    But they should at least be able to look at the bigger picture of either getting booted out by the police in an ugly tussle, or do business in harmony with the hundreds of residents. There are already example cases of residents getting what they want when united…this is not the first time

    Hi all, just dropping by here to offer some advice (I’m not an OI buyer by the way).

    The news which someone posted was back in 2013. I remember reading about it in the newspaper then, and also pretty sure the issues persist till today.

    What I can advise is that all of you make an individual police report, then bring the report when meeting Jagdeep. If can, please also highlight this with the YB in that constituency.

    Our Penang Police (Penang Road one) also have a meet-and-greet session with the public. Can’t recall the exact day (it used to be Thursday afternoon I think), so you can also bring this issue to their attention. If all else fails, (this is from personal experience) you can raise this to authority of an even higher like those Inspectors from Bukit Aman or KL. They will almost always help us out.

    Finally, I suggest going in a group to show solidarity.

    Don’t just give in to these ridiculous and threatening demands from these gangster contractors. Good luck!

    If you scatch our car, we will pass the police your name card, we have more than 1500 cars in one imperial, if anything happens to our car in anywhere, the police will ask u to the Balai, so u will have always visit the Balai to and flo every hour and everyday, so u have to set up a counter outside the police station also, that time u will think why don’t settle the case harmony with the owners

    May I know how much the GC charge the rubbish collection fees? Need to know what is their service by collecting the money from the owners. Put it down in black and white will be great.

    Not sure how it works. I have no prior experience in dealing with this. Can anyone here who had prior experience advise what is needed to lodge report? What constitutes evidence? Can the statements made by residents collectively be considered evidence? Or we need to wait until we get harassed by the GC only can we take action?

    that these guys are demanding the “rubbish fees” from the residences.

    If they really collect the rubbish in few hundred ringgit, and do the irongrille in good manner,( not so paksa, by willing manner) of course, we don’t complaint so much,last time our few old houses renovation also did by show unit,it is impossible for anybody hand in more than thousand for u because u are jahat, u also have to consider, u also don’t know all the background of all the residents, might be some residents have stonger background than u, some cucu is a lawyer,or somebody have some connection with the balai people, 7 hundred above units u know, what is the job of security guards of our gate? If nama busuk Idea spread out, they will have few big projects to carry out in future, will they willing to give out everything of their hard work because of u, friend nobody will hand in money for u so simple, if like that every factory in BayanLepas have to close up, everybody just set out counter at any condo will do, we don’t need to work OT, earn money in good way, besides we have car, u also have, what for, we flight each another as enemy! We can not give all the renovation for u because some of us are contractors, some of us father iron factory owner, some of us invited interior designer from Singapore,by don’t expected we have to hand over all job to u, of cause we won’t announce to everyone this is our Penang practice, if we will, YB Lim Kuan Eng will not admit.Think others and think for yourself too before u act, do very hope we will become friends and not like that, everything must reasonable and acceptable

    Sierra doesn’t have, they charge RM 1800 for clearing the rubbish, iron grille also must done by them, others part of house don’t know

    to be the sole “rubbish fees” collector when the project completed.

    Please make sure your own contractors do not throw your rubbish to your neighbor. I saw many cases where own contractors simply left the rubbish or boxes at the corridor. When wind blow, who knows where the rubbish will be flying to.

If this is how it is, there won’t be any action taken and in the end, all will just have to give in. One or two that lodge report will not help. Anyone surrendered and let them do renovations?

    Then most probably those so call “in house contractor” have a “mutual agreement” with Ideal! If not how come other developer did not facing this kind of issue.

    Something like chicken and egg, for sure Ideal give the authority to set up a boot in the OI. Or else, how they can have this such of so called ” appointed contractor”. Do you think Ideal do not gain any profit? I don’t think so…

    The price given by the appointed contractor is totally unacceptable. Much more higher than the market price.

    Another thing that I would like to highlight is the grill, the design of the grill seem like not effective at all, the gap is too big and there is only vertical structure and no any horizontal support. The risk that I can think off is small kids will potentially fall from the window and your stuff which you put in the foyer will easily get stole. This is only my thought, please drop by the “Appointed Contractor” corner to view the sample, you will know what i am talking about.

    If I know like that, I won’t buy this condo, GSD still got a lot of projecs nearby, I will let anybody know don’t buy Ideal project because at the same time u buy problems too, u have to pay extra few thousand for nothing but problems that not stated under S & P , Ideal projects, NO!

