    sg dua is currently among the best location in mainland for own stay. not crowded, easy to access, good living, not in industrial area and no foreigners but has various facilities such as bank, market , school, stall and close to the highway…not surprising when I left my house (sg. dua) for 3 months and found agents pasting “FOR SALE” at my house.

    I am staying in Kulim, not crowded, easy to access, good living, not in industrial area and no foreigners but has various facilities such as bank, market , school, stall and close to the BKE highway… Current 2storey terrace house price here is only half of it, just purely it is “Penang” (agree with above), so 500k is worth to spend for own stay in Sg dua for now? Note: I din mean SG Dua is bad, do agree it is a nice place for own stay, but let’s think about RM500k++… not a small amount for a regular resident.

    Housing price highly dependent on land cost! Sp and kulim tones of cheap land, that’s why.

    yes cheap house price at Sp and kulim but now we talk about Penang property. If u want talk out of the ring i think Sungai Limau more cheaper than Penang, SP and Kulim

    I think you get my wrong message. I am talking about the value of RM500++K in that area for terrace house to think about, differnt ppl has different view, but THINK ABOUT IT, no right and wrong answer. Kulim area is just an example I quoted if we insist the factor of “nice place to stay”, what about the value of investment…My topic is still in PG.

    As for that guy critic ppl as loser, that can be ignored is ok :). I own 2 houses in prai area and don’t mind to be treated as loser while staying in my home in Kulim.

    Kulim house not cheap for today too. I think Lunas cheaper than Kulim, especially sub-sales type.
    Anyway, Kulim’s school is holiday on Friday. Another added cost is RM6.40 toll charge for round trip, plus 17km long drive.

    With all the time spent on driving, petrol and toll charge, the island properties fetch such high price. RM500-600K for a house in Butterworth / Juru area is a norm for today.

    LOL, the police station will move back to original location after the new building construction complete. If safe, no need do G&G….
    Went to survey the area, you need to pass through a taman to access, and the taman is bumi only.

    It is very expensive at the moment. Before CNY end, their selling price is 572k before discount and now they have increased to 623k. Even though it is guarded gated and come along with the club house, but a double terrace with built up size only 20*46 (approx). Do you think it is worth this price? Yes, it is bumi terrace houses before you entering the Taman.

    This is new developer. No past projects. The project site has a river passing through. Sungai perai. That s y they make a lake like structure beside gym n pool. I wonder can it flood? The project is inside , need pass through bumi lot about 200 houses tmn sg dua utama. But their design is practical . Unlike maple, small n 3 sty…

Actual price just about 550k, 2800sf built up gated guarded with facilities like swimming pool and club house.     Yes worth to buy because of the location just at the sungai dua exit, connected to the proposed third link undersea tunnel. Sungai Dua is intermediate to north kayu hitam or South, KL. worth to buy or not all depends on the price and time you enter, contact me I will get you the pre launch deal, just 2% downpayment to own free legal fee and SNP. total just around 550k.

    (I really worried as it’s nearby kampung area.)
    behind the site, you will be surprised to see all the ready built development shop houses and residential, mostly are chinese. You are right, from the front there is Low cost and occupied by Malay, but the site is far from it.

    The project will have 4 phases, will be consisted of gated guarded condo and bungalow so not too worry.

    Actually 1 for my brother.the main point is the impressive landscape with 16 feets as “lorong”, with some recreation. So far don have a proper n nice g n g project over that area, even at sbrg jaya. So i thk this is the selling point. I do admit the price is a bit overprice, but with the rebate, it is still acceptable price. Not much unit left..but still have some numbers to choose!

    I never check out Cassa so can not comment much. Anyway Cassa layout is much more practical to me.

    Cassa previously is paddy field?

    Pegasus surrounding is a suck at the moment.

    Cassa is better in term of layout design, but pengasus is bigger. I already rules out pengasus. I don’t like bukit tengah. Surrounding environment not so conducive for own stay.

    Just some personal view.

    This kind of huge rebate scheme to minimize down payment usually attracts investors. That’s mean most of the buyer is for investment and not own stay. Will it creates problem later when it comes to maintaining/running the residential community?

    I like Cassa conventional layout and LA/BU size, very practical and just nice, not Pegasus, though bigger but wastage on airwell, staircase width, narrow dining area, washing machine area, etc.
    However, Sg Dua is a bit far for me, what a pity.
    Just curious, why 2% also need 15K ? SPA, Loan, MOT legal fees, stamp duty, disbursements all free (waived) ?

    Actually previously i was deeply consider pegasus n was in the waiting list. I was attracted with the bigger space of 22 x 80 feet. But however the surrounding is so uncomfortable with the light industries. The only concern for cassa maya is they don have show unit..so later difficult to argue for the design.

