    Nolah difference location lah. at least 30 minutes distance from Jalan Baru. But this price look very attractive. This WHH very rich, they develop shop office opposite Landmark in Taman selasih (Kulim) not for sales. Kept calling since 1 years back, and ask me to wait but already 30% stage.

    WHH expert in build up luxury bungalow. Price is consider cheap but location is so so only compare to Prominence and Signature.

    Heard that this road will be widened after the SBK is completed early next year. Access into this road is currently horrid. One question..”Goodfields Residence”?? With our MPSP rules, could it become “Taman Bagus”?
    The other thing is “walking distance to AEON”???? -yes 100% correct if you also want to be minced meat with the traffic and zero pedestrian friendly paths.

    Careful not to get caught in the heat of the moment. Buyers should always be rational and not emotional when buying a house. Do your home work and compare prices.

    the area hvnt been tested for high rise condo before..lets see how the market performs.. if the response is good.. prominence and signature will share fair price appreciation.. at par with PJD..

    three main criteria u need to know before buying a property….location location location.
    location wise both projects that i mentioned is more premier than this..thats why the price is higher..
    and base on penang property market price performance for the past ten years (or maybe 20 years) there is rare case where the price is on the depreciating pattern, except for the very very bad location and planing such as in farlim area where the price remain stagnant ..
    who would have thought or a terrace in taman pauh jaya can appreciate 75% in 5 years time and PJD ocean view is now gaining 150k from the price they launched.

    75 % or the sub-sales very bad ? Where are you from or just woke ? Farlim area
    are mostly leasehold property but the price also appreciated. Farlim area in
    Penang is consider bad location compare to Taman Pauh Jaya with the majority
    of Malays ?

    the location just beside Caltex station, nearby the project got 2 mini mosques & muslim cemetery. Jalan Bukit Minyak always jam during peak hour.

    info to all who interest to buy this condo, this project does not provide cover car park, all vehicles park outside the building, for those really care & treat the car as 2nd wife, take note :-)

    5 years ago 2T terracce in SPT taman pauh jaya , taman inderawasih , chaileng park is all below 200k.. now average is 350k..go figure,
    as for the farlim, im not so familiar with the price at the area, but i see lowcost there is very congested..so i assume the price is not increased much..but if it increases it good for the property in penang..
    my point is u might feel a 400k condo is too pricey for mainland, but 5 years down the road, it is nothing.
    so buy now, hoping for market to crash is not wise .. rm350psf is consider cheap when your compare with the property price in SG, BKK or even KL suburbs .

    Almost same price and no buyers for the remaining units. Now where is
    Taman Inderawasih and Chai Leng Park located ? They are not located in
    Taman Pauh Jaya .

    Chai Leng Park consist of mainly Chinese and Taman Inderawasih.Taman
    Pauh Jaya mainly Malay area. Their MP is Anwar Ibrahim.

    u forgot the key word ‘5 years’..i quoted taman inderawasih n chaileng park as well bcoz they are in SPT or butterworth area generally..
    of course u dont expect butterworth property to do a stellar performance like those IJM development along Jelutong expressway..but hoping it to get down is rather unwise

    still signature, friday i am going to sign my SnP.. I only can compare based on the location right now as clearly, Signature had won.. Of course, for other stuff (e.g. facility, internal design etc) i do not wish to compare until I got the full details..

    How low is low ? Signature also need ~250 for the smallest sqft (1087) ? If the condition is really ok, why i bother about Rm250 instead I can buy a 400k units ? (Sorry i am not trying to boast here, but rather I would say we got for what we pay)

    WHH no doubt very strong in finance, too silly to question them whether they are reliable.

    Anyone sign the snp already. I heard this is build then sell projects… The numbers of people that registered already double the units available. Prominence and signature location is good for working people… People always forget that they will have kids and the kids need to go to school. Near to good school is more critical.

    Yup. RM262/sqft is really tempting, the showhouse is nice too except some funny design like another small door to the corridor from the kitchen which I think is useless and giving thief chances to enter the house from kitchen. Another things is the road in front and surrounding area, too underdeveloped. Went to Dutamas Residence instead after visiting Goodfields. Price around the same at RM267/sqft but more accesible.

