Are you sure its a new Bukit Minyak Industrial Park? They might sell the studio unit to the foreign worker who works nearby. You will see a lot of Banglasia, Nepalese, Myanmar, Indonesia, Vietnam loiterring around the area and once its completed this place will be a place for them to have their weekend gateway. Owners can see banglasia using their swimming pool and whatever facilities u name it.

what is the need to build studio units with 700sqft in mainland?? people more interested to buy landed property or bigger size property. I doubt studio concept is acceptable in mainland. Do you think developer will sell cheap the unit??
I think this is potential place to groom and boom! Because location is quite strategic to access 2nd bridge link, to prai industrial park,science park, alma Jusco, and many more. Many amenities like school, banks, grocery shops, restaurants all within radius 500m only.Banglas, myanmar,vietnamese and indon can see anywhere . D’Piazza around Sunway, area around gelugor USM and many more places can see their shadow too.

Many places in mainland from shit turned into golden already. For instance, the Taman Impian there( Tesco and upcoming Jusco), last time was terribly bad residence and flooded when raining heavy (now still the samelah). But, you see! The price there is amazed !
what I can see for the Royale Tambun project is quite protential. Because:
i) Near Bkt Minyak Industrial and Science Park (big companies such as: Flextronics, JCY, SAM, Ixmation, BOSE (USA), and many more are very close to that area. I think just 5-8mins access)
ii) Just 2mins to Bkit Tambun Toll interchanged. Very easy to go Juru Autociy and Prai Industrial Park (From Bkt Tambun Toll to autocity toll just 10mins)
iii) Near potential 2nd Penang bridge (Attract sourthern region comers, eg: Taiping, Ipoh, KL, Selangor)
iv) Easy access to BM area even upcoming Jusco. Just used the industrial main road and you may reach there easily, just 15mins.
v) Near Bkit Tambun seafoods (my lover foods)..hehehe..
These are my 2cents opinions. And don’t miss understand that I dont hve any relationship with this developer or even Agent property ya. Just feel free to share my thoughts.

Yes, a good project in Bkt Tambun so far! Just done booking for the 1500sqft2 condo. Easy access to BM, Industrial Park, upcoming 2nd Penang Bridge, toll interchange can go back Ipoh easily !
What is the majority population there ? Any idea ? Though access and amenities are quite good at that area already. But needed more observation and survey…..

In fact, no need to argue over if it’s worth to buy or not but more important is if this is type of the condo and location you want.
I believe that most of the buyers of this project are from Kg.Baru , B.Garden area. I am one of them who was born in Batu Kwan, raised up and educated here. From population statistic point of view, 67% Chinese and the rests are Malays and Indians,
As for the developer, if ppl are from Tambun/Batu Kawan/Simpang Ampat/Bkt Minyak, should know the family who owns the piece of the land. This is their 9th project already and for the previous ones were lauched and sold out successfully for their products.
If you are asking if it’s expensive, my answer will be YES, it is. BUT, can you find others else much cheaper in this area nowaday? So, be it. All nice houses in good location are expensive now, not only to this project. What decides the price of the property? It’s the market, as long as there is buyers, sellers and transaction done, this is the “market price”
I have stayed in S’pore for 7 years, HongKong & ShenZhen for 5 years, the properties prices here are truly crazy. So, take BM/Batu Kawan/Bkt Minyak as an example, now Penang island prices are too high for teenager to afford and these areas will be the “heart” of mainland district. After the 2nd bridge, more and more people will come will this district to settle down due to job opportunity and comfortable living cost here.
JB now is even worse and condo (high rise bldg) will be the trend in Batu Kawan and Bkt Minyak due to restricted nice land to build.
So, kawan, it much more depends on what you want. So, “too expensive” is correct when you apply it in some remote location.
For sure I am not 卖花赞花香, but it’s truly my bottom heart words coz I have missed to buy the one next to 点心城, same problem as most of the buyers, “wait and see” will kills us..

And also very nearby the Bkt Minyak Industrial Park and Science Park! If you say living with Industrial area no good, then no people is living in Singapore now ! Both living and industrial area (appartment & condo) mixed in 1 area ! As long as the industrialy comply the regulations and rules…Try to see the Intel areas, opposite is already the residents Krystal Points…Hence, does it impact the living hood there ?

Jadi group is running this project now. So far not as famous as like IJM, SP Setia or even DNP, but many projects were run well in these few years.
Property market is a bit soft now. If Jadi group does not increase its pricing, I think is worthwhile to invest now. Else like previous time, those developers keep launching the projects like crazy with price increased always !

i went for the site for 2 times, actually the concept is very good. I can see when the project will have been completed, the price will increase as this is the phase 1. However, i wonder how ikea area can affect the place for around 10-15 minutes by car travel and the place in tambun, not batu kawan..any expert here can further sharing your thought? This project surrounded by factory, if for growth aspect, i am not sure how fast can it grow?

Hi,i just paid the downpayment of rm5k yesterday.,after a road show in Sunway carnival.. Bought a unit in block b,14th floor (a.k.a 13A) . Got 8% rebate. Total unit price rm473k. After minus rebate and downpayment,once loan approved have to pay remaining rm4k++. Claimed will be ready by dec 2017. Initially thought of buying for own stay but it’s not where i wanted. So i plan to sell it off soon.
Oh,and its the last unit for block b. Two more units left are without view,directly at the carpark

The river surrounding Tambun royale city have chemical smell..passed there few times at night, the smell is so heavy
So lucky I cancelled my booking for Phase 2A as they have not started building this phase yet.
And I took the last row in front of the river too.
Some friends of mine did tell me about the nearby factories releasing the chemicals at nite. But we only go & see during the day time so can’t smell anything. The situation at nite must be really different.
