Poor quality, a lot people complain when get their house. Really bad tracking record.

I notice a trend coming (or perhaps it has arrived…..)…. Penang island house prices have leapt up one more step….. now RM500 – RM600 per sq ft….. goodness…… fantastic for those who already own properties and sad for those still waiting for the house prices to drop…..gravity defying all the way now…..still no bubble in sight…..

The only reason I am here is I am a property investor from NZ, I was educated in USM between 1981 to 1985. In comparison, I am buying landed property (bangalows) in the town where I live (population of 60,000) at around NZ$200 to $300 psf, rental yield of at least 10% p.a.

If nothing bad happen the price will continue rise by 50/sqft averaging each yr. If your salary or income not increasing by 10%+ a yr, better buy a house if your cash flow still manageable before you force to rent a room or house in your life.

Plaza Ivory already selling at 500psf, the unit size is smaller that make it more affordable with great potential since these 2 new projects starhill and arteS are coming up with higher price range.

Malaysia, at risk of a major crisis, the Wall Street Journal (WSJ) reported.
The WSJ noted the great increase in the number of loans being taken by Asian
businesses and individuals due to the low interest rates offered by banks.
But Frederic Neumann, co-head of Asian economic research at HSBC, warned that
the Asia could be at the brink of a major debt crisis, saying: “I believe we are
at the beginning of a major debt cycle in Asia.”
“We are certainly seeing the early symptoms of a debt bubble emerging,

troubled Euro zone and the US.
Asia’s credit-to-GDP ratio shot up to 104 per cent this June from 82 per cent in
December 2007
WSJ reported that Malaysia had one of the higher figures of debt levels in the
region, with the country’s credit-to-GDP ratio this June rising to 117 per cent
from 96 per cent in late 2007.
According to the WSJ, the World Bank had warned Asian countries with high jumps
in their debt levels to be alert and act to cut down on risks.
Malaysia had been hit with a financial crisis along with the rest of Asia in
1997.
Like other Asian countries, Malaysia now continues to rely on increasing
domestic demand to drive its economy, which grew by a strong 5.2 per cent in the
third quarter this year, despite weaker export figures.
Daniel Martin echoed Neumann’s worry, saying that letting credit growth drive
the economies could be risky.
“I think there’s now a danger, the way the global economy is, that increasingly

compensate for weak exports,” the economist for Asia at Capital Economics was

You worry too much. The Edge today features several articles from a few analysts on good signs of growth from US, China and ASEAN. With Malaysia being 3rd best country to retire, I think the demand for property in Malaysia will only go up in the future, especially island state of Penang.

the picture above is old picture. actually now they change the building outlook d. i went to their queensbay road show. the design are nice with hotel concept residence. i quite like it. the only thing that worrying me the most is the developer. they have bad reputation as i heard from my friends. i’m not sure they able to build as they design.
Went to the office today. Take-up rate about 40% only. Saw a few names with many stickers in few units. Cheapest unit on 17th floor is rm1.05M for 1480sqft after discount, so min is rm709 per sqft. 5 lifts serving 20 units each floor. Maintenance is rm0.22 per sqft. Too close to the mountain.
The developer and sales person dont give you a feeling of believability. Better stay away.

Condo or flat? Look at design like 20 years back design, remind me Penas and Rich Focus time, NGP Moonlite drawing is really lousy, somemore selling price high like hell! If 1 level consist of 8-10 units, I telling u this is super high density product, buy and die!

Arte S take up rate is about 50% from what i heard. A lot of loans rejected and a lot of people cancelling their Arte S for Star Hill. Star Hill offering 2 car parks and land is much bigger and psf is much cheaper according to the person.
I am not sure who is telling the truth but i am just sharing what i heard from the agents and agency.
Doesn’t really matter.. Both projects are over priced. Nonetheless I am more critical about star hill. It looks like a low medium cost trying to sell as high end condo. There are just too many units.

I went to the office located at Ivory Plaza asking about available unit and price. They still have many units not sold out yet even start launching 2013 (2 years already). In fact, I am worried with this developer because this is the first high building project (36 storeys near hill-side if not mistaken) they handle. Usually they handle landed properties. Those who wanted to buy, please think properly. Just worried you spend nearly million ringgit, get disappointed product and cant sell out.
I still remember when i collected my house key few years back, there is one sales rep name Ch Tan, he is so rude and shows no responsibility by giving excuses when i questioned him about few things of my house matter.

For those who has signed the agreement, I hope the developer will deliver what they promised. For those who haven’t, I hope you reconsider your decision and do more survey and get advice from people in property line. Eg. experience property agent who has no connection with the developer or anyone who had bought their previous project in mainland.
Yesterday, 30th of Mar, Wednesday. One of their development in Southern Seberang Perai was highlighted on 10.30pm NTV7 news. Delivery of VP before CCC submission to MPSP. All owners affected as those renovation submission by owners were rejected by MPSP. For those whom renovation in progress having risk being compound and had their extension and construction remove.
If this developer did not cut short all these processes, they might need to pay more compensation due to the delayed of delivery. Delay compensation from this developer is common. Do follow closely if they can deliver VP on time and is the construction reach the state that they actually claim. Do they stamp your S&P timely or stamp it months or years after you signed.
Buying a property is a complicated process and knowlegde to many. I hope first time buyer to be caution and don’t fall into the prey by this type of developer who solely focus on sell first and see how later. Please look at the state the project are constructing now and how long the first batch of buyers has first sign their agreement until present.

This developer reputation not good. The project’s they develop before really poor from quality, not equal to your buying figure and people complain a lot. Think twice before buy.