    This building may look discrepency than the pic. U guys notice the building aircon compressor unit is not hidden. Developer market this building as condo. 2 year back WHH did do market survey n let people register, was told fully sold. It is apartment layout, later on sell it as higher grade by adding in swimming pool. highrise unit smaller size make it looks cheaper. Sunway wellesly n pengasus rm 270-280 psf

    Low density with 4unit per floor.. every unit is Corner lot…. which l like it.. I see the show unit actually design ok.. look no so small with 1399 sqft… price no say cheap… but current condo price in mainland all most are same with above 400k… I see also semi d double storey above 700k….which can’t afford buy…. current mainland condo no more below 300k …

    Hi I went to the site yesterday, i feel this project is awesome, but the 1199 sf unit sold out! Any unit owner wish to let go or loan failed? I am serious want to get one 1199 sf unit! the living room is big, and the RM/sf is just RM250 plus maintainance fees RM0.12 psf. Rebate 30k and include S&P, lawyer fees and stamp duty.. Any one who wish to let go please let me know asap!

    This price is very reasonable. I don’t mind building my own shades later. Not a big problem. Better then some other developers, they say they give you this and that, but end up charging you double of their cost.

    I’ve bought one 1399sqf 10th floor, the living room and kitchen is spacious, I believe goodfield price will raise continuously, B Type 1199sqf sold out now A Type 1399sqf left less than 10 units…hurry up for those who are interested :)…hahaha…my little one love the show unit very much keep running and have fun in the condo…I will be very happy to see my kid swim in the pool soon :)

    I did go see the signature show unit, actually unit nice with semi furniture and no much need to renovation.. Only price also high bit compare with G.field… Sqft smaller.. And main road only 1 way out toward to pacific mall direction which not so convenient…
    G.field only 4 unit per floor.. All corner unit…
    Only I inconvenience with car park …cause not side by side…..
    Both condo got own pro & con.. Depend which one u like ..just buy… 😛

    It is low density 4 units per floor and 19 level, short distance from penang bridge and it is convenient access to BM, Penang, Autocity, Juru and also Industrial Area, my target either it is for own stay or long term investment since I still believe Penang/Mainland property price will not depreciate in long run 😛

    some will say this project location is not very ideal, coz the road is narrow and heavy traffic,
    but aeon big is just walk distance, and near to new jusco,auto city,penang bridge and bandar permai, for me, this is more than enough…
    Compare with Seri Jaya which locate in the middle of BM city, but price per sq ft is RM330! almost same price but can get extra 400 sq ft.

    I think the Aeon Big is pointed to old carrefour, not the Aeon Jusco at Alma.

    – Feel like apartment status, only offer swimming pool to residents.

    TS
    – Win miles in facilities ie nice lobby, basketball court, sauna etc
    – Feel like luxury condo
    – Semi renovate

    Price actually not much different if u deduct RM30K renovation fee for TS but better facilities.

    Location wise, TS is very convenience to go to Island whereas GR is deep inside have to use Jln Bukit Minyak then exit to NS highway.

    This is only my opinion, others might think different way, pls share.

    Jam baru ONG ma…hahaha….the future value might be increased faster than TS since it is quite near to several routes excess to school, nursery, super market, penang bridge, industrial area, restaurants, pasar malam Juru and so on.
    I don’t mind if there is no sauna and basketball court and seems commonly these 2 facilities are seldom occupy in most of the condos….gym, children playground and swimming pool is more than enough to me :)

    For Seri Jaya, now is 330k for 1000 sq ft, 1 car park, if add one more car park,20k. So total is 350k. excluded S&P,lawyer and stamp duty. Maintance RM0.15
    For GR, 405k for 1399 sq ft, 2 car park, rebate 30k, total is 375k, included S&P, lawyer and stamp duty, maintanance is RM0.12

    In terms of facilities, i think Signature is much better than GR, but location wise, i dont think so. TS is located same side with the Laguna, and when come out to main road, you can only turn left, to go to BM or juru side, you need to make a u turn very far away.
    Maintanance fees is not fix, but lesser facilities means that lesser burden for the maintanance

    It is actually base on your location preference. I visited both as well. I like the design of 4 units per floor/block. However, I still prefer BM location rather than bukit minyak or juru. And Dutamas has more facilities and more accessible.

