Confirm no jusco for this project..Giant, Sunshine and Queensbay jusco…What is the need of having jusco AEON again at bayan baru..Initial developer can just say what ever they want…But with empty promise..What a funny for seal..

What is the needs of having so much development and condo at bayan baru? Hunza was planning another project in next 3 years near bukit jambut also. Sungai ara also now full of condo but with very low occupied rate..Do we really need so much of condo at bayan baru?? It is really over and causing over supply condition happen at bayan baru and sungai ara area..
Because until now Pg still having good response for newly launch residential units. So developer continue build and sell.
This area has good potential as it is in the south west area. the best boom area in Penang now

New arrival units are getting smaller but prices going up…condo boom? make more efficient use of space and maximize profit?

Normal…like your wantan mee, portion getting smaller and price getting increase.
As long as proper regulations are in placed to reduce speculators, eliminate unethical practices by developers, agents and financiers, I guess the more is being built the better. Of course, our state admin also must fulfill their duties of properly managing state land and town planning. Don’t simply go and sell state land to unscrupulous developers….:)
Why so many projects launch at bayan baru area.
But many company not doing well.
Seal staff always use this attraction – Jaya Jusco at their mall… since they launch elit height.

with est rm550 – rm600 per sq – wat a good price for developer….
Buyer must be smarter – dont only hear the staff cakap kosong kosong nia…
Too many new property launch in mainland and same time i observed many new property in mainland advertise for subsale.

No need to sense.To be frank with you, I am not Elite Buyer.
Unless those ppl purchased this project solely because of Jusco. So they will get disappointed. If not no impact at all. What for disappointed since their purchased price is low at last time compare with now. They even should laugh or happy to see the coming new launching project will sell at RM550-600psf.
there is a big mosque there. i google map the location and found a big masjid there. it’s directly opposite the site.

If not very rush for stay , probably can wait another project in that area which is by Hunza developer. The developer is more famous for quality and they going to have a mixed/giant development project near sunshine market. (proabably introduce the concept late next year)
Of course, more trustable developer might also equal to more high price might be introduce. But by looking at the current property market trend, i think for short term the price wont go up far anymore, so may be really can wait and see and choose the real nice one.
Hunza project will be high end development…this will later raise the property prices surrounding it too. So Via, promenade, elit, dpiazza i think is good investment.
There is too much commercial space in bayan baru. Take a ride and observe the surrounding.

Hunza New project estimated launching on 2016, which is 2 years to go…. have to wait…..
I do not see any unoccupied land near sunshine market, do you?most land was occupied by condo like arena, promenade, elite now is Via.

There will be commercial lot, hotel and residential for the whole project, residential building will be right facing Mosque. But no news from developer on when will launching….i jut back from Seal office nia….

they haven’t clear the land yet…. it’s a mini township they have planned… they will relocate the squatters first… the place called kampung nibong kecil… then only build the township… will take many years surely….

have to wait……commercial title with high assestment fee issue is bugging state gov now, they freeze the permit to build commercial title residential, or soho, before come out with a new set of guidelines….

Elit height owner.. workmanship is bad.. security system is crazy. Just a plastic chair n wooden table at the lobby … poor management n design…
