    Actually the cheapest psft units are 1515sft. RM425pft after rebate and comes with 2 car parks. No wonder selling like mineral water, sap sap.

    I’m planning to get a unit in pinnacle. I’m from KL and planning to go on Wednesday. Besides the bumi units, are there other units available?

    Also when can we know the availability of units due to loan rejects.

    Just trying to see if its worth my trip all the way to Pg. Called their office to find out but SA say so far only open to vip. Not cooperative.

    Hill View orientation if not mistaken is North West. May have problem with evening sun. Nevertheless, i’ll visit SPS on Wednesday and see if they can release any Bumi unit (not sure if they can do). I’m only a small Ciku. Or perhaps some who have booked and now backing off.

    Try luck only la. Budget is around 600+ only. Own stay.

    Yes, hill view is facing west. U will have evening sun problem.

    City view is facing east, it will be ideal to own it.

    For those who are buying 3rd property for investment, you need to approach MBSB which can offer up to 90%.

    RM0.25 per sq ft sounds reasonable…. I heard maintenance will be free for first 3 years after OC…..SETIA is a good and reliable developer…… I hope they will launch more projects on island….. I doubt they would bother with mainland…. they would leave mainland to the other 2 and 3 tier developers to sweat it out there while they concentrate on the better, premium island ones…. smart of them

    if one of the buyer’s financial record is weak/over commitment, can he still getting the best loan/interest rate from OCBC?

    what i know is that, even if you are a single applicant, so long as your financial record is strong/good, you will still be able to get good housing loan interest rate from local financial institutions.

    Hi penangsean, it depends on the management Lo. If ur financial status is weak, normally unable to qualify.. But depends on how the agent justify for u also… N yes.. If ur financial status is good., u will still able to get good rates.

    Aircond need extra electricity, not only living room need aircond, sleeping room facing west also need aircond if you wanna stay inside them during afternoon time.

    BTW, can you also able to install aircond on your balcony? Else, you cannot enjoy your balcony during afternoon or evening, unless you wanna do sunbathing.

    There is very big different on the face east and west unit. Morning sun, the sun shoot into your house, but the whole house is still in cool condition. Only near noon time after the house have been “baked” for the whole morning, the heat started. But, the house already hidden from the sun by then. Units exposed to afternoon sun, will be “baked” for the whole afternoon, and heat effect still take place event after 9pm. You can touch the wall and still fell the heat.

    The only “Green” element told by the sales is, they recycle the rain water….

    I currently stay in a north-east facing condo, also feel like a sauna room after 9am if air conditioner not turn on. In the afternoon if at home need to turn on air-cond also even facing east. Facing west i think at night need to blast the air-cond for an hour then you can turn off and sleep until late next morning. Facing east need to preset the aircond if want to sleep late. Important is get good light blocking curtain and may be sun shade at the balcony.

    Recycle of rain water? potential dengi fever out spread while not saving much money since penang water bill is cheap…

    Oh no facing west too hot,man……!!! Yes, I’m currently staying the condo which living room& balcony facing west. My furniture & electrical items are fast to change color. I’ve to use the curtain the type that totally block the sunslight but still I feel hot. Yes, my living room are dark in evening because I’ve to use such curtain to block the sunset light direct shoot to my living area.
    I never stay the house facing east, so no comment. I just try to share what I’m facing now.
    And of course, I will never ever choose any condo/house that facing west.
    No meaning to ON the air-cond everyday about 3pm to 7pm,right?

    If possible, buying house, no matter for own stay or investment, avoid buy unit facing west, else later sure will regret. BTW, sun doesn’t rise exactly 90 degrees east, and set 270 degrees south whole year. For Malaysia case, sunrise is in between SE to E, and sunset is SW to W.

    It is either you on the air cond 3am-7pm(facing west) or 10am-3pm(facing east). For sunny day you need to on the air-cond for the whole day even facing east.

    First time I heard people said will be more humid with air cond on. Air-cond will dehumihudified the air. You no common knowledge, or never use air-cond before?

    I’ve both condo facing east and west. Both also exposed to sun. It’s only matter to individual preferences. I don’t see any point to argue over there except you are building your house underground.

    Still have option to have condo facing south or north. My condo currently facing east. Never turn on aircon in the morning. Night time, air con on only near CNY period because of hot weather. And only turn on for an hour.

    They are quite transparent, not like IJM. most of the units are available at the first day of launch. I was there, but when I went on the second day, left only hill view of 27th floor above… No cheating, very sellable!

    wah, the west view units really worth it! RM30K difference… even if you on air conditioner everyday and cost you additional RM60 electricity bill, it still worth it. The RM30k saving can spend for 40 years of the air-cond electricity bill!

