    Semi D houses on island reasonable condition & location RM1.2 million, similiar house on mainland at BM, Juru, Alma RM700k, Luxury condo at BM strategic location RM415k, not expensive especially with gated guarded security.

    Penang State 2 bridges not enough, some more will build underground tunnel, sure Penang State maju jaya. Wake up people the place to get highest return on investment presently is Penang Mainland!!!!!! Island properties are already expensive, the additional profits wil be marginal, whereas Penang State mainland is the place of GROWTH!!!!!!!!

    There are more jobs opportunities in mainland. How many are earning 4k
    to 5k in a factory ? RM 416k is only an Indicative Price only.

    I believe mainland has more jungles than Penang. If you buy a house in
    mainland, out of the 4 directions of your house, one direction will be full
    of thick vegetation or jungle.

    Generally penang mainland property prices are still reasonable. RM400k and less still able to buy DST house.

    For me condo in mainland shldnt be more than rm360k.

    Jungle or not is depend on people demand. What drive sales in mainland is lower cost compared to Island. Not all are affordable for Island property nowadays. Therefore is a choice for those really tight on budget.

    Mainland price up or not is affected by island pricing. Agree that the price has escalated but proportion of increment are still not that much compared to island.

    Buying power are actually from mainland. Is abt the buying power you are holding not average people earning between island and mainland. You may earn much in island but with the cost (house loan/renting/transport/entertainment/etc) you might lose out to the wealth of mainland people. I owned both houses in island and mainland yet the filthy rich are still in mainland doing business in those ulu places.

    I have property in mainland, do you think I don’t want growth for the
    property sector ? This area is not Harbour Place thus doesn’t command
    that pricing. With a few new projects, there are people jumping up and
    down thinking it will bring instant growth in BM !!!

    Look at Ipoh town, anytime many developments have taken place but
    it was quiet until recently become more vibrant and the price of property
    shot up by > 50%.

    Worth not worth depends onpocket. Got money sure buy expensive also nvm. But think normally mainland, ppl look for landed than high rise unless njoy different lifestyle….

    If you guys seriously wanna buy condo in mainland,
    Need to wait very long long time, then maybe you can see your prop goes up.
    That also doesn’t guarantee you a big profit ya.

    Look at how many units of Cassia, Seaview, Ocean View and Parkview are up for sale.
    These are all investors who have bought their condo/apartment at the range of 100K++ to 200K++.
    Their selling price is so pathetic, all trying to sell at the range of 320K-450K. Some even willing to let go at slightly lower than RM300K.

    You judge yourself la……I lazy to explain further….

    Potential in mainland prop to go up is there but it depends on the type of property and location.

    The condo you listed mainly at water front with sea view. So far mainland do not have any waterfront project yet.

    Guys. Properties at both mainland or island are interrelated. When property on island too expensive, there will be more and more ppl buy mainland property and causing mainland property price increased. When the price increase closing the gap with the property price on island, some ppl will move toward more outskirt property for cheaper price, and some will top up a bit to go back to island. All will be balance up, as long as the economy chain is still the same as current.

    Hi Bryan,

    You are right, they are all inter-related. Personally, I prefer island for investment as it gives far better rental returns, much easier to rent out at good rentals, very good buyer pool when you are considering selling.

    As for mainland, I think there is no justification for buying condos as there is no good rental market, especially for a place like BM. Without rental market, I guess buying for investment would not be a good idea at all. Properties in the mainland are very illiquid as it is normally very difficult to sell.

    Furthermore, in terms of capital appreciation upside limitation, mainland tends to face this problem sooner as the buyer profile consists of the lower-middle working class, whereas buyer profile on the island consists of successful lawyers, money-printing doctors, euro/usd/sgd holding foreigners, the old rich, and bosses of public listed companies, whereby they can make purchases by cash, without the limitation of bank valuation.

    Sorry to say person who says Mainland Penang has more jungle, does not know geography. Penang Island due to the hills have more jungles !!!!!.Most of the land on mainland is flat and are used for residential, commercial , agriculture planting. We are refering to Mainland Penang State, where being formerly under British like the island, is freehold land & can be sold to all. Other states mostly leasehold not freehold, & Malay Reserve land. Think carefully where are the jungles on the flat lands of Mainland Penang ? None , so stop writing rubbish.

