    -2.4% is pretty standard, some may give u slightly better, some don’t. depends on credit scoring n their strategy lah. but i think not much difference lah.

    according to the sales office, still have around 10% unit not fully sold out.. so should still have some unit left.

    they are currently waiting for Block E further news now…
    i guess by the time it is near to all sold out.. is time for block E unit news to come out…

    they need to get more cash as they owe penang gov a lot $$$

    I have no problem as my are facing the sea or in future the inner road.
    Those facing the highway, may need to worry.
    If you balcony is open, then damn noisy 24 hour x 7 days.
    The Light Linear better as the balcony is facing the sea. Only if you open the enterance door, then only noisy.
    That is why i bought Block C/D and also this is the main reason C/D is slightly expensive than A/B

    @homebuyer, no this project is exactly next to the main road, just the same as Light Linear. I almost purchase light linear subsale, but just couldnt accept the noise level. So those who think of investing, better think twice as subsale market might not be strong as buyers will then discover the unbearable noise level.

    Light Linear is noisy because the whole open corridor facing the highway there for all units are exposed to the noise

    PWC those facing the highway will be noisy.. but some units facing pool might not?

    A scary phenomena nowadays, newly launched project is much more expensive than newly completed property. Obviously, it’s because Developers are quoting “future price” with cost-in interest during construction (known as DIBS). New Investors feel that they have gotten deals. The worst has yet to surface after project completion.
    Another round of sub-prime is on its way in Malaysia !!!
    Getting from secondary market seems more favourable.

    I think pool view will also be impacted. Anyway, we will know once the property completed :) . Just use Putra Place as an example, without the low cost flat infront as noise buffer, do you think they can sleep in peace :p ?
    Anyway, i would rather purchase the future projects if this turns out to be good. Dont worry no property, just worry not enough money :)

    just receive another friend sms who also buy pwc, her banker told her for PWC project, if loan > 500k only entitle max loan up to 85% (not yet confirm which bank she ask), has anyone already start applying loan and success get 90% approval ?

    u can ask the HLB, is it got any penalty if u reject the offer ( if u already accepted & signed the offer)…if u no penalty then u can look for other bank. I have contacted the PWC’s panel banks( OCBC, AM Bank, CIMB, Affin) they are offering loan up to 90% …only HLB gives max loan up to 85%..

    Again this is one of those typical floor plans with unpleasant dark and deep wells along the access corridors. I can’t see why these cannot be avoided so that each unit could enjoy better natural light and ventilations. The floor plan is also unexciting where some spaces ared difficult to use. I think with better design, the developer could add more value to the property for both himself and the buyer.

    looking at the masterplan, looks like block-D no.3A (1000sqft) will high potentially have a better seaview (from the living room & master room)…..n corner unit too….but the pricing might be out of budget (700+k ??) , and only got 1 pcarpark, cannot purchase more, sad :( :(

    I am there at the sales gallery on tuesday.. They are open up for Block C and D at about 4pm.
    My friend get the earlier number and enter.. that time mostly only floor 8, 9 is all stick with the reserve sticker..(this i really suspect is auto reserve)
    the rest of the floor is still available.. but when i enter (may be about 50 number difference), about 50% already full. I saw those aunty uncle with cheque ready, point here and there to the sales person and sapu… so even there is bulk purchaser also those aunty uncle who tend to tell me buy for their kids and for “little” investment.. (real bulk purchase may be already bulk purchase block A and B as the price and discount rate already have big gap with block C and D)

    The first two day when Ivory launched PWC ,all block D type C 872 sqft facing east ( unit 1,2 n 3 ) been told that booked by ” big boss “.last week they increase the price n open for booking. That day Ivory just open few unit for that type. @islander_ori

    No… I mean last time when it first launch time. The very first day i heard it open for booking is on 2/3 Feb for Block A and B. Mostly all nice unit been fully book except those bigger unit.
    I was told block C and D will not be launch that fast.. and a lot rumours on the day itself say block C and D is fully book by insider.

    On 4 Feb again i went to QB sales galary there and there give new form to submit again. Old form cannot use. I get a number at 2xx if not mistaken. Then they say Block C and D might be opening soon, if can wait, then wait there and wait your number to be call. Anyway, until 5 Feb i receive the formal SMS that block C and D will be open up on 4pm. So i immediately went there. I believe a lot people still not have enough time to be there as the sms is so short notice.. so for those who are there and number to be call , you can go to choose your unit.
    I believe there is on and off sure have someone drop their unit due to various reason, that is why until now still have some unit left. I even heard block A and B have unit left, but due to those unit left normally either sf very large or facing WEST direction.

