The project looks good and right within the vicinity of a mature industrial area.
Understand that PDC is now highly stresses on the industrial development to promote Penang as an advanced high-tech industrial hub.
The big built-up with 20ft set-back definately worth buying for own occupation and or investment.
Recently so many light industrial park in Alma area. The traffic will be more congested.

The traffic flow has been extremely improved.
the existing main road has been widen to bothway three lane. It is even better than all other areas such as Bukit Tengah, Juru, Bkt Tambun, etc.
Will flood one or not?
this area is out of flood. unlike jalan pala area. understand that the sale is very good. now is nearly fully sold. the pricing is really reasonable as compared to surrounding similar development by asas dunia.
I just cannot believe that people will choose this project as compared to Asas Dunia industrial development nearby. Asas Dunia is cheaper and on higher ground.

I saw this project during my visit to Asas Dunia factory nearby. The location is very strategic. But anyone know the developer background. Can someone kindly share here. When is the project expected to start? How is the developer experience in similar industrial development. Will this area flood? I understand that jln Pala is always flood when raining. I am doing spice powder business, is it possible to get some walk in customers by this location? Is the market familiar with the location? Anymore project nearby good to serve my business purpose while enjoying investment potential at the same time?
This is the very first project by the developer. I am in big doubt that the developer can deliver the project. The land is very small with just few unit of ugly designed shop lot look factory. This area is always flood. I have seen this advertisement since last year but till now no activities on site. LOL
It seems that everyone can be a developer with few pieces of flyers flying around.
The only advise is be careful of similar trap as what happen in year 1997-98. All projects stuck due to the market downturn. I trust it will be soon happen.
Be selective when choosing to buy properties for own or investment,…XD

Aiya. No one bother the developer background nowsaday la. If you find the location good buy lo. Only few unit here for you to choice. You thought it is like old time ar? You have limited option available.
The location so far in and there are many factory around open for sales and auction. You should think twist when buy a expensive property Go property guru to seek advise from the expert sale agent, if you really like to know whether it is good and worth for buying. Dont be surprise all answer are not encouraging …..

No need to call la. You ask agent they will said no good one because they want you to buy their listing property. XD
Simple that if you find location is good. Price is in your budget. Then go ahead with the buying. But never and ever think that you can get good return from your investment. There are plenty of good factory around with basic factory requirements support such as accessibility, fronting etc. Self occupation is always the key determinant factor o justify the purchase. Or else, you may have to face financial problems when market is down.
Only two more units fully sold. The earthwork done so nice. The platform is higher than all surrounding factory. I have no worry on flooding to my unit. I have made a good investment. See all factory are selling so expensive now. But luckily i buy cheaper here. The project is expect to complete in 2014. I hope it can be faster. I can save some monies from my current rented factory.
Phase II? Is it now occupied by TY transport or the one behind double track? When raining all flooded la. When storm rain of 10-20 minutes this area will flood 2-4 feet deep. How to develop it? The developer is really truly daring to take the big risks. I think the land must be very very cheap for the developer to invest.

I doubt you went there before? i was working there for a year, what you mentioned was not true. Please don’t confuse others, the road from Goodyear shop till TY transport are no flood problem at all when storm rain or what!
If you don’t like that area or don’t like the developer or can’t even afford to buy unit there, please don’t Influence people, people who want to get a unit there they will do their study them-self, don’t worry about it.
Permatang Tinggi phase 2 open for sales already, i heard that sales is good. Cepat cepat mai sapu.
