    Hi all,i am newbies and just booked a unit @ tower A -12B, BUT my heart still up and down,do not know whether this property is good or not~ emm should be say not really 100% confident on this, since notice a lot peoples cancel the booking… kindly advise?
    besides, a lot people mentioned on Ideal Vision Park here, i found out this property comes with 19++ units.. is that too much?? super High density then?? correct me if i am wrong..

    Not confident because of? Buying new projects definitely need to take some risk. This project is good, the problem is the total units (768), location and maybe the developer. They need longer time to sell all the units. However, this is still among the cheapest condo right now, unless you wait for PR1MA, slowly all the 768 units will be taken up. After sufficient sales (signed SPA), the developer will send it for stamping and start the construction. The total process could take 4~5 years, since last Sep. I think you are allowed to enjoy the 5K rebate until 15 Mar, but earlier buyers must sign SPA by 28 Feb. Check the actual units sold after 28 Feb.

    Is Sign SPA now, means Developer need to completed the construction within 36 months( before March 2016)? Does the SPA stated th is 36months condition? What if the developer not able to complete on time?

    Signing date is not the start date which the project will complete in SNP time frame. Stamping date is the one. Please take note standard SNP is 36 mths but developer may change to 4 or 5 years or even 3+2 terms. If developer not able to complete on time, they have to pay interest +/- 10% per centum annum based on day to day calculation.

    Hey I’m currently compared this OI vs Gardens Villes, my assessment so far seem like Gardens Villes is better option. I might be wrong but would like to understand more from the rest. Any comments here?
    1. GV – Residential title with commercial lot at the bottom of the condo.
    2. GV psf (~ RM 420) is close with OI psf (~ RM 430)
    3. Both are located on the similar area (sg ara), I believe GV is close to hill slope.

    Why you think with commercial lot is better? To me, this is a minus.
    OI is ranged from 400~430 (if included the 2nd car park).
    No comment on the location. Only can feel it after the whole developments at that location completed.

    Above is just my humble opinions, thus it may not represent the entire picture. However, I believe commercial units/lots with GV will boost up it condo value If the commercial lots able attract traffic/peoples or business is good. Just my opinion. Any comments are most welcome.

    Is it really true that the commercial lots will boost up the condo price? We can take some example like University Place (supported by USM), All Season Parks (Farlim main road), Penang Time Square (city center), and many flats. It is considered good if GV can be something similar to U place.
    Let’s say there must be good shops/ restaurants open at that area since will be high population there, but which 1? Golden Triangle, Siera Residence or Garden Villes? My personal opinion is GT still have some chances, while GV and SR is very much depend on whether the serving road will become the main road in future.
    Try to go to U Place and feel the environment. If you like it, GV can be better choice than OI.

    Is consider slow for the project since launched 3-4 mths ago compared to that area. Taking into consideration of nearby projects SPS Pinnacle which launched later than OI was sold out in a week or two and they are now stamping the S&P since last month. On the other hand, Garden Ville still have many units left compared to OI. It might take possibly 3-6 mths before stamping.

    Current Tower C, D, E price has been increased slightly. It’s about RM420psf & above with 2nd car park.

    Why the sales person said 28 Feb but the newspaper published is 15 Mar?

    Yes. It is full refund within 1 month. But mine one delay because CNY holiday.

    I read Milan Doshi’s book, and he does not recommend highest floor.
    1. Low water pressure.
    2. Lightnight arrestor (the sharp pointy metal) is closeby. Super loud if the lightning catch the arrestor on your floor.
    3. The unit price goes up higher with higher floor, but the rent is about the same.
    4. If lift broken, it will be a long walk up. During earthquake last year, the highest floor will feel the tremor the most, and my pregnant friend had to walk >10 floor to come down in a hurry. she was all red when reach the G floor.

    Not hearing much on the water pressure as I guess the water pump is pumping the water to the water tank on the root, and you can the supply from the tank.

    But hear a lot about the leaking issue. many condos have this problem.

    And waiting lift is a real problem, regardless how fast the lift is, similar like bullet train with too many stops.

    Heat definitely is a problem.

    Think twice.

    there is still 1050sqf available for tower B if i see correctly last 2 days…you may dropby their office to check out..
    just curious..is it a must to pay 10% downpayment? plan to buy a unit for own stay, however, pocket will be empty after giving the 10% downpayment…sweat…
    wondering so many ‘kaya’ ppl in penang..every project launch..sure sapu and all sold out one…

    Yes. It’s applied to all sqft&towers.
    RM170+RM17 (sinking fund).

    Yes. But action only can be taken if the amount more than few ten K (can’t remember the amount). That is equal to probably 10 years of maintenance.

    Another thing is, the owner will not able to sell the unit without clearing all the fees.

    Cheap is not a good thing for maintenance fees. Is abt how the JMB managing the fund and taking care of the facilities and maintenance. The amount is not fixed and amendable under JMB board.

