    look for convenience and strategic locations. If OM, checkout their carnation villa [larger & cheaper], but that is in BM. For butterworth, watch out for low lying land, and development potential on the immediate area, as there are a lot of low lying and kampung areas there.

    207 units of house share small swimming pool & club house, landscape garden also small, OM just simply add it in this project so that house can sell higher price, very good marketing strategy. Again, cable not underground, low standard of housing plan.

    yes, but heard that original land owner still negotiate with Tan Wah for the disbursement.

    OM want to launch this project b4 Tah Wah launching, many Tah Wah customer will move
    to this project because waiting too long for Tah Wah project come out already but still no
    news. Good strategy.

    The RAAF aircraft line not pass thru this project, the noisy area should be @ Lip Wah primary school & nearby area. @YH

    aircraft noise will be there, cant run away from it, but typically there is only a few aircrafts movement per day compared to civilian airport whereby every 15 minutes there will be a movement.this project will experience aircraft landing whereby the noise is much lower compared to an aircaft take off, if still can’t stand the noise, insulate the house by changing the windows to a double glazing type.

    I just booked one unit of this project, before that i do go to the site & checked, the mosque is near to the phase 3 of this project, so is better to buy the phase 1 than others, the best positon is 120m(around 20 yunit of houses) away from the boundary of this project at the side nearest to the mosque @XxX

    Info from my friend stay in Taman Selayang, the aircraft noise not serious & compare with few years ago the aircraft activity not much already, the RAAF Australian all went back to their country already.@XxX

    Booking fee is 10k, the corner lot’s price depend on land size, but the extra land can not do renovation work & extension. Just as extra gardening only.

    the road is 26feet road. very small. no parking allowed, else the car opposite cannot reverse out already. this G&G is like condo, only allowed 2 parkings per unit. any extra have to park outside d.

    this project still yet pending license..thus upon booking..you are given 6mth – 1 yr to sign S&P. Target completion year end 2016. Anyway, Personally, I think CW2 is better strategy location.

    CW and CW2 3-storey design got problem of car park cement roof leaking issue. Go see TMI Sungai Dua project, same design Central Way, the house owner keep busy ask developer to fix the carpark area cement roof leaking problem only. Another problem of G&G is, you cannot do awning to fix this.

    2)Does this a good location ? Even we consider near the Small Mosque & beside airport !
    Because recently Tah Wah just launch the semi D nearby this taman but cost >700K. This is the cheaper house that close to raja uda. As all know currently no more land in raja uda for develop new house & even got but the cost should be >700K.
    3)Does PG G confirm will build a tunnel in bagan ajam ?
    4)Does this a good investment & do you this is easily making profit (>100K) after OC obtained. Any calculation to estimate ?
    5)Now a day, people like gated & guarded + swimming pool + gym center….so, should be a good selling point, right ? In butterworth, seldom to have this type of taman except palm villas (>650K)

    @appollo31 Phase 1 90% sold out. Phase 2 open for booking now, but price already more than RM498k. The unit facing swimming pool cost Rm600k.
    Tah Wah semi-D already sold out. Got money also can’t buy one.

    1. Nice units almost have been taken up.
    2. Location, of course not as good as Raja Uda, Bagan Lallang, Taman Bagan, but, still ok la.
    3. Undersea tunnel? Probably we all can’t see it, your son or grandchild maybe.
    4. Good investment! See the track record of OM’s G&G project like Delink at Taman Segar, now selling at RM500k onwards while the original price RM293k (phase2) and lower on phase1. You can easily earn RM100k once completed (can sell over RM600k) with the Penang Second Bridge completed.
    5. Swimming pool? Ops, just worry it can’t be sustained :( A moderate class of G&G, better don’t have swimming pool, too expensive to maintain, RM8000 per month to just maintain a swimming pool, bath room….

    Penang has awarded the tender for the underground tunnel linking the island to mainland and three major highways projects to Consortium Zenith BUCG Sdn Bhd with a land swap and 30-year concession on the tunnel.

    Penang Chief Minister has announced the deal today where the firm will underdertake 3 highways and tunnel projects in exhange for a 44.51ha of reclaimed land in Tanjung Pinang. The deal will only be formally inked after a few more months where the finer details of the overall project are agreed upon.

    The projects consist of:

    Gurney Drive-Bagan Ajam undersea tunnel (6.5km)
    Gurney Drive-Tun Dr Lim Chong Eu expressway bypass (4.2km)
    Tun Dr Lim Chong Eu expressway-Bandar Baru Air Itam bypass (4.6km)
    Tanjung Bungah-Teluk Bahang (12km)
    The reclaimed land in Tanjung Pinang will be handed over to the contractor in stages depending on development and construction of the awarded projects.

    According to The Malaysian Insider’s report, it was agreed that there will be no toll charges imposed on the three major highways on the island. It would also have to bear any losses of the tunnel should there be a lack of usage by motorists.

    Consortium Zenith BUCG is made up of a local company, Consortium Zenith and China-based Beijing Urban Construction Group (BUCG).

    I am one of buyer. I got asked OM staff for this underground cable before. They told me some of buyer can’t afford to paid for it. Are you a house buyer for this project? Or we can join together & force them to do it. But I think need to paid additional for it.

    Anyone knows whether underground power cable is more expensive than elevated power cable ? Developer should give better value if price is not much different.

    Maybe elevated is much better for maintenance wise ?

    Underground power cabling cost at least 5 time expensive than normal elevated power cabling, maintenance also in higher cost. I think this 2 point OM don’t do underground cabling.

    Nobody can guarantee your profit. If DAP cannot win in next election, tunnel project will be no more. But you can refer 2 g&g project nearby-Mandarin Quarter & DLink 1&2.

