The progress is running fast. Construction work runs day and night.
I have lots of bird eyes pictures of the Sandilands building ground. I find no place for me to share. Anyone knows how to share photos here?
Anyone know if we can add on additional electrical sockets or storage tank water heater points and extra piping during construction progress? Please do share if you have any contact which I can contact to have these additional things installed and concealed.
TGY…you may want to create sandilands FB or share in dropbox.

@TGY
Anywhere we can share ideas or comment? Facebook?
@1mils
Shall we create a facebook group ?
But we only invite real buyer of Sandilands.
Don’t waste time on sandiland..s~~ Not worth–sungai pinang!
Don’t listen to him, he just can’t afford.
Fully agreed with TGY…..
@TGY
Agreed!
There are medium cost flats nearby this condo?
The newest will be the SP Chelliah project but a distance away from Sandilands. However there is also a upcoming low cost apartment beside Sandilands where by the squatters is now but a leasehold project. I don’t foresee there will be any issue as Sandilands is a guarded estate.
Penang gov is eliminating the squatters nearby to make better image for Georgetown.
Hi have u create Facebook page already ?@TGY
TGY, i cant wait already…
Please add me in the Facebook group as I’ve just sign S&P @1mils
@TGY
Are you create the FB?
Just call d sale office, have been told is sold out.

1mils,Calvin
No FB group created yet..

any update for the progress of works right now? Tq.
hi all sifus…is this project worth investing? location wise easy to get tenant or good resell value? the dev solid? i’m newbie pls advise, thx
Hi dyhl,
Worth or not worth, it depends on individual lah. But this project has potential, if you are willing to wait. Wait for how long? Ehhh…..I think about 20 years.
Im going to take up 1 unit.. worth or not for my first property…the developer and contracor won’t runaway right?
@wing
This project not bad…can try to take up one..Good developer also..Town area condo now is very less..Only just few really in Georgetown area…Penang time square condo..218 macalister tropicana…The Sandiland…But this one is the worth and good 1 to go for first time buyer if you looking for new project.
Hey, need some clarification here.
I got a high floor city view unit fr an agent due to the first owner has loan probs (or maybe that agent himself is the owner who know). Firstly he never raise up any rebate to me, few days consideration he told that he able to get a 15k rebate, few more days after I confirmed want that unit and prepare the booking cheque he told that he can get more than 15k rebate, is maybe about 3% of the property. But the condition is I need to give the commission to this agent, roughly 6k + of the commission.
My question,
1. Is this market practice? Am I been fooled?
2. The agent told me that the price of the unit is the launch price, no mark up price. Where can I check that? s&P able to show the first owner buying price?
I’m really well prepare the cheque but last mins this rebating hold up my decision. I understand agent also need some pocket money but if he told me at first I really willing to pay.
Normal practice..Nego the commission to 3K if u really like the place. They sometime trying their luck too.
About the bank loan.. This developer tie up with hong Leong bank. Is there any bank provide lower interest? If yes can we take up other bank loan instead of hong Leong ?
i m interest.any one wish to let go pls contact me 0124695111.thanks.
You can have CIMB bank as well. Find out the locked in period. Cimb provided no locked on period without penalty when fully loan repayment.
@Urgent
Try to get it since you still entitled the 3% rebate. I have been told no more 3% rebate last 2 months. Maybe it was the first owner’s price as stated in S&P. Still worth to get it.
Anyone receive a letter or notice from the developer?
Yes…minta duit as foundation completed.
@Elmo
The progress so fast? I just called up the developer, 1338 sqft sold out.
Those new in town area more than 600/sqf…
@TGY
Pls share some photo…
Small units all sold out. Foundation completed. Still long way to go but I expect we will get the key in 2015.
Most house will cost more than RM600 / sqf. Worse when GST coming in 2014. Everyone rushing to buy. Higher inflation.

@lol
The dream will come true, nothing is impossible.
Pls keep it if really reach 1k psf….you will never get it back such a good location
Its better than The Wave.
@Truth
It is better than SVP park…for sure.. You should match SVP with sandiland..
