    Half of the units booked by vvip already! Dibs if s&p signed before feb 2014.
    Quickly grab it because imperial 3 will be selling at from 650 to 700psf. So this is still a good buy!! Your last chance before dibs removed. But i heard once removed they’ll come up with some other features like partial furnished.

    I expect ideal to be generous, building bungalow at cost price+ 10% profit selling to fellow penangites while our state goverment waived off all legal fees,stamp duties with free installation of fibre broadband and waiver of cukai pintu in the next 10yrs as AFFORDABLE housing, BUT that will only happen in my dream.
    So, my expectation as an individual is not important nor significant. What developer intend to achieve matters instead because they are the major key player in real estate. For us, simply follow the flow…

    You are building castle in the air..a 500k property with max tenure years, 90% loan limit, monthly prepayment cap at around rm2k per month only..

    What makes you think 20-30% price drop?
    Anyhow, the price won’t surge suddenly for high rise condo…probably stagnant for sometime but price drop 20-30%?…dream on

    Price will be corrected. For sure it will drop 20% to 30%. maybe even 50%. i agree with you price needs to be corrected because our wages will be able to keep up with inflation unless we do something extra to earn more.

    But i strongly believe price correction will only happen at the time after you have purchased your property or when you wanted to sell your property. Just too bad for you. Carry on waiting ya.. And enjoy the inflation due to hike in land prices, material, electricity, labour, GST and etc..

    I think super condo > $1M is higher risk to have price corrected…as mostly buyers are in 95% population who are looking for affordable apartment range 500-600k in Pg with decent facilities. So should be low risk to hold 1 as long you have holding power

    If people do not lose their jobs, the price is very difficult to drop.

    The rationale is the interest rate is 4%+. Forking out 2K-3K to pay installment is no big deal of for those couple who are working as middle class (total household income ~10K).

    I just booked a unit at top floor facing pool.
    Top floor got 10k+ discount, if you dont ask, sales people wont tell. As they only mentioned every few floors will up 1.3k. Very strange Ideal did not label the units price at the sales chart.
    Beside got 4 free aircond, DIBS until 80% construction surprised me as I thought already stopped.
    After discount, ~ 460+ psf.

    I dropped by the sales office yesterday & they told me the so called DIBS is now called “Loan Incentive”. DIBS until 80% construction? I thought they told me is until Vacant Possession. Now….which is correct??

    My booking unit at top(30th) floor,1100 sqft. Top floor has 10k+ discount, it comes 460+ psf.
    My original booing unit also top floor but is corner unit facing main entrance,
    1200 sqft, also 10k+ discount, comes to ~470 psf. The unit was taken up fast on next day.
    If I am not wrong, the DIBS or so call”loan incentive” Ideal will only bear until 80% construction, there after, purchaser will bear the rest interest until vacant possession (stage 90% and 100%) which carries the highest amount.

    If you check with Setia, IJM or Mah Sing project, top floor wont be cheaper. In fact top floor will be the most expensive. Take for example, Setia Pinnacle every floor up by 5k until toppest floor.
    I was offered two units to choose, 12th floor at 533k against 31th floor at 631k with only one car park both 1095 sqft. Extra car park 30k.

    Ideal never said top floor got rebate. But I compared the prices between my booking unit (30th floor) and 29th floor, is cheaper by ~12K. J had checked another top floor unit,its similar.So in other words,Ideal is giving discount on all top floor units.The pricing on Ideal is fixed, therefore they could not give you any rebate again.

    If I am not wrong, purchaser suppose to pay the interest on stage 90% and so on until 100% (vacant possesion). There after, you may request your bank to start installment ASAP to avoid paying unnecessary interest.

    you can look for saving and PA insurance instead of MRTA to cover your bank loan, if you able to pay the monthly insurance, i can suggest you go for insurance plan. as this you can get back some return when you are retired. You need to talk to you bank people. but many will said cannot, as they want earn commission. U can check the details with the banker.

    MRTA is optional on some banks, not compulsory. And is not cheap, normally>10k, depends on loan amount.
    Usually I will opt for no, but banker will convince you to buy. OCBC, May bank gave optional.

    just book 1 unit in tower1b. Heard that ideal soon will launch another new condo again. there are so many condos in that area, but price still so stiff. GST is coming, duno how the market will react towards it.

    heard that we have to start instalment once the building completed before get OC. when loan amount 92.5%released. we have to start instalment already. Any news from other buyer? we have to buy the instalment till state gov check all and approve the condo. so I predict it may last for few months to half year

    My comments who take lead is doesn’t matter because we are not share holder for both developer. Important was they compete each other give many of rebate to benefit buyer. The market is extremely slowing now. In the past, no chance for you to go buy a unit from GSD after 2nd day of launching.

    Congratulations on your purchase of the top floor unit.
    Being the top floor unit you have the best views like penthouse.
    Yet, top floor units of Ideal projects will not have leaking/heat problems as they build
    double roofs – metal and concrete roofs.

    I have personally gone up to one of Ideal’s completed projects and witnessed the double roofs.
    Very impressive.

    During road-show, Ideal staff said now minimum RM550k liao, since APDL approval ~2wks ago. It is now RM550/sft, I guess.

    Thanks.Yes, I like top floor.
    I used to had 2 properties before, both were top floor, one in Singapore, one in Greenlane. Both already sold. The Greenlane one sold to one of the Ideal sales personnel. She closed the deal within 3 days without any negotiation.

    Off cause nowaday top floor will not be hot or so called water leak like those old days.
    Beside more privacy and brighter on corridor and so in your utility area or room facing void, another advantage on top floor is no toilet leakage from upper floor unit, ha ha ha.

    And again my next investment will definitely be top floor.

    Skycube is low dense compare to IR. But the block layout are worse, all unit are facing East and West. Swimming pool also facing west so from 12.00pm to 6.30pm will face sunlight if you want to swim. @Maritana

    The reservation fees is 10K…..
    MRTA cover maximum is RM5K , interest reimbursement they using is cover until 90% of construction (but i heard is until complete of construction), free 4 aircond, free 2 car park, RM198 for maintenance fees for both size.

    The tapak masjid is behind golden triangle not related to IR….
