    The lower units (e.g. 6th floor) almost all booked already… still got chance for higher floors

    if you invest for rental income, you will face competition from Kelisa Residence. Potential tenants are people who work in Prai, Bayan Lepas FTZ or even as far as Kulim / Sg Petani.

    for capital appreciation…. you better buy some Penang houses la (if you can afford) 😀

    I went to book the Intermediate unit at 346K++ today. But the problem is that they want all the people who make the reservation to sign the S&P this weekend. The problem is you dont know whether you got your loan approved or not. They say the down payment will be refunded if the loan is not approved.

    Any comments for anybody out there on signing the S&P before loan approval?

    Ya, very suspicious. One thing to note, I have been there a week ago, the show house is not even 50% completed. It uses less then a week to have it ready?? It means very efficient on constructing? Or something else. It depends on individual to judge……….

    When in doubt, ask! 😀

    You can talk to your bankers or lawyers about the transactions that has been going on for apartments since … say…2004 onwards…. yes.. it’s slower than island but the rental yield is definitely higher. Personally, apartments are for long term rental returns, not for capital gain.

    This property is actually not bad laa if for own stay or rent out. It’s not really so near to highway and also not too near to the power lines

    I actually check with bankers, they say this project is still under the application of the Approved Developer List. This is also confirmed by the bankers in the showroom as well. But they do say that this developer is finacially strong so no need to worry. Based on personal judgement, I decide to forego it.

    ALso another factor is that they need the S&P to be sign without loan approval, I would prefer to have my loan approved 1st before signing the S&P. This is to safe guard myself from paying additional because as you may know, banks sometimes approved the amount lesser than your requested amount, in which is also considered as loan approved.

    The developer only refund the d/payment if bank totally reject your application.

    Looking at other option now. Aston Park seems a good deal.

    i agree with stranger.. we let go of the unit based on our own judgement too. the bankers which my husband called told him that its not in the approved list but developer is financially strong. sometimes its not about whether they are finally strong or not, its the project, approve to proceed with. if u pay the deposit and sign the S&P. no bank is going to proceed with loan processing until its approved. we wanted to check further with MPSP on the status of the approval. at that point of time, we had only about 3 days from the time we book a unit till signing date and to fork out abt 14k (20k discounted from 10% deposit) but since we already decided to let go of it, we did not pursue further. we have checked with lawyer to get advise as they push to pay for the deposit & sign the S&P so quickly and its not approved. we are worried if there may be any changes or delay. one concern is the layout too. it may change based on MPSP approval or request. Laywer which is a close family friend advised us not to proceed with it. i rather wait and pay the deposit for something that is approved. its human nature to have a sense of security for something.

    Thanks Stranger and Ms F for your valuable sharing. I booked a unit too and have the same concern like you both. However developer seems like willing to compensate the downpayment that we deposited in case of any setback. On the safe side, we should call MPSP and enquire.

    I also have the same doubt with you guys, but when sign the s&p the first page stated the Housing Development License and Advertisement & Sale Permit License is there.

    So thats no Doubt to me, and i had summit to bank for apply loan thats no problem at all should try yourself and solve your problem and doubt.

    Hi Brad,

    Yes.. they will refund back the deposit. but note that the signed S&P will be directly submitted for stamping. they will only give a grace period of 3 weeks to get your loans. if (touch wood) your loan doesn’t approve, you will get back your deposit but you have to bear the stamping fees. Really wonder what the rush is all about…

    Have you book the unit there? If you are not better dont simply commend by your judgement on to this to scare me off. I give my 10% deposit to the developer and now waiting to get loan approved. did you know the stamping is for transfer? need 2 to 3 years letter and paid to lawyer, so between this period you can withdraw your unit any time.

    If you dont know better ask the developer, dont be the developer by yourself. :)

    Uncle T.. ur S&P no need to stamp is it? one side they told us its covered by them & later on in the discussion Philip Tan told us otherwise. it’s not important and no point pinpointing anyone. but aside from this, one thing that i wonder is.. why if u are ok & happy with ur decision on the unit, why would you still want to come to such forum? you have already paid your deposits & waiting for loan to approve, there SHOULD NOT BE any more doubts. if i were u, i would not be even bother to search for something which i had bought, why wana burden urself with negative comments like mine which you claimed that i pandai pandai wana be the developer myself! kids….

    but anyway.. it doesnt matter.. i’m not here to be the developer and not here to stop anyone. this forum is for all to share their good/bad experiences & tips/tricks/advises. i do not hope anything bad to any house buyers as getting a house is a very big commitment to most buyers.

    i send my best wishes to all buyers and everything goes well and smoothly.. i have booked another unit & am looking forward to its completion :)

    Come on…..CNY d….no quarrels lar….all stay happy n look at this project professionally. The developer is kind of “perfectionist” type, which using above the benchmark quality materials, as for the prices, pls judge by ur own affordability.

    As for such project, is up to our own preference, if u need a condo at BW area, such price not really expensive compared to 15 KM away crossing to Island…..but for investment, it might not be tht fast…..

    Just my opinion…..wishing all of above HAPPY CNY! Huat ah!

