    I don’t think the developer blindly plan for any project that will not have market, it is base on the research they have already done but not just simply few words or thought that we have.

    RM330psf, need to consider the quality and any other facility or selling point that they will provide. Btw, this price range is slightly cheaper than a condominium that will be built in Teluk Kumbar Penang Island (which is already at ~RM350psf for the upcoming project)

    Landed property isn’t necessary better than condo.
    It really depends on one’s preference & preferred living style.
    Some people prefer landed while some prefer condo.

    Agree with what Shawn was saying! Many people missed out the joys of Condo living with facilities, security (peace in mind), not so hot, and etc. Why landed always good in people’s perception, it is because we ‘own’ the land, that’s it, can we bring together the land on our last breath? We always want to give to son, but missed out a lot while we can enjoy thruout their life. Yes, subsale landed, why so cheap for those subsale, you can see how old the house and the surrounding, lots of fly and moisquitto, smelly drain, etc.

    So, there are ‘new generation’ market out there where they find Condo a good choice, although need to pay few hundred for monthly maintenance, but they can enjoy greater living environment than normal 2ST terrace. Typically, good view, fresher breeze, security, cooler, etc. While terrace house normally face bugs, rats, thieve (some can’t even sleep well at night due to thieve season, although got alarm, etc.) The wife need to wait till husband at home, then only can go back from work, if husband OT till 9pm, the wife sit in the office till 9pm then only go home. What for? Why so torture for mentally and risk physically?

    Life is short, we start working and buy property at age ~30, we only live for may be, 50 years, so, get a good one for our greater living rather than get a house for it to last forever??? Even a lease hold house, so what? 99 years, you live 50 years (buy house at 30th and die at 80th), you son at age ~50 take over, live for another 30 years, still got remaining….why to sacrify the joy of your living for less than 50 years, and blindly go for Freehold, smaller size, poor environment, and etc. Sad to see many of this still not open minded M’sian.

    Leasehold or freehold, they are the same to me because you or your decendents can’t possibly live more than 99 years in the same freehold house. Just look at those very old house (>99 years) in Georgetown. How many of them are still being occupied by the original owner’s decendent?

    DNP really make a brave decision and improve the Alma area. Indeed, Alma population is bigger and is located between 2 Penang Bridge and Kulim town. Alma residence should appreciate DNP which come over here for develop. Time to move on and improve! Don’t always hide behind! Let’s wait Alma become future busy city in Penang state! Be positve and open minded then you will success in one day!

    The plus plus factor is that this area is booming and will be the most happening area in the next 5 yrs if only they are succesfull.
    The minus factor gonna be the utility & maintenance fee, it will cost you more. Furthermore, the title is under commercial title.

    Price too high for an apartment in BM. Prefer landed. Less rules to comply. Can do some gardening, build nice landscape to include koi pond or have a small vegetable patch or an orchid corner. Can also have my pet dog and play frisbee with him anytime. In an apartment, every activity confined inside living space. 1000 sqft build up is about half the size for a semi-D. Problem if you want to hold small party…have to hold it in common area on ground floor. Car park is another big problem for visitors and family. Trouble if own up to 3 cars, quite common these days as Daddy, mummy and big brother are all working. I think it is not good timing for an expensive apartment in BM yet.

    There is not worthy if you bought apartment or condominum in mainland… If you really want to buy please consider landed property… Think twice before make any decision!

    Hi, the price I heard from last time for the 2.5 storey was 818k with 28,888 cash rebate I think. The 2 storey semi dettach is 643k with cash rebate but only a few units left. You should call the DNP sales office or visit them. FYI, there is also phase 2 coming out with a massive build up.

    Dont know for investment because no institute in Alma area. For own stay, i would say “YES”.

    If u buy in the 1st day they launch then it would be better deal..Now left bumi lots what else u can do? RM330 consider not in high side if u compare to others condo in mainland, ofcoz the location is different, this one is totally no “seaview”.

    Why buy condo for 360K (1100 sqft) when u have the choices of buying double storey terrace at below 400K. Nearby Pearl residence in pearl city still can get at 400K.

    I think the high rise is a tend now in BM. Since almost new up coming landed is so high price. Yet BM Mahkota is very unique because along Jalan Rohzan we cant find any of high rise is closer to Tesco and Jusco within walking distance.

