I’m not sure about other Ideal property projects, but Q1 & Q2 workmanship is truly way more better than Quaywest. I see many ppl here concern about Q1 & Q2 privacy issue, I think that’s not a big problem as visitors only can access to the lobby public area like Straits Residence at Straits Quay, but I do agree their security should do more job to ensure what’s the purpose of non-resident that straying around lobby area.
Maybe you have to go take a look at them then. And then comment after. you can’t say workmanship is good just from the outside. Check out the leakages that happen immediately after that

This is hopeless. Queens is one of the worst development ever seen. This is no way of million condo with open concept lobby where Mat rempit can walk in freely where safety & privacy of owners been ignored. Security guard in Q2 post as a transparent actually. Security guard makan kacang/ buah in lobby. Illegal car racing & Airbnb out of control. Definitely not to mention the accessibility control is the worst in market. If you look at Gurney paragon residence where management try to do something to avoid unnecessary people to simply walk in entrance of building or unless is a genuine visitor. That’s no way the control &management good for +Upaya. Basically this condo is just like Airbnb as free of registration control in guard post where equally no security guard. Once commercial opened started the situation will get worse. Thus value will drop.
Guys, the starting price for Q1 and Q2 Residences already increased to 800k or more and there is a massive gain for purchasers who secured the house early or during MCO. I have checked that only 1400 or 1650 sqft were leftover by the developers as my relative planned to get 1 unit too. Queens Waterfront value already increased many many lah, apa malaysian mao lagi?
If we looking at Quaywest, still got so many units leftover and the land title still commercial and sharing facilities with the affordable house. House value hardly increased and buyers had to pay extremely high assessment fee compared to other residential projects.

FYI that’s separate facilities between tower A&B. Don’t simply throw stone here expect to hit a jackpot. Quaywest is a closed loop community. Queens is open up where outsider can easily walk in & out it’s unsafe community. Please look at your own condo problem & accessibility control before talking others project. This is Quaywest forum. If tower B affordable unit definitely shared with those unit in tower B which ever com with higher cost.
But another tower should be duplex unit all are million with separate tower facilities.
Queens having a huge potential project however still many area & factor environment to be improved. Same goes to Quaywest hopefully after JMB form then very much area to improved.
Interm of accessibility control & mat rempit definitely will affect the value of condo. I visited Queens with my agent during weekday daytime, that day I really feel the entire condo environment is good, and the building workmanship, facilities and specs given compare to Quaywest is better, which they should because Queens is more expensive than Quaywest. But when I visit Queens yesterday night I nearly pengsan -.- Exactly looks like refugee area where ppl sitting roadside picnic, rubbish & illegal parking every where. Not only this area, the food court beside highway (opposite FIZ) also many cars illegal parking. I snap photos & videos whatsapp to MPPP, hope some action will be taken. Otherwise good luck to all million condo around area queensbay area, these 3rd world country mindset ppl will definitely impact the property price. & I foresee once Gurney Wharf or the Andaman Island open to public, these ppl got new picnic spot. I hope the city council or the authority can prevent such things happen there.

Yes. Just went to see Quaywest affordable. The quality of workmanship really poor and the gym room is alike store room. The material use for glass panel balcony so fragile it’s dangerous.The density is super high where you can feel that when walk in. Lift also extremely small & wondering if able to handle such crowded flow during peak working time.

Q1 basically more on commercial property type or Airbnb friendly as small unit. But non privacy and during night time plenty of illegal parking and car or motorbike racing. Security very unprofessional where always play on phone & eating.
Q2 basically commercial shop facing only promenade side.
Commercial and residence area fully seperated. But accessibility control is worst ever seen. Guard house without control in/out as everyone can walk in freely to lobby. Lobby at entrance of promenade totally open and allow to walk into residence area into ground floor parking space. Security very unprofessional. Q2 worse than Q1 as everyone can walk in out very free even from promenade lobby door. Same also car racing noise.
Quaywest is great in privacy control where residence safety and privacy come first. All visitors require to full register in guard house with well control. Even lobby full of card access installation and private lift for some high-end unit.Generally it’s a close loop and we’ll organized security guard team here.

Simple. Go to look at your condo access near promenade lobby. Everyone can walk in/out freely like a public place. No access control for behind also even though well guarded at front security house entrance. This is not a closed loop well organized accessibility control.

I saw that’s notice paper stick in glass door outside of residence lobby Q1 tower A/B to remind everyone that’s not a public place & that’s for residence entrance. Good reminder.
However in Q2 lobby near promenade side wing I saw security guard smoking outside of lobby. Nobody cares even somebody walk in. Probably card access should install or at least a notice should notify those people this is not a public place.
In short, no need to argue about this development. Overall are good & probably more improvement will implement soon later to make even a better place for commercial/residential.

Queens no need to say. They knew where their access system problem & racing issue in night probably they think a small issue only. If all these not well maintained for sure it’s bad for condo. And privacy is low for this project. It’s not bias but it’s a fact. Only those stubborn people don’t think a problem and take it seriously.
The light IJM is good development & privacy no doubt tip top.
But their road access really bad & traffic congestion totally unimaginable which happen daily. The route to exit and entrance to The light been a night mare for all residence many years. Developer may do something to reduce it but I don’t think will fix all problem here as it’s allocate just next of bridge.
Straits quay is as same as The light which project comes with tip top privacy and beautiful promenade. However, the mix development in that area make it become little bit chapalang & congested. Needless to say about Andaman later as that’s affordable house reserved land as well. It’s a premium place but not 100%. Hopefully traffic route to be improved or else will be a problem too.
QuayWest is also better than those premium residences such as Gurney Paragon, 8 Gurney…
In years to come, the owner at those premium residences (including those at Jesselton) will need to sell their unit in order to afford QuayWest…hurray to QuayWest owners

Premium QW “got no homestay” only low class queens waterfront allow for home stay. Security in QW so good even the rat can’t enter without a pass haha. Best property !!
Yesterday went to Queens for dinner &stuck jam like hell.
And all cars blocked Infront of security guard post. This is one of worst encounter surprised me that how those residence can stay in such poor management. Even inside road near guard house also fully occupied by car. Really pity those owners.

Viewed the photos and videos but are small issues. Easily fixable. Developer already using silicon to seal the glass. The flood at corridor is unavoidable as we are beside the sea with strong sea breeze, but on bright side you get sea view. The corridor flooding is small issue and not to worry. Still a solid project in my opinion.

Not really. If you compare price psf then Quaywest definitely is the best as entry price about RM650psf for new unit & affordable unit about RM500psf only. Queens launch at RM800psf. And don’t forget those units in property webpage only asking price. Some owner even sold their unit at lost due to no demand & less buyer. 950sqf with 900k do you think got buyer? And Quaywest 1250sqf for 800k. Logical thinking you should know which to choose.
Go check the actual transected price. For 2022, QR transected at RM800-1100psf. No record for QW yet.

Experience before, I can say is, usually if there is no major defects and just cosmetic defects, they will skip the defects rectifying part and direct do renovations. For airbnb renovation is very fast and simple, few weeks to renovate and buy ready made furnitures, they are good to go. Also usually other owners will notice those Airbnbs guest coming in with luggage, using and make use of the facilities etc etc then only the ball will start rolling towards complaints on Airbnbs been done at a project.
