LO just a piece of paper, the final doc is loan agreement. I dont think any bank dare to say “NO” to Zeti. Anyway safer la if u already signed before 15th Nov.

Mind to share which bank u take? My banker from RHB also told me that once you sign the LO before 15 Nov, then you are safe.
But just wonder on this, assume that DIBS is cancel and developer give further rebate to reduce the selling price, then how about the LO then?

I think the prominence should be dont have DIBS anymore as per the budget 2014 and BNM.
I think developer wont give further rebate to reduce the selling price cause it will cause more trouble end up as majority buyer had signed the bank offer letter. But i think mayb they will give furniture to compensate us kuah.
At current situation only can wait till the APDL obtain only will know what will happen next

So, can the developer share what is theirs ?
The intention of Budget 2014 (DIBS, freebies, rebates) and follow-up closely by BNM/KPKT measures are to force developers to reduce property price to real market value.
So, if developer replace DIBS with some kind of rebates, furnitures, freebies, etc, instead of reduce SnP price, it becomes sticky situation also as this schemes still contravene (flout) the new regulation of nett price. So, just wonder how the developer will handle this. Lee is right, first thing first is to get the APDL before knowing what is next. To BNM, probably LO can be ammended and re-signed for lesser amount if property price reduced.

The sales guy at the show unit told me that there will be a separate paper defining the DIBS terms, attached to the SnP. Which means DIBS will not be spelled out on the agreement? Does that sound alright at all? As for the show unit, it should be completed by this weekend, quoting the sales guy.

Regarding the APDL, just heard from the sales agent, they just get approved at 6/12/2013. Hopefully only can wait till the show unit complete only can officially launched.

Yes. In Dec 13, I was told by the developer that S&P and launching will be before CNY and now become Feb. Same thing happen since Oct 13, every month asked also say should be next month. Showroom took a few months and not sure already completed?……..a bit worry……super slow progress…
Haha, i am doubt whether they can official launch and signed S&P at February 2014. The showroom bathroom is yet to complete as they want it to complete together with the official launch.

A little question to you guys here.. The developer did say “free legal fees”, didn’t they? If that’s the case, they will have to pay my appointed solicitor right? I was told that if i rely on the developer’s solicitor, it is equivalent to signing the S&P unrepresented. And above all, a solicitor who acts on behalf of the developer in the sales of property, must not act for the purchaser in the same transaction (Section 84 of the Legal Profession Act 1976).. How true is this? (Anyway, this is my first property purchase)

My opinion based on your questions:
Yes, as always, free legal fees if buyers use their lawyers.
By right, it’s yes but they purposely won’t pay for your appointed solicitor.
Yes, Legal Profession Act is true. It’s their solicitor, acts for them, pay by them, buyers just borrow to use the solicitor. So, next time, in case you want to sue the developer, you have to find other lawyer, cannot find that lawyer.
During signing SnP & Loan, their lawyer will request you to sign some forms called SU (Statutory Declaration) that you agreed willingly not to engage your own lawyer.
BTW, anyone compare this project vs BM City Mall which is in the same road ?

Went to the show house last Sunday. I like the balcony fencing come with fully glass , look nice. The rest quite ok too, grey tile at wash room, living hall 2×2 shining tiles. Now only left wash room accessories yet to install , in the progress of price negotiation with supplier. Original unit will equip with all this. Overall very nice.
For the 2 storeys shop lot, the developer will rent back from buyer for the first 3 years and bring in the F&B. Actually this is part of 6% guarantee return for the buyer for first 3 years to boost up the sale for this commercial lot.
However on the SnP side, they keep delay on the final date is because now still searching for the best way for the DIBS package. What a big headache for the developer. I believe if they cancel this, a lot of people will drop their unit too.

I applied with HSBC but yet to sign the offer letter. They will need the S&P before we can sign the letter. That’s what i was told.
Anyway, is RHB harassing you with calls? I get calls from them like every month (sometimes 2 in a month) asking me to submit my documents to process loan. They are not even interested to know if i am interested to apply with RHB, they just want me to submit the papers.
nop, RHB didn’t do that to me. I guess we can sign the offer letter 1st, S&P is for the loan agreement. As to what I’ve been told, the bank is still processing on getting approval if they can provide loan to buyers after which they obtained the APDL from developer earlier on. Then, only we can sign letter offer.

no particular reason actually.. every other bank offered pretty much the same thing (might differ in terms of flexi and what not).. i did not even try applying with the other banks..
Latest update by the sales person. When the interest scheme start, we just need to bring the bank statement and pass it to the developer to enable them deposit the interest directly to the bank.
We no need to pay upfront. However, all this will not have any black and white statement in our S&P. Just based on trust.

hi, Kelvin, i just signed the s&p and there is really no black and white to be provide by developer that it will be still DIBS. ALL is just verbally confirmed.
What i think is, if they really broke their promise, this will be their first and last project in Penang.
I choose to believe them since I cant afford any new launch house.
Do share with you, if the S&P stamped early , it will be benefit us as they need to follow the law by the deliver the house to you by 36 month, if they are unable to do so, we will have the 10% as their penalty.

Hi all, im a buyer here. just signed SNP. the lawyer jeffry told me the same. unable to come up with blacknwhite for the dibs. just the developer will honor this matter verbally only.
they told me few method for them to pay back the interest. same thing every1 is hearing.
btw can any1 help me understand this, my loan no dibs and no mrta agak 1.8k every month. so this developer pay me back how much for every month till completion / 36 month later ?

it is depends on which floor u purchase for the condo. if the construction until the floor u purchase then the bank started to ask for buyer to pay the interest. hence, if u taken the highest floor means u might pay it on the last construction to completion.

What bank are you apply? I think the rate will be quite similar and standard.
most bank offered -2.4. mine is -2.3 from RHB :-(. but without MRTA. however, easier to calculate for the dibs repayment by the developer to pay back that they verbally say will honor,
