Before comment anything, anybody has it’s land/build size for Sanctuary Villa? Not available in IJM website.

this place is quite good to stay and potential..but the price is a bit high..after jusco move in i think this price is acceptable.

Not every part of BM have chicken farm… BM Permai Bangalow is $788k. Bangalow along Jalan song ban Kheng is $1M. Property price will not drop because the demand is high. Malaysian population is increasing. You only get a box in the air for $750k in Penang island. The only answer is work harder…
Ya… high demand due to 1 ppl buy 3 to 4 properties. To keep it up long running, as long as 1 family to have 4 childrens. More population is needed to grow the market.

Construction of Jaya Jusco is on going. Nearby lands were brought by other big developers Airmas, BSG etc. IJM has big plan at Permatang Sanctuary. Potential of this project in mid or long term are promising…

What is the price of link semi D for permatang sanctuary? Do you think $550k consider reasonable? Jusco alma will open on May. Just hope the price will not increase again because of that.

Anyone can make a comparison between the newly launch Taman Villa Permai and Sanctuary Villa in term of future value?
I think all landed properties in mainland is good investment for long term as down the road in 10-20years, most ppl will not afford to buy landed houses in mainland. By that time, we can keep it for our children or sell it at the market price..
In term of Sanctuary Villa, definitely a potential high value increase once the 7 phase completed in ~10years time. Location wise is not perfect, but its OK because we already have Tesco, KFC, MacD, schools, and upcoming Jusco. This will be the key selling point for Sanctuary Villa.
In terms of Villa Permai, it think the properties value will also increase.

Agree! Middle class group already cannot afford new landed property in the island. And I am seeing the mainland landed is catching up. I think the cheapest new launched DST in mainland also over 500k now. Averaging at 550k maybe.

So what is the latest selling price and how many units left?
Overall the phase 1 permatang sanctuary is nice. It is just too near to the chicken farm. You can hear the sound clearly and smell bad. This is not acceptable. The residence area must have some distance to the chicken farm. Anyone know the regulation on this? IJM good reputation maybe affected by this matter.

1. Visited the site last weekend … bad smell from the chicken farm and burnt rubber…
2. Saw two need ‘kandangs’ recently erected by the chicken farm. Now really close to some houses …

The chicken farm belong to my friend. He work in this place for more than 30years, no place to move out & built a new farm, they just can stay in original old farm & continuous there business only. I think they won’t sold the farm & shut down in short time.

I visited my unit like 5-8 times in varies of time. I must be lucky… chicken decided to keep quiet while I’m visiting and they shit on that day.

What so important for the name? The fancy fancy name just to attact buyers.
I think with the built up & land area, design, location (on small hill), material & workmanship probably is good place to stay & invest…agreed with Chocolate villa or bungalow is just the name to attract buyers

Gosh, the smell was unbearable!!!
The Link Bungalow with 20K discount now, but still cost about 778K, 28k higher than the original lunch price.
The sales claim the Villa will obtain OC by July 2015, but why are there still so many units available? (about 20 units). Unlike other projects in mainland (especially in BM), most of the projects sure sold out in a short period of time after it launched (within 1-2wks)
I am still considering whether I shld buy this house or not.
Any input from the buyer (that already bought the units here)

The Back to Back bungalow unit price has been increased to RM783K (Book Price is RM833K with 6% CNY Discount). Still good to buy? This second phase is far away from Chicken Farm…and I do not smell anything when I standard in the Phase 2 Area few times last few week. I like the landscape.
i bought there as well. my friends from permatang tinggi told me that the smell start on 6pm to 11pm. u should to check out at that time . i wonder it as well, but then i got no time to check it out

My fren stay there and I visited her. She said before it is very boring place without many ppl, cars, a lot of empty houses, empty playground and far away from everything even simple groceries and meals. Worst at night.
You should visit there after heavy rains to check the smell, it is there. Visit there at night also.
She said it is only good if you like very very very “peaceful” place.

I visited her house but i m not the one stay there. So, my comments not important.
I paid a visit to this site to have a look see & overall everything was fine in terms of layout, built materials, surrounding roads etc etc.
But as said by others before it is a peaceful area as virtually there is very little traffic around this area. Very serene & calm. Quite positive in all areas. We all voted yes & started looking at which empty ones were available.
However as we were almost leaving it started to rain so we stayed on a bit longer.
Then the “harum wangi” smell came & my God, it was really very very smelly. Like the Hong Kong/Taiwan smelly tofu.
No way we could endure that smell & even though my wife hated the smell from my cigarettes she said it was not as bad as this though.. I knew the existence of the farm earlier.
After that we drove to the chicken farm itself & saw that it was indeed a very big farm & am very sure they will not be moving out soon.
So if you can take the smell then make a go for it but if you can’t then better don’t.

As i know, most of the house owner apply MPSP permit first before renovation, why still kena saman? forget to apply or house owner re-change the structure of the renovation? applying permit for “A” but renovate “ABCD”, are you ask them in further details ?
I went last week, the taman became ‘exclusive’ as many buyers bought 2 units side by side / back to back and make it one, with built up shot to >5700sqft (exclude extensions) and land areas 7k (even more for corner units). 2x thumb up!
