If not mistaken, there are a long waiting list on the corner unit. i am one of the name in the waiting list too.
Last i heard on the market value on corner unit is 670k. If you release at 450k, for sure it will be snatch within second.
you cannot release now if you sign spa, BUT you can sign a new agreement with the new purchaser. Something like side contract between you and new buyer. Dont forget that there will be 30% property gain tax, transfer of title, legal charges, stamping etc… Estimate a total top up of ~40% on your purchase price.
Well hope that i will be the lucky new owner.

Something to add on. Not only flipper know this. Anyone own 1 property or those uncle and aunty know this process. Don’t believe? Just ask your parents or granny who own any property. What a joke of the day

Additional feedbacks.
1. If you study the floor plan printed in the large brochures, 22ft (like unit 104, 105) staircase already have the triangle step on top but not the 24ft one. So, not sure is it really a new modification as someone mentioned or merely build follow floor plan strictly.
Also, the 24ft staircase width is wider than 22ft staircase width by about 1ft (I think wasted that 1ft lah). So, the 24ft dining area is only wider by mere 1ft than 22ft one.
BTW, the height from the beam to the stair case step for show house unit is about 185 to 190cm nia, but enough for most ppl.
2. The small yard between wet kitchen and maid room is supposely for washing machine but has open wall (half height wall). So, rain can splash in if without awning. Also, that opening compromise the security as ppl can just jump inside. So, what are the type of door for the maid room and door for wet kitchen to yard ? If it is not mild steel metal door like Back Door and merely timber plywood door like bedrooms door, than thief can easily break-in through the yard area. If close the half-height wall with full height wall, then the ventilation of the bath room going to be bad.
Oh, some feedbacks that I forgotten :
3. The master bedroom metal air duct is there probably for better ventilation since the ceiling height so high (more than 14ft, I think), but sliding door is just 2 panel sliding door and sliding window.
If close with bricks or fixed glass, what will be impact to the masterbed room ventilation ?
If not close, aircon cooling efficiency will be affected or leaked.
Also, anyone knows how to put ceiling fan and round lights with that extreme height ceiling ? Just concern, whether still can get the fan’s wind and the light brightness.

I went to site this afternoon and inspected the 22′ unit and found the staircase step has improved but the beam design remains the same.

Just some info for you:
If you sell with SPA sign, you need to sign a separate contract to the new owner. You might top up the price a bit and the you and the new owner need to pay all legal fees/tax as well. The contract can only proceed after the VP/OC obtained. Don’t for get that you need to factor in the interest from bank as on progressive payment.
If you did not sign SPA, you can return your unit BUT I don’t think developer will give you back the booking fees unless you have a valid reason to return such as reject of loan from bank. If you sign the loan offer from bank, you need to factor in the penalty from bank as well.
These are some things that need to factor in as I can think of. There might be more, you can think of this is a wayang kulit show or not. All up to your judgment. I don’t gain anything by giving advise/talking cock.

Buyers have the right to request? For your info, this project is sold out and there are people in waiting list. It is all developer’s market. Not yet buyer’s market. You don’t want to buy, can say good bye as there are lot more people to buy. That’s the fact.

If the developer and NGP listen to the purchasers’ feedbacks and complaints, and do something serious, I think everyone would be happy and will not create war here.
They just don’t want to listen and just do it their way, in the end, they will not stay in Pegasus Residence. They just build (with ugly design) and make money and run away.

Based on my experienced, I have personally tried b4 with other new developer. They ignore. Well, I do hope that buyer will win this round… But did you gather at least 80% of buyers on this?
As long as the design is based on the architect drawing and its approved, then no level of complaint can affect them unless they voluntarily change.

Haha, that’s the problem with the market right now. No body wants to sell at -40%, and no body wants to buy at current price. Debt level is at all time high, banks can’t give anymore loans, so the situation will drag until (1) people’s productivity suddenly increase significantly OR (2) property price correction. For those having the luxury to sit back and see things unfold, enjoy the moment….:)

this is facts! Well, if not mistaken, this project is in pilling stage. I think pilling will be completed soon. And for those loan reject, refuse to sign spa etc all will be filter out during this stage.
As far as I know, nobody has faked my id. You all can tell from the way they ‘talk’, ‘type’, or even the style they carry themselves.

Latest update is still in pilling stage, the pilling now from center to entrance. I think the pilling process will continue to May kua? Not sure, buyers can always call ngp sales or developer on the progress.

other then the stair step, you should check
1) the open duct at the masterbed room – ugly design and nobody understood why the design like that….maybe the designer mabok when he designed it

NGP is just sales agent not developer. That’s why they will just sell and run…and let you deal with the real developer.
The developer will then tell you…
” we never promise you this and that…you need to check with NGP”
and NGP will then tell you…
” we are not developer and we can not decide….”
and you will stuck in between….

