    and neglected too long. I will bet my last dollar that they can’t solve the

    that area already got golden triangle, idaman iris, idaman lavender 1/2, one imperial, one imperial 2, sierra residences, gardens ville, zan pavilion, ……n now here comes this SKYcube……but all the roads still same n small…..just add more traffic lights…..nuts!!

    no point to upgrade the road by putting more lanes + more traffic light, they are just shifting the bottleneck location, during peak hour, the bottle neck still at SJKC chong Cheng & SJKC Min Sin…..no matter how u de-tour, you still come out from these 2 places..

    This weekend roadshow at QBM and open for register. Developer don’t know how to mark the price because crash with the Ideal new launch Solaria Residence. Heard that going to launch end of this year.

    Cannot understand, so many projects are launched but no improvement on traffic jam.
    My frens staying in alor vista relau apartment compliant, earlier morning jam start from her apartment,before scan out from main gate, already jam, its took nearly one hour to reach golden triangle juntion. It take another one our to reach work place. But stupid developer non stop launching new project, must be undertable going on.

    Very soon penang people brain/ head will became Super Extra jam, may need to be admitted in mental. hospital.

    Are you flying or during holiday? It took me average an hour + to reach town area. Jam is not major concern as anywhere there is bottleneck. Concern more on distance.

    A lot of new project is coming along at the sea site as well, currently, this is also the best road to Georgetown.

    I think we will reach home at the same time either at Sg Pinang or Sg Ara. So what is the argument here. :))

    this is super wrong, Bayan Baru area at least cut more than half the jam (from relau/sg ara). as no need to get thru SJKC chong cheng & SJKC min sin these 2 bottlenecks….. from sunway tunas / d’piazza to intel agilent in 15 mins in peak hour……I bet u need >30 / 45mins from this SKYcube

    Only when there is heavy traffic will the government start to upgrade the roads. Lets face it, roads will not be upgraded if there is no traffic jam. There are already plans on the way to build elevated roads around this area. And also, more development will come to places where more people stay. I agree that south west region of island is already on its way to boom. How I wish I bought a landed property here earlier.

    You friend must be using the taxi and taken for joyride so to speak. I am staying in Desa Relau 1 and sent my daughter to kindergarten every day at 0730hrs. If going to airport / bayan lepas side exit right before Golden Triangle into Halaman Iris and into Sg.Ara.
    If going to town and bayan baru take the hillside route Paya Terubong into via Hotel EQ road and exit by Lip Sin area.

    I stay at relau for 4 years and i dont see that i am having this problem. Is the matter of how you take the shorcut and what time u come out. there are many shortcuts i think those who are not staying in relau wont know and all claim to be jam since they just take the main road.

    If you base on ideal map, there will be a few of the road will be open soon. it just that you didnt see it because the

    They said still able to get 90% loan from original pricing. I don’t think already hit 1st 100 buyers. After 100, what is the pricing for 2nd car parks I also don’t know. Already shared out all the info that I know. Anyone got new update, please feel free to share here. All the units with standard 1153 sqft build up and the only different only the balcony area, either with or without balcony on living hall, master bedroom & 2nd room.

    1153 sqft is without consider balcony. Biggest units that consist of balcony at living hall, master bedroom and 2nd room is 1275 sqft.

    Market is certainly slow down if compare to last year for sure. I walked in to understand more about this project. Yup! It’s good. 2 towers,total 410 units + 20 units landed semi D housing on 5.2 acres land size. Floor plan design is not bad. Ceiling height 10.5 ft. There are 3 lifts per tower, 8 units per floor. It’s residential title and by walking distance to nearest Garden Ville n SR.
    As can be seen, most of nice units have been booked. Left some top n lowest units. There is Rm1500 premium per floor. For middle floor unit, it’s about Rm46x psf with 2 cp after rebates n deduct from the so called *GSD member voucher* (the replacement of DIBS).
    This round, I prefer this project to Imperial Residence. Just my view after visitting both new projects in Ideal n GSD. I din mean to promote any of them.

    WTF!!!!! Don’t expect the price can appreciate after you buy it. The traffic there is condemn ! As per statistic for 2015, the average movement car speed is only 30km/h due to quantity of car keep increasing ! You know lah, Penangise are reach and affortable to buy new car every year!
    So, the area definetely will be more stiffness for its traffic congestion if no propose solution available before 2015 !

    Developer said BUYER MUST SIGN the S&P within a week time after paying the 10k booking fee (even before the loan is approved)to enjoy the 50k rebate if not they have the right to cancel off /deduct the rebate!!! Told them I will be outstation this week but they insisted that we need to sign S&P within a week!!! At 1st they said this project will begin construction very very soon. But when I asked them about the car park allocation and car park floor plan, they said they cannot tell us about the carpark allocation until the car park is fully built as the car park floor plan is not out yet. They could not even tell us / confirm what is the policy in allocating the carpark(higher floor get the lower floor carpark). The attitude is disappointing.

