The developer has not confirm yet. But with a gross development value of RM70 million, I think each unit is likely to cost around 1 million. (I am just guessing )
It’s a way to go for this concept when the project is located away from
town area. You can imagine the security during night time in outskirt or
remote area and the surrounding with old houses which is an “eyesore”
during the day.Don’t forget you can hear the frogs croaking and sound
insects at night.

wah…if that is real, alma will be running crazy in property price man! i do have friend bought BM UTAMA 2DST cost RM328K, does anyone know there will be alternate road cross between BM UTAMA to other side ? maybe until tesco ? becasue i saw 2 project running around there and almost join… still have lots of kampung inside there,just curious about the future development there.

BM Utama is considered a township? I think developers use these terms too loosely and misguide people. BM Utama has currently one car showroom and one daycare centre within it’s “township”, and is 99+ percent residential. Commercial businesses and public facilities are loacted around it, but not within the BM Utama “taman”.
I am doubtful on the name used. Jesselton Hill was the name used to sell but S&P says Taman Jasa Indah. How about Sentinelle Ville? Taman Jantina?

These foreign names are gimmick to attract buyers…so very ‘classy’…rather than Taman Ciku, Taman Betik, etc… but once the project is completed, they will change the name to local…for example.. Jesselton Hill –> Taman Jasa Indah…

Even BM Utama had a Mat Salleh name before it was changed to the present. And the irony is that no one is stopping them from making these false adertisements.
Almost every recent development has english/foreign-like names. The most important thing is, we all call their english name in our conversation. If u like the English name more, then u can’t blame the developers or say that the developers are misleading people or making false advertisement etc.

People call their english name in our conversation because the developer purposely put up “English name” in their new project to look very ‘classy’. At the end, the housing address will be different. As a buyer, sure disappointed when notice this.
Postman may have problem allocate those house. At the entrance indicate “Jesselton Hill” but where is Taman Jasa Indah. TNB guy, PBA guy may facing this problem too because more and more taman using english name at the entrance but official address is different.
i just called DNP today..seems that their tentative price is RM1 million.. ;(gosh..
Will there be a plan to expand the road from BM utama to Carfour? This is the main path going to/from Penang island. RM 1 million house should at least have a good traffic network, else it is not worth the value.

I’m always doubt to some people questioning the property pricing……..for example when we decided to having a cup of coffee at Starbuck, are we going to ask ” Bang saya mahu RM1 punya kopi” sure we wont right, because everybody know Starbuck wont sell RM1 coffee.
In nature fact, new-day is BM 2STH is very hard to get 2STH below 300K and the new development will even higher. So think about the coffee story before we ask the price.

There will be a road extension worth 14miliion project to be implemented by early of 2014, after the 22million road extension project completed for Song Ban Kheng Road, which is now carried on.

Now DNP is considering the materials going to use for Sentinelle Ville driveway . Is either interlock bricks/ imprint concrete (though sale person said interlock in the beginning). You can have a comparison of both materials at:

Just bought. 1.2m rebate 100k, free 3 years maintenance service + 3 free 1.5H air condition.
I like the landscape and 2nd/3rd floor bedroom. Must mention the sky garden attract me also.
Environment is peaceful, suitable for those who like low community.
Just my 2cents
