Today show house openning. How is their staircase hand rail? Still the lousy one. What is the proce now? yuo nid to look at the bare unit, not the renovated unit.
3s terrace house just RM543k, cheaper than phase 1, but still not many people go to show house on this morning.
OV2 staircase is concrete type with wooden handle…. no more shaky issue…..
The is a good developer, they try to do a good job for their 1st project. Don’t know why so many people dislike them.
If really want to do good for OV1, pls ask them to improve their OV1 staircase hand rail la. OV1 people will need to spend $40K extra to re-do their staircase.

There was a long discussion before Ken have this conclusion. There were meetings with developer but none was fruitful. Your comment is just like starting all over again.
And the hand rail issue, can’t believe that still got ppl bring it up today. After the complaint from OV1 owner, I feel the hand rail myself, and since then, whenever I visited a showhouse/ ready house, I will try the hand rail. The thing is, I really can’t feel the different. It could be due to OV1 is 3.5 stories and the shaking hand rail is more frightening compared to DST.
See if got ppl want to bring up the broken bricks here…..
handrail is related to safety.. it must be address over and over again to ensure they problem got resolve. .. So far, IJM’s Permatang Sanctuary has the most solid and stable handrail. the design is similar to OV1, but how come IJM can do it solid and firm??

Yup, agreed. The handrail design on IJM’s PS almost same with OV1, but IJM one more firm & stable if compare to OV1 handrail. i believe this is due to the way developer nail the handrai to the stepping wall and the given material( handrail steel ). The steel which supporting the handrail are less & thin on OV1 compare to IJM’s PS !

OV2 show unit look good,nice workmanship quality and the materials used also fairly good. I think based on the location and the price no doubt that OV2 is very competitive in BM. No more handrail issue. BUT the maintenance fee is RM160 WITHOUT swimming pool, ONLY small clubhouse is considered expensive compared to OV1 (RM165 with BIG swimming pool).
Jln Betek off Jln Song Bang Keng is nice location.
3 storey terrace on mainland for RM600k …… wow!!! Better buy on island…..add another RM400k and get landed on island….appreciation will surely be better on island

I buy because OV1 look modern and nice. i cannot afford to buy a same house in penang. that simple. The only thimg not good for OV1 is the hand rail is look bad and shaking badly. I got to get ready to chg it with RM20K

apart from the handrail for OV2, even the staircase tiles used is so much better than OV1. Even nothing needs to be done for the 3 rd floor, compared to the open aired roof top garden concept for OV1. Overall the design is so much more practical. Pity OV1 Purchaser who has to spend so much more on the renovation.
Anybody knows the price of a normal unit, and any discount of price or free gift given ?
The road are very narrow in the project and only one direction traffic flow according to the plan. Neighbours will quarrel with each other later on lack of the parking space. The developer doesn’t care once all units are sold, the most narrow-road among all projects in the area.
Taman Bukit Utama is also a good choice if you worry about the narrow road and the parking space, it is GnG project and just located at the back of Honda show room and upcoming KFC restaurant.( Jalan Song BK)

BM Bina Tel no. 04-5378348, price tag is around RM428K,heard that only a few unit left.
At first BM Bina only sale RM388k, but the price increase to RM428K within 1 weeks later. They purposely want to chop buyer head.

Sunway Wellesley at BM. I went to property fair at G-Hotel in early April, if I’m not mistaken, it is a G&G from 500k.
How come people judged the developer like that?? For me it is very objective ..don’t just simply trust what people talk over here…go to look for yourself! I’m the owner too! Yes, the handrail is not good enough,but I heard from Developer that they also concern about this issues and trying to solve the problem. As I knew, the company is new,but the business owner is not! They have much more experience in this field! Furthermore, those experience developers knew how to ‘cheat’ your eyes with fantastic design, but do u know how solid is your house? Enough steels or bars to avoid your house sink? A friend of mine who work with construction company also not dare to buy a house with his employer, but he bought OV1 house. He is the one who told me the construction materials is solid ‘kao liao (hokkien)’.
OV1 although got swimming but more houses, OV2 doesn’t have swimming pool but low density. So for me it is reasonable to pay almost same management fees.
Bought OrgV2 5 months ago, today go to field & check, price hv adjust at least MYR 50 K & above, & leave 14 houses only. Wo!!Syiok. I think next year when OC pass, at least 700 k above for normal Terrace house.

This construction for OV1 running very well. Heard that will be completed and VP on August. Hope the workman-ship i good. Anyway we could give a visit to the site and our own unit. Worry the quality since the show house quality so so only.

The intermediate unit for lot 24 ov2 now the price is 684k.
The std unit for row for lot 73 to 55, with backyard was RM555, 800 on Jan 26th (when launching show house).

Last time, Sales told me, for std unit, only lot 25, 22, 15 in that row available, for RM543,800 !! (try to sell the not so nice units first, not so professional lah)

ya just went there on sunday to take a look, confirm by the staff there since the buyer cannot get loan approval, they resell it with new price..
Lot 24 must be jinx and suai liaw, always buyers cannot get loan and the higher and steep price they try to resell, the harder potential buyer able to get loan ……..plain greedy.
they oredy earned 10 percent deposit from lot 24, why still put the prize so high??

My opinion:
When economy downturn, force selling happens … Early bird investors whom bought at 555K, 543K or less can still sell at 600K and earn a bit near or recover costs. Late bird investors whom bought at 640K, 668K, 684K or more ……cham loh, cannot compete, how to sell at 600K ?
If economy still good (positive thinking), late birds want to sell at 750K but early birds can slash price to sell at 730K for exp; then again, late birds how to compete ?
If economy is super good, market price goes up to 1 million, then early or late birds also never mind liao, both can be competitive liao, but then again, how many buyers can afford 1 million property ?
So, I think for high-end property, early bird is very important factor.

no one can predict the market, only can measure own holding power. as long u had your own measurement , there are no standard price in market. just my personal opinion.

i agree with Vincent fully. To name: Interested, you may just do quick survey around BM. You will find out how expensive the property is? Jessilton Hill, 598K. BM Utama 500K++, Tropicana Residence 478K all are double storey terrace. If you have doubt that have people affordable for 1 million property. i can tell you Gemilang Permai, which easily more than 1.1million property, also sold. If i can not sell it, then i move in as resident by selling my first house.

TI one 2 storey 500+ but limited unit, 3 storey 550+. 117 units in total but > 60% already booked. Not official launch yet but already soft launch if not mistaken.

The access road to Bukit Resident is suck. OV2 is much better from Jalan Betek via SongBanKheng. OV2 buyer …… no regret !!

OV1 is great …… RM750K not for intermidiate unit. OV2 not bad too, but slight expensive than OV1 with higher per square foot price. But overall OV1/2 are worth to buy and full of potential. Song Bang Kheng road is booming. OV1/2 will ride along the wave of booming. Looking forward to price OV1 at RM800K for intermidiate unit, by this year 2014 end.
