    I stay near there. Just behind Petronas station. Surrounded by LMC, very near steep granite cliff but can see waterfall during raining seasons. Location wise not good unless the price can justify it.

    Had a few friends in this area working in FTZ, easily takes 2 hours to reach office on a bad day; Mainland.. well pretty much depends on which part you stay right?

    Actually, all sold out including terrace and semiD.

    Slowly but surely, still have soft launch, official launch and few units remain open for booking. Eventually 100% sold out. Very typical. Nothing surprising.

    The site is located next & round up beside & behind PETRONAS. Price target RM303 / sq feet.
    it was a project by another developer before ECO WORLD.

    Don’t be naive lah! Launching date and indicative price mean nothing nowadays, because developers can start selling whenever they like, to whoever they like (including phantom buyers), at whatever price they like!

    They can call it pre-launch, soft-launch, premium launch, under-table launch, official launch, so what?

    They can give discounts, pre-launch discounts, soft-launch discounts, undertable discounts, loyal-customer discounts, so what!

    They can give rebates, DIBS rebates, Non-DIBS rebates, Merdeka rebates, interest rebates, speculator’s special rebates, block-buying rebates, who cares? Does the authority care?….:D

    They can put whatever selling price in the S&P as they wish and no one knows what the actual transacted price is, who cares? Does the authority care?….:D

    With the absence of tight regulation by authority, with the absence of integrity amongst developers/agents/salesman, launch dates and pricing means nothing. In fact, their main customers are not even genuine house buyers. Their main target is speculators/investors…..:) And senior Liew is going to teach the detractors a lesson!…..:D

    It cannot be either way since the price is not known yet. So at this stage, my answer to your question would be :-

    (1) For own stay – it depends on what type of person you are
    (i) Rich – Forget it. why stay in Paya Terubong next to a petrol station and the biggest gr@veyard in Penang?
    (ii) Middle class – depends on price
    (iii) Poor – pls go to Komtar to get application form for low cost flat

    (2) For investmest – depends on price

    Price is the main factor for long boay lang to invest. We need more affordable PRICE RANGE properties of RM500K & below. RM333 / sq feet is the target. Sorry – this is strictly for individual who share the same point of view.

    RM333 will be a good value in paya terubong in general. Anything above RM500 – must come with new TOWN concept approach. It has to show a minimum 5 years project plan direction. People will buy those project with investment movement & appreciation value growth. Penang land price $till has room for improvement. Buy NOW or Regret AGAIN !! EcoWorld is going to bring development & promote long boay to another level

    Thanks to ECO WORLD. Paya Terubong will have a new facelift. In the old days, long boay is classified under undeveloped zone. over & over the time where pg run out of prime land since 1991 – development start to move on to any place in the island, we can see the properties price alignment in next 10yrs (2001). Within another NEXT 10yrs (2011) price shoot up with average 15% p/a. CY 2012, 2013 & current 2014… properties price show appreciation annually. Penang Island – is growing fast. WHERE IS THE LINK to support the traffic management of relevant project. Traffic JAM is a big headache, agreed?

    The cost of building 1 unit of 3-storey terrace house is only RM400k and there’s only 27 units for this project. It will cost Senior Liew only RM8mil to block book all the 20 units (after taking out bumi units). For the condo, estimated cost about 250k per unit, it will cost Senior Liew only RM20mil to block book 50% of the remaining units after taking out bumi units (sap sap sui to him). 10% booking? Senior Liew will teach the detractors a lesson!

    I just went for star property fair yesterday, and the salesgal told me that the condo is about rm800psf…Eco is mad, as i know properties are slowing down in penang after the raise of interest rate but they still goin to sell rm800psf, and terrace is about rm2mil…will you buy a 2 million terrace located in long boey ?..siao liao

    Well, Straits Quay terraces are having a tough time selling at RM2mil. And for that, you’re talking about a prime area, preferred by wealthy foreigners and NOT located right next to a big grvyard, not to mention a petrol station.