    Don’t sign SPA before getting loan approval, unless you have cash to cover the additional shortage amount by loan (said only get 80% loan). If not it is all up to developer’s good will whether want to forfeit your 10K deposit and void the SPA.

    Agent in GSD said if dint sign SPA, they cannot promise on the 50k rebates. At the time u got ur loan approval, there might be no more 50k rebates. Tried to ask the reason why they want to like “forcing” us to sign SPA, they said this is the company procedure. Making no sense.

    I m one of the buyer for gardens ville, gsd project too. and I signed my snp on the day I booked the unit and my snp stamped one month after that. I seriously don’t understand any risk to sign snp early… last time Sierra residence ppl blame why sign snp so late, now sign early also can complain? all stamping process will only be executed after you have your loan approved, if your loan reject, they will have to repay back partial of your booking fee as what stated in the booking form, don’t tell me you guys didn’t read the booking form before sign.but then if you are the one who suddenly decided not to buy the unit after booking fee paid, no choice which u got to let the 10k gone. bout the car park allocation, it’s really a bit screw up since they suppose to arrange those allocation even before launch this project. but I put this as minor.

    I more interested on the actual price and layout and package it given.

    The interest voucher is to reimburse buyer’s interest during construction period, they don’t describe it as DIBS, if u get what I mean. All units r having the same size excluding balcony, 1153sf. U may choose how many balconies u want, max 3 balconies (living rm, master rm & 2nd bedrm). Mine one at 13 floor with 2 balconies, 1244sf. For the 1st 100 buyers can buy 2nd cp at RM888, of course I go for it.

    GSD rush us to sign S&P simply because to avoid new RPGT rules on buyer, this is my own idea.

    This way will help developer to jack up the price for the next launch.

    And to help create a false demand at short time. For example if a cloth selling RM50, you might not buy if you don’t need it or will not rush for it. But if they change the marketing strategy to sell the cloth at RM80 + free RM20 voucher + free RM10 worth of gift + LIMITED PERIOD, many people will rush for RM80 sale instead of RM50 sale even they do not need the cloth now.

    Another advantage to the purchasers (investors in specific) is that they are actually buying at a lower price. What I mean is, by receiving those vouchers (that worth RM20k in total?), this amount is already their profit. They can sell their unit at the price stated at their SNP 3 years later and still make a profit. The best part is… this profit is not being seen and therefore will not being tax under RPGT. Make sense?

    The layout is very nice and interested to get one for own stay, but I’ was wondering about the developer background and the quality of their project. No completed project so far. Anyone can give some advices?

    Are we suppose to start the progressive interest payment after signing SnP or after SnP stamping? If my calculation is correct, the interest for 3 years is around 40 – 50k.

    Siao! Does it matter if it’s 70%, 80% or 90%?? Hahaha…..you can’ verify the number anyway and for all you know, the real number is 30%!!

    But at the end of the day, what matter most should be your “CHOICE”. Do you have a better choice? Something cheaper? Something better? I’m sure you have plenty to choose from around this area….:)

    Me at tower A. A lot of my friends visited the show unit, most of them also like it. I guess the price isnt cheap, but is reasonable at this stage. Just compare with another few developer you will know. Mahsing 1400 sqt with 1.4 million. The wave by ivory 1300 sqt with 900k.

It is very important to get something you can afford to buy, is ok you can get those so called superb seaview and prime location condo.     If sky cube is developing in so called ulu place, please look back one residence taman and also sp setia area which near to kampung and airport. Now, a lot rich people are staying there d. Please also look back queensbay area few years back, there is nothing there at all. People who buy skycube believe that in future that area should be not bad because a lot projects is going on at that area. Besides, in future, sunshine area will start developing as well because developer having huge land there. In sky cube area is sucks, i believe setia developer wont even fool themselve by investing at the back of that area.

    I did get the cny package for carpark. About the sales of tower B i don really sure. But the day i went is just thier launching day for tower B. So i guess the booking wont be that fast. Is ok. This saturday i will be going to sign snp, i will tell you once again regarding their tower A, B sales. I believe tower B will sold out very fast as well. The reason is because the down payment is very low. A lot youngster able to afford to pay. Their plan is smart. For example, if you unit is 690k, 10% down payment is 69k, minus another 50k as of their promotion, you just have to pay 19k. I believe ppl will grab it.

    Actually we dont know about the background of gsd as well. Previously, we book garden ville then cancel again coz don have confidence. After that, we find that the price is really reasonable, and although non of any project has completed. But their every project also showing some progress, so we only have faith in them and book sky cube once again. By the way, the time i book garden ville, it only left 3 units. Everyone grab like crazy. It has the same layout with skycube as well.

    Buy if you can afford. Sg Ara is now very liveable considering all the amenities and infrastructure in the vicinity. Price wise, skycube is a value-buy/inexpensive for a condo that size. I’m considereing getting a unit.