    The main issue is the buyer cant get the satisfied interior renovation and they have to face it everyday. Btw, I don’t think that just paying extra few thousand, grill, cabinet, wiring, all above market price.. 20-30% ?

    We fix a date and ask all the owners to gather at OI, then we set up a community, we have police report together, we also can hang banner and ask YB, and all media together, we have to flight, sorry gangsters u already caused all my joy of buying new house dissappear, we let the matter big, see how u cari makan, u also Ideal, don’t buy any Ideal projects, see how, we have to highlight the name if Ideal, see who fear who, don’t forget your big projects, let it perish!

    I am not sided to neither in-house contractor nor the OI buyers. Just want to raise my concern here. I know is not right for the so-called in-house contractor to use ‘forced’ manner towards the buyers. But if their service & quotation given is reasonable, why not give them a try…we can judge & comment on their quality & service provided. Moreover, they will be stationed there for at least 1/2 year to 1 year. So, if there is any problem detected, u can always look for them, unlike other contractors once $ obtained, any problem, they are un-reachable. By engaging them, they will help you to clean & throw debris & rubbish, they are also responsible for any building damages during renovation. Outside contractors that you engaged won’t help you to clear all these & just leave everything beside the corridor. When your items & belongings move in, will the delivery help you to un-packed, clear the empty boxes, plastic bags & carton away from your house? The so-call rubbish fee is meant for all these services (provided they are charging reasonable fee la)

    If the service is good and price reasonable by the so called in house contractor, no body will complain here. if the so called in house contractor can give the “one dragon” house renovation service with quality n reasonable price, who will want to waste time to look for outsiders.

    I saw a business opportunity here, developer should partner with the renovation contractor on their projects to be their legal renovation contractor on project. Giving reasonable price n provide “one dragon” service. Many owner will sure like it as it give them less trouble on researching/looking for contractor on their own.

    if the samseng are asking for reasonable sampah fee, i’m sure no one will complain over here. please look at other projects regardless of developer where their samseng only ask for rm200-rm500. they dont even complain. it’s very obvious that the samseng at one imperial has a very very big mouth and they want to suck owners blood dry! 768 units and they want 1600-1800 per unit! very very greedy!

    It’s incredibly naive to expect the gangster contractors to provide decent workmanship, let alone with reasonable price. Seriously. Do you really think this is possible? Let me lay it out for you how these gangster contractors operate. When you engage them to do something, they charge you a “price”, which if you do some legwork & check outside is usually 20-50% more expensive than the average contractor. Why? Because all they do is take your money, get their cut, and use the rest of the money to pay some small time bangla or indon contractor to do it! They do nothing! Just a blood-sucking middleman, with his fist flashed at your face.

    You want reasonable price? How to get reasonable price when there is a “gangster markup” with totally no added value? You want decent workmanship? You think you will get that from that poor bangla contractor who is obviously under-paid due to the gangster markup?

    And if you believe the gangsters may do the reno work themselves, all you need to do is ask yourselves this question: What do gangsters do for a living? Fix houses is it? Those who believe that need to get their heads checked.

    Still think you can get decent workmanship? Reasonable price? Really?

    Why should only Penang has Gangster in-house contractor problem? Other states does not have such issues. Oasis Condo have same problem 2 years ago and in-house contractor get kick out after residence make police report.
    We owner has to be united and gang up to fight for our rights and make another complaint to Jadeep Singh road at Komta to take this case.

As my contractor just gone through a talk with them and the so called in house contractor mentioned we need to purchase the brick and cement with even if we pay the RM1800 rubbish fee. the brick and cement price the asked for is more than 50% of the market price. This is RIDICULOUS.

    We have to take action fast, because we have to bear maintenance fee from Dec onwards, some owner have to move in fast as they now rent house and bear bank interest at the same time, some even worst, they already sold out their old house and must move in between this 3 months, we buy the house with our hard earned money, I really don’t have extra budget for these nonse, I don’t have the money! It seem that the gangsters don’t have the sincerely, still think that we are easy to bully, and force us to report police, don’t blame us, gangster and Ideal Property too!

    Yea, beside the material that more expensive 50% than market value, even drill a hole in our own house also need done by what call in house contractor so we need to pay thousand for nothing and also the rubbish fees.     when you afford to bought 400K+ housing but the clearing rubbish 1.8K++ you unable to paid .
    It really ridiculous and this is Malaysia, you can go ahead report any one you like however is the same.
    No one use gun point on your head to buy this properties and Ideal won’t lost anything due to this issue because is just common case where any properties problem. Like it or not is up to U!!

