    The progress is running fast. Construction work runs day and night.

    I have lots of bird eyes pictures of the Sandilands building ground. I find no place for me to share. Anyone knows how to share photos here?

    The newest will be the SP Chelliah project but a distance away from Sandilands. However there is also a upcoming low cost apartment beside Sandilands where by the squatters is now but a leasehold project. I don’t foresee there will be any issue as Sandilands is a guarded estate.

    Penang gov is eliminating the squatters nearby to make better image for Georgetown.

    This project not bad…can try to take up one..Good developer also..Town area condo now is very less..Only just few really in Georgetown area…Penang time square condo..218 macalister tropicana…The Sandiland…But this one is the worth and good 1 to go for first time buyer if you looking for new project. :)

    Hey, need some clarification here.

    I got a high floor city view unit fr an agent due to the first owner has loan probs (or maybe that agent himself is the owner who know). Firstly he never raise up any rebate to me, few days consideration he told that he able to get a 15k rebate, few more days after I confirmed want that unit and prepare the booking cheque he told that he can get more than 15k rebate, is maybe about 3% of the property. But the condition is I need to give the commission to this agent, roughly 6k + of the commission.

    My question,
    1. Is this market practice? Am I been fooled?
    2. The agent told me that the price of the unit is the launch price, no mark up price. Where can I check that? s&P able to show the first owner buying price?

    I’m really well prepare the cheque but last mins this rebating hold up my decision. I understand agent also need some pocket money but if he told me at first I really willing to pay.

    You can have CIMB bank as well. Find out the locked in period. Cimb provided no locked on period without penalty when fully loan repayment.

    Try to get it since you still entitled the 3% rebate. I have been told no more 3% rebate last 2 months. Maybe it was the first owner’s price as stated in S&P. Still worth to get it.

    Small units all sold out. Foundation completed. Still long way to go but I expect we will get the key in 2015.

    Most house will cost more than RM600 / sqf. Worse when GST coming in 2014. Everyone rushing to buy. Higher inflation.

    Even south location already around RM500 – RM650 psf depending on the developer status. Developer like E&O, SP Setia, Mahsing selling their projects like hot cake even location quite ‘ulu’. Georgetown area RM650 psf considered a good bargain in my opinion. Furthermore is freehold status.

    We need to clean off the “Fact”’s mentality in support of our Penang’s Cleaner Greener Penang’s inspiration. We should role model Singapore as they successfully transformed the Singapore and Kallang Basin from dead river to life. Indeed, the cleaning effort have to couple with gvt effective enforcement of legislation to make it a success.

    In Msia, people just jaywalk freely under a pedestrian overhead bridge, throw rubbish out of a moving vehicle freely, and when volunteers go cleanup gurney drive, they find furniture and sanitary pads. What can be more convenient than just throw it into the sea!!

    You need 20-30 years lah to clean up Sg.Pinang. You have any idea how much pig vomit you have on the riverbed?

    They already pre-order all the materials. GST or not won’t impact their building cost. This is how developer works. Only the workers salaries maybe will have bit of fluctuation.

    The reason that’s happening in Spore is not because of the high price, but it’s because the gov make it not worthwhile for anyone to hold on to empty properties (with various taxes), while keep creating new and better properties at reasonable prices in the market.

    If our PG gov is serious about addressing issues affecting the average people, that’s what they should do, intervene the market with CONVICTION.

    I agreed with truth. The situation in spore and malaysia is totally different.
    Why? Because Malaysia intervenion isnt fast enough to correct. Many privates and very little
    low cost housing to create such correction too.

    You’re missing the point too. We are not talking about low cost housing. In fact, Spore HDB is no longer building low cost housing. HDB apartments nowadays are very nice, (eg. Pinnacle@duxton, and the recently announced Dawson estate). Let’s see how our Pinnacle@Erskine turn out.

    Are you saying that spore gov has intervene for private owners to hold on to those expensive
    private properties? if yes, it cant be truth. Private is controlled by Private Developers.

    Anyhow, imagine this scenario.

    PG gov impose an “occupancy tax” on all properties in Penang. The tax is 10% of the market value of that property. So if you own a condo with a market value of RM600,000, you’d have to pay RM60k every year for that tax. BUT, if you can prove to the council that your property is being tenanted (either own stay or rented out), the tax would be waived.

    What do you think people who own multiple properties would do in reaction to this tax, apart from protesting and threatening to vote the gov out (this could be the minority of PG voters)?

    Well, area-wise it is not an up market area, but I am already used to it. I am staying in one of the old landed proeprty now, but the river is very smelly. That’s why I am thinking of staying in high rise instead, so that the smell won’t be so strong.

    What penanglang meant was if the demand is much less than supply, then price will drop. That’s the fundamental of free market.

    It is true that the market is very soft now. Most people have maximized their leverage over the last few years, and now waiting for the bought units to complete. Investors are not rushing in knowing the situation. That further makes things worse. First time buyers are going for affordable homes. Upgraders are not able to sell what they have now and then upgrade. Vicious cycle, beware!

    Depending on unit facing direction, either city view or highway view. On average the market price is about RM700,000. There was a private transaction last month at RM 660,000.

    Sometimes private transaction at very low price probably is between family to redistribute their wealth for numerous reasons like getting new loans for other properties etc. Don’t always take the lowest price as indicative market value. Take at least a few transaction prices then only can tell what people are transacting at.

    Haha, well, it’s true that this area was a gangster area in the 70s & 80s. Today, gangsterism is not too much of a big issue on Penang island, but comparatively speaking, you can say that this is a blue collar area, judging by the number of low cost flats in the surrounding. So it’s something like you wouldn’t want your kids walking to a nearby shop after 8pm in this area.

    As it sits right next to Sungai Pinang, it does look like smell is a problem. I am not sure about the progress of cleaning up that river by the state, but you shouldn’t be surprised to see dead animals and rubbish floating on that river.

    As for it’s location near the highway, if you’re talking about a warehouse, then it’s good to be near a highway. But for residential, you might want to avoid staying near a highway.

    Just for your information, corner unit facing south is more expensive by RM
    30,000k. Areas in Relau and Sg. Ara is very “Chap” if you would like to pinpoint
    the areas for foreigners.

    All units are fully sold.

    For Sg Ara & Relau, yes, if you had paid RM250-300/sf for the condos there last time, then it’s fine. For those who paid more then that, you have actually seen prices stagnant or coming down. “Fully sold” does not mean good buy.

    One example that I know is Elit Heights, fully sold, yes, but price have come down quite a lot, and the worse thing is, even with reduced price, flippers are not able to sell. The reason for “fully sold” not equal to good buy is that in the last few years, people just bought without using their brains. It’s all greed. The greed of making easy money. I guess that’s the byproduct of easy credit. That’s why BNM had to control the situation by tightening loan criteria.

    This area is only 1km from centre of town. Land value sure to rise. Old residents in 7 streets moving out in high numbers. Rents have tripled in past 5 years. Investing in this area a wise long term investment. Must adjutate MPBP and State Govt for further river clean up and street level improvements.

    I’m sure that if u stay in Jesselton, den u wont come and quarrel about chap or chap in this place.

    After 10 more years, which area is more chap is remains to be seen.