    Just visit PWC sale offices. Price for all units has been marked up 28k.
    Those returned units due to loan reject will be released back with higher price.

    Saw available type C (872) facing east units are from Block A only, 21 & 22 floor.
    Few type C units from Block D but all facing west, the SA said no facing east units are available since launching.

    Based on my record, the given discount thing essentially cancelled out the price increment. Hence, confirmed what I said, no change. Initially block d (when I was there), no 3% discount anymore.

    The previous price is 635,900. (+28,000).

    Earlier package – 635,900 – 5% = 604,105
    Current package – {(663,900 – 3%) – 5%} = 611,783
    Price difference = 7,678

    The previous price is 635,900. (+28,000).
    Earlier package – 635,900 – 5% = 604,105
    Current package – {(663,900 – 3%) – 5%} = 611,783
    Price difference = 7,678

    so u mean 635,900 is the 8th floor of Blk D for earlier package? Earlier package is when it was first launched back to CNY in Feb right? Was told that that time no more blk D 872sqft and there were few adjustment on pricing. U think additional RM7k plus is worth now if to grab a unit now?

    5% discount will be deducted from 10% downpayment
    Only few hundreds difference between current and earlier package for downpayment.
    But it ends up >7k for entire unit price.

    Earlier package – 635,900 (no 3 % discount)
    – After 5% discount -> downpayment = 31,795

    Current package – 663,900
    – After 3% discount –> Unit price = 643,983
    – After 5% discount -> downpayment = 32,199

    Which block and type is your unit?
    Last month, I saw the price increased 18k for Block C & D (type B, C).
    Block A & B will be increased higher because the launching price is slightly lower than Block A & B.
    Overall, the price for all blocks is simlar now (for same type).

    Sales person verbally say snp should sign in year end. But by seeing some other ivory project is delay the signing snp date (like one project in tanjung tokong expected sign in june now told them delay to end of year), i assume what they tell us, need to automatically +6 month time.

    So i guess the earliest date may be early next year.

    Not even officially launch but just preview only.
    But almost finished selling block A, B, C & D
    It is like 4 projects sold in a short time.

    I still remembered how hundreds of people Q on 1st Day launching and sapu habis 2 blocks (400 units ++) by the 2nd day. That was few days before CNY.
    Almost RM850 per sq feet. Super luxury and Five stars quality, that is what I heard .

    So, next block E or coming phase, sell how much ? RM1000 per sq feet?

    All units price hike up! A friend’s unit @ 872sqft up 35k.
    Fr, if you let go then others will grab it at the new price.
    But there isn’t another pwc condo at this price in future launches specially not on reclaim land except for the front plot of land where the show gallery is seating on.
    Heard Asia green has purchased that plot for another four blocks of condo (plan to launch late this year or early next year). Just FYI.. Since you hesitate.

    Initial launching price for Block A & B is lower than Block C & D.
    But the developer is matching the price between Block A & B and Block C & D now.
    So units from Block A & B increased 50k; and Block C & D increased 28k. (before discount/rebate)
    This is what observed in the sale office around end of April.
    Hope this can clear the doubt for all existing or potential buyers.

    The land is for TNB substation (not power station). The function is to bring in underground cable with higher voltage and step down to lower voltage and distributed via underground cables to surrounding areas. The substation is GIS type, meaning the electrical equipment are inside an enclosed building about 3 storey high.

    Salesguy told me that the plot of land is for substation. I recall him saying that the car park and the substation about the same level. Will not affect the lowest floor. But not sure about proximity though.. Anyway, will not block the view.

    Lock in 3yrs starting from first progressive disbursement. Signed the loan. It will stay valid till the plan is approved. If delayed, the loan will still be valid unless developer change their mind and not selling.

    If block A, B price already raise up and same with Block C, D.Then for sure go for Block C and D. As no need to face the outer road.
    But if Block A and B is still cheaper then block C, D, then choose those not facing outer road unit, face garden and face east. I personally will avoid all facing west direction unit no matter it is in which block. You will feel the pain especially in these days.I already suffer for facing west unit these year.. will not repeat it again.

    I had a quick look on sampling of prices…currently mid floor ranges roughly 700psf(1320sf) to 900psf (455sf) after3+5% discount..it would be interesting to see how they will price blk E.. Somehow i feel the >1100psf at Southbay Loft will give booster to this project
