Condo project gets great response

ALMOST 40% of the 198 Delima Emas Condominium units in Juru, Bukit Mertajam, have been sold, three weeks after the project’s soft launch.

Property development E.W. and Associates Sdn Bhd director Chua Eng Kee said response to the project was good with some 80 units had been snapped up.

“One of the selling points is the project’s location which is a mere three-minute drive from Juru Auto-City.

“It is also a cheaper alternative for Penangites as it has various layouts and capacities for different family needs,” he said when met at the project’s launching in Taman Seri Delima, Juru, on Saturday.

The units, with built-up areas of 1,090sq ft to 1,604sq ft, are priced between RM345,000 and RM588,000.

Each unit will have minimum three bedrooms.

The two 10-storey blocks will have amenities such as a children’s playground, swimming pool, open and covered car parks, guardhouse, three lifts per floor, card access system and gym.

Chua also expected the price of the units to skyrocket in the future since it is only a 10-minute drive from the Penang Bridge and the second link.

“This area has the potential to grow due to the development plans for Batu Kawan.”

    my factory is in that area. every time it rains/drizzles , my car has yellow spots on it. i suspect that the rain is acidic or the air is dirty.

    on one side , we can see the highway … on the other side , we see factories .

    2km away , there is a quarry and we can feel the ground shaking each time they blast it up

    Still got people buy condo in mainland? I think the day buyer buy anything from developer is long gone. Probably the good response is sticker game. Some buyer might be scared missing the boat and thus bought it. Many are in this category and are now stuck with condo in mainland without any buyer. This is very scary for first time investor. I hope they able to find their buyer soon.

    Hi, I know what you mean…but what choice do we have beside buying condo in mainland?
    Island? I don’t think so…only sub-sale (old building) have the price of below 400k…new launched landed house in mainland already above 400k. If budget is really a concern, what should do?
    No need buy? then wait the price up again then regret again and again?

    im staying in Bukit Minyak.. the place looks good… surrounded by Local Malaysians only.. definitely a good place to invest or to stay…

    booked a unit.. might conider to rent it or home stay..

    I booked an unit as well here. Waiting for SNP signing.. My first property…Im from Island but.. as you guys are aware prices in Island (for new condo) are way out of my reach so my only option is this.
    Planning to rent out…with a hope that the price will increase in few years, and sell it out.

    Around that area a lot of factory. Most target bangla. Since condo is cheaper than landed, most boss also bought condo now to put their bangla worker.

    I think this Delima Emas good option for those who want to rent to bangla. Night time bangla can use the swimming pool and gym to relax after hard work.

    But the banglas’ main purpose in the pool is not to swim. These perverts like to “play” in the pool. But cannot blame them too, they need to “release tension” right? With massive development taking place in Batu Kawan, there will be a lot of banglas required to work at the construction sites. This is an ideal “residential headquarters” for them.

    I will surely consider buying this project, I want to put a few “bangla bitche$” here to “serve” the “starving” banglas.

    I did my research before buying, the whole “Taman Delima” which has few double storey house and 2 apartment doesnt have Bangla. (all are under same developer)

    The management restricts house owners to rent it out to non Malaysian, i went around surveying and even talked with the management and people who stays there, and i did my own rounds and no Bangla’s in that area. (not sure about neighboring area)

    Im not sure who am I gonna rent out to, but i hope by the time the condo is ready (3 years from now) the price will increase. So i wont go on loss.

    Anyway I bought the smallest unit there 1117 sq, price is RM 365k. The most expensive is on the 10th floor, 17xx sq.. priced at 588k.

    Im just bitting my nails and buying anyway because I know if i dont buy now prices will keep increasing in Penang.. and it will be way out of my reach!

    Don’t worry bro. You can still rent it out to bangla. Normally management cannot stop anyone staying there. I’ve been told that some of the units already been booked by factory boss. So its not considered renting. The boss actually bought the condo for their bangla worker to stay.

    By paying RM325psf for this, you just made yourself the biggest fool in Penang. Why? Because Aspen would be launching their condo in Tanjung Tkong at RM375psf.

    I assume you are talking about : TRI Pinnacle.
    They claim it to be below 300k. (hard to believe, i wonder what is the catch)
    And I did call and asked and they said their registration via email is already full and no point registering anymore.

    Their showroom is open for today and tomorrow. I went to the showroom today. I am actually looking for my first house and my budget is 400k n below. I am looking for a decent place to actually stay in. I m quite interested in this place because of its low density and its location as well. However, after reading some of the comments here..i am worried that this place will be full of banglas. This place’s maintenance fee is not cheap…will it be that bad till the place be full of banglas?