    For terraces, price is 623k onwards. The package is buyer just need to pay 15k, the rest of down payment is rebated. snp, load, legal all free. MOT not free.

    The land currently not clear yet, full of trees and bushes.

    The overall project is surround by the river if u look at the map. Would be a question mark for developer to overcome flood problem. Good thing is existing land is not paddy field.

    This is the first project for the developer. So judge yourself whether good or not? Some said they wouldn’t spoil their name in first project, some said they lack of experience in developing a nice outcome.

    rebate 100k, 70k for downpayment, developer pay u 30k masuk pocket first, after oc u sold 900k, u earn another 200k. u buy house, no need pay any downpayment and get 30k first, this is the point.

    Hi Tan, i thk there were still some units left when i visited their office 2 wks ago. I bought the unit 20 x 79 at RM641K (before rebate 7%) in May 2014.i heard the price increase by 50k and stil have rebate 7%. But i thk u can contact agent above to negotiate to get old price

    i can see some of swamp area just beside the highway…….actually when buying this project i had look on the area…and it was my concern at the beginning……..but then, since i have friend who lives nearby area and said that his house is okey until now……i made my decision to buy the house…..yes….i have this worry feeling regarding this matter……….

    Yea, I think it’s better to clarify. Previous houses located beside I believe its Taman Sg 2 Utama under Perda, some is swamp area and cemetery if not mistaken.     Yea, I think it’s better to clarify. Previous houses located beside I believe its Taman Sg 2 Utama under Perda, some is swamp area and cemetery if not mistaken. However, according to who stayed at Tmn Sg2 Utama, their location previously taken long period to repair, but seem Cassa Maya more quickly. Hope shorten time to repair the land will not cause any problem in future.

    Really hope developer can clarify it..since the developer is planning phase 2 condo,hope they have proper plan esp the issue of “swampy land”

    Yeah, i saw the was cleared but no further action was done.according to the sales person, this project will b a bit delay. Intially they told will b ready sep 2016, now probably in 2017

    The progress now have completed the structural works, including brick works and waterproofing to toilets. Some units are started with the roof structure, some units even have started with the internal tiling works.
    The internal living and dining hall are looks huge, considering at around 50 feet long from inner wall of living hall to the end of kitchen area. I would say value for money. Do not require carry out any alteration of either external front facade or extension to back of house.

    This project using metal roof for all roofing, i think the metal roof can’t stand for more than 5 year long, if even small part of roofing broken, owner can not retify a small portion & need to replace with all piece of roofing sheet , cost a lot lah. Why not using cement tile roof? I think can save a lot of money for developer.

    Advantage is cheaper, easy to installed, Disadvantage is very hot, heavy sound when raining, rusty & ugly.
    IJM only use the metal roof for low cost flat & factory. Not for housing.

    Probably the roof pitch designs were unable to achieve certain degree requirements, usually should be more then 30 degrees. Therefore they choose to obtain metal roof covering by minimizing the risk of leakage. Although they are inserted the rockwool insulation to underneath of roof, my point of view still unable to eliminate the entire roof noise during heavy rain.

    I was googling about metal roofing and it seems they last longer and it’s considered higher in terms of cost. Setback is the roof noise during rain but if there’s good insulation than the noise can subdued.

    On a different note, I normally use the road which leads to the flat to have a view. Anyone knows if there’s a new road which leads to our GnG ..

    I think one of our potential neighbour ‘Danny’ did mentioned the access road is from besides of existing school, way to one row of newly built terrace house by Lembaga Kemajuan Wilayah Pulau Pinang (PERDA), lead before end of the low cost apartment, The developer is making an access road by turning left. So in future, will passing by this one row of terrace house and school.

    From the newly built terrace house (PERDA), after turning left, you may see a small empty land at immediate right hand side, that may be building Phase 3/4 project (developer yet confirm type of development). After small empty land, then will see new ‘Recreational Pond’ at right hand side too. The guard house and swimming pool of Cassa Maya will be after the ‘Recreational Pond’.

    I wonder the swimming pool and recreational pond being form and start construction?

    In the event the 3rd link sea tunnel from Bagan Ajam to persiaran Gurney being completed which schedule on year 2025. Do every think that this will boost the property market around this sungai dua area? Just now googling, the distance from Cassa Maya to Bagan Ajam is about 6km. Compare from Cassa Maya to penang toll bridge is around 14km.

    Mine is closer to the garden..but your idea of planting trees is an excellent idea. Even if developer chose not do it..we as a small community could decide in future. Most importantly since not many units, if we neighbors work together, we can make this place an ideal place for families. Ever wonder since nowadays everyone uses either Unifi or Maxis Fiber..maybe we can collectively get the best HSBB which could be cheaper ..