    Those who commented that Alma is not a good place to invest probably did not stay in BM. If you’ve noticed, the BM town is already packed, the roads are narrow and there’s no more room for expansion. Alma on the other hand are filled with empty lands waiting to be developed. If you’ve done your homework right, you’ve probably heard that it’s going to be the 2nd township replacing the now old and dying BM town. It won’t happen overnight but it is coming to you fast. Rapid and concentrated developments there are already a tell tale sign that it will be a modern and planned township, something like Seberang Jaya.

    We arw here in Jakarta always compare the trend of property in Malaysia and Indonesia. I know malaysia property is good for invesment. We are happy if penang property and mahkota property can do cobroking since many indonesian buy property in KL.     If I am not mistaken the 6% GST is charged only on the parking lot, based on 25k per parking lot. This sounds a bit crazy because the GST started in next year any SnP sign in this year shouldn’t impose 6% GST.

    I visited DNP webpage, the minimum selling price is RM466k.
    Not sure if this is expensive for a condo/ serviced residence but the fact that BM/Alma is booming.. investing in mainland is quite sound… for long term.

    Can anyone verify the selling price? What is the take up rate so far?

    I purchased a semi-d few years back and now it is already appreciating (not as fast as in the island tho)

I not sure whether this is a good deal or not, since market is quite slow and this services apartment definitely is under commercial title, the electricity and water need to get all owner appear then only can convert to residential rate.     Project estimate will be completed in next year quarter 3. Look like the site construction is now moving fast. Almost build until floor 16. Now price is up until almost RM380/sqf for those facing to Jusco.

    This area is quite strategic, Jusco and Tesco only walking distance. And Jusco won’t be move out, since the land and building is built by themselves, not like previous bandar perda. Quite some number of restaurant surrounding, even if you feel expensive, there is hawker center just 1km away. I believed for the small and young family will be preferred for this new BM township area.

    I check already 438k, free maintenance fee for 1 year, 2 car park, kitchen cabinet, door grill. Location is really quite attractive. Alma now is more happening compared to BM town, hawker center is around, if u need the local food. If goes for more expensive, all is just walking distance.

    Perda City Mall is closed on yesterday, this will be the bad news for those purchase BM City Mall apartment project. In BM area, I believe now only Jusco is the one consider as a big shopping complex. This will make surrounding project at Alma become more attractive. You able to see every weekend there is quite some number of visitor come to this area, either is movie time, dinner or shopping. I hope DNP able to communicate with government to extend the road along Jalan Rozlan, to ready for future more n more visitors. Bring in more franchise store, now a days young generation more prefer something like Korean food, Japanese food. I believe this will make Alma become more happening in future.

    Alma too far from pg bridge, always jam and take time, only those working around suitable stay there, location bandar perda more strategy easily can go to butterworth or pg, but Alma only easily can go to kulim or simpang ampat.

    I just go visit Bandar Perda yesterday night. I can term it as “ghost town” after end business of Perda City Mall. No business activity at all.

    Road along Alma to Simpang Ampat is under construction to extend to 2 lane each. Just how long to take for Alma, Simpang Ampat and Batu Kawan areas to growth. For those who stay in Alma and Simpang Ampat, mostly they are using 2nd bridge to penang FIZ. It is depend which penang island area you want to go and to decide whether to use 1st or 2nd bridges. Pls remember, for those stay in Alma and Simpang Ampat, this is another choice for them to choose by using 2nd bridge when heavy jam at 1st bridge. But for those stay at Bandar Perda do not have this advantage.

    Especially during Friday, 1st bridge will jam after working hours. Ppl stay at Alma can use 2nd bridge but compare to Bandar Perda, u still need to jam start from 1st bridge until butterworth MegaMall.

    Just share with you, Alma is just stay at center to go Kulim High Tech, Prai Industries, FIZ Penang. And just few minute to Bukit Minyak industry, Penang science park, batu Kawan industry. You can search the job opportunity for this area and in fact the distance is still acceptable.

    Just get one unit from here. I’m quite happy with matured amenities and happening at surrounding. If developer able to expand the road and put in more street light, especially from the flyover until tesco side, and build a stone in middle lane, all the car should just make a u-turn to in and out from Asas plaza. I believe this can reduce the accident happen as well.

