Hi just wan to check out something with you guys, i have pay 5k for booking fees, now they call me to sign the s&p , they ask me to ready 5% of my unit price for them.(the unit have 5% discount). Now the development say the 5k i pay, is not for the 5 % deposit. I am no understand and confused with the 5k i pay for what ?? Someone know what happened on it????
Ya, the 5k booking fee is not include as 5% deposit, they did inform before that.

The start date has been changed since Apr then May and now June. The same thing happen on the date to sign SnP. The developer should be serious when communicating the start date to buyers.
Sales not good, so developer need to postpone the construction works, if not developer should bear the construction costs for the work done.

I’m quite dissapointed with this investment because it worry me when the project continue to delay. Also I notice that this project advertisement also not impressive as other projects. Ex: the advertisement board display a long the road is not attractive at all eventhough the signboard is big. The photo is not attractive at all. Also I notice there are canopy beside the show house. The canopy color is old canopy with old white/grey color and the canopy is also old. It should be red colour with clean or new canopy, attractive banner, put up music and other attractive items should look better to attract more buyer if the sales is bad. Also we can invite all the buyers to attend the funtion and from there they will bring their friend or relative who may potential be the buyer as well. Put advertisement on property sale website like mudah.com and so on which i see most of other projects have advertise in property website even they have not launch yet. We should sign the snp last year but drag until this year March and then not sure they stamp the snp since the date will base on the stamp snp. Is this way they try to continue delay the project at our expense? really dissapointed with this project and with this kind of economy situation, it worry me more…

Last Nov, when i visited the half finished show room, the Availability Chart showed mostly sold, except type A and C on very high floor, 27th and above. Type A is largest, more than 500K and type C, smallest, more than 400K. So, if the chart is real and ‘accurate’, sales is very good, and delay is unreasonable and strange. Something fishy and deserve worry.
Haha…I think the chart remains the same till now. When I visited early this month, also more or less the same availability chart. When I ask for lower floors, only they show me a list of those loans got rejected. So how accurate is the chart I wonder…

I signed my SNP 1 and half month ago. During that time, the lawyer told me that this project is 50% ++ sold, on hand have around 200++ of SNP waiting the buyers to sign.
Anyways, I really not understand why they keep delay the construction.
Developer probably need >90% sold to start the project. Else no money to pay for construction and serving loan interest for the land.

Yes, they show me the company profile before and IJM is one of the shareholder.
IJM is a very experience developer in Malaysia. Externer developer should leverage IJM strength to speed up the project development. I think developer should have enough fund to start the project and should not wait until >90% sold then start.

Used to be The Signature main competitor, to finish built after them, for stay or rent or sale. Now, by the time finish in 2017, already a lot of competitions from so many condo projects in BM area recently launched. Good luck. IJM did not complaint kah ?

Do marketing/function need money. All I know is most developers (except the big one) currently running very low on cash. Furthermore, do function if got buyer then good la. Unfortunately developer nowaday also know market very bad. Do function also cannot get buyer. So better no need to do.

Just visited the property fair today. They come out a very attractive package, including come with almost full furnish that equip with fan, 4 air-con , kitchen cabinet , washing machine and….. ready to move in when completed.
For me, those who really interested in this project, can consider to grab a unit. You will surprise with that they will give you rebate in cash as part of DIBS compensation.

visited the developer in gurney, i saw the selling chart and i saw the marking they put….totally cheated by the G.E Tan sales person. Last year when i visited the fair in qbay,they show me the chart and oledi sold most of the units. But today, i went there and the sales person told me this marking is all new customers booking during this fair. Actually, the selling is around 50% only before this fair.Now, i undstd why the project keep delaying and delaying….the lawyer also told me almost 300++ units oledi sold…all is lying. Now, hopefully the developer really do the construction and not only for show to attract customers to buy at property fair….below 20th,same as 1 cpark.

Do you know why the lawyer also helped developer to lie? Because the”contracted” lawyers are usually given the opportunity to purchase a few units at discounted price. Same for all other projects. The developer’s “associates”, example, architects, lawyers, contractors are all given the chance to choose their units before soft launch. That’s why by the time of soft launch, most “nice” units are all “reserved”.

gentlemen/ ladies, the 70-80% is a sticker game.. the same game a year ago.. they showed me a bunch of units on the chart (huge number) covered with stickers during the booking.. went to the sales office half a year later and found those units available for booking.. you’ll be surprised the lawyer plays the same game.. he will point at a stack of files and try convince you that soooooo many units have been sold and signed..
anyway, happy 1st year anniversary to those who booked on the same day i did.. and about the sales people, you might find yourself more equipped with information than them.. but not all of them la.. if you are not happy with the sales person you are talking to, talk to another..

The sales chart showing more than 80% sold now , a lot of improvement compared to when they have fair at Gurney plaza on July – only have 50% take up rate.
I think the concept of come with furniture and 2 % cash rebate for DIBS did attract a lot of buyer. Follow the success the story of Signature where is fully sold out now.
There is 2 trucks working there and deepening the hole.
Hope it can be progress smoothly as this project have already delay for one years.

From the information i get it from sales/ agent, they just putting the truck there and delaying the time since they told me this developer having serious internal issues but i have really no idea what is happening.

For the possibility to trust have to be confirm la they said then i just listen lor, how i know is it true or not since i already throw away Prominence. Aiya believe it or not based on your trust to developer la, she might a liar or maybe have such thing really happened in developer. who knows 😀

fr what i know is if you had signed SnP, loan agreement, Charge and stamped and currently servicing the loan interest, financially, you are the bank debtor, owe the bank. You have to continue paying and settle the loan disbursed, if not, the bank will send legal letter to you to claim back all their money and cost incurred. The bank won’t care about your incompleted condo because they cannot auction (lelong) it to recover the money. Rains or shines, they gain lah.
