agree, penang island is not nice place to stay anymore, i prefer to stay a house near to my working area, save time on the congested road & save $$ on petrol. Previous or current state govt fail to solve terrible traffic jam in Penang such as implement project of Outer Ring Road in Greenlane & Light Rail Transit service, talk is easy & “pandai”, but do nothing…sigh.

The price is a bit to the high side. But if see this from another angle, it’s good to have reputable developers introducing big scheme/well-planned development which i think i will help to enhance the living environment with the new concept in BM rather than just those small small pocket developments which do not help much…On the other hand, really hope the state government put more effort in improving the environment & traffic in BM — “Greener Cleaner Penang” is NOT only for Penang Island but entire Penang State as a whole!

buy property on island for own stay is ok, for investment, better buy on mainland, especially landed property. However i feel island now a bit congested & traffic jam become worsen, soon or later will move to mainland, close to my work place is better.

I used to stay at Sg Ara Penang. Throug out 6-7 years the jam getting worse with new resindemtioal are like Setia Pearl and condos at the area. I back in BM for good. On fri after work, I leave Juru home at 7pm and by 7:28pm i am at First Avenue. If i depart from Sg Ara 7:00pm..i wonder what tim ei can reach First Avenue. So mainland is not bad place to stay.

Sg Ara now is really jam, from morning to evening.
However, the short bridge connecting One Residence and Jalan Tun Dr Awang(aka army camp hill road that connect to airport) is completed, but always block and close. So by the time it is open very soon, I guess traffic at Sg ara will be improved to certain extend, cause no need to use Jalan Tengah anymore. Cheers !

Since last 5 years the property value shoot up like crazy… Even non-gated cum non guarded landed property such as DST cost about RM500k… I feel this is ridiculous… I work for a company doing construction and the base cost to build a house not even 100K but sell 500k… maybe in 2 years time there is no housing development gonna cost less than a million…

Jz visit the show house. I like its layout. Good price for G&G plus club house. Free build in alarm system. I like the upper floor unit, coz no need to put on window grill. Looks grand without grill. Location is not good, congested single lane road, who work in penang may take about two hours travel time at peak hours from this area. Good for own stay in future when retired, not for investment. Price translate into rm 275 psf, it is still cheaper than some new launched apartment in bm by developer inferior than sunway.
I like the concept too! Only if Sunway can improve the traffic..price also reasonable by Sunway.

The traffic from here to Penang Island is better than other places in BM like Alma. (Near to NS Highway, Sebarang Jaya and Perai). I think Sunway just tested market, the future price will definitely increase.

Now that road may not be too jam. Do u aware there is few new apartment launched along this road? Airmas condo, prominance, bm city. In future new project mayb launch along this road coz i can see lots of empty land, clearing off the illegally built wooden houses. The traffic is not well planned.

You are right. The whole Bandar Perda area are peddy field previously. This area was actually fantastic. (With all facililities like government office, college, medical centre, shopping mall etc.) The previous development was not well managed and plan. But Sunway will be much more better compare to Asenia.
Townhouse almost sold out excepted bumilot. A lot of waiting list for last phase 12 units lower floor and 12 units upper floor for booking next month. Selling price reasonable if compare with
Condominium in BM. Landed with gated & swimming facilities demand will be there in future.

Just curious, what was the lowest price for upper unit (smaller BU) that Sunway sold to their staff and existing customers 1-2 days before 8-Mar launching ? RM416K as per crestcons ? It was Rm455K for std upper unit on 8-Mar, around noon time when I arrived.

because living room & kitchen is on 1st floor, neighbor or stranger cannot watch family activity inside the house easily. Younger adult normally prefer upper unit, I myself also stay at townhouse upper unit in Butterworth, after certain period of time, I aware that lower unit is more practical & suitable because I get older & tire to climb up staircase few times a day.

I like its design, more privacy and since I got no intention to install grills on windows so uppper unit will be more better. My unit is end lot and will be more ppl walk by toward club house, so upper unit will be the best for me.
For lower unit, one of the room is just located infront of the car park and I not prefer this kind of design but I didn’t mean it is no good. If family got elderly member, then still a good choice for it.

When I bought there were lots of semi-d left, and had less than 10 units of upper unit townhouse left. That was about 2 months ago. Price range 470k-500k for upper townhouse, 900+k for semi-d.

whether it’s for investment or own stay in mainland, go for landed Property, avoid Condo & Townhouse. Mainly because future supply for Landed Terrace is limited while Condo & Townhouse is plenty & upside is limited.
Now the property market has peaked, so the price will come down first before go up. Go reserch & search for your ideal house & location, wait for 20% disc from peak.

