read it in Chinese:
@Astro
I still remember what my fengshui master told me about tanjung tokong in the late 2000. He said bad fengshui because of the pointy horn of the land shape, traffic “chi” clashing, + tsunami. I cautiously invested in that area anyway because I trusted my basic logic. So far, no regrets yet.
@belacan
In fengshui or geomancy, there’s a strigent set of rule governing “timings”, the same plot of land or place will change with its “luck” or faith over time. That’s what sometime we also called – Evolution at a given of time? But I’m in fact, not quite clear about what your fengshui master told you. 事后孔明?
The Tsunami tidal wave happened in Tanjung Tokong then was due to the reclamation fiasco dated back to mid 1980’s, when it started off as a joint venture between Permaijana Ribu (M) Sdn Bhd (owned by UEM Bhd, Penang Bumiputera Foundation and Magma Bhd) and Koperasi Gabungan Negeri Pulau Pinang and Penang Development Corp. It was (twice) abandoned due largely to the Asian financial crisis.
E&O came on board in 2003 to revive the abandoned project, but just before it could “rectify” the half done/messy sand dune work there came the 2004 Tsunami. Tidal wave tends to go to shallower shore and to reach ashore then. It was also in a way a “timely” reshuffle when came the 8 period(of fengshui session八运)started from 2004 to 2023.
@Astro
Ya lor, probably hindsight. If I had listened to him, then I would have missed out on a lot of money. Luckily I trusted my logic, very simple logic.
When it comes to property investments, very often, due to lack of self confidence and basic knowledge, people try to get “guidance” from property gurus, agents, consultants, fengshui masters etc. I even know one friend who went to “mui ang kong” (seek guidance from deity) before making his investment.
Kindly pls advise which is the best direction to select? Thanks.
@ooibp
First of all, the best direction of the building is facing South-east, which the L shape block only has one side(of it). Then the best direction of apartment is facing 巳方142.6 to 157.5 degrees and sitting on 亥方322.6 to 337.5 degrees(measuring from the centre of your house). Your smart may help but it’s better to get a Tong Shu/Shen(通书) to jointly tallying.
Another note:
I understand EcoTerrace is only scheduled to be completed in the 2nd quarter 0f 2019, but in case it complete earlier in 2018, it’s then better for those born under the Zodiac sign of Dog戌 to move in on 2019 i.e. after the year of Dog.
Hope that helps.
@Astro
Thank you, Mr/Ms Astro. I am appreciated for your explanation. Feng Shui is too difficult to understand. The problem I am facing now is I am unable to measure from the centre of the unit. Tomorrow is the day of unit selection. Hopefully your info helps me to get a good feng shui unit. Thank you again.
@ooibp
Just a last advice, try to get a 16th floor if you are keen to get a maximum degree 发财 way out but “move out” after 2023.
This will be my final posting here, cheerio !
@Astro
Thank you, Mr/Ms Astro. I m indebted to your kind advices. cheers.
I visited their sales gallery today. Let me rate it as neutral as possible without being bias.
Location: 3/10 (this rating might improve once they have a new shopping mall by Sunway in the future) at the moment the cemetery is nearby and surrounded by a lot of LMCs.
Concept: 7.5/10 (70% of the land will be landscape and putting green! to be very honest 3 acres out of the 12.7 acres land is non usable hill area. That means 25% of total land area is non usable and hence usable nett area will be only 9 acres. Hence, 6 acres will be landscape and putting green and 3 acres will be for the condo.
Price: 3/10 ( At rm850-900psft, you can buy Gurney, tg tokong, tg bungah)
Investment: 5/10 (if the new shopping mall does materialize then there is a 50/50 chance you might profit a little bit. Nevertheless it is quite expensive already and room for appreciation really depends on the branding and over all end product of this project. If the wow factor is high, then people might pay a premium for it. Then again that’s a big IF)
Future rental: 3/10. I don’t think any foreigners would want to rent there. So, locals most likely will rent. Might be able to fetch a rental of rm3k a month, then again rm3k for something that is worth above rm1 million is not a good return
Maintenance: 5/10 rm0.35 cents. So a typical 1330sft unit will cost around rm470 a month.
In all fairness, think of Eco terraces as a luxurious condo in the midst of a slump neighborhood. For those that are loaded in Ayer item , this might be an opportunity for them to flaunt to their friends that they are rich by buying a unit here.
The price is crazy and makes Regency Heights (to certain extend similar, with ~50% green and “jungle” track) a bargain, even though it is older …
it might from rich investor……..
Not a good deal.
Anyone urgently need Referral/ Introducer can contact/ PM me.
There is no good deal or bad deal. Willing seller, willing buyer. To the buyer is the affordability and personal preferences and to developer like ecoworld they bring up the value of wealth thru harmonized landscape with surrounding and creating first class resort living to buyers with generous space and facilities for healthy activities without getting out from the condominium.
I personally just join investmenting in their projects.
@TR
Well, if you’re buying for own stay and like to stay in that area (for whatever peculiar reasons), then what you said is true, willing buyer, willing seller.
But if you’re buying for investment, then it would be bad deal, because you can’t rent it out, and it’s very very difficult to find buyers who have the purchasing power + the preference to stay there.
So since you mentioned you are “investing”, then I guess you just got yourself a bad deal.
@JoJo
Haha, do your study analysis 1st before speak anything out. I bought Becausw I knew somerhin gonna happen following recent years. Let’s see what happen down the road ya… BTW not Sunway mall or college ya. Take a guess
WTF need introducer to buy this project?
I agree with Jojo that this project is not a good deal. Over priced and rental yield is going to be negative.
I heard they are having problems with their plans to build 333 units because they included the hill area into their units per acre calculation.
At rm850-900psft you can easily buy at Gurney drive, Tg Tokong or tg bungah. Prime areas. If you really want a park, Botanical gardens and youth park is a stone throw away.
So anyone of you know how many units left? Any promotion for early birds etc?
@JT
I heard almost 70% with stickers on already. Someone from inside told me KL sales is helping them to sell, they just get calls from KL to put on stickers for most of the units. Who are those buyers? Ehh…your guess is as good as mine lor!