    We bought it with our hard earn money. If you are so kind enough and 1.8k is not a big deal for you , you must be rich enough and just help us the little poor guy to pay for it..

    1st of all…nothing in the S&P that stated is mandatory for us to pay the rubbish fee. So, we have the right not to pay…
    Everything must be stated upfront in the agreement, so that is fair for the buyers to know what to expect. If non, dun expect us to pay

    Hi guys,
    I did my part and reported to Bayan Baru Police station. please do your part.
    Police told me the same as OI MGMT said. the land owner(Not Idea) appointed this contractor.
    I’m not from law, we need ppl familiar law to advice.

    The problem is OI residences need to be united to settle this issue.
    What I can think are:

    1) Lodge police report all together.
    2) Bring up this issue to IDEAL as well. Ask for their opinion and help. See what IDEAL have to say with this.
    3) Voice this issue to Sungai Ara Minister.
    4) If anyone have media friends, can help to bring this issue to newspaper.

    Bring this issue BIG.

    a)Lodge police how many going ? this is a 700++ owner , how many investor and how many staying will stood up on this.
    b)Bring up issue , from what point you going to fight. About the agreement.
    c)How Big is your voice to sound. This is non- goverment related.
    d)Media usually report big cases and you going to make it big because not paying 1.8k++ but u bought 400K++.

    Good Job and i’ll support you to do it and make it happen don’t just keyboard warrior.
    Time is ticking next month are dec 2015 until CNY you still bother on this mean while i doing house warming already.

    Land owner appointed them or not is nothing related to us am i right? We are free to select contractors that we prefer because we never sign any agreement regarding rubbish fee or “must allow them to do renovation”. Correct me if i am wrong. I hope someone from owners can rise up to lead all of us making noise here. Anyway, i will also do my part to make police report.

    1st of all, developer or management should not allow them to place a table inside the building and walk around freely. They are not the resident of one imperial.
    Snap a picture of the tables and those ppl who place the table inside the building and verified with developer or management to ensure they are not authorized to stay inside the building. After that we can report police to chase them out.

    Stand firm and don’t pay, so that this culture wont continue. 700 units of residences, half of the numbers voice out and be united, I believe they cannot do any things but to leave one imperial.

    After applying electricity, install hidden CCTV during renovation, if they brave to disturb or play a fool, bring the footage to police station. Nowadays is Technology world, no longer gangster world.

    Fyi, if paying RM1800 for the so-call sampah fee ….I suggest you can use this RM1000++ to engage a lawyer and force the management or developer to take action on these issue as the so-call in-house contractor are not officially appointed by developer or management, by law they are not allow to do business in the building.

    I am not OI owner but i am impress on the condo base on the outlook. So, I drive by and ask the security i just want to drive inside and have a look, the security not allow me to go in because i am not owner.

    This lead me to this discussion & after reading fews of the comments, if u ask me, sure the so call in house contractor got something to do with developer la. else how come can setup the table inside OI & go in and out freely.

    may be some under table deal between developer n in house contractor.

    So called the Land Owner (Not Idea) appointed this contractor. So, Ideal buy from this Land Owner, we buy from Ideal then Land Owner “press” OI resident to pay sampah fees. We pay all the maintenance. Then our privacy is “occupied” but outsider. Nonsense !

    It’s not a matter if we can afford to pay the additional fees or not. It’s a matter of why should we pay those high additional fees??? We are expected to pay RM2K deposit to the management when we do reno and it will not be refunded if the reno violates any rules and regulations including not clearing the rubbish!!!

    Correct! That’s what i understand from the Ideal officer that the contractor is appointed by Tunas Muda which sold Ideal the land. Guess they got good land price with such condition included. I heard that this gangster contractors practice is common for all developers except IJM projects. Someone can comment to this if you know. Personally, if their prices are reasonable, it’s ok to engagement them but their prices are much higher than mkt rates. One of the reasons is they normally signed a deal with the developer/the related parties with a lump sum money and hence they need to earn them back.

    Hello, You can go ask Ideal (if the person is willing to share with you) or people in this industry of whose land it belongs to…even if there is agreement, who are we to ask to see that?? I’m not trying to wash hands of Ideal as I’m one of the ‘victims’ too. I’m merely sharing what I know and why are the contractors charging at high prices. I personally strongly disagree with such practices. The only way to resolve this is to log a police rpt and complain to the authority.

