I would suggest you my PERSONAL opinion to buy Maple Residence if you have choice …. reasons as follows:-
1) With swimming pool
2) Immediate access to butterworth outer ring which connects to NS highway and future undersea tunnel
3) Proximity to Raja Uda
4) Spacious 5 rooms compared to Carrissa Villa
5) Ideal place to stay as it is away from industrial area (high air pollution)
6) Complete 3-storey built up … not 2.5-storey.
7) Bagan Lalang/mak mandin is already very congested with busy traffic.

A peaceful and nice coastal living town to stay.
Phase 1 and phase 2 difference is the land area. built up area is the same. However, Phase 2 has another limited design with double frontage (balcony for all rooms at 1st and second floor).
Better go and check it out … you will like it …

OM already started construction work for phase 2 on site. Once the S&P signed by OM, they have the right to claim the foundation work progress payment from you, if your loan amount is 90%, the bank will not process the payment if Loan Agreement not signed yet. Than buyer will need to paid the interest 10% per year for the claim. The interest is 100% more than bank’s interest.
Anyone know what is the cost for new project beside mapple residence ? I confirmed from developer to say double terrace house 18×60 but the boss still not fix the price. Just 20 units. This is bad from them for want goreng price. Currently > 50people gave name.

I called the lawyer Mr. Seow last week & he told me they will try to rush for the Loan agreement asap, if OM claim before the Loan agreement out purchaser need to paid for the penalty. Hope all the phase 2 purchaser help to chasing the lawyer to process the agreement faster.

I am phase 1 purchaser, I also facing S&P signed before Loan agreement. The lawyer also delay the Loan agreement for about 1 month but Oriental Max didn’t fine me. Now the progress claim for some of phase 1 unit more than 150k already.
At the time I signed the Loan agreement OM already submit their first claim. Luckly OM not fine on me. But my case is delay within 1 month only. Don’t know if got purchaser delay more than 1 month.

I believe OM will NOT penalize their own customer for delayed load agreement and tarnish their reputation. Instead, they should push the slow service from Lawyer/Land office.

If you compare the floor plan layout and built-up size, orange garden is more practical.
Maple Residence built-up of 18X38 nia is a bit small especially the width. When you’re doing ID (interior design/decoration), you may have issues. Bedroom2 & 3 in different floor also not practical if have more than 1 kids. However, i know Orange garden will be surely much more expensive (due to Tah Wah pricing strategy).
(Note: i’m not competitor or buyer or agent).
Orange garden is wide is 20″ while 18″ for maple residence, og oso much more longer compare to maple,but the price 638k above which is much more expensive

Just called OM & their staff told me that the balcony at 1st floor is without ceramic tiles & just cement finished. Really lousy finishing. We paid 500k & their give us low standard thing. All purchaser please called OM & complain so that they can change it. I go to their other site Centralway 1 & found that the balcony is ceramic tiles finishing although the house price is less than Maple.

Ya lah, they only think of profit…actually they should create and give us buyer a quality house…at a same time also can bring up their reputation. Hope that OM can try to beautify the residential area..since that no more concealed telephone and electrical callings, interlocking pavers, landscaping concept…etc..
This project sold out without a show units built up. The finishing work very depend on developer’s trustful. If Oriental Max do a proper job, we purchaser much respect to them. But if they don’t, we will not keep quiet.
According to the brochure, they should have balcony tiles and not to cut costs. This is a >500k house not a low cost house in 10 years ago. We use our life’s saving to purchase a dream house but how can they do it like that.

Really lousy developer. They use common red brick to built the interlock paver. I work in construction site more than 20 year. This is the first time i saw in the construction site the developer use common brick to replaced interlock paver. Interlock paver is 10 time stronger than common brick, 4 times expensive than common brick & much, much look nice than common red brick. The more Important reason is interlock paver maintenance free. interlock paver is stone. Please go to visit Central Way 1, you will panic. Central Way 2 & others Oriental max project will use same material if purchaser keep silence.

Oriental Max start claim the penalty due to the lawyer’s false. I `kena’ RM200+. I think more than 100 purchaser receive the letter dated 18-12-2013. This money enough for Omax staff to get additional 1 month bonus already.

Hi all Maple Residence purchaser, please checked on Carnation forum (other project by Oriental Max), Oriental max done underground cable for this project although not agreed before. Why double standard & not done underground cabling for Our Maple Residence house They are 2 reason the finishing work should follow Carnation’s condition,
1) Maple house (RM440k when launching) more expensive than Carnation (RM380K when launching)
2) This area nearby Highway & can give good image if finishing work is good.
All Maple Residence purchaser should call & advice Oriental max to do underground cabling work as same with Carnation Villa.
Next time don’t buy from this lousy developer…they always think of making money…the workmanship also very poor

Yes..underground cabling very common nowadays.we can see a lot of taman even in Kedah with this underground cabling…
Actually overall location is strategic, design ok..18×38 a bit small but still acceptable…but swimming pool toooo small..I don know how their architect plan..pls OM do something to compensate your purchaser…
Anyone know phase 3 left how many unit?
Phase 3 still got more than 50 units. Too expensive & no people want to buy. They now rush for phase 3 building work & the electric wiring for phase 3 is underground, you can checked on site & found that they laying red colour underground duct for phase 3 units.
phase many unit cant sold out only do nicely, phase 1 and 2 cincai do, really pro, this developer zzz
Why phase 1 & 2 no undergroud cable but phase 3 got underground cable, i think we cannot accept….

If you go to CWI nCW2…you will shock how thiis lousy developer built the hse…I think they use water color to paint the hse…the wall outside already fade…another thing is why they allow buyer to build awning here n there with different color…?n the wall (gated wall)got wiring done why no money to buy lamp or they left to hse owner to settle themselves? For those who want to buy hse by this developer especially maple residence phase 3…pls check properly what they hv done to their previous project…like for maple phase 3 you will buy everything the same hse like phase one n two but you will pay more 200k compared to phase one owner…if phase 1n2 don’t hv underground cabling it also will spoilt the whole taman also…look ugly…so what for?
Yes I agree with you max…now we hope OM can consider our needs..underground cabling..greenery to make out taman look luxurious.i think all the purchases will be agreed with me right? I bought phase 2 unit..and now a bit regret due to the developer attitude..when theis phase two launching another project from tah wah also come out..I choose between these two projects…I should have choose tah wah and not this lousy developer…OM don’t know people’s needs..when people buying GnG their demands not just for safety purpose they want all facilities

If they don’t know how to build GnG pls just build normal housing like pasir Indah..merbau Indah etc…here every owner paying maintenance fees, OM you should follow buyer’s needs..we want greenery for our taman ,luxury guard hse…nice play ground and pls do something for that baby pool … make it nice..so people won’t complain… still remember the brosure for maple n central way? The playground so nice..landscaping ..guard house n club hse look good ..just follow that what hv printed …very easy…if don’t know pls learn ….don’t be kedekut ..pls make every body worth buying your maple residence…###pls don’t follow what you hv done to central way…THANKS
This Omax staff really lousy, their just know how to promote their house but don’t know about specification & finished of the house. They just said this & that to avoid us to asked them. I asked them got underground cable for Maple Residence or not, they told me to wait until OC then we will know. Stupid Oriental Max…….

I am phase 3 house owner. Oriental Max agree to do underground cable for phase 3 when i sign S&P. But i don’t know phase 1 & 2 no underground cabling, if really like that, it will be very odd for this Taman.
