    Yes likely to be impacted since this project has not been officially launched. Need to check if developer going to give any other reduction.

    I had contacted the developer. The DIBS scheme is still ongoing for this project. BTW, the official launch of show unit will be at Nov 9th. So you can draw their attention regarding this matter later.

    Personally, I prefer the DIBS is taken away from this project, AND the developer give some more rebate (may be 10 – 15%). Because the developer actually had mark up the sales price to cover up the interest they had to pay during construction. So, what we are actually paying is the future price. Name me one developer who is good enough to pay the interest for you?

    This Project is expected to be completed by nex year (end of 2014) , thus impossible to rebate 10-15% if DIBS is remove.

    Yes, you can, as this project is a condominium for living but also depends on your own conditions:-
    – If you had withdrawn 1st time before, then must show evidence you had sold off (disposed) the first house.
    – If this is your 3rd house, you’re not allowed even if you had sold off/disposed first 2 houses.

    Possible. Because I just drop by, and the progress seems in the half way (12 – 13th floor. Still got +-11 floor to go). Hope the work quality is good and not derated due to fast progress.

    Early bird price is about RM394K plus for ground floor. After deducting 8%, you get about RM362K – RM363K, that is how indicative price states RM362K onwards. Every higher floor increased by about RM1K.
    So, if now ground floor is RM415K according to Penangkia, then price increase is about RM21K already (assuming there is still 8% discount, if not, then it ‘s RM53K increase !).
    To me, RM415K is expensive.

    first day roadshow at Qb after rebate 360k for ground floor, 380k for high floor + buy 1 carpark = 400k, so I go for landed properties, but now look like many ppl like this project, feel like i miss the boat…zzz

    middle floor, price about 440k. no longer 8% rebate. only 5%. DIBS still uncertain, they say will inform us when the show unit is launch. btw not much unit left now

    Location is at Jalan Baru is convinient and package was attractive but my concern are the 3 things nearby, railway track, school and opposite mosque. I also like the low density, so it is more luxurious.
    So, 9th Nov is for buyers meet buyers session.

    Guys, uncle went to the launch and feel it’s not a good place if u thinking of investment…. For own stay, probably fine…. The developer is using the semi furnished as selling point to compensate the bad location and surroundings.. Uncle will personally not go for this project..

    Went show house today. Feel abit overpriced 400k for such a units, and eventually those early bird not “gain” alot as of the price increase. Those who buy with the increase price is already 2 car park bundled. But 1 thing is sound proof system is good even without double glaze windows today.

    I am still very confidence with this project for getting me a good return in future. For me, no matter how high the price is, the location is still the matter. With the strategic location, not to mention now, but as a far sighted person, I am seeing how it going to develop in future with more upcoming development by Hunza, GSD and Belleview developer entering into the area. Guys, if the area is suck, do you think those “dai kor” will enter into the market. With the largest Mydin coming up and others dai kor is planning to build shopping complexes and hotel over that area.

    Moreover, where can you find such a strategic location in mainland whereby it is 2 mins to Penang Bridge, nearby to amenities such as Sunway Carnival and easy access road to Kulim, Prai, Bukit Mertajam and Ipoh toll.

    And I will proceed my signing for the purchase on Monday after seeing the show unit as I can already imagined the booming over the area in the near future.

    What is overpriced if compared to Woodsbury Suites @ Harbour Place? I just went to take a look on the property for Woodsbury. With bare unit the price already at RM400-RM450psf and Palma Laguna Waterpark going for more than RM300- RM350psf bare unit for subsales.

    I guess we as Penang people gotta start to accept the fact of mainland property price is start going up too .. not only island… otherwise we’ll left out behind in the future with nothing.

    community ? You can choose to ignore but it’s not going to be the way what

    Today I have been to the place. For Railway track, I didn’t even hear a single sound from the train as well as no vibration when the train was moving. Do you think this could affect the property?

