G&G with 22units only? Or it is just a single phase from multiple phase project? Townhouse is not convenient because the 3 storey unit is shared by 2 families and how is the CP allocation? 388K can buy you a decent double storey in BW.

Buy to stay with your in law might be a good choice. Stay under the same roof but different house.
G&G will 22units is very hard to sustain. Lets say hiring 2 guards (1 per 12hr shift) will cost RM3000. That will mean ~RM136/house min maintenance fee. This haven’t include the, common property maintenance, water, electricity for street light, gardening and etc. Perhaps at the end, there will be only autogate but no guard.
RM388k onwards? Meaning ~ RM400k averagely. Frankly, RM400k can’t buy any decent 2 storey house at BW already, but can buy a good ~1800sf condominium or apartment (like Centrol Hill apartment, Mesra Permai II apartment). So, this townhouse still consider not so expensive price tag, when you compare to condominium or apartment. Btw, Taman Segar Delink2 with 3 storey and total buildup 2160sf only sell at RM480k, also G&G with total 71 units at that community.

Haha, no need your bless, Airmas can sell this project real fast, sooner you will see ‘sold out’. RM388k, still an affortable price range, will sapu bersih soon.
If this project is build on Batu Kawan or even Juru, then is hard to sell. But on this location, no doubt, it will be sold out soon.
Smart move by Airmas, if build 3 storey, then the price will well above RM600k, hard to push for the sale. Why not slice the cake into half and sell at RM400k? Like secret recipe, will many people buy the whole cake for RM90? Mostly will buy one slice for RM7.50 Simple theory.
Yes i agree, If this project build at Juru sure will use as foreigners placement ..Airmas very smart developer. They know the market at some areas. They will not dare implement this project here if no response.

at 400k…. you can only get subsale of old houses (2 storey, non-G&G)…
This location is right in the middle of B’worth.. easy to go anywhere..
The only problem (which I don’t think is a problem) is that the neighbourhood may not appeal to some especially those who think they are so high-class but only can afford 400k houses 😀
Within the same area, you are surrounded by the Ria Apartments, Tambun Indah’s Dahlia Park and not very far off Airmas’ Telaga Emas and also Vista Bay apartments. And go down a little bit towards Jln Heng Choon Tian you will see another Tambun Indah’s project Capri Park. Wah lau… surrounded by apartments and most of them are already sold out.

People prefer new houses… less worry about pipes and wires…. also about ‘unseen permanent residents’…..
Hi Joshua, it is owner occupied, everything are functioning well. only 5 years building, strategically located, no worry of pipes and wires problem as they are all, if any, have been settled before occupancy and there is no such ‘unseen permanent residents’ problem as they are all friendly Chinese community with first class mentality & more importantly the pricing for affordability.
