    i have been told we will get back 2k from the deposit after spa & loan stamped approved.
    (by the way, i had sign snp)

    Yes I have also sign the s&p a month ago and it is ready for collection but I haven’t collected the stamped snp yet but nothing was mention to me about the 2K reimburse from the 10K downpayment deposit. How come?

    Both sign at same time.
    After finish signing, u need pay the balance sum of 10% down payment minus the booking fee.

    If I not wrong, 2k rebate is depend on yr purchase package.
    If u choose normal package for own stay, and the purchase price at SnP is what Ideal sales person quoted u, then u NOT entitle for the 2k rebate.
    If u choose investor package, and the purchase price at SnP is somehow higher than Ideal quote, then u ENTITLE for the 2k rebate.
    This is what Ideal sales person answer on my querry.
    Myself did not get the 2k rebate.
    So when to get the 2k rebate for me is not my business anymore.

    I am not aware of the different purchase packages. I never told to have 2k rebate when signing SnP but agent told me there is such rebate when contacted recently. I did not ask for details who is entitle for it.

    Just went to its fair at paragon.. seems like still some left over.. pricing from 530k onwards… with 4 car parks.. i think whole penang island private condo left this project with such price only…
    Another new project i santorini (54level) pre registering.. 700k onwards..

    The Chinese primary and secondary school is coming to build beside here. It will help fill up those empty condo. Don’t be so worry about the over supply.

    Compared to staff of Setia,E&O and IJM, I think Ideal staff are at different level.
    Just don’t understand why Ideal could not train them in a more professional way.
    But anyhow that still not the key factor on decision making.

    Also if they open for bumi lot, i don think they will buy it.. coz they have more option than us.. low costs house, low medium cost house, affordable house which can be get easily from state gov (we wait till 100years also dono can get boh?).. meanwhile, if they wan more high standard, they can buy from koperasi muda project which specially buit for their members only.. should nt much bumi buy this condo coz majority buyer r chinese..

    All Ideal buyer must request their staff to proof by writing for whatever offer they give. otherwise they will just ignore their offer when collection of keys.

    @lester, i prefer to buy GSD LAND project. their project is not bad & their staff has better attitude than ideal staff.

    Frankly speaking, I do not know how the quality is for Ideal project, but in term of selling price, they are cheap for OI and IR.

    for my opinion compare the staff really they are a bit low but overall that is acceptance
    Anyhow compare to internal ideal is much more good than gsd
    If you have Fren work in construction side you will know well …

    Due to normal procedure they will only refund to u when bank drawdown. But i am not sure when u will receive your refund once bank has drawdown. Some developer will just drag especially ideal

    i think here has too many imperial sales staff already. “KAKI KONG KAKI SONG” or “SS” Seok Sendiri… my cousin already regret for buying a 1200sqft unit in imperial 500k++ on early of this year 2014… the price remained the same without increase any single cent. my business partner told me his house where near airport (forgot the project’s name already) the wall CRACKS!!! he was f@#king pissed with their workmanship. He’s worst horrible nightmare ever. pity him haha@@ So now I know the quality of I!@#L ~.~

    This condo is located a high density area due to the surrounding low cost & affordable flats in future. Secondly, it have one road only out to Relau & Sungai Ara which is facing traffic jam every morning especially those working in industry. It getting worse ones the Idaman low cost flats obtain OC & coming projects Setia Pinnacle, Sierra, Garden, Skycube, Iconic condos all completed. Furthermore, Chung Hwa high school will build in front of this condo will make the traffic worsen.

    Why not u move to Teluk Kumbar to stay for 1 month to see what is the taste ??
    Why want to waste a lot of time to queue for the traffic jam ??
    IR is not a hot place. It’s a crowded, dirty & foreign worker place.
    Can have a breadfast at the corner coffee shop there and observe, RELAU main road can give u all the answers.

    IDEAL have so many projects are completed, recently OC obtain for Fiera Vista. There is so many agents out there to show you guys empty house, call them and have a look. You will know how IDEAL quality is. IR shouldn’t be more worst than that I think. They will keep improving their quality from time to time being. Do not forget they still need to launch Imperial 3&4, Vision Park and so on… if they provided poor quality or lower standard product, how they convince future customer to purchase their quality?

    I agreed IR is not a hot place and it is congested in the future after the whole area is developed. But I can told you here, that will definitely not only one way out to Sungai Ara and Relau in the future.

    “Chung Hwa high school will build in front of this condo” depend on how you see this, if you have kids, I think most of the parents will send them in due to the distance, is only few steps from home. As a kids, I think they will happy cause they can go home earlier and not in the traffic for so long time. I still remember the time traveling to school in the old time. I will be the last 10 reach home everyday.

    I do not know where you stay and which area that you feel is the best to stay. But for me, I prefer to stay Tanjung Bunga or Batu Ferringhi, but in realistic, I can’t. Is too far from working place for me.

    Every people have their own choice to make any decision, good or bad, you just have to take it.

    From what I saw now, OI might have chance to complete in next years. Do you own one of that? Which block and which floor you purchase for IR? My is Block 2 facing the pool. How about yours?
    I just visit Fiera Vista today, overall still acceptable in my standpoint. The facilities and the open area all look good but for sure you have pay the reno fees to make your condo more nice. If OI and IR have this such quality, should be OK I think.

    OI is hi density, cheaper, nice outlook but near to low cost flats.
    IR is LCF outlook, close to main road, opposite is Iconic sky, but school at the junction(traffic jam
    Facility, landscape, garden & swimming pool OI is better

    Density almost same but the land OI is bigger the bad things is if you sTay BLOCK A n B you need walk from your house to guard house it will take 5 to 10 minutes if you got fren come visit you and they want to go to your unit from guard house it may take time i guest……
    Facility from what i see if you like to play badminton better choose OI but nothing is free need rent also and IR is more to water features ……
    The guard house OI and IR is came out from same road……(guard house of both is just opposite…)
    very hard to compare both some people prefer the house layout…..

