Arte S

Arte S, a lifestyle development project by Nusmetro along Jalan Bukit Gambier, Penang. It is located next to Ivory Plaza, comprises two residential towers sitting at the base of Bukit Gambier. Climbing to 49 storey’s, it will be the tallest on the island offering spectacular ocean views from the upper levels of its eastern elevation whilst the Western facade looks onto the jungle covered mountain.

    Tracy, if I were u. Join HK community already in Pg, gather thier feedback on projects that already completed, fly here to view it urself. There are plenty to choose from at current market situation. Install an apps propertyguru start searching.

    This project started at rm700psft failed already go back to rm500psft. Now they stuck so they use rental returns as a trap to trap buyers by promising 7% rental returns. In fact, they charge you higher price then give you some money back slowly. At the end of the day the buyers are the water fish.

    What changes they made? I had recently call up to check on their latest promotion for GUARANTEED RENTAL RETURN, I think it is a concept of home stay. This not fair to existing buyer and we have to share the swimming pool with outsider? What about security???

    Existing buyer pls make some calls to their office, file some complaints otherwise we will get suffer!

    Is there any 700-800sqft units available? I heard that has been fully sold out. Is it worth buying with the new GRR package? Need some advise here.

    They made changes to their plans after the signing of the SPA. So they got buyers to sign another consent letter that they allow the developer to do so

    This project was first launched more than 5 years ago (correct me i I am wrong) in QBM. Initial they launched it as a luxury 1000Sqft onwards condo. I went to the road show and the salesman is so LANSI that don’t bother give me a broucher. I have to ask for the broucher like a beggar. When he knew that my budget is below RM400k, straight tell me I can’t afford for this project and gave me the broucher very unwillingly. My wife was very angry that time and shoot the salesman “We need the broucher to justify whether this project worth the money that you are mentioning.”. Now I guess my wife is right, this has becomes a worthless project. The turn it into SOHO because not much seller is interested and until now still got leftover units.

    Externally it looks nice, but I’m afraid it is useless to look nice from outside. The rounded walls create a lot of space wastage, so a 1000sf unit might appear to look like a 800sf unit. Location-wise, I wouldn’t say bad, but just look at Raffel, people who can afford to pay top dollars just don’t find this area conducive to stay. Furthermore, with the label SOHO, meaning you always have strangers going in and out, that makes it even worse.

    yes agreed, the shape provide some outstanding visual design but it sacrifice the space.

    location wise, very center of penang island but not a prime area.

    SOHO right, always have strangers going in and out, somemore developer is going to coop with air bnb but dont forget private lift is allocate for every unit.

    In a typical condo wihout curves at least owners have the option of buying loose furniture which can be alot of difference compared to custom made ones.

    It’s a great design condo (exterior) but at a so-so location. So can’t sell well.

    I bet if this Arte-S is located at Gerney Drive / STP / The Light / Tanjung tokong/bungah……then it will be different story already, all people will rebut buy it, buying not because it is a condo, but rather it looks ICONIC in these high class location.

    Is this project worth to buy with the GRR of 7%?
    They are selling about RM687psf which is quite expensive for this area.

    If you are looking for good value, buy from secondary market. The prices of similar products in secondary market is at least 20-30% cheaper now, because those who went in for speculation a few years ago cannot hold on anymore due to very very slow market. So good bargains to be found there. Whereas if you look at prices from developers, it cannot go any much cheaper because their cost is high (land + new material at today’s price).

    Finishing to me is not too bad, they are doing a good job. But swimming pool a bit too small. No compensation for late hand over for those who purchased 2014 and above.

    Any anti Hotel T grouping? When we purchase this Condo, no 1 tell us that they are going to operate the T hotel. Numestro is su*ck developer.

    At some point you are right, but we need to consult legal adviser what option we have especially dealing with this profiteer.

    We are paying RM3++ maintenance fees and still we have to share the facilities with outsider? What about security? Can you guarantee these guess will not do something bad to the facilities residents and the resident (especially the resident)? Don’t mention we are buying this condo @ 800k-1m+!

    There are lot’s of choices for 800k-1m project, obviously if we have been informed earlier, we will not consider this project/developer.

    See the property type this is service apartment so not wrong for Hotel T / homestay / AirBnB to operate at this building. Anyhow pls check with the lawyer for the exact property type for this Arte s.

    No issue with SOHO for mid and long term tenant as we will know who to refer to whenever there are a problem, but not short term with a title of “HOTEL” . This will impact quality of owner who will resident it. The main concern is the security for sure. Please imagine if there are a group of 8-10 families member stay for a night with RM 3++ and all of them jump into swimming pool or gym……what for we pay RM 3++ maintenance fees? For outsider to occupy ?

    I believe there are a group of resident formed a committee to against this illegal operation of “Hotel”. We’ll see how it goes.

    For those resident out there, please try to ask around to join the group if you are still hanging around.

    seriously this development is overpriced, with high maintenance and bad worksmanship. room is small and in weird shape. very messy lift lobby and can see the poor quality and the design as well.

    over priced, and somemore hotel residenace also very little. not recommended, such a big disappointed

    No matter you paid RM300 or RM3000 maintenance fee per month or 10 / 100 stranger jump into pool at the same time, fundamental counted. Definitely you wont win the case as the building title is commercial, business are allowed no matter hotel / motel / airBnB or whatsoever it call. You should consider all the factors include property laws before into the market. It required studies.