@Truth
SVP..still the best..Sandiland with sungai pinang and highway view..
@ton
I like to compare with “THE WAVE” as they are in town area. How to
compare with kampung area like Sg. Ara and Relau ?
@ton
It’s still better than The Wave.
@Truth
Are you owner of Sandilands?
@1mils
No, why ? thinking of buying.
@Truth
I’m one of the owner, i like the location and i believe this is a good buy.
@1mils
I think I am going for it.
@1mils
Why not one day 1kpsf???

@1mils
I have been told to be completed by end of 2016.
@Jo Jo
Someone in the office said 2015 and now 2016.
@kk4896
You are right! If other people can sell RM900/sqft now, surely RM1000/sqft shouldn’t be a problem in a few years!….:D..Huat Ah!!!
@Truth
2015 or 2016 still between the S&P stated completion period. If 2015, just faster than the estimated completion date.
@Jo Jo
Nearly a year now since the first buyer signed the S&P if I am not mistaken.
@Truth
Developer bears more interests if takes longer under DIBS. So we buyers can wait….
@Jo Jo
Agree… Developer will get penalty too if delay more than 4years.
@1mils
With termination of DIBS under budgets 2014, those buyers signed bank loan agreements before are reconsidered very lucky to save the interests during construction.
@Jo Jo
I believe developer have other solution… like
DIRS – Developer Interests Reimbursement Scheme
DISS – Developer Interests Subsidy Scheme
…….
Ask the developer to give whatever scheme, but all the rebate, discount must be tranparent, to be stated in SNP
i got one unit wanna let go.block A,above 10 and below 15…interested? Pls pm me….

I’m not allow to post the URL.
You should be able to search it by key word Sandilands Condominium Penang
Which block near to sg penang? A or B?
Block B near to sg Penang …right?
Worst condo in penang
So is there any unit left? How much the price?
No more unit. The selling price now at least rm 650 psf
Even south location already around RM500 – RM650 psf depending on the developer status. Developer like E&O, SP Setia, Mahsing selling their projects like hot cake even location quite ‘ulu’. Georgetown area RM650 psf considered a good bargain in my opinion. Furthermore is freehold status.
I can see from my hse view, the conco builted about 2 floor only
I can see from my hse view, the condo builted about 2 floor only
RM 700 psf …I will let go…anyone…

Sungai Pinang clean up activity by Penang Gov.
http://www.themalaymailonline.com/malaysia/article/penang-signs-rm5.8m-deal-to-bring-dead-river-back-to-life
Hooray! Once the river clean up the price will also shoot up!
Haha…this is Malaysia. The rivers are normally so contaminated with whatever shit accumulated over decades that whenever someone gets down there to try to clean it, they end up dying of e-coli contamination. Sad but fact!
One of the polluter talking “Fact”.
We need to clean off the “Fact”’s mentality in support of our Penang’s Cleaner Greener Penang’s inspiration. We should role model Singapore as they successfully transformed the Singapore and Kallang Basin from dead river to life. Indeed, the cleaning effort have to couple with gvt effective enforcement of legislation to make it a success.
@Happy
In Spore, you litter, you get “samban”. You take chewing gum, you get “samban”. You jaywalk, you get “samban”.
In Msia, people just jaywalk freely under a pedestrian overhead bridge, throw rubbish out of a moving vehicle freely, and when volunteers go cleanup gurney drive, they find furniture and sanitary pads. What can be more convenient than just throw it into the sea!!
You need 20-30 years lah to clean up Sg.Pinang. You have any idea how much pig vomit you have on the riverbed?
I saw the construction up to 5 floor… so fast!
@1mils
ya… going to level 6.
The company need to expedite to save the cost as the GST is coming.
@Happy
Fast is fast.. But don’t over.. Later got similar case with malton in pulau tikus.. Worker fall doen and die.. Whole project need stop. …Haha
They already pre-order all the materials. GST or not won’t impact their building cost. This is how developer works. Only the workers salaries maybe will have bit of fluctuation.