    OI is One Imperial & IR is Imperial Residence. Both projects from Ideal property.
    Earlier bird for OI is only RM390 per sq foot but the launching date was in Y2012. That should be block C, D, E. During CNY 2013, Ideal launch Block A & B, the price increase to RM430 per sq foot. I do not know what is the earlier bird promotion for IR, but the price shoulld be around RM460 per sq foot.

    FYI, if I not mistaken, one low cost flat will be build behind IR block 2.

    Block A & B is the block that near to the guard house. Block D & Block E is near to the market.

    In term of price, definitely OI is cheaper.
    In term of density, depend of how you look into it. For me I simulate as below:-
    High Density More Facilities = High Maintenance fees
    Low Density More Facilities = Super High Maintenance Fees.
    Maintenance Fees is a monthly commitment that we need payoff, what developers stated in the SNP will not be permanent (RM180 per month). Committees member form by residences have the right to increase the fees if the fun not enough to cover the monthly expenses.
    But compare between OI and IR, IR will have a little bit more units and more facilities.

    Before OI & IR projects, Ideal already built many houses & shop lots and facing a lot of quality issue. Why they never learn from the past experience to provide the good quality for the customers ???
    Because they ‘dou kan gium liu’, want to earn more money.

    ya have bad experience with it… there is lot more defect found from the unit but the water leaking case is most unacceptable!!
    because of the poor water prooving job was done, the leaking happened so soon!
    some even have hole on plaster ceiling, how annoying it is.
    fed up!! and the owner above dun want to fix it, how to deal with it then?

    anyhow if your upper neighbour dont want to open the door to let them repair it is really big problem for you bcos my fren house not from ideal and the upper floor not entertain him and now his second room plug is short circuit and the second is abondon aside due to the paint all gone like ghost room….. although my fren willing to pay all the expenses…..

    i am still in mid of getting the owner to fix the problem….is very hard to contact him as he is out station..been dragging for more than a month to get an agreement.. you know why the owner dun wan to fix? because he also got water leaking problem and waiting the owner above him to agree to fix for him first else he think is a waste to do for us, what a theory?? i am so fed up with this problem…

    All new property will have 18 months warranty period.
    Normally if it is serious leakage, first few months will get notice unless the upper unit did not occupy for long time.
    Should ask developer to fix instead.
    If it is minute case of leaking, it may drag over the warranty period before notice.
    Then can try ask the management office to deal with upper level owner to co operate on fixing the defects.
    The repair cost better share between 2 parties in order to get job done smoothly.

I am getting management to deal with, but you will fed up with them also as end up you still need to involve due to their slow progress and keep delaying….

    Good point, agreed, on top of your points, there is also a good example of new project being launched by this developer in the past 3-4 years, actually, they have improved a lot, for instance, One Residence@ landed property Sathu, Dulla and Tree residence.
    To those are not familiar or never heard of these projects, please take a look at area where located Bayan Lepas (Near airport) just beside of Tree Fiera vista apartment, you will be surprise with the design, facilities, garden, landscape and etc, it is a new feeling of new life style living in accommodation.

    I am with them. This developer is improving base on the projects they delivered recently.
    I hope your issue will be solved soon and enjoy living in your own yard.

    Just visited my friend’s Fiera Vista penthouse, I find that Ideal workmanship is improving from 1-world project. I am hoping the above average workmanship for IR as well. Btw, I bought an IR unit 1200sqft. :)

    I search for penang property for quite sometime… But there is no more condo in such this price with this sqft.

    If for own stay, I think is worth to get one.
    Reasons:
    1)Reasonable price. Last few project in Relau which below 500/sqft.
    2)Still having DIBS. This project is among the last few projects which still having DIBS.
    3)2 free car parks, 4 free air cond.
    4)Before SnP signing, you still can cancel the booking with full refund.
    5)Believe this project will not be abandoned as Ideal has many projects ongoing and completed one in Penang.
    6)Low maintenance fee, only ~Rm200/month.
    But all these you need to confirm with Ideal sales office as those conditions were months back.
    This is just my advice as I had bought one but please make your own choice.

    The workmanship from this developer just so so. Before sale service is great after unit completed no more service from sale. Management staff recruit by them working style like government servant. They will not fix all your house defected per your expectation. At the end you will pay what you get.

    some people like privacy bcos everyday got people outside your house and can see inside your house thru your balcony…… unless you dont mind….
    but some people is just like the facility and view…..
    it is depends on people……may be dont like low floor…..
    but since you their why u not ask the price????
    i did ask for the prices……
    the price range is almost same as upper floor that is what i surprise…..
    and i did ask for the size is bigger 1250++ ……
    if i not get the unit before i may get the garden unit
    just my own view…..

    Car park starts from ground floor to level 3. Level 3A is actually mean level 4 but they call it level 3A which is garden unit.

    garden units facing swimming pool finish. left those garden units facing road side. What attract me is that the give you 4 car parks + 4 air con+ incentive plan (early called DIBS) if you purchase it. but i heard that there is water pump at that level which make me to think twice before purchase it.

    low medium cost flat that are “allocated” by Penang govt….was told before that the Govt will provide the names of those “selected’ to the developer….the developer will contact those selected, to provide them with the details of the project…..then are processed as per normal..T&C applies.

    The major speed up is incentive interest while construction. the faster they complete the lesser interest they pay out.