    BM town no more land at strategic places, so price will sure shoot up. Remember Balik Pulau ??? You guys must be the same one who says too farlah !!! must cross hills lah !!!! so ululah !!!!! Suddenly BP houses increase in price & BP do not even have one tenth of the people, retail outlets, schools, hospitals,factories of Mainland Penang, especially the growth area of Bukit Tengah, BM, Juru & Alma. New shopoffices at Simpang Ampat are now selling at RM 1.2 million. Low rental on mainland ? Go & check the rental rates at Juru Auto City, & you may be pleasantly suprised the outlets are renting from 30-50 k per month per outlet. Oh gosh I forgot to mention the new biggest sales service center of Volks Wagon is at Bukit Tengah, the new lovely glass building seen from the NS highway, & with Mercedes having 2 centers along the NS highway, both the left side (Bukit Tengah) & right side(Auto World). The market & wealth is here, they had always been here. One of the top Penang School is Jit Sin , yes in BM, producing your business leaders, doctors,lawyers. You guys are so tunnel vision & myopic. You may not even realise that the deep port & harbour of Penang, is on the Mainland. Where will you find Citibank, Standard Chartered, HSBC the 3 strong foreign link banks next to each other ? Do not know ? Juru , Mainland Penang. Yes I buy properties on both the island & mainland. There are places on the island due to location & conditions of properties still relatively cheap. The hot places on Mainland Penang where property price will increase is at Bukit Tengah, BM, Bukit Minyak, Alma, Juru , Simpang Ampat. Another indicator of the wealth are the restaurants especially the ones in Tambun. Bankers know that one of the largest fixed deposits centers in Malaysia is at BM. Do a Google Map & suddenly you will realise how big the well planned factories areas of Mainland Penang actually is, maybe it is due to the deep port on the Mainland, easy for export.

    Mainland has developed with no more level crossing. Electrify double track train will be operating soon, properties is blooming. Prices of properties has increased almost double in just three to four years, make a survey and u will be surprise.

    Harbour Place to me is better than Balik Pulau,Bukit Tengah, BM, Juru

    Yes, BM property price has shoot up leaps and bounds. Ask yourself why….it’s because of demands. Where people cannot get the type of property with this price e.g. 400-500K in Pg, there is always a chance to look elsewhere i.e. mainland. I hear talks long ago that island people will not buy property in mainland….yea I quite agree though.

    Likewise mainland people will not (will think twice if have to sell then only buy) do the same in island. But things change now with skyrocketing prices everywhere in PENANG, incl. mainland. Do you still want to wait to own a piece of property in PENANG, wait no more. In 10 years time, our children and their next generation will NOT BE ABLE TO OR AFFORD TO BUY ONE.

    Taking the cue from the income ratio now compares to 10 years back. Is there a significant change?? NO. So the future of our children owning a good property is far off and it doesn’t look rosy in 10 years’ time. Has anyone ever look at this scenario where our next generation is not able to own a piece of property at all? Price of goods goes up but salary ‘No’.

    Grab one in mainland if you can now. That is my two-cent opinion.

    I own a unit in Seri Jaya Condominium, a good unit too. I was offered a unit, good price sort of, in Ph 2. But not taking it. Perhaps I don’t want to be tied up in the property race. The main reason property price shoots up is largely due to investors/speculators, certainly not “genuine” owners. But we can’t deny them. It’s a free market.

    That’s why now we see Tom, Dick and Harry also can be a developer only to churn out sub-standard property. But the price is “1st class”. What does that tell us….WE HAVE BEEN TAKEN FOR A RIDE! So open your eyes before you jump into your ‘investor’ suit.

    Don’t worry lah. Why worry for your children? They will find a way to survive. As long as you give them good education and instill the virtue of hard work, they can surely be productive adults.

    If they are not productive, then they sure don’t deserve a nice house. IF they are, they surely can afford one. That’s the fundamental of economics…:)

    And don’t forget, the world will become virtually borderless by then. Talents will be attracted and can easily move to places that enable them to be most productive (in other words, make most money lah). And when they have made enough, again, this borderless world will allow them to enjoy their hard earned money in a desired destination, anywhere in the world.

    So friend, it’s no longer a “monkey god” world, it’s will be a “buck rogers” world…..cheers!

    A condo on the island is probably worth considering but on the mainland, a landed property is a better choice. If a no name condo developer on the mainland is asking for premium pricing, be cautious! One needs to be very selective when prices have gone over the top. Besides the investors, speculators and genuine buyers, there are now panicky parents justifying a reason to buy now instead of latter….and that could be a parent whose kid is still in primary one! This is just one situation and there are many who have brought forward their decisions because of escalating prices. It will only help feed the frenzy and developers are taking advantage of this. Their strategy is simple. Buy now or the next launch will be higher priced! It is never ending chase feeding on itself but like all things will soon fizzle out for the simple reason that affordability and asking price will level off at some point. Prices for new projects have gone crazy. I wud certainly be very careful now before jumping into any property investment.