    I guess if you don’t want any place nearby or opposite to the mosque, then u should start to plan and migrate to some other places which are non Muslim country. Furthermore, as what Joan mentioned, “sound proof system is good even without double glaze windows today.” i think u’re staying inside the house and not outside, right?

    For the school, if you said noise, again, it’s with double glaze windows. otherwise, there are another wing to choose which is not facing to the school. if for the traffic, there will be not much interference as the property is after the school and not before it.

    That’s why I didn’t buy Palma Laguna and those in S. Jaya including landed
    property. You can get a 1600 sq. ft. condo in Pg. island with direct seaview
    with 280K last year. Now might cost a little bit more. Is it for real you may
    ask ? It has to be real. Take some time to ponder why ?

    Totally agree with @InvD67! Never ever judge a location that has high possibility for booming even not now. Just like when I purchased my unit at Fettes Residence, I received a lot of bad comments of the area from internet and friends for it was SUCK at that time. Lucky me that i still insist my decision and pursue an unit over there. Now, I am very happy to always hear from my agent that how much the price shooting up 😀 😀 😀 and others are just can envy when they were skeptical on that time :>

    Yes, beside the double glaze windows promised (Actually the show units is using single glaze windows as developer would not order the double glaze windows in time, that why u see the item is temporary for show house unit), there is a rubber seal around the door, which make it more sound proof. Why did i say so ? Actually i did try to close a door in a room when there is alot of noise (around 20+ ppl discussing in the living room) and yet, the noise is supremely low.

    You have forgotten to say that one has to drive up near to Jln. Bukit Tengah to
    make a U-turn to reach their future home when coming back from Penang or
    Butterworth. This area also surrounded by Prai Industrial Estates and Nagasari
    Industrial Park.

    I don’t see any advantage in this location. In the end, you have every right to
    choose where you want. May be it’s a RARE and strategic location as seen by
    others.

    I am disagree to that term, frankly during the launch date, only single glaze windows is used but still noise level is very low… looks like i got few buddy signed SPA on teh day, of course, i am not an expert to think how much the price rise or ROI for investment purpose, but i would say is a comfortable place to stay (Of course not by viewing the showroom only). I think i will be go ahead with it :)

    i believe most of these comments (pros and cons) come from speculators and rival agents…went to the launching event myself and couldnt complain more … u get what u see…… if u dont like it just dont buy..and if u expect your dream house to be sitting on private island with no noise pollution and traffic jam, certainly this is not your type of property…pls respect the authentic buyers here… im just looking for a decent place with decent budget for my daughter to stay and this condo suit my needs in terms of location, budget, facilities, security and most important the renovation package …

    there are a few points that i like about this condo
    1) low density
    2) no face to face kinda design
    3) foods/shop outlet is outside of the condo premise. clean n security
    4) semi furnished package
    5) at the mid point going to penang bridge & to mainland industrial park
    6) covered connection from carpack to condo
    7) some facility is detached from the residential. less people walking around.
    8) near to jusco and mydin is cmg up. no stress for grocery shopping.

    there are some grips too but i think i can forgo
    1) beside a primary school – concern: jam during school time with parents struggling for parking by the road side
    2) jam during working time, hope that the traffic will be better after the opening of the second link
    3) air quality is not that good as it’s not quiet far away from the factories
    4) design: the house entrance is small! just ngam ngam the size of the main door. i can’t put any shoe rack or stool there! then some doors can be just the folding instead of swing door. the condo is small and the door take up space. the kitchen cabinet is not covered till ceiling height. shower room without the swinging glass door, only give a pityfull small piece of glass. a weird window in the small utility room + the space taking up swinging door which blocks the walkway to the kitchen n the dining area.

    i’m getting phobia of ppl following home and snatch thief case. i rather get a condo than a landed property now. pay maintenance fee to use all the facility in house than going to join gym/club outside.