    Heat is just one of the aspects. Facing east can see the sea, the bridge and the town. West has nothing but the trees, only darkness in front after sunset.

    @devonne your #27 is referred. It is very misleading for you to write in such a way to group up pinnacle buyers in a pretext to get better rates. I see this more of your personal sales agenda. It is not wrong to ask for business here but please do it ethically.

    If you can give blr-2.5 with no lock down, then it may interest a lot of us here. Blr-2.4 or even 2.45 is what all other banks are also giving if your track record is good.

    On sps pinnacle overall, after visiting the sales office, I can only say if you are a flipper; the potential to make $$$ is there if your unit is priced below rm580k. Those who have bought for rm700k and above, you will have to wait for a long time to flip to see a decent return. The place is meant for own stay but many buyers are investors especially long time sps loyal followers.

    Anyway, let’s hope for the best for all buyers.

    Yes is 30K. the price list clearly show 30k differences for the same type and same floor with different facing. Even Setia Asst. Manager told me that. what a blunder XY

    If SP Setia sees this comment, I hope they dont ignore this. The wave hits Ideal (One imperial) where buyers left and they were forced to offer more. SP Setia should look into a better package and offer to buyers. (like air-con, first 3 yrs free maint fees, …etc)

    Which road will be upgraded by SP Setia?
    Base on Pinnacle location, Jalan Fettes Persiaran Relau will be the main road towards Jalan Dato Ismail. Unless, SP Setia will upgrade those small road Jalan Cangkat Sungai Ara or Jalan Sungai Ara? (I not sure)
    You better check with them again if you are concerning the traffic factor.
    Actually, the more concern should be the Jalan Dato Ismail which lead to FTZ for those who work in FTZ. Yes, GV,SR,ZP,SP, Idaman lavender/Iris, OI, TGT owners and so on … will all together enter this main road in future.
    Please share if you got any info updated.

    Btw, in 2013 SP Setia would launch in Setia Pearl Island The Wave consists of 535 condominium units priced from RM300,000 to RM750,000, while the Breeze comprises 450 units with a price tag of RM500,000 onwards. Why want to rush for Pinnacle ? Wave/Breeze have better location frm my opinion.

    Yes, SP Setia is building the sample house for type A & C. Should be ready by next year May. I believe, it could be earlier. Owners will receive sms from developer once sample house is completed. Anyone has the news about sample house, kindly share with us. :)

    Need to ensure Sp Setia won’t allow the gangster contractor to enter the site when OC obtained in future.
    Relau & Sungai Ara are famous of gangster contractor culture.

    Normally all the gangster’s contractors operate with methods below
    1) Setup a boot at the new site & claim that they are the authorized contractor there.
    2) Not setup any visible boot but have a group of gangster “petrol” at the area & threat the owner to take their authorized contractor.
    3) Stop/threat the house owner contractor from entering the site or damage the property example throw red paint, give special present or letter, steal or damage the construction
    tools.
    4) Join ventures with the developer to have an upgrade package on the property S&P. Legalized the “gangster contractor”. If we don’t take the package the consequence will be no 2) or 3)

    Nowadays, the gangster contractor are very smart…they no longer use method 1) & switch to 2 & 3.

    First of all, all developer will deny that they have any relationship with the gangster constructors & push everything to report police.
    So PDRM or state government need to take a more proactive lead. Only if they are willing to help rakyat solve this issue.

    1)Organize “Anti gangster contractor” campaign or press released to provide awareness to the rakyat.
    PDRM should print “anti-gangster contractor” banners with complaint contacts & hang at the light tiang, TNB tiang at all the new OC obtained property area.
    Print brochure & distribute to all house owner.

    2) Then for the next 9 months after OC obtained,
    Police should setup “ops Payung” on the site & City council personal should also audit the site weekly to ensure there is no gangster contractor around / interview some of the house owner to get inputs.

    (council team with police) setup a special facebook page on this matter “Gangster contractor complaint platform” & announced to public.
    Most of the victims are scare of their safety.
    With nicknames, owners can post complaints, gangster contractor names, contact information, gangsters’ pictures, video to public.
    So that investigation can be carry out more effectively.
    I also believe many of the victims will surface up once the safety is not a concern anymore…

    All in all, it still depends on state government/ PDRM whether they have the aggressiveness to solve this issue or not? Without that, all is just NATO (no action, talk only)…..
    I believe I’m not the first person in Penang highlight this issue to PDRM or state government.

    but what I observe is their working styles are quite similar.
    Delay signing S&P & Stamping OR Signing S&P fast but Delay Stamping
    This will make the construction slow & duration easily > 3 years…

    I heard SR sign S&P last year but only stamp few months ago….
    so need to for another 3 years for completion.