Ya lo. Sure untong lo for all the buyers. Don’t waorry
Transaction slow down but pricing up up up
Here’s a glimpse of what’s happening in Spore now, and why it happens.
“……..Two in five Sentosa condominium units have been resold at a loss in the past year……”
“A 2,982 sq ft unit at The Oceanfront was sold for $5.65 million ($1,895 psf) in November last year. It was purchased in April 2008 for $7.2 million ($2,415 psf). The loss was more than $1.5 million”
“A 2,820 sq ft unit at The Coast was sold for $4.8 million ($1,702 psf) in January this year, two years after it was purchased for $6 million ($2,128 psf). The loss was $1.2 million”
“…. said that the sales could be due to owners struggling to find tenants for their units amid the weak leasing market. Some owners might have also not been able to secure high enough rental rates to service their loans.”
“He said that most Sentosa homes were bought not for occupation by owners, but as an investment. “So they may find it a better option to just liquidate,..”
@chickenchop
It will never happen in Penang. A few hundreds per sq. ft. for most of the
property here is no way in comparing to Singapore.
@Truth
The reason that’s happening in Spore is not because of the high price, but it’s because the gov make it not worthwhile for anyone to hold on to empty properties (with various taxes), while keep creating new and better properties at reasonable prices in the market.
If our PG gov is serious about addressing issues affecting the average people, that’s what they should do, intervene the market with CONVICTION.
@chickenchop
There is no way creating new and better properties at reasonable prices
by the govt. Intervene the property market so that a few hundreds per
sq. ft. become Rm 50 psf. ?
@chickenchop @truth
I agreed with truth. The situation in spore and malaysia is totally different.
Why? Because Malaysia intervenion isnt fast enough to correct. Many privates and very little
low cost housing to create such correction too.
@Truth
Hahaha….RM500psf to RM50psf? What’s the point of doing that? That’s not intervention for the benefit of the people, that’s sabotaging the economy! I think you’re missing the whole point, maybe you’re just too stooopid to understand it….:D
@Sky
You’re missing the point too. We are not talking about low cost housing. In fact, Spore HDB is no longer building low cost housing. HDB apartments nowadays are very nice, (eg. Pinnacle@duxton, and the recently announced Dawson estate). Let’s see how our Pinnacle@Erskine turn out.
Are you saying that spore gov has intervene for private owners to hold on to those expensive
private properties? if yes, it cant be truth. Private is controlled by Private Developers.
Where is your base from?
@Sky
I am not really sure what you are trying to say.
Anyhow, imagine this scenario.
PG gov impose an “occupancy tax” on all properties in Penang. The tax is 10% of the market value of that property. So if you own a condo with a market value of RM600,000, you’d have to pay RM60k every year for that tax. BUT, if you can prove to the council that your property is being tenanted (either own stay or rented out), the tax would be waived.
What do you think people who own multiple properties would do in reaction to this tax, apart from protesting and threatening to vote the gov out (this could be the minority of PG voters)?
I don’t think this can works…@chickenchop
Anyone know if the fb is created for sandilands?
Search for Sandilands Condominium Penang in FB.

Can….RM 800psf lo….want bo?
Willing to let go my unit with reasonable offer. Black A. City view. 2 car parks. Hight floor above 18th. SMS 0164200608.
Anyone want to let go their units with reasonable price?
What is your reasonable price?
@Buyer
@Segafredo
Nowadays, no matter which corner of Penang island, reasonable price means RM600psf onwards. If you don’t mind living with corpses, then you can get RM350psf in Farlim.
@bystander
Another stupid person saying “you can get RM350psf in Farlim”. Get one
with 1300 sq. ft. for me if you are not stupid.
@ASP
Oh sorry! I forgot about All Season Park (ASP??), that one very expensive because you get to enjoy “live music” everyday from across the road at the “fun-e-ral parlour”.
By the way, the decorative panels on the rooftop of ASP is starting to crack, pls get someone to fix it, so that it won’t be a safety hazard when the storm comes.
@bystander
Don’t try to act smart which you are not by talking cock.Get me a unit
which is RM350psf in Farlim. By the way I have a unit in Sandilands.
