550K DS is standard price in mainland now. If far from chicken coop or railway i think worth for money.

I went to the site 3 times, yes, there got flies around but not serious and accepted during my visit. Regarding the poultry farm, I didn’t smell anything. Maybe it will be serious during raining season, you have to check yourself.
I book one unit SSD (cheaper type), prefer the large layout because now difficult to find the house with layout 25×80

No smell to me too. May be the smell will only noticeable after raining. To me, SST layout is better than SSD. They use a lot of glass instead of the normal cement brick wall to keep the house has enough natural light. But this is not G&G, so buyers have to headache for the grill cost.

The only selling point is the link to 2nd link only. The place seem not so convenience as not many shop and cafe. Besides, there near factory, is the foreigners alot??
They have all together 6 phases, but only one guard house in the main entrance. No more fence or gate between the phases. Another thing, none of the 6 phases for commercial purpose, so u have to go to future Pearl City Mall for shopping.

I also came back form Hijauan Valdor’s booth @ Sunway Carnival mall. According to the sles ppl there, The Olive -Single storey terrace house which priced at RM 418,000 still not yet sell a single lot yet. They said if I book now, the price will further discount RM 17,000 to me.
I wonder is this mean that the price is over quote? The place is nice and the property is well designed and spacious but Valdor is not so developed yet thus, it is quite pricey.

Just came back after visiting the site and after a haevy afternoon downpour. The whole area smells of the poultry farm. House designd and space is a real plus point, but the smell got me thinking twice.
In fact the area along the Federal route from Valdor To Aeon Bukit Mertajam also have the smell of the poultry farm , it go with the direction of wind blow .
I visited the Olive single storey terrace house empty show house , the front bedroom ceiling is bare finish reach to the above concrete slab,it like double volume and very high and electrical wire expose outside . What to do with such a high ceiling ? the developer should lower down with plaster ceiling ,like what they did for the show house next to it.
You funny….in malaysia people like High ceiling for better ventilation…
The progress invoice for completion of drain works for the Olive had received .
The air quality there is not good.
Hope that with a lot of tree planted in the surrounding area can some how improve the air quality and reduce or block the smell from blowing into the direction .

I tried the Biosis road already ,shorten the distance a lot , out to Bose factory in Batu Kawan than to Second bridge inter junction really save time & money for travelling from and to penang island but the road is connecting from existing industrial road ( from Biosis) after this is un- tared road and two temporary bridges to cross over to reach Batu kawan area .
What car are you driving? Heard that the road is not really in good condition for normal car. Only those 4WD can pass thru. Correct me if i’m wrong.

I did not ask the banker much , standard housing loan package just paid the installment . Asas Dunia is a very long time developer ,they listed in Bursa saham before and recently been privatised they had completed the Residensi Merbok in Nibong Tebal same concept as the Hijauan Valdor so i had the confident in them .
ask for opinion, it’s good or correct for us paying asas guard fees after oc pass?

I moved from Pg island to Simpang ampat 10 years ago , here traffic not as bad as island furthermore road widening is going on in Hijauan area .I like the entrance garden ,single in out road system for better control , layout plan and the house design , trees and garden feel relax surrounding inside the Hijauan. If feel boring of shopping in local ,cross over to island for shopping eating just minites away .

Last night after had our dinner at Taman Rebana area (next to Hijauan) the smell of chicken farm was in the air . so on the way back home i stop at Hijauan entrance area to check the air quality there , surprisingly no bad smell at all but the smell of sweet flower from blossom jasmine tree in the garden.

I paid 5% and the girl asked me to fill in the booking form as well. I got the receipt showing 5% down payment and remaining 5% to be paid within 2 weeks. There is no B&W given to me. The first time I bought my house also the same thing no B&W given for down payment. I don’t know whether this is right or wrong. Perhaps any professional here can advise for this?

I went to Hijauan Valdoor to check on the showroom last weekend. I found that is difficult to go out from main entrance, cars from both side are driving fast.
I am interested in olive, but what i am concern are the india kampung, and and the oil palm farm behind olive houses. I heard from the sales girl that the indians come to kacau when they are doing the construction. And the wall behind the olive is not high enough.
I saw the train pass by the willow area , the train running noise is acceptable due to the new track now , will use to it very fast.

I think all hijauan valdor buyers should feedback to developer, regarding to build up high back wall fence to cover houses from outside view. Because i saw “is like that one” face on the sales girl face, when i asked her the any solution of the indian kampung & oil palm farm.
I dont understand what is mean by Hijauan Valdor is guarded but not gated. Gated & guarded not always come together meh? maintenance fee we pay is merely for security? The security only jaga the main entrance only, no ronda as i understand from the sales girl.

The sales girl, Ms Lim said there will be a traffic light in front hijauan valdor. She said it was government request asas dunia to build a traffic light when finish phase 1 project.

Olive owner if happen you visit the empty show house please re check the quantity of electrical point there , bring your cataloge go to specification page it show the specification of electrical socket outlet is 16 point and lighting is 23 point , 5 ceiling fan point with hook and 3 heating point. If any less than the specification than we inform it to the developer .

You all can start with spec in brochure vs show house as pre-checking and enquiry, feedback first. Bare unit show house supposely a representative sample unit.
However, most important is the SPA’s Schedule and Spec vs brochure and show house.
If less or not tally, don’t sign the SPA yet lah.
2 to 3 weeks before signing SPA, you can ask the lawyer to give you the real example of those SPA’s drawing, layout, schedules to verify first before SPA signing day, where you will be too busy on that day itself. These docs are provided by developer to lawyer ones.

i found the OLIVE empty show house cataloge list down
ceiling fans with hook show 5 but i found master room don t have hook which mean 4 only.

All Hijauan owner must sign a agreement on the service provide by the developer for guard and park maintain with a fee. If the fee is not pay on time a series of actions can be taken on them , it all stated black and white in the agreement.
As this is not a gated community, owners can choose not to pay for the guard or maintenance service. The guards have no rights to block anyone from entering the area.

So, this project is individual title and not strata title ?
If individual title, then it’s only guarded, not GnG and some uncooperative residents may refuse payment due to no obligation. However, guarded is better than nothing, totally freely access.

Now some of the project they also don’t have guarded, after that they going to make guarded n also need resident side go to maintain it.

It was confirmed that the surau has been built.. I am quite worried on its impact as I am Cypress owner.. Anyone has any idea/guess on what will be built behind d DST as the land is quite big?

The surau is mentioned on the sale chart and during visit the sale office, the sale person also told me there is surau built at the end of the mulberry house. Did the sale person told you about this?
she told me, but she also mentioned that it might not be built as there are not many malay buyers..saw it when sign snp as well..but now..hope that the sound wont be too loud..
As per informed by sale person, the surau confirmed will built as part of requirement (don’t know what requirement) but if not many Malay buyers or they do not use it, the surau can use as community hall.

2-Storey terrace opposite taman kuang is asking for rm468,888.went pass it to see justnow and they are started building work, about 5 mins away from hijaun valdor.meeting sales guy tomorrow…anybody got info?
