Fren, I will not responsible for any mis-investment by following my threads. Take it by your own risk….. :p
Because this is OI forum, not OI owner private webpage. Ex-buyer’s experience may help the new potential buyer.
Not confident because of? Buying new projects definitely need to take some risk. This project is good, the problem is the total units (768), location and maybe the developer. They need longer time to sell all the units. However, this is still among the cheapest condo right now, unless you wait for PR1MA, slowly all the 768 units will be taken up. After sufficient sales (signed SPA), the developer will send it for stamping and start the construction. The total process could take 4~5 years, since last Sep. I think you are allowed to enjoy the 5K rebate until 15 Mar, but earlier buyers must sign SPA by 28 Feb. Check the actual units sold after 28 Feb.
Who will visit the commercial lot at relau, Malaysian or non-Malaysian?
Hopefully They build a wide road, if not no body will visit there.
Is Sign SPA now, means Developer need to completed the construction within 36 months( before March 2016)? Does the SPA stated th is 36months condition? What if the developer not able to complete on time?
Signing date is not the start date which the project will complete in SNP time frame. Stamping date is the one. Please take note standard SNP is 36 mths but developer may change to 4 or 5 years or even 3+2 terms. If developer not able to complete on time, they have to pay interest +/- 10% per centum annum based on day to day calculation.
Hi onered86, do you mind to explain further on your point of “personal opinion think that will be lower %”? So, that mean the GSV location may not as good as the all season place? Thx
@Steve
call or SMS me, I will discuss with u in details.. 0164121027
Hi Thanks for info sharing.
Hi Bryan,
I’m new to this forum and really thx a lot for your sharing & comments here. I really learnt a lot by reading your comments. Thx.
I went to the show room of one imperial. Looks like its selling fast left like 10 plus units for A n B. C D E blocks left with less than 5 each. Of course pending signing of S N P.
Is consider slow for the project since launched 3-4 mths ago compared to that area. Taking into consideration of nearby projects SPS Pinnacle which launched later than OI was sold out in a week or two and they are now stamping the S&P since last month. On the other hand, Garden Ville still have many units left compared to OI. It might take possibly 3-6 mths before stamping.
Current Tower C, D, E price has been increased slightly. It’s about RM420psf & above with 2nd car park.
One imperial project to let go at Tower E.
1200sqf, pool view, middle floor at RM483k
Please contact me if you are interested 0164381116 (Venus).
@venus
1 car park?
Anyone know the RM5k rebate on signing SnP agreement is due 28 Feb or 15 Mar?
Why the sales person said 28 Feb but the newspaper published is 15 Mar?
@OneI
If you booked on CNY, the due date will be on 15-March. But if you booked b4 CNY, the due date will be on 28-Feb.
Thanks for the reply SP
Is anyone signed the SnP and any clause that we need to put note?
I’ve called to book for the slot for signing SnP but the Sales said it’s fully til end of Feb, only can make it early Mar
Hi Guys, any one got cancel the unit? I just wanna cancel my unit, will the booking fee will fully refund? any one?
@Lee
As i know this is FULLY REFUND.
The sales agent asked me to sign the SnP on 4th March.
Yes. It is full refund within 1 month. But mine one delay because CNY holiday.
@Lee
Hi – can you PM me @ alwinlee1983@gmail.com? wanna ask you smtg…interested in getting a unit at OI…
@Lee
Hi – actually, i am quite late to buy the OI…not much good units left…interested to know which unit do you have? maybe we can discuss to transfer booking.
@Bryan
THanks Bryan.
Any let go of 1050sqf unit?
Any let go of 1050 sqf unit? My in-laws are interested in buying.
I bought late and at RM440 per square feet already….
U purchase how many sqf? during CNY?
During CNY. 1200 sqf. Tower A & B are more expensive than C, D & E according to Ideal
@Eric
I bought at 440 per sqf bt include 2 carparks.. =(
@xiu
sorry its RM448..
Sorry, anyone can advise what is the latest offer for this property?
@Peggy
From 420psf, free 2 carparks, free legal fee and DIBS until VP, 4 units air-con plus installation & 5K rebate sign up b4 15-March.
Did Anyone knows the highest floor for tower E ?
Stamping will be done by April 2013.
@Oiloveyou
Block E has only 21 floors.
Hi – can anyone foresee any issues with taking the highest floor? like
– take a longer time to wait for lift….
