If you have noticed of, many units are for sales now..Unfortunately my friend bought during the peak so he will keep for own stay but beside monthly installment, misc cost is also higher..
He bought at RM780K I guess now the lowest unit priced at RM580K exactly the same size of his, but maybe different floor only.
I did not say BM Mahkota is no good. In fact, I also did consider it before.
I only hope that people who want to buy as investment instead of own stay, should be aware of more hidden cost. When you want to rent out to tenant, atleast you will put all these costs into consideration too.
You also said that Nilai Tahunan is very subjective and determined by government official, so for those who look at short term investment one should really be taking note of this too.
Long term one or own stay one..No problem..Just go ahead…
Many are expecting to sell off once the OC is obtained..If you are not one of them, then good for you.

Agreed what you mention.
There is a hidden cost inside. I’m just can’t accepted for those simply comment. In fact, that area is not bad if you purchase for own stay. For those investors who must have holding power. No more so call can earn fast money, and easy to sell out after OC obtain.

Yes, good for own stay..I always go there to eat and shop each time I come back..I like it too..
But I already have property for my own stay, so now basically is for investment purpose..
So, I must think more carefully because once committed, it’s talking about min 5 years commitment…

Is it a problem if we purchase a center unit for condo? not corner. The 2nd & 3rd bedroom will it be dark in day time? Will it be impact our selling price in future? Hope somebody have experience can advise.

But from what I observed is the spending power not so strong in Alma. I remember there is a Domino’s Pizza before, and right now The Library Coffee Bar also close down, plus beside the coffee bar (forget what the shop name) also no more operate. All the shops behind the Kapitan Classic also yet to open. I believed already more than 1 year still cant get tenant.

I’m not sure how the condition is. But, for sure now Alma is much better than BM town. Maybe need some time to growth for this area. Maybe need to wait richer ppl stay in Alma then this area may only can growth to next level. You can see now DNP luxury project is just start complete. We just wait and see how the future is for Alma.

How u think about Alma this area? Any opportunity/future growth for this area? As what they mention, all shop surrounding is close down. Any opportunity for Alma to growth in future before we invest in this project.
IMHO, its hard for Alma to compare with BM. Many people from BM can go to Island easily while Alma is even far than BM and will take even longer time to go Island.

Are you sure Alma is much more far than BM town to go to Penang Island. I don’t think so. I’m mention BM old town. That is much more far than Alma.
@BB Hi area is new township in BM, first Jusco mall and Tesco is built their own so is permanent stay, secondly this area access road is upgrading so is easy access to Autocity, north-south highway, amenities. Last, this is the only one condo to in front of shopping mall from mainland.
Just saw his post on mudah.com about this project, it is RM428K for 1156sqf so it is around RM370/sqf..I wonder why he said it’s sensitive information while he himself posted online publicly. MAYBE he still got rebate for you and do not want to make public..Hehe…should call him and check with him…later I’m gonna enquire him about the Exo Residence status since he is the buyer of the project..

Dude, if you guys were comparing which one is shorter distance to reach first bridge, then the answer is BM old town; if 2nd bridge, then Alma…so, if comparing the time required, hard to gauge as first bridge is shorter with higher traffic flow rate while second is longer with smoother traffic flow…
I wonder if this factor could really be the key point to decide if worth investing in Alma area…Still the spending power, crowd, business activity as well as industrial park job opportunities..

Who can I tell me what is the launch price for first block B as compared to right now Block C?
I remember the starting selling price for block B is at RM330sqf, so is around RM388k. But I’m not sure whether any promotion package during that time. Maybe need to wait for those who purchase during first launch that time only can confirm.

I brought an unit at Block D, which facing the Penang Island. Although many people preferred the one facing Jusco, but I like it instead. This property is worth to consider as the view is breath taking. Well, it is just my personal opinion.
How is the market for Mahkota Impian? recently got a lot of projects around there and also look at the advertisement in few platforms and found out now the price is come to around RM400K to RM430K. just wonder is worth to invest in Mahkota Impian?
