yesterday, i went to sunway carnivall sbg jaya i met the property agent the promo the signature and the salesperson so kind and explain everthing.
my opinion , the developer wont take a risk, he will study the market and face the challange and make the right choice of project. he spent million to build without look for buyer.
this mean he make the right strategies in bussiness other can go out.
we thing once, the developer will thing 100 times before built.

Went to show room yesterday. Made the booking today. Overall I liked it. Might not be others’ cup of tea. Reasons:
1. I rented a room along Jalan Baru for few months, when I started working in Penang 20+ years ago. So many changes happened in that time period along that Jalan Baru. Kind of a sentimental value to me, to finally planted the root where I started of in Penang.
2. Quality of work is above average as I compared to others that I saw within the price range around Mainland condos and the block area about 1200 sft.
3. Semi/fully furnished. Thus avoid to send few thousands for the basic thing for extra renovation when moving in.
Anyone went to site ? Feel excited to see the latest progress… FYI, loan already started execute, received progress payment letter.

Penangkia – I presume the developer might entertain for showroom visit if there is anymore unit available for sale. You might want to contact Reapfield rep (the developer agent). The last I heard from the Reapfield agent after the roadshow at Sunway last weekend, is only a/few unit/s available, if I am not mistaken on the 2nd floor. Hope the information helpful. Good luck.

That was what mentioned to me by the agent too, either RM6K cash option or those “gift” TV, DVD and microwave, if I recall those gift lists correctly. I have yet to confirm that. Pending loan approval before signing the S&P. Maybe by then, I can verify that during S&P, if that stated officially in the S&P package if any.

I am not sure, how to verify that. Is it with developer or the bank ? I did some reading after I made the booking, and I still not clear how to differentiate whether developer bear the interest during construction, because it is still progress payment during construction by bank to developer. How to know, the monthly payment, certain % is principal and certain % goes to loan interest.

Somemore those buy in 2014 get 6k cash back to cover for DIBS. But seems that by Dec’14 the condo is to be completed with all agreed appliances. 6k cash rebate is better than DIBS .

Lower flr has its pros too, I’m a 3rd flr buyer. i lived in 25th flr BJ Court and 12th flr Cassia Raja Uda before, no matter how fascinating the elevator is, I still not quite enjoy waiting for it. So, I no longer go for higher flr like I used to be when I was at the younger age.

How about location? from what i observed is the prominence location is beeter due to when come to the round about u can easily choose the direction you wish to go, but for the signature, once you come to main road you only can go on direction, if you wish to go to BM side, then you may need to make U turn from very far away.
Am i right? or there is another road can go to BM or juru side?

last time when I visited show house and ask about the glass inside bathroom (actual unit is without glass door) and the renovated unit come with glass door, can see the picture about about the different. The project manager (I think) said will ask developer install the glass door in the bath room because he said also many people ask about this..now do not know the out come..hopefully the developer will install for all unit..

Really? The only reason why construction slowdown is due to cashflow problem. Didn’t pay the contractor on time.

according to developer, there is mo delay in expected completion timeline still by Dec’14. Currently completion stage is up to 2d for level 22- 25th. Phase II is in planning stage and for those interested can register with same agent Reapfield, agent for phase II.

The Signature Phase 1 is nearly completed, now they are doing the external works such as installing windows and completing the facilities.
Phase 2 is coming soon, expected announce at end of September/ October.

We recently received a letter from Excel Focus regarding the upgrade of facilities. Do we really need some of the upgrades? With today’s electricity rate hike, will it be justified to have all these upgrades?

Congratulate to The Signature owner, you are going to have lovely library, aqua gym and others of upgrade. You may get enjoy from upgrade of the maintenance fees as well, perhaps 300/month?

What is the progress so far? no one sharing the latest photo?
I believe the owners don’t need that such upgrades. What the purpose of focusing to much renovation at public area where there is for sure, no one is going to spend a couple of hours there, seems everybody is busy. The developer better spend a bit to upgrade the unit itself, i.e another build in wardrobe at the third room, two piece of shower glass (instead of one), more fancy plaster ceiling, LED tv (perhaps?) etc etc. – just an honest personal thought.
And of top of that, there will be, most probably, increase of maintenance fee!!!! (which at the mean time already cost 20cent/sqft).
If there is any one from Reipfield or Excel Focus here, is reading the thread, these are the points that you guys might consider. Tq.
Don’t simply believe the rumors.
The maintenance fees is fixed at RM0.20 psf although
there will be upgrading of the facilities and add on.
As of now is $0.20/sqft but you’ll never know how soon they will increase the maintenance fees, reasons being we upgraded this, that…blah blah blah…
it’s always been a challenge maintaining public areas, the more facilities meaning more headaches..
maintenance fee sure will keep increase in future without any reason like many condo in island, management office will told u, staff salary increase every year, utilities bill increase and so on, cost increase, sure maintenance fee cant cover, if u dint pay the maintenance fee will charge u interest, give u legal letter and lock ur door…

The interior furniture and fixings are all completed, heard it’s up to stage 2g already.
Stage 2f &2h will be completed together (still not yet). Although customers were informed about receiving keys in Mar;15 but the works are all carry out according to plan for this December OC.

I double confirm again with developer last week, she confirmed OC is by Mar’15. Only road & external works that haven’t complete. Bank already release payment for stage 2g in early Dec’14. I think Mar’15 should be possible to get the OC & key