    1) stupid side small door from kitchen…What purpose is that?
    2) see the original unit (opposite from show room), the wall protuded out here and there…
    3) stupid design of balcony which located and bedroom 2?? If bedroom 2 is for your children, you will notice your children play at balcony every night instead of sleeping…
    4) Toilet and master bedroom is so small…
    5) not to mention the entrance jamm like hell…

    But…still sold out…great!!

    Location wise, both is the same for me, the road in front is narrow, more heavy traffic at bukit minyak. Dutamas more facilities mean higher maintanance fees, which i dont like as what i need is just swimming pool and gym. dutamas actually is good, just i prefer bukit minyak location.

    – TI new condo in Pearl City
    And few others which i can not remember.

    Why urge to buy condo when u have options to choose? Now mostly they tag the price 400K and above, and this price is not much far from landed property in mainland.

    Ya..at first I also prefer the bukit minyak location..but after we went to Aeon Big..and then BM Permai at the back ..my wife said the place might be too quiet at night. That time we still don’t know the road will be widen, things might get better after the road widened. Maintenance wise Dutamas also 0.12/sqft. GR swimming pool is like squeezed on extra land beside the condo.

I am not the buyer for GR, but i have the same thought that we do not need too much facility to be in place, adding burden in higher maintenance fee in long run, we may not realize it in short term.

    i dont think dutamas maintanance fee is rm0.12 psf, is around rm0.20 or rm0.25 psf
    Delima emas is just next to the apartment and flat from the same developer,which mainly occupied by foreigner, and next to one small factory, just beside the main entrance…totally not good location compare with other project. just one pool and maintenance fees rm0.19

    Yesterday we went to survey the road accessibility route from GR, I still find GR location is good, it is near to Juru, Bukit Minyak, easy access to Bukit Mertajam and Penang Bridge, near to many nursery, Klinik kesihatan, Petrol station just next door and clinics nearby Aeon Big, easy access to NS Highway. In short the location is pretty good for me, and the maintenance fee 0.12 psf is fair enough, I think I have make a right decision to buy a unit 1399 psf :)….road widen project will take place soon this year so nothing to worry after this :)
    After GST implement, I don’t think Butterworth Condo price will at 400K anymore as property price is keep on increasing even in mainland, for 1st nest buyer/ investor I think we have make a right choice here….cheers

    Open your firefox and key in mudah.my/iproperty, search property under mainland with price 400k – 450K, u will see a lot of choices. Unless u have limited cash in hand for the legal fee etc, otherwise many subsale landed property for u la..

    400k may be able to get landed sub sale property but the age of house at least 10 years and above at BM area, which many people dont like this kind of old property because old property do not have much room for appreciation.
    For me, sub sale is ok for own stay provided the property is in good condition

    Agreed with Chocolate and TBC lah, still can get 2ST landed subsale in 400K range in BM area. Decent good condition houses with minor reno/touch-up needed, not old and dirty houses. Sometimes, have to search it the old ways by rounding, jalan-jalan the taman and write down the number, not just mudah.my as those advertised in websites typically mark-up a lot in anticipation of aggresive discount asking, high commission fees, etc. Also, many BM Ah Pek, uncles, aunties sell houses not advertised in websites but some done by their children ones. New launches are the ones keep increase the price steeply within short time.

As for 2nd hand market, of coz the price depends on the house condition and how hardworking you are to look for that, so no point to argue too much on this. The more anticipated question is : Condo is approaching 400k++ versus 2 sty terrace at RM500k + , which one you prefer :)….

    Even if SnP signed, stamped, developer should give grace period like 60days for loan agreement & other docs (DA, PA) to be signed by banker, banker’s lawyer, stamped and executed before can claim for payment released. If not 10% late payment interest for so many days can reach 1K to 2K lo.
    Correct me if i’m wrong or misunderstand.