Just curious, what is the status ? Developer agreed to change, modify or buyers finally “accept” the design/layout already.
things are moving and i have reliable news that – the developer is not happy with how NGP communicated with the purchasers, lots of empty promises and make the developer look dump. Also, NGP hired cheap designer for this lousy design etc, that also really piss off the developer. NGP made a bad name and bad reputation for themselves now.
NGP is marketing agent, also the one hired designer ? Not developer meh.
Well, actually, I don’t think it is cheap designer but probably young designer or achitect whom made brave moves in designing something different fr conventional boring 2ST layout but somehow forgotten to consider the practical aspect of living inside it, so it flops lo.
He, he, developer can always tai chi to others.

and probably, NGP introduced some cheap, parlia designer to the developer and charged the developer for RM 100k for the design…and then kick back RM 50k back to NGP…well, you should know how this under table process works…

I have heard NGP had a big argument with the developer and may caused some delay liao….
lol… y keep said cheap designer? may be this is expensive designer and he design something special? but this special design only not suit to purchaser? so this story tell us dont simply buy before see the layout or show house? if cancel fully refund?

Thats why NGP knows….all the purchasers will accept the house not matter how ugly the design can be.

Pavilion Part City in Simpang Ampat.
I have fed up with this project. Initially I was so excited to buy, but the NGP people kept on saying finish…finish. Then said got few units released by buyers, but need to pay extra cash to them. Now I have invested to other project.No need argue with them any more!
Actually, this project not too bad lah…just that the NGP guys are greedy and wants to make quick money…promise here and promise there…
they will tell you…Oh…all units already sold out…bo liao…but 2 days later…they will come and talk to you…” Lu Ai Bo? I still got 1 unit left…but you need to pay extra RM 50k or 100k etc”
Wah Lau….so easy to make 50k?
That’s why, we need to
1) Protect the interests of all the purchasers of Pegasus
2) need to tell the market about NGP…
Please go and start to inform the purchasers of Pavilion Part City in Simpang Ampat.

yaya, totally agree with you, this project with such big land and price hard to find in BTW area ady.
Just those KNS NGP salesman, always give an empty promise, and always give a wrong information, you can get an answer from salesman A is different with an answer from salesman B, and salesman C and etc… fed up with those greedy NGP salesman!

A friend of mine (Mr A) has one unit there, he was thinking to let go and plan to make approx. RM 10k…
He then contacted NGP sales man, guess what happened????
NGP sales man lobby this unit and try to mark the profit up to 70k….
this NGP sales man proposed this unit to Mr B for extra RM 70k….
What happened was – Mr A and Mr B know each other.
So, this how the whole story came up….
Lesson learn
1) Never trust NGP sales man or NGP as a company
2) if you all want to sell or buy Pegasus unit, better find the buyer, owner in this blog, no need to go thru NGP…they will suck your blood dry.
We all need to educate the market about how bad this NGP is…
Damn this NGP, property agent only request 1% commission, base on real estate rule can requeast max 3% from owner, this NGP request another 60k more than 10%, can ask ur frd make report sue this greedy NGP and hang up the license.

there are many loop holes they go around it…
so, the best is —- tell the market about NGP and make sure everyone knows their true color…

you need to calculate interest till OC/VP only can sell, don’t forget the bank loan penalty, legal fees, property gain tax, transfer of title. All these will factor in another >60K

maybe with the under table RM 50-70k, so total around RM 620k for corner unit.

And he is not happy as sales person would like to jet up price on his subsales.
He will try everything to pin down the sales person, curse this project just to release his personal anger. He might be a potential buyer try to bring down this project price.
Who ever this guy is, I can tell that most buyers are those uncle/aunty range (stay near this project). They will not let go what ever you try to post. Not just this project, notice that other project in bukit tengah also fully sold out due to strategic location.
Not only that, many buyers already signed up the s&p and wait for the oc and sell with higher price

The problem here is, too many NGP sales in this discussion and giving up not reliable info.

simple proof, everyone knows the designs are really bad and outdated. The dangerous and narrow stair steps, the low overhead beam, the stupid glass at the balcony and more…more and more…
I noticed, many purchaser complained and complained but no actions were taken.
Conclusion :
Bad Developer and Greedy NGP.
A good developer will listen to the purcahser’s comment and make modification accordingly.
I also heard, the developer and NGP acknowledged and agreed to the design problems but they just don’t want to chance it due to maybe
1) Cost
2) Experience

Exactly.although the ngp staff said the develop will improve for the stair, but the later design will narrow the dining room…cant trust their words
You all the purchasers shouldn team up and do something for yourself.
NGP and the developer can play all the purchasers like ‘siao-kia’ because they know all the purchasers will not make offocial complain, so they just play-play with you all. What to do?

No need to complain, I think the design is very good and you all should just accept it. You all should know, all the complains WILL NEVER reach the developers because all the complains will be blocked and filtered by NGP.

If u dont like the design just cancel, dont make noise here, no ppl force u buy, still got many in waiting list, they willing to pay more.
Dont ask the developer change design, I like it so much, if u dont like then just reno urself after OC.
I just received info from NGP sales (Gary) that this Thor is the boss of the developer.
No wonder he is so protective to this Pegasus Project.

ok. I know the story now. Thor’s father passed away few months ago, all the NGP sales people were there at the wake. Gary and Desmons were also there. No wonder this thor guy is so protective to all the comments.