Is there any unit available?? Im interested to buy a unit near to my current house…
@darren
Only left the 1968 sq ft unit.
1338 units all sold out long time.
Is it a good place to stay since you are living in that area, hope you don’t mind to share.
Thanks.
Well, area-wise it is not an up market area, but I am already used to it. I am staying in one of the old landed proeprty now, but the river is very smelly. That’s why I am thinking of staying in high rise instead, so that the smell won’t be so strong.
@darren
I see, the smelly river made me worry now.
Hopefully the unit in higher floor will reduce the smell.
so u managed to book the 1968 unit?
Any1 willing to let go please Whatsapp me +6581213815
Serious buyer here.
Thanks
Nic
@Nic
Nic, what is your budget?
I am willing to offer RM700k for smallest unit..Anyone want let go???
Very naive.
@Condo Best
You probably cannot get with this price now.
I think most of the buyer buy for own stay due to the strategic location.
The property in Georgetown now is probably higher than this price.
700k is this a joke? Ppl buying this for 750k, 2 years ago
@upm
That’s why I said very naive.
@Sandy
it is a free market
willing buyer , willing seller ?
supply vs demand ?
why not ?
@penanglang
Do you understand the word “naive” mean ? What a free market has got to do
with willing buyer , willing seller and supply vs demand ?
@Sandy
What penanglang meant was if the demand is much less than supply, then price will drop. That’s the fundamental of free market.
It is true that the market is very soft now. Most people have maximized their leverage over the last few years, and now waiting for the bought units to complete. Investors are not rushing in knowing the situation. That further makes things worse. First time buyers are going for affordable homes. Upgraders are not able to sell what they have now and then upgrade. Vicious cycle, beware!
@conny
The word “naive” doesn’t apply to demand and supply.
Rm700psf. Sound’s better
What is the progress now? I bought Level 16. Until now the progress payment only reach 10% piling stage ? This is crazy slow
@Keith
Why do you said the progress payment only reach 10% piling stage ?
Coz I can see from my bank loan only the 10% is released. So what’s the progress now? Sorry I cannot visit the site because I am not at Penang
@ASP
@Keith
Already completed all parking and facilities floors. Including these floors of 7 storeys,
it should be in the region of about 17 to 18 floors.
Received 10% loan released letter last week for the completion of walls with door and window frames placed in position for mt 12th floor parcel.
May I know wats d market price for 1338sqft unit on high floor?
@bhloy
Depending on unit facing direction, either city view or highway view. On average the market price is about RM700,000. There was a private transaction last month at RM 660,000.
@KLNg
Are you sure this is the pricing ? Are you having a high “fever” ?
Good.@KLNg
Extreme nice unit For sale by direct seller
Above 20 floor and Town view
If interested pls email wallaceckt@gmail.com
For genuine buyer only
Thanks
the progress is rather slow. not sure if they can finish on time.
btw, @KLNg, private transaction 660k is a joke. We are buying more than that price. Who dumb ask will sell at that price
Hi upm, Indeed, slow is good since the market is bad now and the other up turn might need to take another few years.
created Facebook page since no one have done it.
all the owners please share your pictures or comments there:
search SandilandsPG on FB
where is the location of this project
This location is allocated at samseng location.. Ban liau.. Many foreigner worker.. It is medium lower class areaand near sungai pinang…. Smelly..&next of highway.. No surprise if this is only 660k at the moment.. LMC willbe build next along of sandiland.. Good luck.. Very complicated area..
Sometimes private transaction at very low price probably is between family to redistribute their wealth for numerous reasons like getting new loans for other properties etc. Don’t always take the lowest price as indicative market value. Take at least a few transaction prices then only can tell what people are transacting at.
Man, good joke.
Samseng area? are you still living in 80s? Or do u mean Samsung area?
Foreign worker? Which area doesn’t have foreign worker? Oh. Do you mean Jesselton there?
Smelly? What is that smell?
Next to highway means accessible. If you stay in forest, which is better. There is no road for u.
Agree?
