Visited Orange Garden feel it totally difference. The developer really committed to the project and provided statisfaction to owner. Nice entrance, interlocking, landscap, underground.

The underground cable that you see is only from the tnb pole to the house.
So there are still tnb pole and lamp pole with cable that connect from the power source to each house. I think actually that will not make much different from the outlook.
This is the info confirmed by their senior staff.
the lamp & electric pole already on site, no way to do argument already, what we want to do now is check the work done by OM. Please go to your own unit & knock on the plaster wall, you will found many place the plastering is hollow inside, we need to asked OM to redo this fail portion, if not this hollow portion wiill be crack & fall down one day in future.

Mainly nice nice and strategic location. Besides gated with swimming pool, gym, barbecue area, playground, community hall.
In long term (8-9 years), the undersea tunnel will connect to BORR. We will just need 10 minutes to go Gurney.
Price now is RM628 only for NEW 3 storey gated is very cheap for this location. You cant find else where.
Price will be increased tremendously once undersea tunnel construction started …. unless Penang Government /LGE keep empty promises.
LGE is also Bagan MP, it is his duty to ensure it works and develop Bagan prosperously.

Everybody hope that the undersea tunnel project will proceed soon. However, the reality is, State Government unable to do that (even got money) without consent from federal Government.
If the developer can manage the serviced residence well (club house facility, greenery, security), I think even without existence of undersea tunnel. Better, if they can get a good tenant (like McD) to get in the standalone shop lot. I think management of the residence will affect the price of this property in the near future.

The only way to hope Oriental Max do more design on the pond is you hope their 3rd phase house cannot sell out. Then they will done the pond design properly.

My S&P due date is early of May 2016. When i sign snp, i had asked the lawyer’s staff & she told me that got total more than 90 owner sign together with me. If work can’t complete in May 2016, penalty to Oriental Max per month (10% per annual) should be a big figure.

This developer very kan one. They will get CCC & hand over the house to purchaser in May without approval from TNB & PBA. The whole skim will be no electric & water supplies. This happen in previous project done by them like Carnation & Centralway.
The house key will delivery on time & they wouldn’t let you to claim one cent from them also.
This happen to me before because i also Carnation’s purchaser. They will insist house owner start to paid the maintenance fee in May although without water & electric supplies.
Oriental Max can get CCC easily because CCC is approval letter from Architect & architect & lawyer is appointed by OM. Oriental Max say one they cannot say two. If not OM will not paid the professional fee to them. Then this 3 gang will join together to cheat the purchaser.
If like that can we bring this matter to tribunal tuntutan pengguna?

That type of crack line is normal for Omax’s project, if you go to their Tambun bunglo project (Orchard Villa). You will surprise with the crack line for their bunglo.Each crack easier more than 10mm & sun light can go direct inside houses. This happen since construction work until now still can’t solve by them.
OMG…the tar road is higher that house level, the building wall is not even at all…why OM built so lousy house…super disappointed!!!!
observed the tar road between phase 1 & 3 have protruding under ground drain square cover which dangerous for driving, actually this can be avoid, if have well supervision by OM… No strict and professional supervision project..

I got a project from OM. honestly speaking, om quality is not fantastic but is not considered bad. Every project upon completion sure got issues and are not perfect. I have seen much worse.
OM generally priced their project well. I always believe u pay peanuts u get monkey.
I got another project from airmas at butterworth too. That one…pay a premium still get monkey. Pay premium quality really bad. lolz
Om cannot be compared to the big players like ecoworld. its not apple to apple comparison. Big players like ecoworld do lotsa marketing and naturally comes with a premium. So definitely comes with slightly better quality.
OM is just a very small developer mainly in butterworth side with only 1 project in island currently. very small player.
If there are issues with your property, complaining doesnt help. Exercise your rights and demand om to rectify your defects. if no actions taken, exercise ur purchaser rights and demand lawyers to take actions for u.
All primary properties purchases upon completion are not perfect and comes with defects. it just a nature of this business. Singapore new properties same too.
Satisfaction from customer is priority…G&G project must strongly compliance with the good management team, proper guardhouse, landscape, greeneries…it doesn’t mean that putting on the pagar will be a G&G, it need full commitment no matter big or small developer. If today maple residence is not a G&G project, buyer will not require high demand of landscaping n greeneries as well.
satisfaction comes from expectations. What is important is to manage one expectation and that developer comply and adhere to what was initial agreed upon.
I do agree with you resident committee plays an important role as well as managing agent. If there are really lotsa of issues with common areas, it is best to form the residents committee earliest possible to take control and wack the managing agent to work for you.
Owner expectation is to have comfort dream home. Initial agreement is based on the trust, not much reference but much depending on the brochure impression to make decision. Good develop will follow whatever printing in brochure to make it happen.
Hi all purchaser, i am from OMax, Actually all the construction work for phase 1 already completed, the drainage & road work they do now is for phase 2 already. All the work on front part like guard house, entrance, club house, swimming pool, shophouse is under phase 2 work. You all not need to worry, we will try asap to get the CCC in April.

