    bukit tengah should be a very good location since it is right at the center and access to Penang bridge in less than 10 min. but will it be a boom area later on in SPT?? any1 any idea to share??

    previously they were contractor and now they are developer but building house at d same time. few factory project done but i think this is their first residential project.

    Pro and contra. Its totally new developer. Their earlier projects are very small. That is why no website. They did Teluk Ipil in Nibong Tebal. The quality is hmmm sorry to say so bad. Its been 2 months since the soft launch. Yet to sell the units because for those concern on new developer will think a lot due to quality. Legal fees all bare on our own. Gated but no pool. Only children playground. I almost booked 1 unit but looking at the facility and the most important, the quality of their previous projects, I decided not to buy. But whoever willing to take risk, want good location in mainland and later on willing to throw huge money for renovation should buy. This cannot be for investment. Got to be for stay and most of the semi D are Bumi lot.

    AT first glance, DST with G&G concept, 22*79 @ RM509k is a good price i think, by looking at its strategic location in Bkt Tengah, only the developer is questionable and need to be digged out in detail..

    from images shown looks like there is a pool adjacent to the clubhouse?
    developer gonna build a pool for 45 residents???

    i just booking 1 unit semid and my sister booked semid here. good location . I doing some study about this developer . last times knowing as kimyong deveploment .their doing a lot projek in kulim / bm / ipoh and doing garuda projek My public bank banker say the developer background is good and trustable . their sale manager is indian who can speak very good chinese .
    Yega . their are no pool in this project .
    kemas villa is cheaper than airmas project ( taman indah ) next to this project
    location is hills and can view penang .

    Ck . Highland . My unit no23 very highland until can view Penang . Surrounding I think is housing area only . I buy this house because easy to Penang bridge and auto city without jam . I already study 3 year to buy property around this area and lucky I came buy one unit .

    no swimming pool, only a clubhouse (gym maybe), n guard house…..45 units so little……a bit worry on the maintenance fee collected…..if some of them start playing fool by not paying fee, the rest of the owner gonna feel the pain..

    good location. center of every facilities and the price more cheaper than other gated project. i have already survey other prices.

    if they are smart Prominence and signature buyer should get this one compare to the condos since the price difference is not much and the project locations is quite near to each other.

    the location is strategic, n the housing area facing good feng shui, its gated and guarded. I went to the road show and also went to the office. Its serata tittle, n the best part is its easy access to the shopping malls, new railway station,highway, n so on.Apart from that,now its not easy to find new landed property in this area.

    the land area also big compare to other projects that i went through, land area for the 2storey super link house is 22’X79′, built up 22’X42′.they do have the garden n jogging track. i was kinda impressed with the special features provided there, touch n go access card, children playground, concealed drainage system n 24hrs security n cctv. if compare to other projects the price is quite okay. Day by day property price increasing so bttr invest now. For sure this project price will increase once they get the OC passed after complete. which will be another 2years.

    wah lau… one 12 hour security guard already cost at least RM4.30 / hour…

    for easy calculation let’s say only one guard morning one guard at night.. that’s about RM3,300 minimum per month.. (inclusive 6% gomen tax)…

    That’s already RM73/month for each unit.. and that’s just guard only…

    like someone say.. if a few unit tak bayar.. then susah looo

    Today they mentioned only left 2 unit of DST. Not sure it is true. Looks like a series of actions taken from government do not really impact much on new property house price…

    I don’t see any cement factory but there are many small-scale industries esp opposite the road. Metal factory/foundry, sure got. Well, it seems every new projects always selling like hot cake le, sold-out fast, but sold-off units will eventually available again, he he. Common practice now.

    Selling like hot cake may be nowadays more and more people looking for gated for security reason. Quite difficult to find gated house for double storey.

    i don’t know about this developer, so won’t comment. However, better or low quality material (and workmanship) can be easily accessed if you compare under construction houses, show houses, finished (VP) houses among projects. Exp : Some constructed with thicker and bigger concrete columns, some with smaller, thinner columns. Same goes for roof truss steels. Some specify main door as timber door, but their ‘timber door’ is lighter, poor sound-proof like plywood door, easily break-in one. Some gives 2’X2′ polished porcelain floor tiles, some still give 18″X 18″ ceramic tiles. Ceiling finishing, toilets’ utilities, tiles, doors can be easily accessed too. Etc, etc.