    FYI, the standard selling price for Maple Residence – Intermediate unit, Pool View, with balcony for 4 rooms (2nd and 3rd) is already RM601K (before rebate).

    My personal view as follows:-

    I have feeling that once the tunnel is confirmed after EIA, the value will increase by another RM100k-200k because Maple Residence’s location is so strategic …. easy access to BORR, NS highway and the future Undersea tunnel to Gurney, free from town traffic and is so near to raja uda too.

    Upon completion of Undersea tunnel which should be earliest by 2020, the value should catch RM 1m ??? It is not impossible as the same property may cost 2-3 times in gurney island and with Undersea tunnel gurney and maple residence is just about 7km away or 10 minutes distance at 80km/h drive.

    Let’s be optimistic and I believe it will happen. :)

    No one can predict what will be the price after in future. If you can predict accurately, i don’t think we need sitting here to writing comment and view for other opinion.

    What do you need to consider is how much risk you are taken if u make purchase of this property.

    Orange 3 buyer, they use RM350k& above to purchase a condo.
    Selayang Orange buyer use RM750k & above to purchase Semi-D unit.
    You use RM498k to purchase a 3-story house.
    Who will the higher risk taker if suddenly economic crisis coming???who will be die first and how much you can lose if compare to those buyer??

    p/s: for majority mainland residential mindset, they still not able to accept staying in Condo. Must prefer landed house.

    FYI, I bought a unit of Maple Residence before anouncement of Undersea Tunnel being awarded as I found the location is perfect, pricing is very reasonable compared to other developers and most importantly the upcoming Undersea Tunnel and Tesco hypermarket. During that time (24Feb), majority units sold are only end lots plus just a few intermediate type.

    I went to the sales office again recently (10Mar) after the Undersea Tunnel anouncement just to “kepo”. I noted the sales progress for phase 2 Maple residence is quite fast
    They just opened for registration during CNY2013 and many units are sold although within one month period.

    I believe not many choices left by now but opportunity is still there.

    If you go Oriental Max sales office, please update us too the sales progress. :) hehe !

    During CNY, it rebate 8k…worth to investment.

    Here sharing my view point, if wrong please correct me.
    I am comparing bagan ajam is future Gurney drive, Raja uda is future pulau tikus…along Gurney is Jalan Kelawei which is future Bagan Ajam & Sungai Puyu residential area… Hope it become real in future if the Undersea Tunnel. It might wrong but really hope so..haha

    How’s the sales progress for Phase 2 as at now ? Any updates ?
    All end lots taken last 2 weeks when I was at the sales office.

    Let’s be optimistic … I believe 3rd link Undersea Tunnel is a need to reduce jam at Island as currently all vehicles have to head south to Lebuhraya Lim Chong Eu to use existing bridge, and vehicles will still have to head south when 2nd link is ready. Jam / bottle neck will still happen. Thus, 3rd link Undersea Tunnel will be the best solution in long term as SPU and SPT people can avoid heading south to Lebuhraya Lim Chong Eu to use the existing bridge. Instead, they need only 10 minutes to cross Gurney Drive – Bagan Ajam undersea tunnel. Sure jam at Penang Island will be a lot reduce with 3 alternative links to SPU,SPT and SPS.

    CIMB is full flexi but we need to paid RM200 during setup & monthly charge RM10.
    Hong Leong is offering half flexi, no monthly charge, we can paid extra anytime via on line / ATM…
    means if bank release 1st 50% to developer, we can lump 50% directly to loan account to secure the interest…but i heard PB is also half flexi but we cannot lump full 50%, else will be subjected to penalty…so a bit doubt the advise given by Hong Leong bank…anyone would help to clarify ? if can, i think Hong Leong is the best in term of cost-benefits.

    With full flexi you can withdraw money anytime from ATM, bank counter, cheque & online when you need. By half flexi you only can withdraw money from the counter of the bank you open the account. This the disadvantage of half flexi.

Tah Wah project’s entrance also not so good, The Malay school outside will cause traffic jam when student in/out, Also The India temple outside always cause traffic jam when they celebrate thier temple function.

    Yes. But i used to it. May be if u compare to PG airport for sure more frequent flies up or down. Not so often TUDM have training. Many rich people also stay on top of aircraft landing across their houses. (Behind chinese temple). They r more worst due to the sound effect. Raja Uda already sure for no more land to develop. If got new land for sure cost >600K or 700K.
    Now Raja Uda also moving a direction to build more & more Condo (380K or >400K). If rocket can win again 050513, for sure can build under sea tunnel in Bajan Ajam.

    Phase 2 cannot proceed S&P yet …. as the developer is still working on the end financing with the bank.

    I went to the sales office last Saturday.

    Phase 1, left 2-3 units.
    Phase 2, left 12 units.

    Very good sales indeed as phase 2 just launched in Feb13.

    Their are 4 project in this area recently. Maple Residence (207 units), Orange Garden (148 units), Selayang Oren (22 units) & SP City (10 units). MR is the cheaper among 4, But hope the quality of work can compare with others.

    The developer & lawyer playing dirty game. Phase 1 purchaser already jump in their trap. The lawyer want phase 1 purchaser signed the S&P first & Loan agreement 1 month later.
    At the time phase 1 purchaser signed the Loan agreement, the S&P already ready & OM started claim the 1st progress payment. So, The lawyer already delay the payment for 1 month. I think the developer witl sent a letter & claim the penalty from the purchaser later. One side claim money & other side take easy & delay thier work. This always happen if the lawyer appointed by the developer when S&P is f.o.c. Totally not gentleman & not profesional at all.

    I think the one way road in the residence is like Delink. no place to park along the road. However for phase 2 owner, the carpark area is bigger. 26′ if not mistaken. so can park 4 cars?? need to confirm with developer.
