Yes. Now all condo is RM50k discount if you’re serious buyer. RM100k discount is sap sap sui in few months time. Probably earlier. Condo subsale in Penang Island is oversupply without real demand. Mostly just see see so that they can grab when got 20%~50% discount.
The condos are over supplied for sure. But if those owners have strong holding power, it doesn’t really matter. Those are the people who have a lot of cash but too scare too put into stock market, not happy with the FD interest or mutual fund, what else options do they have? Buy a house lo…. Unless factories like intel, altera, motorola are cutting head counts or work only 3 days a week, or banks like Public Banks, Hong Leong are closing down.. else i doubt the market will collapse. Expecting the prices will not change so much for few years will be more realistic.
How is the progress on this condo? Seems like no movement since soft launch (last Oct). Will it be another The Clovers?
yeah, jus back from the site visit…no activities, no heavy machineries except for both parked excavator and a lorry.
Today they having event at Iconic City to push sales on this project.

This weekend pay a visit to their office. Show unit ready for viewing. As for now, among the highest price on that area.

When I compare iconic skies with other projects in this area, I personally feel iconic skies is better than the other condos… For GSD projects, especially sky cubes residences, i don’t have much comments on it… The only thing is smaller in size compared to iconic skies…for a better space and layout, u can go for iconic….I went to few units… Like Setia triangle, Setia pinnacle, and some other project for 1598sqft onwards… Iconic is better since Setia triangle is mostly sold out… Iconic skies is still in the highest rank among other condos in the area… I believe this relau area will be ok in another 3years time… upcoming 3 schools is already approved.. There are some old houses in the area…I believe it wil be all gone in another few years as this area is developing… I already bought one unit in tower B … Is there any buyer out there?

This condo is located at high density area due to the surrounding low cost & affordable flats in future. Secondly, it have only one road out to Relau & Sg. Ara which is facing heavy traffic jam every morning especially those working in industry. It getting worse ones the Idaman low cost flats obtain OC & coming projects Setia Pinnacle, Sierra, Garden, Skycube & Imperial condos all completed. Furthermore, Chung Hwa high school will build in front of it will make the traffic worsen.

if it has already sold >80%,…the possibility of running away is very little, because the price of the unit is > 600k ea…just imagine the profits per unit……last time 25 yrs ago…can lah….not many people got so much monies to buy and also the selling price is low.

today, developer running away quite unlikely otherwise banks wont be willing to take up the projects.

I think u referred to the old floor plan.
The new plan made changes on replacement the affordable house to the existing 970 sqft.
Total 970 sqft unit is 64 and currently left over ~6 or 7 units only. Iconic will lunching these units on 15 Jan.

By roughly calculation base on scale of brochure, rm 2 ~120 and rm 3~ 90.

Either your maths is not good or you are from Iconic trying to exaggerate the size.
e.g. The room 3 is ~75sq, go check yourself the sq of the floor plan in Iconic’s website and tell me how you calculate it.

Haha! My house is facing west. I put tinted glass also cannot avoid the heat from outside. Wall also hot, everyday switch on my aircon to 20 celcius, feel like a baking oven inside the house. Normally we hide and rest at the 3rd room or kitchen to overcome the heat. Is a big headache for me to own this house. I advice u all, please don’t buy house facing west, especially now is facing El Nino attack and world temperature is getting higher, noon sun is really cannot tahanloh!!!

But end up I took my unit facing east and higher floor which is more expensive.
Even though after dark those facing west houses will be hotter than those facing east.

Ranee: depends on your room facing which side. if it is got east sun direct to your room than night time will be hot on your wall and will start feel it at night. Anyhow east or west as long as your wall not direct facing the sun it is ok d. Unless developer put the red brick(5times expensive) on your wall than it will be different story.
Actually my 1st room is not direct to the evening sun, but also feel the heat totally can’t sleep at all unless i on the aircon to 16 celcius to reduce the room temperature. This is concern about the facing, east side units are more safe as the morning sun is warmer than the evening sun. Right! But red brick wall only provided for super condos, not for ours
Correct! This is not room direct or indirect to the west sun, if house FACING west all will be heated by the evening sunlight especially the front rooms. There is no luck at all unless got another building in front to block the west sun. Happen that no good view for u to enjoy.
Talk so much also no uselah! If u stay inside the house then u will know how terrible is, but good for those SAUNA lovers. Hehe!!!
Houses facing east start to cool down after the noon time as sun moves to middle.
Whereas houses facing west start to cool down only after sunset ~6pm.
So end result houses facing east will have more time to cool down, it will be cooler at night.
Moreover, u cant even stand at yr balcony whole afternoon if yr unit facing west, plus point yr clothings hand at balcony will be drying fast.

Agreed with you. This El Nino attack will causing Malaysia temperature hit max 41 degree celsius, it’s very hot. Your wet clothes will dry up easily inside the house.
One suggestion you can try the Nippon’s Solar Reflective Paint Coating paints to reduce temperature at house.

Actually the total of 970sf units only 64, 32 units on each of east and west wing.
Initially these units were designed for affordable houses.Somehow iconic managed to rearrange those affordable houses to another land in B.Ferengi.
Those units were then re designed to current 970sf with similar material spec wrt those 1500sf which cost >700k
The prices of lower floor starts from 450k which is quite close to those B.Lepas area affordable houses (upgraded) which is very high density n smaller size.
The above mentioned in fact is the selling point of this 970sf unit.
It actually started soft launch after successful conversion at Nov 2015.
My opinion on the 970sf unit is “worth to consider” for those limited budget.

It is difficult to say whether iconic will still follow. The outlook has changed when compared with the poster. I don’t see there is any horizontal slab anymore especially at the side of the real building. It doesn’t even match with the model in the office and is definitely far from the more luxury model used in their roadshow!
Both buildings horizontal slab are missing, the vertical slab should be come out abit from the main building also, it was also missing as well.

I am one of 970 sqft owner.
Just done preliminary inspection, no major defects except some edge chip of wall tiles at toilet and most of the doors at lock set side had minor wood crack.
Disappointing only one side of kitchen wall with tiles and other side plastering with white paint. Referred to SnP saying tiles to ceiling height at selected area. Any 970 sqft owner has any concern on this?
On top of this, every floor lift lobby area except “facility floor “also without wall tiles, just white paint, disappointing.

Master room wardrobe position just follow the brochure on building spec provided by Iconic.
That is back of wardrobe against the longest wall and front facing the door.

Can check whether in both bathroom, the plate behind the shower water cold/hot volume control is installed upside down? I am not sure whether this is due to the wall supply elbow is now under and too near to it.
Btw, anyone notice that the basin given is smaller i.e not square as in the show room? Same applies to the toilet paper holder which is very different now.
The kitchen is expected as has been told before that either one of the wall will be tiles up to the ceiling but the common areas e.g. lift lobby is definitely not up to expectation, too plain.
Kitchen renovation might be a little bit difficult as there are nice 2 windows for both sides which will be blocked if the cabinet is too close. Anyone got any ideas?
