    Confirmed that more than 20% already booked with the most pricey unit exceeding RM680K. This would work-out about RM460 per sq ft.

    Can anybody tell me is there any track record for this developer?? Seems like more & more Tom, Dick & Harry are jumping into development biz. The $$$ profit must be damn good!

    Any early-bird discount? Coz it become a norms that developer is offering free this & that!

    Heard that approx :

    Type A (+1,450 sq ft) – RM460 per sq ft

    Type B (+1,300 sq ft) – RM465 per sq ft

    Type C (+1,000 sq ft) – RM470 per sq ft

    Need some help though on the freebies offer by developer…….

    Indicative pricing meant to be the preliminary estimation. may be the developer also give some discount. Can someone confirm?

    By the way, i think this apartment has no swimming pool :(

    Looks like the area is surrounded by many old LMC apartments. I don’t think can get any sea view though …

    Nope, if the market still good launching price will be more expensive. Indicative price of SR on early of 2011 was from 260k onward. Launching price grown up to 280k onward

    It’s not as congested as in Sg. Ara area but the location- Perak Lane. Those
    from Penang will know what this area is famous for.

    Got the info that the correct build up area:

    Type A – 1469 sqft include with 3 carparks RM457/sqft
    Type B – 1324 sqft include with 2 carparks RM460/sqft
    Type C – 1028 sqft include with 2 carparks RM460/sqft

    I heard that there will be more development projects at this area is it true?

    This condo don have swimming pool but have sauna, community area
    type c is 438 per sqare metre
    This condo is already semi-furnished , you can just move in and do not need extra renovation.

    the staff is not professional at all….. asking whether waive legal fee, she ans partially 2-3k waive… what is that? when continue asking, she keep saying partially nia…

    no DIBS, no additional freebies…. small units all taken up…. no show unit, no architectural model, no anything….

    the office is like a dark shop, once u go in, they invite u to go into a room and the office looks like a bookie shop.. :)

    surveyed the site.. quite disappointed..the site is a bit small and is very near to a yellow flat..i think is kota embun- painted in yellow
    i drove into lengkok perak, road right next to the project and OMG, the developer uses the orange plastic blocks – the type use for road block as the site fencing!!!! for the price the developer is charging, at least use la a proper zinc like other projects..so cheapo…i dont think developer will do a good job in maintenance

    I have jus bought 1 unit 1300sqft…this developer is very cost conscious, saves on the unnecessary thing and bring down the cost to sell to customer at lower price.

    in this cost conscious attitude, they have good financial planning and keep everything simple and realistic.

    the developers build the mathematic and computer school buildings * (8 floor) in USM, sungai pinang red bridge, and recently won the bids for the bukit bendara to rebuild former kancil carp ark project.

    Real Buyer, thanks for the sharing. I agree with you.
    This is the first time i am seeing the orange plastic blocks (for road blocks) used as site fencing.
    If the developer is being so cheapskate even in this kind of small thing, I am not confident on the material used and workmanship.

    Personally visited during launching. Expensive units, worse, all good units with good view has been taken up bfore launching, left bad directions & bad view to lurr buyers. Better suggest to buy others nearby apartments, 2nd hand also better than this. High price at this area cost you earn nothing for years if re-sale.

    JPS not ignorant at all. They are very careful with what they spend on. If flood only happens once in 40 years in your area, they won’t do anything because based on the average life expectancy rate in Malaysia of 75 years, happening once in 40 years means it only happens once in a lifetime….:) So, no need to fix.

    Also, if flood happens in Jelutong area (a flood prone area), that means no need to fix also. Because if it happens so frequent, that means you need to build a drainage a wide as a road to solve the flood problem, which essentially means no more roads, all converted to drains already. So where are the cars going to go? So in this case, not practical to fix the flood issue.

    Whatever happen to this project. I see its already completed, but like ghost town. Rarely see anyone going in/out at all!!!
