    RM 598k, early bird (first 20 unit only,Bliv by now almost finish) 25k discount + free snp loan legal fee + 2 yr club member. When I was there, saw whiteboard there almost 60% sold/booked, not sure if this is developer’s trick…
    I like its spacious 23’x50′ built-in internal and it’s car porch without pole in front, but dislike the location which is very deep inside (and lower land altitude), almost considered in Tambun area already. The gd thing is future Jusco is at its front, about 800m away.

    Gd no gd judge urself.

    KUALA LUMPUR: A survey of 1,000 people in Malaysia by HSBC revealed that 43% of respondents are inadequately prepared, and that one in 10 are not prepared at all for retirement.

    The survey conducted in July-August 2012, found 28% of Malaysian respondents have never saved for retirement, including 18% of those in the 55-64 age group.

    According to HSBC, financial security after retirement is an issue that will affect millions of Malaysians, especially in light of the United Nation’s forecast that by 2050, there would be one Malaysian aged over 65 for every four aged between 15 and 64.

    One interesting highlight from the survey is the question of how long respondents thought they would live after retirement and how long they thought their savings would last.

    The answer: Malaysians expected to live 17 more years but their funds would only last them 12 years.

    Many thought that in order to enjoy a comfortable existence after retirement, they would require 81% of their working age income. On average, respondents were of the opinion that they need a household income of RM76,900 a year.

    As only 46% of those surveyed were regular savers, the crucial question is: Why are people not saving for retirement?

    Half of those not saving for retirement said they were being held back by the cost of day-to-day living, and 30% believed that they were saving or investing in a “different way”.

    The two biggest obstacles people cited for hampering their ability to save are buying a home (48%) and paying for the children’s education (33%).

    On a brighter note, HSBC says Malaysian respondents are amongst the most likely to choose saving for retirement (59%) over saving for a holiday (37%).

    “Nevertheless, a significant proportion of Malaysian respondents are willing to dig into retirement savings as a means of dealing with an unforeseen crisis. Taken together, this shows that whilst focusing on the longer term helps to boost savings for retirement, the readiness to draw on long-term savings in an unexpected crisis will act to reduce the value of retirement savings for some Malaysian respondents,” it stresses.

    The survey showed that the most common methods of retirement financial planning are informal, such as people’s own approximate calculations (53%), and HSBC notes that people who got professional advice tended to save more.

    Of those who used a professional financial adviser, 60% saved more for retirement as a result. And of those who consulted a professional financial adviser to develop a written financial plan, 67% saved more for retirement.

    In comparison, among those who plan their own retirement, only 52% saved more.

    The most popular retirement aspirations among Malaysian are 1) to spend more time with friends and family (75%), 2) to take frequent holidays (62%), and 3) to start a business (48%).

    The biggest fears surrounding retirement were financial hardship (68%) and poor health (59%).

    1st phase semi-d if not mistaken left 2 units from developer at 620K++ but view not so pleasant as facing directly at TNB unit and sewage pond. the 2 1/2 stry sold out except for the showrooms which are going for 1mil++.

    the layout of the 1st phase semi-d is more or less similar to the 2nd phase 2 stry superlinks which is very practical. 2 stry superlink building architecture is much better. the 2 1/2 storey 1st phase layout not so practical. 1st phase previously selling cheaper that 2nd phase.

    for those complaining it’s overpriced (even i’m complaining)…everywhere and everything is overpriced in Malaysia. in the few years to come, there will still be ppl posting here wanting to buy this overpriced property at a superoverprice…

    it’s not practical to me, but it might be practical for you. im only sharing my personal opinion. so please do not take what i say and deter yourself from buying the show unit : ) at 1 mil ++, you gotta decide n love what you buy and don’t final decide based on anyone’s biased/unbiased opinion especially in a public comment box like this. you never know who you are liaising with.

    I like the environment – air quality is good. Plus, the club within jogging distance. I think it is a quiet place to stay, not to mention future potential by upcoming Jusco. The negative point is only the price. Superlink is practical, unless some guys want big land – a daily “farmer” to take care of the grass – I have no time.

    Unless you have a SOLID background, otherwise BLR-2.4 is the rate u able to get now, this is what i know la when i source my home loan. I heard AxBank able to offer BLR-2.45, but i didnt apply as i don’t like them.