– scared roof maybe leaking if the water tank is installed at rooftop….
– water pressure issue…
– will be too hot in the afternoon…
– etc…???
Please advice….
I read Milan Doshi’s book, and he does not recommend highest floor.
1. Low water pressure.
2. Lightnight arrestor (the sharp pointy metal) is closeby. Super loud if the lightning catch the arrestor on your floor.
3. The unit price goes up higher with higher floor, but the rent is about the same.
4. If lift broken, it will be a long walk up. During earthquake last year, the highest floor will feel the tremor the most, and my pregnant friend had to walk >10 floor to come down in a hurry. she was all red when reach the G floor.
Not hearing much on the water pressure as I guess the water pump is pumping the water to the water tank on the root, and you can the supply from the tank.
But hear a lot about the leaking issue. many condos have this problem.
And waiting lift is a real problem, regardless how fast the lift is, similar like bullet train with too many stops.
Heat definitely is a problem.
Think twice.
@xiu
@xiu
I have a unit in Blok B Middle Floor.
@KS
Can i have your email add? or u can pm me @ xiuyuan83@gmail.com
@xiu
there is still 1050sqf available for tower B if i see correctly last 2 days…you may dropby their office to check out..
just curious..is it a must to pay 10% downpayment? plan to buy a unit for own stay, however, pocket will be empty after giving the 10% downpayment…sweat…
wondering so many ‘kaya’ ppl in penang..every project launch..sure sapu and all sold out one…
@J
I went there yesterday & its sold out.. only left a few 1180 n 1200 units.. They don’t require 10% of downpayment yet.. only 10K required to book a unit & its 100% refundable.
Maintenance fees RM170 fixed for all sqft?
@xiu
oh,ic..seem like it’s selling fast..
sigh..no matter how, still need to give 10% downpayment right..
but the promotion still there, 5k rebate, free snp & legal fees, 2carparks, free interest till VP (what does this mean?it is DIBS??), 4 aircon (1-1.5hp, 3-1.0hp)
Yes. It’s applied to all sqft&towers.
RM170+RM17 (sinking fund).
@Alvin
Dam cheap. BTW, is there got any government rule can penalize those refuse to pay maintenance fee?
@J
Yup means DIBS till VP. But normally VP to OC obtain is about 2 – 3 months time oonly.
Yes. But action only can be taken if the amount more than few ten K (can’t remember the amount). That is equal to probably 10 years of maintenance.
Another thing is, the owner will not able to sell the unit without clearing all the fees.
up to today…12pm, there are 28+ units left in total for sales. But all the prices are RM520k and above.
@ezalor
Cheap is not a good thing for maintenance fees. Is abt how the JMB managing the fund and taking care of the facilities and maintenance. The amount is not fixed and amendable under JMB board.
But for sure, no one prefer to pay more for maintenance fees.
Hi,
I heard that some project we need start to pay if the developer build until your floor, can anyone confirm?
Under DIBS, developer will absorb interest until VP, so you no need to folk out money yet while Ideal is still building your floor.
I believe now left very low floor units only…
@Eric
You still have to fork out money. VP is around 80% completion before vacant posession / OC. You have to bear the last 20% which equivalent to 4-9 mths depend on local authority approval. If you have 500k loan. The monthly interest would be est 1700-2100. You still have to bear >10k for only the interest. Also, interest calculation is not based whether is building you floor unit. Based on stages of completion (pilling, wall structure, window, painting, etc.)
@yippie
I am still learning. Isn’t that VP is when we get the keys to inspect the house? Do we need at least 4-9 months to fix defects?
@yippie
After VP can start installment d. And during progression, it is based on your floor. The plastering, wiring, window, painting is done from lower level units. Developer will start collect the money from those level, maybe 2~3 levels together. Unless the developer is really kind enough to wait until the whole building completed only collect the money.
@Buyer101
My record is move in 4~5 months after the VP, under expediting mode…..
@Bryan
Until VP is about 80%?
If not mistaken, the initial DIBS offer for OI is 80%, later change package to until VP and free 4 aircond. From here seems nothing change for the DIBS offer, just chage the terms from 80% to “tunill VP”?
Please advice….
@MK
I was there during the VIP launch day and DIBS is until 80% but not sure abt later package.
@Bryan
Thks for your reply.
@MK
When they change the package to free 4 air-con, it also change the terms of DIBS from 80% to 100%.
