It is not for everyone to live in condo. You can choose LMC house/flat as what gov has done. Just totally up to you what lifestyle you want to live in. Same as LV bag or a bag from pasar malam. Even me is struggling to get my own first home. I don’t want to settle for LMC as I prefer my home to be low density and access to all amenities. Sad to say all these come with higher price.

But seriously based on my survey i feel this place is good place to stay and invest to for future cause Butterworth is gold mine for mainland. Penang Sentral is confirmed as my fren is the JKR’s architect who in charge for it. The speed train is connecting until Hatyai. Mu worry is only 1, will the state gov allow more factories especially chemical or steel nearby location cause the pollution is terrible. Which the Jalan Baru Inai Condo facing. Swiss Garden hotel is just a future plan and cannot take into consideration as at the moment this area no 5 Star Hotel cause still need development but after Penang Sentral is up then might have chances to see the Swiss Garden next to Woodsbury.

I just got the info from the Dev and Agent that the entire land is under commercial title but the utilities will be registered as residential so that will be cheaper and Dev already have the letter from TNB and PBA but they cant show it the buyers due to not official. Practically it make sense cause only residential can get 90% loan from bank. Commercial should 80% only. But my loan approved 90%.
To be safe, i suggest all the buyers to gather before VP (OC Obtained). Maybe we can meet up during the June lucky draw day.
There are few thing to fight for which is the residential for utilities tariff, GST charge on the maintenance fee and to make sure they dont increase the fee yearly cause the 23cent/sqf only for 1st year

380K for 915sqf is lowest floor. Sinking fund is additional 10% from monthly maintenance fee. So if 915 sqf ur maintenance fee will be [23cents * 915] + 10% = 231.49
So above 20 floor should be 4++k

Does anyone managed to book any unit in Tower B? The sea view is magnificent, thinking to get a unit with sea view in tower B, but the sales person told Tower B is reserved for bumi lot, only will release in mid of sept and by that time the price will rise another 3-5%. Just curious how true it is, cause per my understanding bumi lot generally not allocate to those “hot spot” unit.

u can consider Camelia Park condo by Tambun Indah, located Jalan Raja Uda, 5-8min drive to ferry jetty, 1100sf unit about Rm350k with 2 car park.
if you want to buy Camelia Park for own stay, make sure you get high floor. It is almost cornered by 2 medium cost apartment. Else, just sapu any unit.

I did checked on Camellia Park in the 1st place. There are few unit with huge balcony which I love very much, yet it is located in 3rd floor, I think is same floor with car park with high risk naughty kid upstair might tend to throw rubbish down. No point to go for it then. Last checked only left 2 units, 1 is the one with huge balcony in 3rd floor and another 1 is in top floor corner unit.

I know, I’m looking at the most expensive unit in mainland (including BM, Juru area) and the price/sqft is competing with island. But in island, the option you have with budget 450K is limited, you can only get new unit in sg ara, relau or balik pulau area with 500-700 sqft only. The location is congested and my future neighbor can be “anyone”.
When I told my mum I want to spend 400K for a < 1K sqft only with 2 rooms "service apartment" not even condo titled in BW, she said I'm crazy and no eye see me. Expected response from mainlander.
After went thru numbers of show unit in mainland, only PJD's show unit make my eye blink, kind of "kena jampi". If you are looking for a decent urban living style without worry on safety, and high potential development, I think woodsbury is the good option to go too. Sigh… but there is nothing perfect, you have to bear with "commercial titled" assessment fee which is x10 compare with residential title every year, this is the only drawback I seen so far.

Yes can sell non bumi. Its a non bumilot. Bumilot nt release yet. After disc its about 427k facing penang bridge n sea. PJD showroom is really impressive they spend 5mill jus for the showroom.

I am the Wellesley Residence purchaser and from what we see the delivered from PJD, it completely disappointed… certain unit the ceiling height is very low and the door size is also not an standard size… i recommend all the purchasers to clarify this in detail before purchase the unit to upset yourself later when you got your key…

got early bird, and also late bird benefit what. this is normal. Just like Mahsing MCity project, late bird got 25% discount compare to middle bird.
I think what kevin said is real, overheard the sales and a person conversation just now, its a 10% discount for the cheapest unit , 295k (265K).
Quite unfair for those of us who bought earlier . ( 8% + 3%)
I counted the charts displayed, those units with no stickers are about 40++ about 10% of 420 units.

Yes, very unfair to those who support PJD and buy early. I have bough 1 unit at Ocean View, 1 at Wellesley and 1 at Woodsbury. I won’t buy the new project. No matter how attractive it is. I’d rather wait till 1 year before completion to see how they throw the units price. And they like to build block B first. Seriusly… Woodsbury Block B already 30th level, Block A less than 10.