    I had placed my deposit for one unit here.

    In fact, no need to argue over if it’s worth to buy or not but more important is if this is type of the condo and location you want.

    I believe that most of the buyers of this project are from Kg.Baru , B.Garden area. I am one of them who was born in Kg.Baru, raised up and educated here.

    As for the developer, if ppl are from Kg.Baru / B.Garden, should know the family who owns the piece of the land. This is their 3rd project already and for the 1st & 2nd were lauched and sold out successfully, especially the condo built next to the 点心城, which was initially asking for RM 220K only but now the price is around around RM 330K now.

    If you are asking if it’s expensive, my answer will be YES, it is. BUT, can you find others else much cheaper in this area nowaday? So, be it. All nice houses in good location are expensive now, not only to this project. What decides the price of the property? It’s the market, as long as there is buyers, sellers and transaction done, this is the “market price”

    I have stayed in S’pore for 7 years, HongKong & ShenZhen for 5 years, the properties prices here are truly crazy. So, take BM as an example, now Penang island prices are too high for teenager to afford and BM will be the “heart” of 威省 district. After the 2nd bridge, more and more people will come will this district to settle down due to job opportunity and comfortable living cost here.

    JB now is even worse and condo (high rise bldg) will be the trend in BM and BW due to restricted nice land to build.

    So, kawan, it much more depends on what you want. You may buy a semi-d in Juru,Bukit Minyak area, but surely not kampung baru. So, “too expensive” is correct when you apply it in some remote location.

    For sure I am not 卖花赞花香, but it’s truly my bottom heart words coz I have missed to buy the one next to 点心城, same problem as most of the buyers, “wait and see” will kills us..

    My personal point of view only..no offence…paiseh if my words too harsh..

    Mine is opp Pizza shop one la…At RM388K…After 12K discount,so called early bird package but dunno true or not..Do you know how much they are selling now as they are launching now…I get the 5th floor as too sick of taking elevator after so many years of stay in high rise apartment liao…So I requested the car park at 4th floor..

    Hi..does anyone own the Sri jaya n go for this ph2 Berjaya also.? I heard the ph1 Sri jaya having lot of complaints like the water leaking issue bad management..etc..negative feedbacks…those true ? Thinking to buy Berjaya for own stay..but after the rumours I need more study..

    People in BM or more precisely Kampung Baru area arent ulu. Where do you think all those big bosses that own factories along the highway leading to Tambun toll live.Most of the land that these condos are built on belonged to Wong Pao Ni.His decedents are still living here. The Saint Annes church is also nearby.You can get everything from Old Town white coffee to numerous clothing boutiques.Most of the cafe’s you can find at Queensbay mall can be found all in that same area that’s no more then 2-3 minutes drive away.Theres even a wet market, 7 11,school,Mr DIY,restaurant, a huge food court,hair saloons a hotel and a country club nearby sentosa what more can you ask for.     Dont believe the developer said, unless stated at your s&p like 6 tier security, access card to own floor, sky lounge, sky garden, infinity pool, tempered glass balcony, full height windows.. If not, it is just another apartment quality, believe me.

    Whenever there was a new project launched, sure some one will come out say this unit not worth this price not worth that price, by comparing the price they bought their house may be 1-2 years ago, but please remember, property price increasing every quarter not decade..
    Especially people from island, they always think only island property is worth to buy, mainland all should be low cost, even property agent. When you tell them you wish to invest in mainland property, they will think you are stupid or idiot, only they are genius because they invest at island.
    Just one example, 3 years ago i bought seri jaya condo during pre launch, price is 200k minus 10% for super early bird, and i sold out Jan this year with the price 310k. this is unbelievable for my friends who stay in island and they regret now why dont they buy together with me last time

    Well, if you guys had read my comments earlier on, I had shared that this developer is very famous family in Kampung Baru area who are multi millioanire family. One of the siblings from the family claimed that IF the developer of this project failed, he himself can fork out RM20 Million to accomplish it…Haha…That fellow actually told my father so since we are all from Kampung Baru..Don’t think he’s bluffing..

    Anyway, now the properties prices rise so much and fast in the whole Penang state, I consider myself “decisive” to buy a unit of this project because ultimately, it’s still self-staying purpose if it did not appreciate much.

    Last but not least, really no need and no point keep comparing with others / neighbouring projects. Most important is if this is the right location, feeling, place that you really like and want. If yes, just go grab one for yourself while young. Too many too old to regret…

    I am not from kampung baru but anyhow I bought first unit Seri Jaya which they delivered without much problems. Berjaya units offer better design and facilities therefore got my second unit with this developer.