    JH Lakeside Superlink though have many good designs and features vs others, it can be better if to include BM Utama phase 4 2ST designs/features since the JH phase2 is more expensive lah ……
    Will DNP include some of those winning designs …….?
    Here are what i mean, BMU,Ph4 2ST vs JH,Ph2 2ST :-

    1. Back Yard wall:
    – Wall with holes facing kitchen’s window for better ventilation/sunlight Vs Plain Wall.

    2. Bedroom 2 & Kitchen Windows:
    – 3 panels window Vs only 2 panels window
    – Larger/higher size panel Vs smaller/shorter size panel
    – Push-out type window panel Vs Sliding type kitchen window (then effective is only 1)

    3. Ceiling height:
    – 12ft Ground floor, 11ft First floor Vs 11-12ft Ground floor, approx 10ft-only First Floor

    4. Ground floor ceiling appearance:
    – Only 2 horizontal beams (nicer, looks ok without plaster ceiling) Vs mulitple criss-cross horizontal beams esp at kitchen area (looks ugly lah if not covered with plaster ceiling)

    5. Store room and Maid room tiles :
    – 2′ X 2′ type Vs 1′ X 1′ type.
    – For JH,Ph2 2ST already 2 x 2 tiles nearly all, why left out store room and maid room as 1′ x 1′ tiles?

    6. Car porch effective width :
    – I think approx 17ft width (tiled area) Vs approx 16ft nia width due to that column/pillar, despite BMU Ph4 2ST is 22ft Vs JH,Ph2 2ST is 23ft

    7. Bathrooms
    – Both also no water heater point at ground floor’s bathroom !!
    – For 1st floor bathrooms, Bath/Wet area have partition wall Vs no partition wall.
    – Multiple shampoo holders Vs Only one shampoo holder.

    8. Water taps
    – Nicer, appear higher quality brand Vs the normal Johnson Suisse type

    1. 568K vs 598K

    2. Land area 22′ x 72′ vs 23′ x 75′

    3. Ground floor 22′ x 47′ vs 23′ x 50′

    4. First floor 22′ x 50′ vs 23′ x 61′

    5. BMU is actually downsize from JH. Differ of 30K to buy bigger land.

    6. Agree on back yard wall which BMU has better ventilation/sunlight but less confidential. I believe many JH owner will extend their kitchen to back yard.

    7. Better surrounding and development plan in JH.

    8. BMU is nearer to NS highway.

    9. Better interior design (i like the ground floor layout) vs better exterior design (i like the modern look) – personal preference.

    No regret to bought one anyway!

    Well, don’t worry, no need regret as JH2 is actually good; I hope to get one also and stay there. My comparison is meant for DNP to consider to include those good designs/features, copying from BMU4 to JH2. I feel at 598K price (as some said most expensive 2ST in BM), designs/features must be completeness ma …….as of course, buyers would like to minimise their renovation cost ma.

    I would like to comment on your view for sharing purpose. Here it goes:-
    BMU Ph4 2ST vs JH Ph2 2ST: (But, I’m not fan of BMU4 also).

    1. 568K vs 598K (Comment: Yes, current price, their early birds price difference was 40K between these 2. JH2 ‘wins’ – that’s why higher expectation)

    2. Land area 22′ x 72′ vs 23′ x 75′ (Comment: Yes. Actually slightly bigger only)

    3. Ground floor 22′ x 47′ vs 23′ x 50′ (Comment: Yes. Merely 3ft longer)

    4. First floor 22′ x 50′ vs 23′ x 61′ (Comment: This is tricky due to brochures info. BMU4 22′ X 50′ is excluding front balcony; inclusive is 22′ X 56′ vs 23′ X 61′, so only 5ft differrent – that’s why if you were at JH2 first floor, you won’t feel the 11ft longer …….i have hard time figuring this too also ).

    5. BMU is actually downsize from JH. Differ of 30K to buy bigger land. (Comment: Actually, it’s JH2 is upsize of BMU4 as BMU4 launched first).

(Comment : Yes, JH2 exterior is more modern-look and grand too – i like it too. Interior is also very important cause we stay inside, not outside, after sometimes, we’ll not admire the exterior anymore)

    No regret to bought one anyway! (Comment: Congrats !, Good to hear that).

    When you’ll sign S n P ? and how is the loan offer ? Anything better than BLR -2.45% ?

    BLR -2.45 from AmBank is the best from what i heard. Some said “good buddy” month no good to sign SNP, so i just wait for next month..:)

    JS Ph2: 598K/(23′ x 75′ +23′ x 61′) = RM 191.1765 /′′

    Conclustion: JS Ph2 is more cost effective.

    Dont know yet, was told they have roadshow on Merdeka Day. The current units all consider booked and sold out, so i reckon roadshow is for the balance (1st and 3rd row).