Haha, well, it’s true that this area was a gangster area in the 70s & 80s. Today, gangsterism is not too much of a big issue on Penang island, but comparatively speaking, you can say that this is a blue collar area, judging by the number of low cost flats in the surrounding. So it’s something like you wouldn’t want your kids walking to a nearby shop after 8pm in this area.
As it sits right next to Sungai Pinang, it does look like smell is a problem. I am not sure about the progress of cleaning up that river by the state, but you shouldn’t be surprised to see dead animals and rubbish floating on that river.
As for it’s location near the highway, if you’re talking about a warehouse, then it’s good to be near a highway. But for residential, you might want to avoid staying near a highway.
Blue collar or “No collar” does not matter. If you can purchase and get your
loan approved it will speak louder than any words.
Question here is same.. This area is very “Chap”.. I don’t think that is many ppl willing to dump their money on this location.. 5pm to 7pm we can see many foreigner worker pass by.. Those unit which facing highway will be polluted..sound…dust…
@Sungai pinang
Just for your information, corner unit facing south is more expensive by RM
30,000k. Areas in Relau and Sg. Ara is very “Chap” if you would like to pinpoint
the areas for foreigners.
All units are fully sold.
@Sungai pinang
Don’t simply say anything you wish to say if you know nothing.
@ASP
For Sg Ara & Relau, yes, if you had paid RM250-300/sf for the condos there last time, then it’s fine. For those who paid more then that, you have actually seen prices stagnant or coming down. “Fully sold” does not mean good buy.
One example that I know is Elit Heights, fully sold, yes, but price have come down quite a lot, and the worse thing is, even with reduced price, flippers are not able to sell. The reason for “fully sold” not equal to good buy is that in the last few years, people just bought without using their brains. It’s all greed. The greed of making easy money. I guess that’s the byproduct of easy credit. That’s why BNM had to control the situation by tightening loan criteria.
This area is only 1km from centre of town. Land value sure to rise. Old residents in 7 streets moving out in high numbers. Rents have tripled in past 5 years. Investing in this area a wise long term investment. Must adjutate MPBP and State Govt for further river clean up and street level improvements.
@cheong
“I guess that’s the byproduct of easy credit”.
Easy credit at that time ? As I say if you know nothing please refrain from
speaking as if you knew. Many people had their loans rejected at that paricular
moment.
You can’t compare Bayan Baru to town area.
High level 1,338sf for sale
Come with 2 car park side by side
Asking price 930k
Facing Penang Bridge
@Speedo
any transaction so far?
@Sungai pinang “chap”? i believe u must be living in very high class place. Penang not suitable for u. Now foreign workers are everywhere. Now LMC flat are everywhere. If u are not sure about Penang, just shut ur mouth off. Btw, i am born in Georgetown and live in Georgetown for 35yrs, and will continue to live for the rest of my life.
foreign workers is everywhere except Jesselton or Botanical garden there. Even the landed property in bayan baru or condo in TJ bunga have foreign workers.
I’m sure that if u stay in Jesselton, den u wont come and quarrel about chap or chap in this place.
After 10 more years, which area is more chap is remains to be seen.
For me, whole Island and mainland main cities are going to be chap. So sungai pinang, back to ur state perlis that is not chap
Just realized there is no entrance foyer on the layout. How to install metal grill door in front?
@Pusher
You can install the sliding type, most low cost flats install that. No issue.
how come the balcony put grill and not glass la.look no standard.developer pls change the design…..
how come the balcony put grill and not glass la.look low class.developer pls change the design…
@jason
Call the developer office to protest.
ok.we all call to protest
any update
Anyone call to protest about the iron grill for the balconies ?
Anyone knows when is oc expected for this project?
No one seems to care about the grill at the balconies. Most prefer iron-grill to glass ?
@ASP
Nvmlah.. Side by side with LMC affordable house.. Need to be same.. But the design really look similar like padang tembak flat.. Cheap quality..
@condo
Yes, better be quick in registering with the authority so you get one LMC. So next time you can tell your friends your flats is also know as Sandilands LMC.