    My 2 cents opinion (no offence):
    Location is convinient to go to anywhere esp Png 1st bridge. If going to Png, S.Jaya, BW or to work is a priority, then loc is good. Site and surrounding are a bit boring with not many choice of shops and eateries. It’s not really also in green area or nice hillside/landscape surrounding. If need some quick meals, ta pau, urgent groceries, toiletries (like washing powder finishes), bakery, kids stuffs, etc, you have to drive out to face the main road traffic. Look Yuen restaurant is good but cannot eat there everyday ma. Developer reputation – don’t know, no comment. The small masjid should not be any concern.
    Are the SnP, Loan agreements legal fees, stamp duty included ?

    Personally I felt that Pegasus Residence may not an ideal location for stay (if you have visited the site). Further more they are building more than 150 units so for sure still got a lot of units for grab.

    Feel more confident after talk to the CIMB banker. Bank are doing much more survey to the devloper and project then only will decide become panel bank. This project got 6 panel banks, should be in a gd financial status. Hopefully the quality is gd :)

    Which unit u r looking at? I think the only concern I have here is the quality. Some famous developers seems like not able to deliver so called “gd quality” too. So I still decide to buy as not easy to find 22×79 landed with this price. What is ur concern?

    I bought near to guard house as not much choices left. This is for own stay. How do you check on the size? I thought min is 79, only few of it have bigger backyard? U bought for own stay?

    As I know, DST only left unit 23, all sold out. SemiD still got 5-6 units if not mistaken. The ALM architects seems like involved in many projects previously. So far, the developer will answer my technical questions. For example: I asked about the beam/floor for 1st floor height from the staircase (a bit worry after read pegasus residence comments), the project manager will check on their design and tell me the ans. It is 7ft++.
    Bad or gd quality,I feel that it is a bet now when u decided to buy new launch houses. CW2/pegasus and many mores also have same issues.

    just call n ask them bout your plot land area. urs is near to guard house which means there is garden at the bac just like mine. we shud be neighbour back to back if i guessed it correctly. thus our land area shud be d same – 22 X 75.decimal points. if i am not mistaken the two rows of DST where there are landscape garden at the bac have the same BU n LA. thus it is not 79 though i will be praying very hard that you are correct. Please tell me that you are right.

    U already sign SnP? What is the size stated in SnP? They never tell me is 75′ as the floorplan they show me is 24000mm, which is 78.7 ft wo.

    No. Haven signed snp. Apparently they are choosing d tiles for our house. They are using white horse so I suppose it will be ok quality. The bath room they hav got some decorative tiles too instead of d normal white tiles. Just tat they plan to use d green for dst n blue for semi d. I personally think tat dark blue is more elegant n hope dst will get tat too. N now they are considering to make d kitchen n bathroom wall tiles to ceiling height. So maybe you can call n request tat too. Since more people asking means higher chance. By having ceiling height tiles will definitely increase our house value.

    I knew it was 75 feet only after paying the booking fees. as all the advertisement and even the brochure given are stated 79 CLEARLY. feel like got conned after knowing that. same goes to the extra high ceiling height and the green scenery stated as special features of villa indah in the brochure. the ceiling height is only 11″ for GF and 10″ for first floor. cant appreciate how ‘extra’ high is that. common high ceiling height is more appropriate term. even pegasus has a higher ceiling height though not stated extra in their brochure.

    S&P will indicate the land size, and they will quote it is Sq metre, so u better calculate it n convert from sqf to sqm first before u go n sign the S&P if not later u won’t know is it right or wrong. Anything that the developer promised must be stated in the S&P, lets just say if they say give u kitchen or lighting or alarm, it must be stated in the S&P cause its simple anything not stated in S&P is subject to argument.