    The best way is to wait for the bank approval ,then only go for S & P as when u sign the S & P then only apply the loan , if lets say the loan takes longer time to approve or fail to approve due to some matters, there may be a penalty given by the developer that u have to pay on your own. a friend of mine had face the same problem. and this is what our lawyer advised us too when we bought a house last year.

    @Andy, congratulation, mainland ppl still preferable landed.. Just imagine how much you plan to sell? RM300psf? That will cost almost 400K, you think mainland guys or Penang guys will buy a condo in SJ with that price? If so, you only earn ard 60K, after minus this & that, <50K.

    The main point is the good location of this K Residence as it situated beside highway, near to pg bridge, hospital, sunway carnival… And those condo developed by Tambun Indah at Raja Uda now ord priced almost Rm240-250 per sf. Yet if a person who work at Pg Island and plan to travel Island everyday, then this place will be the most strategy for them
    Actually I oso own a double stored house at Kelisa Emas. Back to 2008, I bought it for Rm280k..Still the same, this price was considered damn expensive at that time. But now my house price can gone up to almost Rm500k.
    And now due to limited land, and no more project around Seberang Jaya, after 3-5 years, people might still consider K Residence as a good option.

    When limited land become a serious problem,price for property will increase automatic no matter is landed or condo.don you guys notice that in mainland,developer start to launch more condo instead of landed.i believe this is the trend for next few years,you can call to check if you not believe.and the landed in sj normal terrace also near 500k,how many ppl afford to buy it?

    The trend is changing,ppl start to.consider property in mainland instead of pg island.i foresee very soon in two to three years times,there is a huge boost in mainland area especially batu kawan area.fren,just buy,don ask me why..no property bubble,the property price will maintain or increase but never think of it will decrease..

    I think condo still something new in mainland. Not many people really can adapt to it. I believe majority are investors only. Developer always use facilities to attract people. Later when come to maintainance always problem.

    Any k-residence buyer here?wish to check with you guys has anyone face the problem -being charged late interest due to bank did not release the progress billing (stage 2a) on time?i checked with bank and found out that it was due to our appointed legal firm did not send any instruction to advise them to do so..and the legal firm staff represented that this happen to all buyers n the late interest charge should therefore bear by us!

    Is terrible, The lawyer’s mistake want buyer to paid for it. All owner should complained & rejected to paid it. Developer should claim from the lawyer & cut from the lawyer’s profesional fee & not claim from the buyer.

    Yes it is totally unreasonable and unfair to us as the buyer..I have called and complain to the developer and he said he will follow up with the lawyer first..I hope the rest of the buyer will voice out to the developer as well to show our seriousness to this kind of “negligence” matter..

    I just called my banker today. They told me lawyer didn’t advise them after I sign off the agreement last 2 months. Therefore I called to lawyer firm, they said developer didn’t trigger them. Last, I called to the developer, developer told me that lawyer didn’t inform them my agreement whether done or not? Hopefully developer can make the progress clear…….speechless

    Less than 200..the lawyer (or mayb the clerk) couldn’t explain on why there’s late in processing..I would think it’s due to negligence..so at d end,I hav no choice but to bear this..I m not sure about ur case,but did u receive letter from developer on the request for progress billing already?if yes,u may follow up with ur lawyer/bank..@Observer

    Hopefully the developer not just thinking on getting profit… They will put much much more effort on the garden plantation and surrounding swimming pool.     The Taman Kelisa Emas 115 units of double storey terrace houses and 28 units of three storey terrace houses located right in front of this Condo project are all built by this developer, including the Taman Sri Arowana and Taman Janggus Jaya semi-detached houses and bungalows are also built by this developer as well, and yes this project is the first Condo project by this developer.

    Lim, Just leave penthouse and corner unit only. The corner unit is from 450k to 461k for different floor before deduct 15k rebate… As I know, prices not much different last 2 months. But compare with earlier year launching, I didn’t know..

    You can buy for stay only.. Don’t buy for investment purpose.. Mainland properties not like Penang island, too much bubble price already. All Penang island properties holders, mostly are financial debtor.. Banks are very rich..

    Conceal pipe for aircond are included for those units purchased this year where units price is much more expensive. I have checked with the sales manager.
    Only the aircond points are given for all bedroom stated on S & P. For my units just purchased recently(much expensive), they provided conceal water piping for aircond for all bedrooms.

    Does anyone know? The guard house of entrance for K-residence is designed with 2 lanes entrance & 1 lane exit? Or just 1 lane entrance & 1 lane exit?
    I saw the Primero Villa’s guard house very nice with 2 lanes entrance & 1 lane exit, although the design just simple. Resident no need to Q and wait for visitor/outside where need more time as they need to register at guard house before come in.

    I just visit the site. Noticed that construction is completed, just touch-up work on-going. I found that the design of entrance and security guard house are totally different compare to the catalogue. The actual entrance and security guard house are bad and ugly.

I think highly possible that CCC will be issued by this year end.. and yea, how come the guard house is so different compare to the catalogue…or the guard house construction still in progress? by the way, just notice there’s a new development of apartments near to kelisa residence..