    It was sheer shocking to hear of ‘Dissapointed Owner’ claim of poor workmanship at Pangsapuri Seri Jaya which is the Developer’s just completed project. I took the courage to crash into the project and went all the way up to 3rd floor parking and check for myself on a rainy day during Nine Emperor’s God month. There is no leaking nor any traces of leak noticeable from the area mentioned by ‘Dissapointed Owner’ . Please check your facts right before publishing as we purchaser want to know nothing except the truth.

    Hello mates, I truly understand that we as buyers are mostly idealists but the fact is there will not have perfections in all properties….The so called million dollars condo are no exception as well after I had stayed as tenant…e.g poor sound insulation,poor water sewage system or poor ventilation and etc

    Management gotta do their job and if we found any defects,we should continuously feedback and ask for solutions.Developer will handover to them only

    Anyway,I’m in fact more concerned about the security and workmanship in each unit..

    just visit last week when i back to Malaysia, Building outside all complete. Glass door all install. seem like they are doing the internal renovate now. i guess they can completed by end of this year. OC maybe have to wait another 6 months once they complete. Hopefully can get OC mid of 2017.

    Now already painted to while and key will be ready for collection this month..

    Don’t mention it, I shared what I know, what I know and I shared.
    1st week of Oct will pay the fees and collect the key.
    My dad will collect on my behalf.
    Now considering next property, do you know Spectrum and Exo Residence? I like both so I haven’t made up my mind yet. Shall pay both a visit again this coming CNY holiday..

    SR is Zuwen project and ER is same developer of BERJAYA….Both are located at strategic location but SR is much cheaper.

    Island properties are good, only thing that concerns me most is the price. Since I have a DST and Condo at BM already, the 3rd property will be purely for investment purpose.

    So, the ROI is the key factor, my friend is still recommending me the Elit Height since the price drops to averagely RM400+-/sqf now..But its charges are higher due to commercial title and the car park is not side by side..Island properties have got better rental yield but wonder if the properties appreciation still there..Since averagely it is talking about RM650K-RM700K (For 1200sqf – 1500sqf)..How much do you expect to sell and whom to sell to?

    Last will be our holding power, buying a property below RM500k as investment, the pressure is there but not as big as RM700k commitment, right? So, better be down to earth, step by step..That’s my personal opinion only..Some bigger players in the market they do not fear one. Hahah…Like my friend from island, already got 3 properties beside his own stay; 2 on island ,1 on mainland…He is looking to buy his 5th one on mainland because still relatively cheaper a lot..

    Wah…if that’s true then I personally really find it a GOOD BUY! If I didn’t buy CASA RESIDENCE and this pop up first, I probably will buy it..My friend bought at 11th floor ,not hill side plus smaller unit (A type 1424 sqf) only with very simple deco,such as fans & lights only (all cheapest stuff as you can imagine) ,no air con some more but he made a RM10k kitchen and now he is renting RM1200… Considered very good already…

    So if RM420k for type B,should be only 1448sqf lah…corner unit with hill view ,very worth to buy…but maybe the seller will want you to bear the all legal fees which developer has borne for first hand buyers..I still wonder how the seller can make money to sell so soon..got penalty one…

    Weird, in the Mudah.com it states that the built up area is 1450sqf, if it’s type A, it should be 1428sqf only…That’s why it misleads me into believing it’s type B because Type B is 1448sqf..Anyway, better verify with the seller clearly if interested to buy, sometimes website infor are just too inaccurate..

    My friend’s is type A at 11th floor, non hill view but he managed to rent out at RM1200 with simplest deco for tenants…

    Anyway, guess their are flippers..Selling at RM420K maybe just earn RM10k if for early bird package..Hahah..dunno them…I am renovating now and by June should be completed..
    I bought Casa Residence was merely for investment purpose because I want a fully furnish and renovated unit so Casa developer can help on it but need to top up RM20k in advance..(RM21200 inclusive of GST)..So Case one is smaller 1280sqf already costs me RM 490K (disbursement fee + top up on basic furnitures + plaster ceiling + led lighting)..hmm…

    So if buying Berjaya at RM420K for an empty unit plus legal fee + disbursement fee maybe around RM 440K..Wonder with RM50k difference compared to Casa ,what I can do for the unit..unless very simple reno/deco like my friend, less than RM15K to complete the deco…

    Anyway, it’s worth to consider for serious buyer..Better layout indeed the Berjaya Condo if compared to Casa…that’s why I choose it for own stay..