The road in front is already congested. The completion of nearby condos will make it even more vehicular traffic moving along the existing road system which will not be able to support the increased traffic volume, that’s not only my concern but many potential buyers

Actually I bought it one day before official launching, that time only open for those invited VIP, but I just simply walk in n no body stop me…haha…
I took up the end unit because of it has extra window for better natural light and air ventilation. Overall I’m quite satisfied with my unit as it also quite near to the clubhouse.

If compare the price and convenience, I prefer th due to I can direct park my car in front my house instead of multiple car park need waiting lift to up and down. At least I open the main door I can see my car and not the long walk way while u open condo door. And sunway Wellesley also G&G concept with facilities.

I was attracted to the design & landscaping of Sunway Wellesley project but can’t understand how you came to your conclusion. Your comments are misleading.
Anyway, this is your preferences and choice of buying a house.
You may wish to do some research regarding the price appreciation for townhouse and condo. Not to forget the potential maintenance issues of high rise as well. Good luck!

Yeah so I heard housing price is going downhill too, since like what 1990s? I tried to wait for a few years since late 2000s, and guess what, it kept going strong and it screwed the money I have in bank (read: INFLATION) instead of in housing.
I believe market is slow now, but price will not go down, but rather the price hike isn’t as crazy as before anymore. Still, buy or not is up to buyer, not me

saw the progress today, the house beside the show house already built up to the roof. and the last house , also done until the roof. i forsee by year end, probably almost all will be completed. they estimate to be done may 2017, but most likely will be earlier..!
Sunway is siok sendiri…want to maximize the proof with limited land..a terrrace house land size want to build up with 500kx2=1m townhouse for sale…i rather go somewhere else to buy terrace house which is <700k for 2 level terrace with wide car porch..

I don’t understand why People buy a town house at Mainland when there are many terrace houses for you to choose from? The price that you pay can easily bought a terrace house.
Let me tell you why a similar size condo is much better than a town house. For condo, there is a lift to your unit. If your old parents who have knee problem or when your wife is heavily pregnant is her final trimester, you expect them to climb staircase every day? NO OPTIONS at all.
Had some free time & accidentally stumbled upon this project. Personal opinions only without any prejudice. Sorry to say there is more cons than pros.
Drove fr Chai Leng park using Jalan Baru, fine till after the roundabout heading towards Bandar Perda where it is not as good. Went to Perda Mall, very big but definitely a failed Mall. Fr Perda Mall to the site the road was lousy. The feel was more of a kampong style road. Narrow, tight & lots of continuous vehicles. Leaving the site was worst, had to force drive out to get to the opposite side of the road. Guess what would the situation be like during rush hour morning & evening traffic conditions.
Townhouse.
1)Frontal entrance is tight & slim. Std terrace will have at least 20 to 25’ width. Inside can park 2 cars & 3rd car outside on yr own front gate. This concept max only 2 cars & normally the early car that comes back will also leave early the next morning. So imagining having to shift cars on a daily basis.
2)Living Hall space is adequate but the front porch is lousy. You can see yr opposite neighbour up close & personal since both your living halls are so near to one another. You won’t want to open your curtains fully.It will not be airy enough to get fresh moving air in and you havee to switch on the air cond continuously everyday. TNB will be very happy.
3)Rooms are neatly laid out & it is adequate enough. Not bad we would say.
4)For upper townhouse it will be unadviseable to climb up 2 storeys everyday to get to the rooms. Once you get older or if your young wife is during her pregnancy stage you will be cursing.
Overall opinion, better get a larger condo unit with lower density or get a std terrace house for the same amount (built up space will be much bigger).
Semi D.
1)Front Car porch is great. Wide & practical.
2)Living Hall & Dining is fine too. All 3 floors have 12’ high ceilings. Very good.
3)Kitchen is way way too small for a big semi D. No place to do a dry & wet kitchen & no place to have an island too. Staff told me that nowadays modern families cook very little but they forgot that every kitchen is a woman’s pride & domain. Give your lady nice & big kitchen, she will love you till kingdom comes. Even if it is not used fully it should be on hand whenever the need arises.
4)Up to the 1st floor, rooms wise all is fine & adequate. Problem here is the double ceiling dining hall. What a waste of valuable space. 90% of buyers will have to fork additional moolah to redo this area.
5)3rd floor is only half a floor with just a master room. There is no back half. It is actually just 2.5 storeys.
6)Worst unacceptable part here is there is entirely not a single balcony at all available for this whole house. I cannot imagine what the designers are thinking about. There is such a big car park porch in front & it can easily be made into a big huge balcony for the master room occupant to be enjoyed.
Overall opinion, it is better to judge for yourselves.
when u guys buy townhouse, remember to chk who bought beside,
never ever buy next to some one who come from kampung, eg: kedah people/perak people,
If I m sunway boss, will fire this project house designer.