    I heard overheard other asking the same question too.. It’s there but not yet install. To rush for show unit of coz will left out something here and there.. But I am impressed that they really do a real show and actual unit to shown us. Even a very high end condo also can’t provide this kind of guarantee and services to buyer for viewing at the real site before signing. I am sure preparing it at the site for view is not really an easy work to do.

    The land I heard Hunza is coming in for shopping not condo. But even if they build condo, the price sure will not be affordable or cheaper. But it’s good for them to enter Jalan Baru to further increase the market value for Signature in future.

    362K is ground floor after 8% rebate, one car park.
    450K is higher floor, before current 5% rebate and two car parks.
    One car park is about 20K, also subject to 8% discount.
    Every floor increase by 1K to 1.1K.

    When i see the design of Prominence or Signature, they make me think of the abandon condo in Jln Skudai which just beside the highway to Singapore, so i am a bit worry. If the design like Pinnacle, sure i buy.:P

    12/1.5 X 7% (28.8K) = 56% (230.4K). So, becomes 640K loh. That’s what the developers and property marketing agents want buyers and potential buyers to imagine and hopeful. Buy, Buy, Buy and genuine buyers also becomes speculators, Sell, Sell, Sell. When completed, everyone is the sellers (speculators) to earn quick profit but sell to who ? Water fish ? Everyone becomes speculators, no need to work liow, he he.

    Weather the location is good, or sucks, it is purely depends on the personal point of view, and what their needs are. Me personally as a Muslim, think the mosque in front is an advantages. Some might say it is a drawback. For those who is busy enough and has a few kids in primary, might think the school nearby is a additional stats for them. And again, some really dont think it is a good thing. It is purely depends on what the individual needs. I am agreed that the price psft is a bit high for condo at the mainland. But I am willing to pay extra for the location. It is nearby the workplace, and have few amenities within the parameter.

    Ya lo, traffic jam sucks. But of course the traffic jam is always there if the place has an interest! Why do people drive all along the road for nothing? Lol.. Lets put Ayer Itam as an example. A massive traffic jam no matter what tine it is, but people still willing to pay for a property cost 550 – 600MYR psft (or may be more?) Kulim or Sungai Petani is consider the best option if someone want to get rid of traffic jam.

    After the building completed,
    1) Buyer bear ownership transfer.

    2) Loan agreement legal fees and stamp duty (the 0.5% X loan amount) – free

    Note: Didn’t mention about the RM350 fee and RM350 cannot be legal/professional fee cause legal/professional fee usually in thousands RM, 2K-4K (before any discount).

    After completion (1-2 years fr now), buyer will bear the:
    3) Memorandum of Transfer (MOT) legal fees and stamp duty – RM10K or more.

    Guys, just sign my SPA this afternoon, the developer is only bearing the loan agreement fee, definitely not the stamp duty for the loan agreement. The MOT will be 3 or 4 year down the road, should be bear by us as well, I think this is pretty common. The RM350, is the disbursement for the loan agreement, it depends on which bank or loan package, some the back is not paying for the disbursement, then we have to pay. I’m using CIMB, I don’t have to pay :)

    The water heater storage unit mentioned is ELTON or equilvalents. All these were mentioned (not just said) in a document, upgrades items.docx, attached together with other files sent out by email on 20th-Sep as pre-early birds promo announcement.
    My opinion is that genuine buyers esp owners-occupied have the rights to enquiry the developer or marketing agents to deliver the promise whether got supports or not from those speculators, sales ppl and property marketing agents. Fish, in the mean time, pls praise them for providing LED light and plaster ceiling and tiles at corridor – this is good and make it more luxury but not means exchanging. Ok, i’ll not comment anymore, enough sharing. Happy new homes.

    Seems like alot of flipping activities coming soon… But condo on mainland? Hmm, perhaps the location is a winning factor.

    My point of view, Prominence location is more convenient compare with The Signature . At least no big round if you want go to Bukit Tengah, Bukit minyak or Auto City from your home.