    So my answer to your question of “will you buy a 2 million terrace located in long boey?” is NO. However, do not be surprised to see more than half the units with stickers on the first day of launching. Why? The usual developer tricks lor!

    i think this developer is smart. They can see something extraordinary where people don’t see. Longboy would be a place of full of prospectives to develop? Does low costs really matter to the purchasers if you have a branded house with impressive concept. BTW, I super duper love your woven bag, can I have more? Frankly speaking, I can’t really think of anything good about that location. Many already commented about Relau and Farlim being congested, imagine you have to pass thru these congested places everyday.

    Sg. Ara area is the worst. You can go east or west and located in the centre
    of Penang from Farlim. Yes only seaview seeing water. Farlim you can have

    paya terubong or ayer itam area has not been a happening area in the past indeed. however i believe that areas are encouraged to develop more into a more high-end place where has full of amenities and infrastructures. When i pass by that paya terubong road i noticed quite a number of big developers are going to have many developments there like ecoworld, sunway, lonepine, plb. all the sites are cover by their board already.

Like STP also want to have low costs at that area coz have to balance the whole island ma. i wonder still got ppl like paya terubong place. what is the reason? are they already get used to that place already or its environment? personally i like the local food there and there got many chinese ppl compare to bayan lepas area eg, BJ!!!!

    I’m referring to Eco botanic and Eco majestic and most of their projects also live up my expectation. Hopefully Eco world can brings up these development to Penang.     If this ECO terrace condo is successful and make the area boom…….in future they will use the un-occupied land to build phase 2, 3, 4…..be it condo or landed.

    Frankly said, for me they are over priced loh. Imagine your living area full of foreigner worker, opposite of your living place are LC flat. Only one main road – turn left to farlim (usually jam before and after office hours) while turn right to relau (hope no accident in the middle of the hill, also jam before and after office hours).

    For the price of 2 million for a terrace house, u can simple buy at other better environment places. most people who live in Long boey (Paya Terubong) are working class, not because they live there for convenience, it is because they have not much choices (cheaper in price compare to other town).

    I myself live in Paya Terubong before and i know the condition there, my parents currently live there.

    i dont want to miss this chance again! I missed its shares when they 1st bought,0.30 only, i missed their 1st launched project, eco botanic, only 900k, now at least 50% capital appreciated. Some more is this their 1st project in this pearl island, PENANG. it’s everybody’s dream place to stay, something like singapore, small land buy precious. I wouldn’t miss this one anymore. i love it, i witness with my own eyes, i hope i can get into priority list for unit selection.

    Shopping mall bigger than queensbay in Paya Terubong? Let’s be logical, do we really think there is a demand for it? There is already a abundance of shopping mall in Penang, and many are not doing well. The best performers so far, namely gurney plaze, queensbay mall, and perhaps Gurney Paragon, are not without their own problem. Looking at weekdays, the crowd is probably only 1/10 of what you see in weekend, with the kind of rental they are asking, how the shop owners going to sustain their business?

    Also to summarise on the losers: Komtar is already dying, Prangin mall and Penang times square is probably half-dead, midland/K. Bukit jambul now turning into a foreign workers haven, the one opened recently – Udini square, only has few shops operating. Penang plaza bought over by Singaporean and now is merely doing community business. Island plaza is ceasing business and to be converted into medical centre soon.

    Not to forget, there are still a few more coming up in few years time, city residence, The light phase II, southbay plaza, and Titijaya’s at batu maung, how the small island going to digest all these?

    I went to the Eco Terraces on last Saturday (1st day launching) and the sale price is from RM900k onwards. The smallest unit is from 1,100 sq ft. The price is sky high!!! Is very expensive b’coz contains 14 units per floor.

    I still remember what my fengshui master told me about tanjung tokong in the late 2000. He said bad fengshui because of the pointy horn of the land shape, traffic “chi” clashing, + tsunami. I cautiously invested in that area anyway because I trusted my basic logic. So far, no regrets yet.