Is OI comes with rebates? So only free 4 A/C and DIBS?
Is it normal that the S&p doesn’t include an Unit floor plan.. Stating how the measurements for the unit?
Any1 want to let go 1050sqft unit?I am interested.

@ss
u r interested in buying 1300sqf?
Any dirty tricks on the SNP?
Do OI have the security card access? What about lobby card access?
According to IDEAL, there will be security card (touch & go for car) & lobby card access.
Any one notice that the SPA doesn’t attached unit floor plan and also their attached tower floor plan is without any single dimensions?
@SP
Just insist to get dimensioned layout attached inside SPA. It is your right to request. If not they can simply build/change as long as the total build up area same.
@Mad
Are u the buyer? Have you success to request add the layout plan and dimention in the SPA?
ANy one who sign the SPA, can give some update? Any concern or tricks in the SPA?
I’m first time buyer. The SPA doesn’t include the dimension. How should we request Ideal to add in that?
Surely the developer’s lawyer won’t allow that with giving lots of accuses. Most of S&P clause will state a acceptable dimension gap. Even they allowed, for sure it won’t be FOC for the S&P and you have to korek your own pocket for 10-15k for it.
@Ideal
Have to try b4? Why you so confidence they won’t allow to do? All the SPA should comply Malaysia housing development act 1966 & housing development regulation 1989 right?
I bought other projects. Just insist for it, and refuse to sign without the dimensioned layout. If they cannot comprise, tell them you won’t buy and want refund on deposit. They will conform. You have the absolute right to request for it.
Btw, there is some units release due to loan being rejected. If interested, call me at 017-4096 233
@Mad
Ya, i did ask other project buyer their developer got provided completed unit floor plan with dimensions. Yes, you are right, i will insist.
OOOps.. I just signed S&P on Monday without asking the floor plan.
Is that too late to ask for the floor plan ?
@CS
I think as long as the SPA not send for stamping yet. It can be change anytime right. You can refer to your sale person.
I insisted for dimensions unit floorplan… And they inserted …so, please insist!:)
Just back from Sales Officer today, the garden houses have been released on Friday.
Any opinions?? Goods?
I have booked a unit of 1050sft, but feel want to cancel for other project. If anyone are interested please drop me a mail: koksien2000@yahoo.com before 11/March.
Any specific reason?
@Kafka
Good and great info. Thank for sharing.
@Mad
Thanks for the info, but I’ve already signed. Will try to request from them before stamping. Anything else that needed to be highlighted on the SPA?
@BlockB
you already sign mean you already pay them the 10% downpayment, right?
@J
Yup, Cheque dated at 15th of March.
@BlockB
We need to request from the lawyer or developer ?
@TS
I’m not sure. I’m calling the lawyer tomorrow.
@Kafka
Dear Kafka,
What is the main purpose to ask for floor plan ? I dont think that the developer dare to change the design right ?
Please advise.
Note: 1st time buying from developer.
Yes, If the layout dimension not documented in snp, developer can simple change the layout (example for illustration: may be a big pillar at the dinning/living hall) and you cannot complaint as long as the build up area does not change!
Great, this is good reasons why we should request the layout dimension. Thx for sharing, seem like we should ask Ideal to provide us that info.@Mad
Hi all,
Is there any direction from management, by which day we need to sign our SNP?
if for 5K rebate, it is by end of 15Mar.
If the developer didn’t increase the price, the sales would have been completed. Now they are left with about 20 units. so they will be able to hang the units up for sale (for better price).
TGT is moving with decent speed, and it will also add confidence to OI buyers. So far all the developers within the vicinity are doing ok, all projects are moving (although some still slow). That’s including, SR, Arena, OTR, EH, GV, TGT, FV, I Iris etc).
Sentiment is still ok. Hopefully, OI will complete on time.
I really wish I am a member of Koperasi Tunas Mudah, so many projects, so many lands.
@Goreng
“I really wish I am a member of Koperasi Tunas Mudah, so many projects, so many lands.” They must be well-loaded by selling land alone..
Sharing Clay (Red) vs. Concrete Bricks:
1. As indicated in the name, the ingredients one is made up of clay and fine soil and the other with cement /sand/rubble mix.