    Under DIBS, developer will absorb interest until VP, so you no need to folk out money yet while Ideal is still building your floor.

    You still have to fork out money. VP is around 80% completion before vacant posession / OC. You have to bear the last 20% which equivalent to 4-9 mths depend on local authority approval. If you have 500k loan. The monthly interest would be est 1700-2100. You still have to bear >10k for only the interest. Also, interest calculation is not based whether is building you floor unit. Based on stages of completion (pilling, wall structure, window, painting, etc.)

    After VP can start installment d. And during progression, it is based on your floor. The plastering, wiring, window, painting is done from lower level units. Developer will start collect the money from those level, maybe 2~3 levels together. Unless the developer is really kind enough to wait until the whole building completed only collect the money.

    35% – Reinforced concrete framework
    45% – Walls, doors & window frames
    55% – Ceiling, electrical wiring, plumbing, telephone trunking
    65% – Internal and external plastering
    70% – Sewerage works
    75% – Drains
    80% – Roads
    92.5% – VP with water and electrical supply ready (payment to developer)
    95% – Don’t know what is this, acceptance by purchaser?
    100% – Same date with VP, including the 2.5% (6 months) and 2.5% (18 months warranty) pay to lawyer.

    Tower B is facing proposed school, petrol station & morning sun. The price is slightly higher compare to Tower C,D & E.

    Surely the developer’s lawyer won’t allow that with giving lots of accuses. Most of S&P clause will state a acceptable dimension gap. Even they allowed, for sure it won’t be FOC for the S&P and you have to korek your own pocket for 10-15k for it.

    I bought other projects. Just insist for it, and refuse to sign without the dimensioned layout. If they cannot comprise, tell them you won’t buy and want refund on deposit. They will conform. You have the absolute right to request for it.

    Yes, If the layout dimension not documented in snp, developer can simple change the layout (example for illustration: may be a big pillar at the dinning/living hall) and you cannot complaint as long as the build up area does not change!

    If the developer didn’t increase the price, the sales would have been completed. Now they are left with about 20 units. so they will be able to hang the units up for sale (for better price).

    TGT is moving with decent speed, and it will also add confidence to OI buyers. So far all the developers within the vicinity are doing ok, all projects are moving (although some still slow). That’s including, SR, Arena, OTR, EH, GV, TGT, FV, I Iris etc).

    Sentiment is still ok. Hopefully, OI will complete on time.

    I really wish I am a member of Koperasi Tunas Mudah, so many projects, so many lands.

    Sharing Clay (Red) vs. Concrete Bricks:
    1. As indicated in the name, the ingredients one is made up of clay and fine soil and the other with cement /sand/rubble mix.
    2. The compressive strength is fixed for clay, and can be made different for the concrete blocks.
    3. Clay bricks are fire burnt but concrete blocks are sun light exposed with proper curing.
    4. Clay bricks are to be small in size but cement blocks can be bigger size.
    5. Concrete blocks are easy to make.
    6. Color difference.
    7. Concrete bricks have got high level durability and workability.
    8. Concrete blocks are much suitable to cement plastering.
    9. For rainy areas, clay bricks are not much suitable, wherein concrete blocks are suitable for all seasons. Concrete blocks are viable for chemical attacks where in clay has got a natural resistance to that.
    10. Clay is environmentally good.etc.

    Ive checked the price. Clay around 10% more expensive. I think clay more suitable for low rise building while for high rise need concrete. Concrete also got level of quality. More sand mixture means low compression?

    No doubt external frame is concrete. But quality projects will use red brick as internal partition wall for better sound & heat insulation. Let’s see other projects in progress like Fiera Vista, I think Ideal will only use all sand brick to reduce cost..haha..

    Honestly, if u dont have 10% DP now, it is likely you won’t have it in the future assuming everything else (i.e. economy, salary increment) remains roughly the same. Developers and speculators just keep jacking up the prices …
    If really needs to buy, should probably consider other sources for the DP (e.g. loan from parents)

    Bank officer told, even is DIBS scheme, if the Developer late or delay the payment to Bank, we, the purchaser will need to bear the interest incur and pay to Bank. In this case, what can protect us, else what use for the DIBS package? Any agreement or SPA can protect us?

    The agent told me that Ideal may provide a hard copy to the buyer. I dont think that the developer may insert the layout into the SnP.

    Why like that? If no detailed dimensions, does that mean it is possible to shrink other area (living hall, bedrooms) and just give you a big balcony instead? somehow a big balcony can compensate for the overall shrinking build up area. any comment?

    Then what is the use of the nice show rooms? Ideal not even dare to guarantee the actual layout dimension as per the show room.. later buyers may get the house layout dimension much different from the show room. haha..

    I was there during super VIP launch for OI. They rush up the show room and the paint was not even dry yet and still they push for launching. Guess GSD Garden Ville and SPS Setia Pinnacle really a threat for OI. Anyone can comment how long it will take to complete the subject property in SNP?