    In fengshui or geomancy, there’s a strigent set of rule governing “timings”, the same plot of land or place will change with its “luck” or faith over time. That’s what sometime we also called – Evolution at a given of time? But I’m in fact, not quite clear about what your fengshui master told you. 事后孔明?
    The Tsunami tidal wave happened in Tanjung Tokong then was due to the reclamation fiasco dated back to mid 1980’s, when it started off as a joint venture between Permaijana Ribu (M) Sdn Bhd (owned by UEM Bhd, Penang Bumiputera Foundation and Magma Bhd) and Koperasi Gabungan Negeri Pulau Pinang and Penang Development Corp. It was (twice) abandoned due largely to the Asian financial crisis.
    E&O came on board in 2003 to revive the abandoned project, but just before it could “rectify” the half done/messy sand dune work there came the 2004 Tsunami. Tidal wave tends to go to shallower shore and to reach ashore then. It was also in a way a “timely” reshuffle when came the 8 period(of fengshui session八运)started from 2004 to 2023.

    When it comes to property investments, very often, due to lack of self confidence and basic knowledge, people try to get “guidance” from property gurus, agents, consultants, fengshui masters etc. I even know one friend who went to “mui ang kong” (seek guidance from deity) before making his investment.

    First of all, the best direction of the building is facing South-east, which the L shape block only has one side(of it). Then the best direction of apartment is facing 巳方142.6 to 157.5 degrees and sitting on 亥方322.6 to 337.5 degrees(measuring from the centre of your house). Your smart may help but it’s better to get a Tong Shu/Shen(通书) to jointly tallying.

    Another note:
    I understand EcoTerrace is only scheduled to be completed in the 2nd quarter 0f 2019, but in case it complete earlier in 2018, it’s then better for those born under the Zodiac sign of Dog戌 to move in on 2019 i.e. after the year of Dog.

    I visited their sales gallery today. Let me rate it as neutral as possible without being bias.

    Location: 3/10 (this rating might improve once they have a new shopping mall by Sunway in the future) at the moment the cemetery is nearby and surrounded by a lot of LMCs.

    Concept: 7.5/10 (70% of the land will be landscape and putting green! to be very honest 3 acres out of the 12.7 acres land is non usable hill area. That means 25% of total land area is non usable and hence usable nett area will be only 9 acres. Hence, 6 acres will be landscape and putting green and 3 acres will be for the condo.

    Price: 3/10 ( At rm850-900psft, you can buy Gurney, tg tokong, tg bungah)

    Investment: 5/10 (if the new shopping mall does materialize then there is a 50/50 chance you might profit a little bit. Nevertheless it is quite expensive already and room for appreciation really depends on the branding and over all end product of this project. If the wow factor is high, then people might pay a premium for it. Then again that’s a big IF)

    Future rental: 3/10. I don’t think any foreigners would want to rent there. So, locals most likely will rent. Might be able to fetch a rental of rm3k a month, then again rm3k for something that is worth above rm1 million is not a good return

    Maintenance: 5/10 rm0.35 cents. So a typical 1330sft unit will cost around rm470 a month.

    In all fairness, think of Eco terraces as a luxurious condo in the midst of a slump neighborhood. For those that are loaded in Ayer item , this might be an opportunity for them to flaunt to their friends that they are rich by buying a unit here.

    There is no good deal or bad deal. Willing seller, willing buyer. To the buyer is the affordability and personal preferences and to developer like ecoworld they bring up the value of wealth thru harmonized landscape with surrounding and creating first class resort living to buyers with generous space and facilities for healthy activities without getting out from the condominium.

    I personally just join investmenting in their projects.

    Well, if you’re buying for own stay and like to stay in that area (for whatever peculiar reasons), then what you said is true, willing buyer, willing seller.

    But if you’re buying for investment, then it would be bad deal, because you can’t rent it out, and it’s very very difficult to find buyers who have the purchasing power + the preference to stay there.

    So since you mentioned you are “investing”, then I guess you just got yourself a bad deal.

    I agree with Jojo that this project is not a good deal. Over priced and rental yield is going to be negative.

    I heard they are having problems with their plans to build 333 units because they included the hill area into their units per acre calculation.

    At rm850-900psft you can easily buy at Gurney drive, Tg Tokong or tg bungah. Prime areas. If you really want a park, Botanical gardens and youth park is a stone throw away.

    I heard almost 70% with stickers on already. Someone from inside told me KL sales is helping them to sell, they just get calls from KL to put on stickers for most of the units. Who are those buyers? Ehh…your guess is as good as mine lor!