    Mahkota Impian construction is reach the top, the whole impiana square project look great. DNP also will move to Impiana square, u can see there is another building has been built just beside Mahkota Impian. This is a good move for DNP, for them to continuing provide a services to their customer which station a fixed office there.     Service apt, normally short term stay. Good for ppl want to get rental income like airbnb. Normal family with or without kids, do u want to stay there which neighbor chg every week / month? Services apartment now is same as condominium, just the term they use is different to differentiate for commercial and residential title to protect buyer. Services apartment is cover under HDA and you also can withdraw from EPF 2nd account. This is totally difference with SOHO and for those studios with less than 500spf.
    Services apartment now is design for those young couple who wish to stay at more happening area, for them easy to get entertainment surrounding. So even is commercial title is more expensive, they also can accept due to facilities and amenities are just nearby.

    FYI.

    Condominiums are traditionally built on residential land. However, there is a recent trend by developers who are building condominiums on commercial land or above shopping centers and they call them “Serviced Apartment”. It is just a marketing term which can be misleading because the “Services Apartment” are not provided with any housekeeping services etc. like in serviced apartments operated like a hotel. Although the usage of condominiums and serviced residences are the same, the occupants for condominiums built on commercial land will have to pay slightly higher utilities charges & quit rent.

There is Joint Management Body to control all this thing, it is depend how strong committee u can be formed. As I mention, Alma majority is only for residential purpose.     Yes. This is under commercial title. All the buyers should take note for this.
    But must remember this project just in front Jusco and behind Tesco. Is so call a happening area. If u like the place, should go for it.

    Commercial title, like common electricity and water rate will be higher. But still within acceptable range, somemore u can apply to covert as residential rate, this can be done by joint management body.

    For Assessment, commercial title will be 10.7%, strata title mean normal condo will be 8%. So can summary the cost will be higher by 2.7% from total nilai tahunan.

    My existing house gated and guarded (strata title at simpang ampat)
    Nilai Tahunan/Annual Value: RM 4,080.00
    Kadar/Rate: 8.00 %

    So yearly amount will be RM326, if apply the same nilai tahunan since both location not too far, the amount will be RM437at 10.7%.

    So is it very high like all u said? So, please understand more before comment. The commercial title assessment is higher is not because of the rate. Is because of some penang island area they rate the nilai tahunan up to RM20k. So make the assessment become RM2k per year.
    Since u choose the location is more happening, so additional pay for this u must be accept. So, location is more important. If the condo is build at ulu area + commercial title then is not worth.

    For those who dun understand what is nilai tahunan maybe can explain like this. But I’m not sure how the officer to determine. Our will be determine by Majlis Perbandaran Seberang Perai.
    The meaning of Nilai tahunan.

    “Nilai tahunan ertinya anggaran kasar sewa tahunan yang munasabah dijangka akan diperolehi setahun ke setahun daripada pegangan/rumah yang berkenaan jika disewakan.”

    Owner can disagree for the nilai tahunan, and appear to revise it. So the penang island case why the commercial title assessment is so high is due to the nilai tahunan. All of u must understand the root cause before comment. So, for mainland how much is the nilai tahunan? Alma how much can rent per month? So ask yourself, even my terrace house at simpang ampat yearly tahunan is RM4080/12, per month is just RM340, with full facilities and security. U feel too low right? How the officer to determine it, no body know

    门牌税、地税知多少?

    我们在上期文章谈了印花税的课题,今天要看的是门牌税。

    政府征收的门牌税,主要是用在维修民众会所、公共厕所、巴士车站、游乐场、休闲中心的公共设施。

    这些收入主要是交给地方政府,然后用在建筑物、沟渠、清理住宅与商业区,公园以及工厂的维修,街灯的维修经费也来自这些收入。

    地方政府征收的有关税收,是以产业的类型来区分,譬如住宅、工业(工厂与货仓)、商业、农业及空地,至于敬神的地方、公墓、学校与公共建筑物则豁免。

    业主应该支付的门牌税数目,是以产业的价值做为计算基础,不过,不同的地方政府,对门牌税的计算也不一样,一些地方政府采用预估年租金、开放市场值或标准收费率征收门牌税。