    Sometime the “1st 20 buyers” just a trick to push potential buyers to pay deposit as i checked with others even after 20th buyers, they still able to get rebate. Price wise i guess it’s a bit higher.

    I check DNP website, Lakeside is already open for sale since Jun, anyone know the price when Lakeside 1st launch at Jun?

    Yes, landed property based on land only ……..and JH2 still cheaper than BMU4, but psf for landed property not really meaningful …… exp : Permatang Sanctuary with large land area will look very cheap ………

    wah, didnt know JSph2 so fast selling! i bought 1, 2nd row in July. when showhouse open the price up 598K dy…i wonder how much will increase for first row and bumi lots once release? i think first row638K and bumi 618K liao. wah! compare JHph2 with BMUph4 until so detail…last time i went to see BMUph4 show unit, i dont like the ground floor layout…2 toilets ground floor?!!#%$%$%!!     then diff only 20k lo. if u have bought then consider urself lucky dy lo. since so good selling, merdeka roadshow DNP sure mark up another 20K! when i bought in july only right side 2, 3 & 4 row open for sale. 2 & 4 row almost sold out dy. 4 row closer to park all completely book liao. DNP also smart la, reserve all nice units for bumi. sure can release and sell at better price! i was lucky cos left 2 units in row 2 n i bought 1. same day, another row 2 unit sold.

    I bought a unit at 578 with a -25 a week before the launch of the show house. Got my loan approved and now waiting to sign S&P this coming Merdeka day at DNP office. I think the 618 during the roadshow is a mere speculation, I can only foresee the Bumi lots selling at that price once released. Overall, I think Jesselton Hills is a good development, that’s why I invested. Over in Penang island you don’t see much overall development concept going on due to land constraint. Developers would rather profit than to bundle in environment and surrounding.

    From reliable source (and also delight those early birds), there is no 570K – 20K promo period and 578K – 25K seems to be lowest……….. It makes sense also as DNP won’t merely increase 3K (550K vs 553K) nia ……. each increment looks like at least 20K lo ……..

    Also, may I know why Facing South is always better selling property ? I always heard about this, but would like to learn why ?

    Legally, without loan/loan approval also can sign S&P (as long as the document is readily prepared by lawyer, with developer provided your info to lawyer) but that practice is usually for those intend to buy with cash, $$$ ones …..

    BTW, is the JH2 specification ready ? Not specified in brochures.

    We can sign first but they will keep the docs until we get the LO from bank. DNP has the “signing S&P” ceremony on Merdeka Day, guess they want to boost the sale while the balance unit open for sale that day.

    Showhouse is for show, by right should be close to realhouse. If you have the spec early, then you can preview (& review) them first to avoid any surprise on that busy-but-happy day. BM City Mall purchasers have some disputes (hence, trust) on the number of facilities claimed in brochures, not spell-out in SnP.
    If Merdeka day is the SnP signing ceremony, then the specs and diagrams should be available by now. Some developers willing to share out with buyers (only), some will not, claiming worry about competitors, etc. This developer should have good track record in BM kua ……..(may not be too worry kua)
    However, last time, BMU, Ph3 (2ST, 3ST) already have the specs printed at brochures.

    According to the salesgirl, everything is same, only shorter 1ft. Take BM Utama as example, i guess phase 3 terrace would be smaller than type B. For those prefer to stay in bigger terrace in Jesselton Hills area, buy now before too late as the other phase is semi-d and bangalow. Price confirm more than 800K. 6 units of type A and 15 units of type B are still available.

    For those already paid deposit, SPA has to sign within this month. DNP is chasing buyers to complete the loan.

    No doubt there is a Chicken Hills labeled by Wikimapia though not so near. However, when i was there a few times (JH1 and JH2), didn’t smell it even from the Superlink Bedroom2’s balcony Unlike IJM PS, the moment I got down from car, I smell the aroma already though the nearby chicken farm/coop looks small only from Wikimapia. I wonder why …..

    If u frequent go to construction site, u will know the kampung budak always lepak there, I even saw them swim in the pood in front the clubhouse. I think DNP want to protect themself as the whole project still not finish. If someone die inside (serious case) or any bad accident happen sure will spoil the sale for whole project. Normally public is not allow to step in to any construction site. Block the road is a good idea to strict the security, somore now is raining season.

    Go to the site 6pm if u want to see the kampung boy or talk to the guard there, they should know better than me what those boys doing there.