    Another case of mis-presentation from developer purposely, just like Carnation Villa lo. You can complain to KPKT, Kementerian Perumahan dan Kerajaan Tempatan whom approved developer projects and MPSP whom approved building and layout plan.
    Check brochure whether got Developer license, Advertising permit and MPSP building plan number printed on it. If no, it’s a violation.
    If yes, there is, then check whether these numbers same or not as in SPA.
    If not same, then again it’s a violation and clearly intention to cheat.
    If same, then, how come SPA is not same with brochures and advertisement in LA, ceiling height desc, etc, also intention to cheat. Let Miss Ang knows also. Ace, she will be nicer and more lovable to you if knowing you are going to complain soon to KPKT, ha ha ha ha.

    Check those docs that provided by developer to lawyer for including into SPA (the Schedules), the layout or site plan, the building floor plan, front view, back view, cross section view and specification and maintenance fees. The building floor plan will have BU and may include LA dimension in mm. So, better calculate first before go to sign SPA. The LA in floor plan page if any have to be tally, same with land area in sq m in SPA last 2nd page.

    Not sure what they submit to KPKT, MPSP vs the nice brochures. From Ace comment, your house won’t be 79ft already. Before sign SnP, you can request them or the lawyer to give you the real sample of layout or site plan, floor plan, building plan (front, back, cross sec view), specs, facilities and maintenance list that will INCLUDE in SnP ones to check. If they unwilling, at least you need to know BU dimension in mm, LA in sq meter, expected spec before signing SnP to ensure no surprises lo.

    Some developer will put dimension (in mm) for car porch, backyard size, etc besides the BU in floor plan of SnP. When you adds everything up, it is the LA for terrace house. That value need to tally with the Schedule 6 that state the LA in sq meter. LA in sq m fr Sch 6 is the one that will appear at the house’s title (geran).

    By the way, last time i did complaint that my unit staircase a bit slant. And I saw they fixed it during my recent visit. Seems like they are taking in my complaint.

Clearly stated that there will be brickwall with MS grille + MS (Not sure what does the MS stand for) gate at frontage with brickwall at the side. As a matter of fact, it is a page with terrace house specification written on it but there is no kemas villa logo nor any word of villa indah stated. So not sure whether it is valid for any lawsuit if there are violating with the building description written.

    Have not visited the site for more than 1 month. But in my previous visit saw the tiles for the bathroom were done nicely especially for the master bedroom. The combination of the colour were striking in my 2 cents.

    Downside, saw the workers sleeping in few of the houses. Furthermore they were nailing on the walls to tie up a string for their clothing to be hung on top. Other than the DIY hanger, they also DIY doors, shades with Plastic on the windows etc and of course all these were done by having multiple nails on the wall. I doubt there wont be any holes leaving on the wall later on. Pity the house owner.

    Hahaha, think it is quite usual that the foreign workers will utilise the house. Last time when i bought my lst house, i visited the site and saw the worker placed a lot of cooking grocery at my house and “Flag” were seen everywhere of the house & i was like … Luckily when i got my house key, they already make good and tidy up the house.

    I have always bit of obsessive compulsive disorder thinking, thus felt offended when i saw what they did to my neighbours house. Lol.. no pee pee nor poo poo noted. but as yvonne said, flags could be seen hanging easily. Plus “mongolian bunssss” and baby cradle too. wonder are they allowed to bring over their kids to Malaysia since I presumed they are foreigners.

    Lol… last time the foreign workers even pass urine at my bungalow house master bedroom’s toilet and did not flush ;( but what to do as it is quite normal that the worker will stay in the empty house, guess they need to jaga the house at night. Well, as long as they clean up and make good the house before hand over to me, sure be ok then.

    Visited the site yesterday, all sliding door/glass at balcony/ windows are up. Seems like they have some quality check for wall/ceiling as well because I saw some paper notes stick on the wall like “coating ugly”, “hole” …etc. Utility hall is in progress now…

    the conversion from bumi to non bumi can be done only after the construction is 80% completed. then developer has to advertise 3 times on newspaper if i remembered correctly where after that only they are allowed to apply for the conversion.

    According to developer, tar road will be ready by Jan 16, then waiting ccc from local city council, earliest 3 month and max within 1 year. The best is as earlier as May 2016.