    门牌税的征收可以低至2%,如农业地,也可以高达12%,如商业建筑物,业主每年分2次支付门牌税给地方政府,缴付的截止日期是2月28/29日之前,这是付上半年的门牌税,下半年则是在8月31日之前缴付。

    在吉隆坡有产业的业主,这些税收是缴付给吉隆坡市政局,假如在截止日之前没有缴付门牌税,业主将被罚款,个别地方政府征收的罚款也稍有不同。

    1976年地方政府第156节条文,市议会也可以采取法律行动对付业主,假如产业易主,业主需在交易落实后的3个月内,通知地方政府,提呈的文件包括买卖合约的复本。

    假如产业是由祖先遗传,新的业主必须在原有业主逝世后的一年内,提呈相关文件给有关当局,这些文件也包括报死纸复印本。

    地税这是付给州土地局或县土地局的常年税收,作为拥有土地的一项证明,一些土地的用途,譬如与宗教有关,可以豁免这项付费。

    公寓的业主也需缴交地税,与门牌税一样,这些税收的计算方程式,也因为地点及产业的类型而有所分别。

    在国家土地法典,业主缴付地税的最后期限,每个州设定不一样的日期,不过,大多数的州属是每年的5月31日。

    如果在期限日之后缴付将被罚款,那些在期限日满期之前没有缴付地税的业主,有可能面对失去产业的风险,州政府可以采取行动没收有关的产业。

    公寓或共管公寓业主缴付地税,主要是交付给管理机构,管理机构在搜集这些付款后,将在指定的日期之内交给土地局。

    租赁契约、总地契

    产业可预先申贷

    租赁契约或是总地契的产业,3+1落实交易的行规是在取得相关方面,如发展商、土地局或州政府的批准后才开始计算。

    这需要较长时间,可以在1至6个月之间,确保取得所有相关的批准,是买卖双方律师的责任。

    在这个期间,买方可以向银行申请房屋贷款,在市场竞争激烈的时候,一些银行甚至会派出贷款部的营业代表,到与你约定的地点、譬如住家、或办公室,为你量身订造贷款配套。

    在申请产业贷款时,买方或贷款人需呈上买卖合约副本给银行,加上其他的辅助文件,如薪金单、银行结单、所得税资料等。

    精明的买家可能在支付订金或签署买卖合约之前,预先获银行批准房屋贷款,假如你预见在申请房屋贷款,可能会面对一些困难,原因是财务状况欠佳,或者是你名下可能已有几个产业,最好是在购买产业之前,向银行征询意见。

    还有一点是,有些银行可能不愿意提供某些产业计划融资,譬如许多银行不愿意提供购物大厦商业店面贷款,特别是有关产业仍属于总地契,假如你在签署买卖合约后无法领取产业贷款,可能面临失去订金的风险。

    另外,贷款者领取的贷款比率是产业价格的70%或80%,有赖于其财务条件或产业价值,首次购买住宅产业者,可领取的贷款可能高达90%。

    在申请者提出的贷款获批准时,银行会发给贷款献议文件,发出有关文件,需要多少天的时间,数天或一周,这就要看银行的效率。

    一旦买方签署贷款献议文件,银行可能会委任估价师对产业进行估价,估价师在视察有关产业后,会提呈一份评估报告。

    买方接下来将与银行的律师签署贷款合约,并支付律师费与印花税,印花税的计算是贷款数额的0.5%,至于律师费的支付,则与签署买卖合约需付的比率一样。

    Just let more forumers know the difference and how the fee is charged and derived from.
    Also, all these are subject to changes and not fixed charge applied to every different community..
    門牌稅 is from 2% to 12%, big gap and variance..

    My friend owns a unit of condo (Elit Height) at bayan baru is paying around RM1200++ for 門牌稅 one year…As for 地稅, he did not mention…

    Especially for those who buy as investment or leasing purpose.These should be put into consideration and calculation…All are borne by owner instead of tenant ,right?

    Elite can be so high is because of the location. How much is the Nilai Tahunan? This is the main impact. But right now Elite are doing quite well. All below shop is open, should be have good rental yield. The unit difficult to let go?