    This is a strategy for developer in KL for many years. Developer will run the management of the clubhouse and the Jesselton Hills Condo residents will pay monthly maintenance fee. the developer wants to run and manage the facility because the ownership subsequently will be his. He can own the building of the club house and one day, if manage well, he van sell the clubhouse to other people. If a typical condo where the swimming pool, gym and library which is situated in the condo itself, the property is actually attached to the building and every resident “shares” the facilities but the residents cannot sell the facilities. So, the trend will continue. Fortunately, the purchaser for the superlink is given two years free and subsequently no obligation to continue. Therefore, impact is not that great. The purchaser of that condo will subsequently feel “cheated” by the monthly maintenance given just to keep the clubhouse clean and workable.

    The condo plan to build next to the clubhouse and surround by the high end bangalow area, I reckon it wouldn’t be the lousy one. But I still reject their idea to build the condo as I bought the house here is because the low density point.

    Update:-

    1. They are now working for the road from Impian Ria which connecting to Jln Rozhan.
    2. Lakeside neighbour – Saujana Indah drainage also improving by DNP for another 1m high.
    3. Sales still slow and only 3-5 units sold out compare to last month.

    Went to their Christmas function on that Sat night at their main office. Very interested to buy the superlink large terrace house and like the green surrounding. But now with condo plan, i must change my plan also, better wait for The Glades.

    But i don’t understand. I thought condo lovers prefer those loc besides main busy road, nearly to mall, hypermarket, like Signature, Prominence, Palma Laguna, Belleview project, BM Mahkota, Auto prai city, etc. So, why condo in this green area, beside countryside road, Jalan Jasa Indah (Jalan Jesselton Hills ?) ?. Hope the plan change.

    The price for superlink may adjust. Increase or decrease im not sure, but last month sales ppl told me that impossible to lower down the price. I still hold on to sign s&p.

    Impossible to decrease price la..might as well look for Tan Gu Gu and Ban Ban Tan.

    Bro, can I know since when u paid your deposit? DNP allow u to hold so long and they even not forfeit the deposit?

    For those interested to buy, just fast grab one unit before CNY. Price is going to increase VERY SOON.

    I spoke to them what is the point to increase price? They told me not to worry about the balance units. I really doubt how they so confident?

    About the condo, all only hearsay.

    I reckon that if condo project becomes real, then clubhouse will be ready only after condo completed; then it has to be at least 3 years wait for clubhouse. Any sharing ?

    A very good example for JH buyer to object the condo plan if DNP insist to build the condo near the clubhouse.

    I bought one so I have to disagree your statement.

    The flood area is not within JH but happen in Saujana Indah and Impian area. Appreciate if you able to give a real fact to me. Just show me a article or picture that you have to support your statement.

    Sorry Chocolate, I don´t have anything to prove this. But my family was stayed in that area since 1931 & experienced this many many years, my grand grand father time, my grandfather said the flood is causing by land soil structure, which can block the water penetrate to the ground. Nothing to do with the drainage system, Futhermore, the landscape strcuture also tends to accumulate water, please zoom out to see the how the bukit structure. Then you will have better understanding. Sorry spoilt your mood, but is my resposibility to let everyone know what is happening there.

    There are 2 serious flood happen in some area in Pg (mainland or island) since JH Phase 2 officially launched last year. Some taman in BM and Machang Bubok were flooded. I also worry about flood problem in JH but DNP prove that their drainage system and retention pond are working well.

    I bought JH and plan for own stay in next 5 to 10 years. Not to deny anything or argue, but we need the fact with solid prove but not hearsay or grandfather story.

    Another trick for them to increase price is when Jusco officially opening in mid 2014.

    Only 60% sold so far. Remaining 40% include those still apply loan and bumi lot.

    I bought corner lot next ” Landscape garden” at Bukit Minyak utama.. thereafter DNP land started new development on the said “Landscape Garden” I had complaint to MPSP for approving the plan without the notice to neighbouring lot and now matter been pending at State Appeal Board..DNP LAND has been compounded by KPKT for advertising offence..If your condo unit was not in your brochure , send the protest letter to DNP and also show objection to MPSP.. it is statutory requirement to obtain the consent from neighbouring lot for any development ..

    We need ppl like u, can not just keep quiet to developer. Anyway the condo just a rumor in JH so far. I will voice out if they confirm the plan.

    mine were phase 2… you will have problem to gather all house buyers… out of 497 units in phase 2, only 2 people came forward to file the objection … Rest don’t felt been cheated or conned … Guys .. don’t caught in surprise .. if the plan already been approved.. they will claimed the land was not transfer during the material time..That was the case in phase 2 residents.. Truth was land already transfer into purchasers name before application been approved by MPSP… our case is very interesting . believe we are not only one… different is we stand for our rights..