2. The compressive strength is fixed for clay, and can be made different for the concrete blocks.
3. Clay bricks are fire burnt but concrete blocks are sun light exposed with proper curing.
4. Clay bricks are to be small in size but cement blocks can be bigger size.
5. Concrete blocks are easy to make.
6. Color difference.
7. Concrete bricks have got high level durability and workability.
8. Concrete blocks are much suitable to cement plastering.
9. For rainy areas, clay bricks are not much suitable, wherein concrete blocks are suitable for all seasons. Concrete blocks are viable for chemical attacks where in clay has got a natural resistance to that.
10. Clay is environmentally good.etc.
@Ideal
Red brick is definitely better for sound & heat insulation.. I think Ideal project usually only use sand brick.. a but cheap…
@Setia
Ive checked the price. Clay around 10% more expensive. I think clay more suitable for low rise building while for high rise need concrete. Concrete also got level of quality. More sand mixture means low compression?
@Ideal
No doubt external frame is concrete. But quality projects will use red brick as internal partition wall for better sound & heat insulation. Let’s see other projects in progress like Fiera Vista, I think Ideal will only use all sand brick to reduce cost..haha..
Where is the staircase located in case of block B, near to which unit?
There are two staircases, both facing the elevator. They are nearer to unit 7 & 6 (1200sf).
From the floor plan, there is a space behind elevator, and between unt 6 & 7, what is this?
I’m interested on both 1050sqf & 1200 sqf units. Please contact me if anyone who wih to cancel your booking and transfer.
kclau0028@yahoo.com
Block A & B looks quite well positioned. No wonder they launched them late.
Anyone interetsed for 1050sqf, Tower B middle floor please message me: dot_com2020@yahoo.com. TQ!
Saw some agent ads in Kwong Wah already started to sell One Imperial? They have so many types available. Why selling so early? Doesn’t make sense as it is just 6 months since launch.
They want to make quite money, and probably without even paying much initial deposit. Then hunt for other projects to flip ….
buying from the agent must be 脑懺 this developer overtake tambun indah laio. Everyday advistise on paper to sell remaining units.
Hi, is there any units left now? Where is the show room? Anyone can help to provide me the info?
I think still have few ten units left. The show unit is at the upstairs of the Ideal office which is located opposite of D’piazza.@Benson
@valb
you are right. Block A & B has a more preferable view & it’s also closer to entrance.
@Mad
Thaniks. The developer will add in the floor plan within a week. They claimed that the person who prepare the SnP forgot to put in…
Plan to buy one, but too bad dont have enough 10%DP, force to wait for another round.
Heard that there is imperial 2, is it correct? near the place also? any one have info?
Honestly, if u dont have 10% DP now, it is likely you won’t have it in the future assuming everything else (i.e. economy, salary increment) remains roughly the same. Developers and speculators just keep jacking up the prices …
If really needs to buy, should probably consider other sources for the DP (e.g. loan from parents)
Like @J
I thing 2016 the housing price in sungai ara there were increase…coz a lot project is going on..
What is the percentage of investor / own stay for this project? any1 knows?
Which bank offers the best rate?
Please email me: dot_com2020@yahoo.com if anyone interetsed for 1050sqf, Tower B middle floor.
Has been sms-ed by Ideal property that first 10% balance payment to be banked-in on the 25.3.13.Does this mean that the stamping of the snp is also around the corner?
Bank officer told, even is DIBS scheme, if the Developer late or delay the payment to Bank, we, the purchaser will need to bear the interest incur and pay to Bank. In this case, what can protect us, else what use for the DIBS package? Any agreement or SPA can protect us?
received the same sms too, stamping date should be in April.
they are doing the site clearing.
anyone can open the page for OI in facebook? so that we can share whatever comment,idea or some useful info among us. of course to update the OI construction progress photos as well….

When do we need to pay the stamp duty?
Great idea I suggest you create a group and post the URL here@Alvin
Hello fellow one imperial buyers.
First time property buyer here.
Mind sharing how much is the stamp duty & when we should be paying it?
What other fees do we need to take note of & how much?
Thanks!
@Angel
$2k consultation fee to me, the rest is free for OI.
Rate of stamp Duty is based on the value of property.
1% on the first RM100,000
2% on the next RM400,000
3% on the next RM1,500,000
stamp duty is not bear by developer now?
@Chew
where got such info?
OI stamp duty is bear by developer!!!!!!
@Chew
@Alvin
I think this is the stamp duty for MOT. Buyer need to pay. what Ideal waive is the stamp duty on SPA.