Sorry, doing some correction, phase one owner must go in & out from Jalan Selayang Permai at the back. The temporary exit point already ready with small guard house & opening. House owner cannot use front entrance to exit until CCC for phase 2 obtain.

Who care EW kah, OM kah. Short-changed buyers, delay, delay, defectivity, CCC, water n electricity connectivity issues, etc, etc if cannot settle, will go to Housebuyers Tribunal. Now, Housebuyers Tribunal will accept brochures as the documents evidence also as developer’s promise or mis-leading advertisement. The fight is on soon.

What?! OM tried to obtain the CCC without the full facilities and ask the owner starting to pay for the maintenance fee?
This project was taken 3 years time, but now OM tried to obtain the CCC with this kinds of condition? I visited the site and the construction work for Phase 1 actually done since one year ago. I thought we are waiting for Phase 2 to be done before obtained the CCC. However, I am totally piss off when heard the news that Phase 1 is going to obtain the CCC with a temporary entrance and the so-called “small guard house”? Even without the facilities? You are totally kidding me.
This is really greedy developer. OM allocate their manpower to focus on Phase 3, and slower down the progress for Phase 1 & Phase 2. And now you tell us you will obtain the CCC with this kinds of condition?
Why we cannot use the main entrance to enter? U don’t tell me the main entrance also under Phase 2 work??? We bought a gated house without the main entrance and we have to use the temporary lousy entrance at behind? This is totally ridiculous!! If OM want us to use the entrance at behind, please do a nice entrance for us with a nice guard house, but not the one like dog house. How I am going to stay inside? And I telling people I go in my house from behind gate?
Please feedback to your management. We need the satisfy answer and explanation from OM.

I believe now land/house issue is a hot topic now for Penang, please dont force us to make this issue until that situation…

i googled somewhere. it said now no longer need OC, all new project is able to stay once the CCC is obtained. in order to have CCC, the property must have confirmation of water, electric etc etc.. or else the architect is waiting to be sued. correct me if im wrong.
and it is legal if we get the house key without facilities, just we no need to pay maintenance fees. i got this from my lawyer friend.

The victim house buyers will eventually form WhatApps or FB grp and discuss the problems privately by a few ppl, no more in public forum.
So, developer will be happy, no worry, no pressure to correct or improve because not many ppl knows how lousy, how bad they are. So, they continue to cheat new buyers lo. ha, ha, ha.

OV1 buyers really really discussed and hammered the developer badly in the public forum until so many ppl knew about it, affected their sales and reputation.
So, when they came out with OV2, they are more humble, cautious, better price, better quality and more listen to customers lo. Now you see why.

They also correct the problems and complaints by OV1 buyers after the handling over of keys. They also scare their public reputation and future projects sales affected ma.

Yes, I’ve received the letter on yesterday, too.
I went to the site, don’t think the site is safety enough to stay. They even have yet to put any partition between phase 1 with phase 2 and 3. How can the CCC able to obtain with such condition? I have called up OM previously, and asking whether they will do any partition to cover, the PIC Chris told me, they are not planning to do so yet, because it may caused the workers inconvenience to do the construction. I requested him to feedback to management. We have paid money to purchase the house, and OM should consider the solution to solve the problem, but not only think of their own advantages and benefit. Otherwise, s it we are going to stay together with the Foreigner workers in construction?
Received the delivery of vacant possession letter and collected the key this afternoon. What a heart attack if you go to see the quality of the house. Tiles in the kitchen and the toilet are missing.. Flooring with paint, dust & rubbish, used toilet bowl.. Worst is the crack line downstairs.. Wonder how MPSP approved the CCC ? The house is not ready at all..

Did anyone in Maple residence see the Beechcraft plane that crashed around 500 meters away at the south end of the TUDM runway yesterday? Trying to find out which direction it came from, normally all the planes come in from Raja Uda and they are very low over the Maple residence area. Someone said the plane came in near Pantai Robina, which is not usual.

Visited the phase 3 show house. One word : Terrible. Impossible to park two sedan car at the car pouch. When enter the living room, saw a water sewage pipe covered with the “Square” plaster ceiling, and it is leaking …and super cut cost design for sewage pipe routing, really speechless, its a show house. Don’t understand the developer mindset, why would a developer show a “lousy” show house to customer. Well, at least i think the developer is going to be honest to the buyer on how bad the house quality is. Please go and have a visit yourself and verify my statement, after all is my own opinion after viewing the show house.
