    I’m owner of 3 bedroom Block D unit, bought it on Dec 2013. The bank loan is RHB bank. I would like to sell my unit but the banker told that within the construction period we are not allow to sell off. May i know what should i do? Any penalty for the sub-sale?

    If you have an interested buyer, both of you can engage a lawyer to sign an agreement. It has to be stated clearly the agreed pricing, also the timeframe of transfer which is normally upon the oc of the unit. You can collect some deposit, but normally it should be held by the lawyer as stakeholder. There also would be some exit clauses in case either side wish to terminate the transaction.

    Pros is you can secure a buyer before oc to avoid competition from other sellers. Cons is the in-flexibility when factored in the future un-certainty, such as changes in the market price.

    I hope the developer does not simply choose small internet provider. Time or Telekom (Unifi) is a good choice I believe. I had experienced bad service by Home @FIbre in Cyberjaya even though it is free. Plus, YES by ytl is also very lousy.

    Is it TBR worth to buy? QB area already so crowded with all those current project + upcoming project. Now every Friday, Saturday Sunday traffic very teruk. Current property owner can just stuck at there for 15-30 minutes only reach their home. And for what I know, the road there are not going to expand and remain the same, thats means traffic only will getting worst.
    Upcoming project included penang world city 2 pieces of land between TBR & D residences, Quaywest residence infront baystar, a mix commercial beside qb carpark land, all those cincai cincai over 1xxx unit each project.
    For own stay, i’ve no comment. For investor, whats your exit plan which is need to compete with all those upcoming project, when all new project is complete one by one, your Bay Residence will become an old apartment already! Like Putra Place, Villa emas actually price are dropping

    A lot of buyer from Intel. The latest rumour is there is going to be ACT 2 ( layoff ) coming June/July. Roughly 10% of employee will be impacted in Malaysia according to the source who work closely with the labour department

Penang is in deep shit now, more and more layoffs from productive sectors, resulting in more and more “recruitment” in pyramid scams. Every 1 in 3 people in Penang is in some way related to a pyramid scam, either a promoter, a salesman, a small business at M-mall, a worker at one of those stalls, or a financial victim.     I heard this TBR will be completed in Sept 17′, but what i surprised to hear is we need to pay a so-called ‘Transfer Ownership Fee’ around Nov ’17, calculation of this fee as such :
    1st RM100k = 1%
    2nd RM101k – RM500k = 2%
    3rd RM501k & Above = 3%

    This may cost us up to RM20plus thousands for such fee…

    Got such thing? Anyone can advise?
    *it’s my 1st property, i dont know got sych thing or not… thks.

    That should be the MOT (memorandum of transfer), u pay the money they issue strata title to you.

    New housing Act requires the developer to issue the strata title when OC. Not like last time can drag for 5-10 years after OC still haven’t complete the strata title issue/transfer.

    If some developer go bankrupt after that but strata title haven’t issue. GG liao.

    Thks Lam. I called up my lawyer firm already, she said usually this Strata Title transfer ownership fee will take around 1-2yrs time. My friend said nowadays it may take around 2mths time only, & the faster the better as we do not need to wait for longer time from developer to get it done when we want to sell it off…

    Get Quaywest better, 650 sq feet ranging from 200k, 300k to 400k (two parking lots, front and back). Ivory’s finishing (you know better than me). Although commercial title, but extra 100 sq ft. The bigger 1,000 sq feet, last time Ivory sell cheap, now price 700k (700 sq feet vs 909 sq feet). Same thing but a lot more expensive? Furthermore, the view was also blocked by Quaywest. No more seaview for Penang World City. I not a property agent and the above is my personal view only TQ

    Let’s pray since everyone know the TNB substation is there and will impact the resident health! Still Jacky are proud of it. Well, you can claim the facilities looks good, but it certainly not world class. Some common sense to weight on risk of health versus the looks good. Smart house owner will able to make the right choice
    Only bad investors will promote this properties and launch personal attack on those speaking out truth!!!

    Since both you of replied in English, it is meant you can read in English. Do yourself a favor, go and read this article as reference.
    Questions, is Bay Residence Worldcity within 300m of TNB substation? From my view, the nearest point is about 50m away. And remember the article said studies made is about 300m distance.
    You can also go to Lowyat chat forum to refer. And since you are staying in urban and not in jungle, I think you should look out for this health hazard as normally the funny part of mocking other people is to get personal gain. In this case, I don’t see how or what you can gain. Unless you have vested interest and desperate to cut loss. LOL!