@Bryan
That’s right. To add, MOT stamp duty only pay after dev secure from Land dept to transfer the strata title. Probably will happen after 2yrs after OC. if you have loan the strata title will keep by your bank. As RL mentioned the cost above, need to add lawyer fees, gov charges, paper work, printing, transport fees…
No dev would waive MOT stamp duty but you can opt for 50% discount if your are first time house buyer. Gov T&C apply.
OI got facilities suana who know??
Thanks everyone.
Look forward to being neighbours. Cheers
We hope that no more gangster contractor for this project
Someone create the one imperial group in Facebook and post the URL here so we can form a small community already. Haha
but there’s nothing!
@Bryan
@Ideal
is it so called “geran”?
most of developer has not absorbed the charger,right?
Hi…. anybody have unit of 1050sf to sale, pls let me know..tq
\
@Alvin
Yes, you may say so.
hi…anybody have unit of 1050sf to sle,pls let me know…
Anyone request Ideal to put in unit layout? Should lawyer include it or ideal is the one should include it?
I am interested to look for a 1050sf unit for own stay. If there is anyone going to let go a 1050sf, please don’t hesitate to contact me at 0125952791.
Why everybody is looking for unit with 1050sf? Why not unit with 1180?
It is today last day to sign SPA?
How for those book but not yet sign SPA on today?
holyshit!!i’m first time buyer..already signed S&P on 5th Mar.
Now only i know about add on layout dimension in s&p..will call to Ideal tomorrow to confirm but anyone know if still manage to insert it now??
I’m so worry!!would it be that unsecure?
plz advice..TQ
@button
The agent told me that Ideal may provide a hard copy to the buyer. I dont think that the developer may insert the layout into the SnP.
@button
Still can be added if the S&P not yet stamp. And please insist to add. This is your right.
Had check with Ideal, hey said can add in the layout but not the dimension. Any one had added the layout and dimension inside the SPA?
Please share.
(I still yet to sign the SPA)
Anyone here managed to request layout dimension to be inserted into SnP, pls let me know how you do it? Who to request as well? Tq
I have a unit to let go. Anyone interested kindly let me know.
Thank you for the info..@CS

@Pie

One unit to let go.. Tower C, around RM410 per sqft (1200sqft) with 2 cp.
let me know if you are interested – lhtan23@gmail.com
@button
Any updates for the plan layout ?
they will help to insert the layout for your unit with a brief dimension which is not as detail as the one shown in the brochure
Why like that? If no detailed dimensions, does that mean it is possible to shrink other area (living hall, bedrooms) and just give you a big balcony instead? somehow a big balcony can compensate for the overall shrinking build up area. any comment?
@Setia Green
i also not sure. I did asked them to show the details dimension but they insisted that they will only include the brief one. I am first time buyer i not sure whether i can require for a more detail layout and seem like no one complain bout that
Ideal sales person say no dimension will be added to the unit layout wor…But my friend buying other project, they said their SnP do not have detail dimension as well…Any expect can help to advise?
Any one ask about the common area, for example lift lobby floor area, what type of floor finishes they going to provide?
Is there One imperial group in FC?
FaceBook la
So far most of my purchases S&P comes with layout and dimension. It would be better for details dimension. Also, please look out for a clause mentioning a tolerance of dimension. Example: 1200 sqft (+/- 5 sqft). In case the buyer are not happy with the end product and can file for a lawsuit.
Interested in Block C, D, E and type A, B C. If lower floor prefer pool view.
Pls email se.liew88@gmail.com. Thanks.
Their projects usually without layout dimensions..just in case got shortage in build up area, can just give you a big balcony or extended air-cond hanging area..
who interested on 1050sft unit please call me for more info 010-2255 690. thanks.
I just signed my SNP today, same they do not provide their dimension layout…
Then what is the use of the nice show rooms? Ideal not even dare to guarantee the actual layout dimension as per the show room.. later buyers may get the house layout dimension much different from the show room. haha..
I was there during super VIP launch for OI. They rush up the show room and the paint was not even dry yet and still they push for launching. Guess GSD Garden Ville and SPS Setia Pinnacle really a threat for OI. Anyone can comment how long it will take to complete the subject property in SNP?
@Ideal
Within 3 years by right. But for other experience buyer from ideal, i think it would drag till 4 years.
I went to see the show unit, and quite nice looking.
Any comments regarding OI & developer ?
When is the stamping date? No update from developer?
