    Sg Nibong is very strategic BUT At this price I can buy semi D in SG Ara la….just few km away only. This one only <1400??
    Opposite Taman Sri Nibong also can get below 1MIL la.
    Another option if u like NEW STUFF, BELOW RM1MIL, can buy SP setia for 1400 sqft or even One residence for 1650sqft.

    But if like wake up early ok la
    Branded schools next door

    The concept of having a basement for car park is great. But having 3 bedrooms at the top floor is the problem. Best if exchange the top floor with 1st floor.

    Location is great, but too close to the main road and flyover is a problem.

    Suitable for those seeking for conveniences, but not for those looking for relax lifestyle.

    From Bayan Baru roundabout, you will see a 6 level office lot (Sri Sungai Nibong Complex), then Palm Pavilion, then another row of landed (Jubilee Courtyard), then a block of apartment (Pesara Nipah), then only reach the mosque. However, the distance from Palm Pavilion to the mosque is only 50~60m.

    I think what Ah Cat meant was that is there any other religious centre (eg. churches, indian or chinese temple etc) nearby….:)

    House prices are so expensive but if dun buy now… in a year’s time this will be considered cheap…..

    I still prefer the 3 bedrooms on 2 nd floor rather than all 3 bedrooms on 3rd.
    It is a bit of pain to climb everyday. This is my personal opinion as my parents are currently stay in a 3 storey house

    Bryan, Many thanks. I went to the office to see today, great concept, every unit will have at least a 440 square feet garden. Underground car park make the house look neat and spacious. Also, the car park can park at least 3 big cars 2000cc & above. To be launched on 3rd day of CNY.

    Yes. The concept is good. But I agree with JackPg that climbing the staircase from basement to living hall, then another staircase to master room, is a concern. And doing a cleaning for the 3 rooms at top level also not an easy task. The concept is not feasible after think twice.

    Besides, I used to work at the office lots besides it. It is a bit dark and quiet at night. I think the houses are facing the office lots, and the car porch entrance is facing the front of Jubilee Courtyard.

    There is one project in Cyberjaya with similar concept. Houses on the elevated floor, and ground floor (not basement) is the parking. I think good input that might not be good for old folks. Quite pricey also.

    Major problem when it floods…. kiss the cars goodbye…. take the developer’s words with a pinch of salt…. they will promise you the sun and the moon just to get you to sign on the dotted line after that…. who knows

    With RM1.2M price tag, might as well get a landed corner 2.9k sqft at Setia pearl island. At least that area is booming with McD now :-) You can easily park 3 cars in the compound and not underground.

    Agree that Sg Ara is booming. With Setia Tri angle commercial completed, it will bring more mass to Sg Ara. One residence (especially Tree Residence) will also benefit from this.

    I have the same concern. The car park level is below the ground level. For interested buyers, if I were you, I would find out more about it. Do your due diligence.

    Or just book and not worry about it, but worry about problems on other project like Rimba Residence in KL or something….

    Location good but surrounding very bad . Don’t buy. Check the neighboring jubilee residence condition. Gated but no guard

    left a few like around 1.5 mil.. nothing like the picture, it’s cramped between shoplots and another row of terrace. But accessibility wise is good.

    Just finish visiting their show house, all units have been sold out. Their show house is well done, the finishing that they provide is above a normal terrace’s finishing. The thing that i like the most is their basement car park, actually their car park level is the same level as the existing road level and can easily fit in with four cars and with a huge store room behind the car park.

    i passed by yesterday. Almost completed. 99%. OC due next 1 or 2 months. Now I think the price is about 1.8m already. Looks very nice and spacious.

    The fact that there is a mosque so near actually scares many potential chinese buyer away, with a price of million+

    Most housing projects in penang also got near mosque but having lived in malaysia for so long, it is part off life alReady, so no big deal.
