Their BM Highland seems to have ambitious price tag, I guess this one will not come cheap as well. Prediction: 2ST from RM368k. Hehe.

Location wise is quite strategic in term of access to PLUS highway and both penang bridges, but a few factors to consider
1. Very close to factories – air pollution, noise, traffic etc
2. Near transmission powerlines – not too near, someone may not like this even though no concrete evidence as a health hazard
3. Surrounded by small river – clean/dirty, chemicals, smell?
4. Something like chicken farms at north-east, though quite far away

just go to office today, already got many booking, but they not open all unit for booking, just open half of the total unit for booking, according from the sales person ,respone is very good.

I used to jog at rural area behind the taman tambun indah(behind river), and i can saw site cleaning hv been progressed. I not really sure ’bout this.

owners can bear the maintainance cost, why is it so difficult? 2。5k or 3k per month for company to rent for 10 to 15 banglas is quite reasonable too…

Those small rivers around the land are buffer rivers to serve during heavy rain. Previously the land is palm tree estate not a swamp area.

This project’s club house & swimming pool is outside & not include in our housing area, the developer may subdivide the land into 2 pieces. The buyer may face risk that the club house will own by developer & not house owner after strata title inssue later. Developer have the right to take back the clubhouse if this piece of land belong to them.

The High Tension was not close to the project as it passed from the Bukit Minyak road to other side. If you said close, the Condo will be closer. The only concerned was the Shell Gas Tank filled up factory there and Aluminum parts Mfg. there. It is strategies location after all.

Saw from their website, condominium now is open for registration, any one know how is the price? The project is just beside the factory area, will there be the hostel for those foreigner?
I visited the site, here is my personal comments:-
1.To consider the surrounding river, maybe cause the flood. Base on the google earth the river seem like down stream for the major river from Juru, Simpang Ampat and Junjung
2.Air quality, very near to the recycle factory and Bkit Minyak Industry park is heavy industry estate………this will make me think the “Taman Inderawasih” at Butterworth. the housing value is not increase because so near to the Prai Industry area.
3.The housing estate is located inside the Bkt Minyak Industry park…………that is another very good example to compare. Think of the Taman Nagasari………………now is the 99.99% foreigner occupation. Because of the industry support………..the house is easy to rent out. This also similar to Taman Seri Juru.
4.If the 2STH sell more than 400K, why not just get is from Simang Ampat, Juru or Tambun

Anyone visited the site yet and looked at the plan? Has that area previously flooded before? I heard the river is a reserve river that they only fill up when they release water from a nearby dam? Would you buy a corner lot with 5000sqft of land worth 970k? The ~2800sqft zero lot bungalow is 770k. Price per square inch is less for the 970k lot.

This is g&g project. The 3ft tall fence is among 2 houses. The fence for the whole taman is 7ft or 8ft (agak agak). Sufficient to avoid bangla climb inside.

They are almost finish selling all the double storey and 3storey terrace. They had increased the price and beside discount they already pull back all other promo like buyer introduce buyer incentive. The interior material they give also not very good. You have to fix the air cond pile yourself, basin also look like low cost house basin. They had increased the price from 388k since they launch to recently 520K for double storey. Price increase and pull back the promo. The developer really brave compare to other developer like SP Setia, because when we left few units with not very good Feng Shui location, SP Setia also must give extra promo to push out although the price increase cant be avoid. So, you decide yourself, do you want to pay more for less? For your info there are few projects around there, example Meadow from Eco World, Pearl City from Tambun Indah

all housing price have been increased recently for this area, if you ask 2014 is ok to have chance to grab low cost house. I think you want to know about those question is not helpful to make dicission please consider the other area like pearl city..

OC obtained. Workmanship so-so. The developer dun seem responsible. Defects filled in, but not all fixed. They are trying to convince me whatever they provided, is the best that can do be done. Some of the defects found is normal, as things are not perfect. If it is not spoil, it cannot consider as defect.
Pls dont buy cause is same Developer at Taman Cowin Indah and BM Highland .
Residents complaint house crack due to soil settlement BUT the developer wont care .

Please find out the management company that you are using i.e. smart option. this terrible company has created so much of messes at tambun indah project and now they have been blacklisted by MPSP. please take necessary action before this company spoil your project. friendly reminder as residents.

check the quotations and contract of the cleaners company. new company is needed. current one is not reliable and heard belong to the chairman of another g.g around, pearl villas

Sometimes during night time, can smell some chemical smell but not frequent.
I doesn’t like the workmanship. Can see a lot of of defect issue. Lately, a lot of owners rented the houses and the situation getting bad. I see these same people renting for 1 house to another house. Hanging their clothes over the gate making the place look cheap.
i just place booking for royale height.
the price kinda bargain with 550k double story gng.
i see kinda good potential as the location is in middle for future development.
i see many people complain about:
1. smell – is this still happen? happen on Nova or height?
2. rented – as i inform, nova is partially rented by developer while height will not hv the rented option.

i prefer location close to city center and easy access to Penang bridge and highway.
seberang jaya is good location but too expensive with landed house currently..