    This will not be a concern for most of buyers as majority are “flippers”, in fact they prefer that because of DIBS & sell it out after OC obtained…fast money…..only for genuine buyer who want for own stay will have concern. Well tats how the “game” being play….

    I was actually part of the “anti gangster contractor” team of I-Regency.

    In general, if you let them do the hacking, cement and grill work, you can carry out your other renovation without problem. For my case, I get my own contractor to do the cements work, but buy the sand and bricks from them, including the hacking work. For grill, I insist to take from my own vendor, and accompany the vendor during the installation. So as kitchen cabinet. They dare not stop your vendors if you are around. Get ready your camera to record the moment if they step in your unit and kacau your vendors. This will be the proof to police. Of cause, we do send letters to Penang police department and boss of Ideal up front.

    The leaders of our team, who have time to be at their own condo most of the time, managed to do all renovation works from own contractors.

    Another way is, JMC will be formed 1 year after OC, and the JMC can kick the gangster contractor out. Then you can start renovate your unit freely.

    You may have problem also if give the work to GC. They take too many reno works in 1 condo and will have no insufficient sub-cons (they also sub out part of the works) to do the work for you, end up dragging the progress.

    The AGM must be conducted within 1 year after OC. So, the management team from developer will normally drag until the last day. After JMC formed, the JMC can appoint a new management and kick the GC out. So, it will still at least 1 year time, unless the developer is good enough to conduct the AGM early.

    If @condo mania does’nt let go before S/P, his $5K booking fees will be burnt. I don’t think he is negligent to the extend he earns just $5K.
    I just handed over documents to a few banks. They offers blr-2.4% and it now the services and how flexible they could offer. Some banks say they are so-called ‘full flexi’ but not. Some flexi a/c needs to maintain 2 a/c numbers and some just a single a/c # to handle all. See your preference.

    Few of the bank are now only offer 90% of loan from rebate price. This include PB bank and Maybank. I am not sure what happen but they mentioned that they know Setia giving out rebate and the bank want to provide loan after the discount. If this is true, it will sure impact most of us as how many are willing to fork out 50-70k for 10% after rebate price.

    Also, anyone can let us know what will happen on signing the S&P next week. I am yet to secure the loan yet and already go for signing. How about the additional car park and loan agreement?

    BLR-2.4, no lock in, full flexi. They say i am over committed. With my salary xxx and the number of loans i have currently, thats the most they can give. Aaadui.

    Anyway, its 4 own stay so should not be a problem. Signing SNP on 5th Jan. Just set the appointment.

    According to HL bank, the recent loan approval is only 90% based on nett price and no longer 90% on purchase price. Those who applied earlier get the advantage of 90% on purchase price. What kind of system is this? As at today, PBB still pending the approval due to this 9% rebate issue while other banks like OCBC, HSBC, SC willing to offer 90% based on purchase price. Before the letter of offer is issued, the banks have right to revoke and pull back the offers…i am still waiting for the good news to come back….good luck to the rest of the buyers……..

    Just signed SP. Only 1~2 purchasers signing. It was relaxing and sufficient time to pose questions and ask around. If you intend to sign early pull in your date to avoid crowds.

    I am not sure if it is a hoax that only 90% on ‘nett price’ but it is true. CIMB offer only 81% in my case. Adding to the list @ ‘TYT’ mentioned that PBB, MBB and HLB.

    As for competitive rate, Std Chartered offers blr-2.45%. You guys can share /add what you have;
    CIMB 81% blr-2.4% Lock in 0yrs
    HLB 90% blr-2.4% Lock in 3yrs
    HSBC 90% blr-2.4% Lock in 3yrs
    Std Chart 90% blr-2.45% Lock in 3yrs

    Note that the % of financing may drop to below 90%. Act fast.

    I wonder how Setia Pinnacle is GBI certified? The air wells are all enclosed type and it is 40 storeys high! The corridor walk way will be very dark because fully sealed (except light from the vertical 40 storeys high air wells), and the air quality will be very bad because of trapped air!!

    Sg Ara a lot of project lately, mind to share a piece of mind whether which project is better (fierra fista, Garden Villa, One Imperial).
    Among the project, Pinnacle is most expensive.