    You can search for more details about how GIS is a technology used to lower the EMF.

    Guys, to be honest I am searching for a home as I will be getting married end of the year. Wanted to get here at first because its new, location near to Queensbay and facilities more than enough (though a bit scared if maintaining them in good condition down the road might be problem). After much discussion with my fiance and family, we decided against buying here due to the uncertainty of staying next to TNB substation. I did Google on this issue but found contradicting reports. Some say ok, some say not. Therefore, we decided to be safe and not buy especially since we will be having babies in near future. No hard feelings. Just personal thought from a buyer’s perspective. New condo Vs health… At the end of the day we chose not to take the risk.

    Correct, initially that front land was Ivory’s phase 2 development, mana tau they sell to Asia Green. And best of the best is, Asia Green go build a long and flat condo on the land, just like a huge wall blocking all the TBR views……If u are TBR buyers, will you not angry/pissed ?

    Those who didn’t buy, move on to other developments which you think better, no need to come here and argue. Either you like the place so much but didn’t buy because of certain shortcomings, that’s why you are back again. Or your totally missed out buying at that time.
    You can argue and gloat till the cows come home, but what is the point?
    Those who bought, it is almost CCC now. Time for your next step.
    All projects have advantages and shortcomings.

    I think you are not really right. The sales staff did give precaution clearly that there will be more land reclamation in front. So with AG or not, it would have ended up the same as the project is all about an integrated PWC, which will involve land reclamation.

    If you want to bash the developer, you should made the remarks when the project was launched.

    I am not being defensive, I just stating the fact … what I was told when I went the sales gallery 4 years ago. So it is all about calculated risk when you sign.

    Seriously, whatever sea view this and that is less of a concern. It is about the integrated PWC.

    The success of PWC largely depends on whether Tropicana-Ivory can continue building the integrated development plan of PWC, with plenty of land reclamation to be done.

    If they are not able to do continue, but continue to sell pieces of land here and there, then PWC will not succeed and this phase (1A) will just remain as a normal residential development rather than an integrated township/city.

    To be fair to Ivory, the sales team DID NOT mentioned TBR is sea-view but DID mentioned the land in front of TBR will be another project which not belonged to Ivory.

    The time was Dec 2014 when I made a booking but later I did cancelled due to some reason.

    What Ivory promised at earlier stage I had no idea.

    The market sentiment was very good when this project was launched, buyers bought with very bullish outlook. They were mostly paying RM800-900/sf, thinking that by the time it is completed, they can flip it at RM1200/sf. Easy money, no need to work, just sit there and wait, money printing machine on auto mode, all the wishful thinking. In 6 months time, I will update everyone here on the number of loan defaults for this project. It will be ugly.

    I think I recall this project was under DIBS. This means some buyers might have over leverage on their loan. So the risk of people selling off due to instalment paying issue will be higher.

    Get key and went in have a look. Overall facilities consider OK to me. Find enough space or children to run/bike around. Interior workmanship is better than expected. Unit height also taller than expected. Only one place in the unit I didn’t expected it to be, the yard. Smaller than expected lol. Haven’t really look into everything as a bit rush during first visit.

    I saw some watermarks there.

    The developer car park allocation is a bit fishy, all staff get nice level and location but we purchaser get the leftover and bad locations.

    One of the ex-visitor car park ended up with at least one senior member of committee members.

    One owner brought up the matter of 8 ex-visitors car park already labelled as such were subsequently converted into private car parks during recent AGM but Mr Ho was quiet and now we know where did they go to.

    This is at least an immoral gain by recipients. The car parks belong to ALL Owners as they were intended to be so. The developer should not have profited them in the 1st place. Even if the developer chooses to do so, the car parks should be opened to all and subject to proper evaluation to justify who are the owners they should be sold to. In any way, I failed to see why they should profit from this at the cost of ALL OWNERS?

    Can the senior committee member justify this?

    While we criticize our brother Jho Low for his misconduct in IMDB and how sucks is our developer, are we looking at similar behind the scenes act by some or all committee members too (who were very active and handed out piece of paper asking owners’ to withhold stakeholders’ funds)?

    How many generation of committee members are needed to make things straight all over Malaysia?