    Please spare some of your precious time, it may take 30min or less to lodge a case. rather than be keyboard warrior here.
    My advice before going there to lodge the case, please go and have a short talk with this contractor, e.g. asking the price if you not let them do all and also the name of that person you talked to. don’t going there based what you only see in here.

    Yesterday heavy rain and I was at the swimming pool area. Observed the surrounding facility area flooded & slippery after the rain stopped. This is extremely dangerous for elderly people whereby they can slip off and cause serious injuries. Hope owners take this issue seriously and get hold of the developers to come up with a solution.

    Fyi, get to know All project from Ideal Property, upon completion there will be gangster contractor force you to take up their renovation service or else need to pay so-call “sampah fee”. They charge ridiculous price. Many owner of Ideal Property is facing this issue, and the developer didn’t help to solve this issue, worst still allowing them to set up a booth in the building. So think twice before make the choice to buy their project.

    Police will tell you to complain to Ideal after you made police report

    Jagdeep singh will tell you that they will try their best to get the police to work after you passed them your police report

    Ideal will tell you that they are trying their best to reduce the sampah fee

    Samseng will tell you, Ideal accepted their sampah fee “guide” and nominated them to do your hacking and grille (which are 20-50% more expensive than market price)

    No one else can do hacking and grille for you unless you pay samseng and your own contractor (pay both sides).

    So, all owners will have to take samseng for excessively expensive grille and hacking works besides paying a “reduced” sampah fee.

    I left a comment here before, now dropping by again after reading all the comments. Guys, go ahead and report this to Jagdeep, though I highly doubt he’ll ever do anything. Reasons being, we also had an issue (with the developer of another Affordable Home project). A number of us sent him emails (even copying our respective YBs), sent him letter of complaints, & even met him personally at his office during his meet up session with the public. You know what? It’s the typical reply: I’ll take a look into this. In the end, no action was taken whatsoever.

    Your best bet is to each lodge a police report, and if the Penang police refuses to act, then go ahead and raise this with Bukit Aman HQ. I’m pretty confident that they’ll step in to help. Well at least that’s based on my personal experience (another different issue I had in my life).

    My dear friend, you are missing the point. There is no law that state that the warranty will be void even with a very minor reno. Do take note that installing grill is also considered renovation. So let’s say you install only 1 grill at the main entrance, One imperial management said that the entire house warranty is void. Would you agree with that? If you do big renovation then it’s obvious that its void.

    How is the condition of the swimming pool water now? Does anyone know how regularly it will be cleaned? If the water condition remains dirty, owners should bring this issue to the management and even the developer! If there is no satisfactory solution to this problem, the developer’s reputation will be tarnished! Their on going and future projects will be adversely affected by this!

    Agent told me no traffic issue there, tried last 2days passing the road from paya terubong side. Guess what?! Almost took 2hours for me to reach airport. At morning, i stucked there more than hour. Really insance..

    Swimming pool dirty because of owner problem, i saw many of them swim w/o swimsuits, stand beside swimming pool with shoes/slipper NOT ONLY KIDS, ADULTS TOO. I should take photo post here next time.

    The guy at the management office says they clean 3 times a week.
    I wonder how true is that if they really clean 3 times a week then why the pool water is getting dirty. Anyhow i went again 2 days ago and it seems improved a bit. Hope in future the OI management will take good care of the facility and not wait until the residents file complaint only take actions.

    Hi all, I’m actually planning on moving in to one imperial beginning of next month. Is it really the pool not clean and got a lot of foreign workers staying there?

    Btw how are you guys managing internet? I spoke to TM, TIME all also say no line there yet have to wait until May at least. Looks like got no option for fixed line? Have to use mobile internet? Any suggestions from everyone?

    There are many fake info and fake comments here… i doono why so many crazx people talk nonsense in property talk..

    I was there at oi for 1 whole week.. i have never see any bangla using the pool and i dont see any potential bangla residents here too.. which idiot will spend so much money for their bangla worker to stay.. the bangla at oi are workers tat fixing defect and renovation.. pls use brain if you have one

    Suggest to form small committee group (3~5 plp) for each block to walk and inspect if any defects at common area. it is necessary to list down the defects for claims as still subjected to building warranty.

    common area include:
    1) walk way each floor of the block
    2) car park
    3) 3rd floor facilities (blue LED faulty, children swimming pool “splashing” not working, etc)
    4) badminton court
    5) compound at ground
    6) etc

    OI have 5 blocks high dense, similar case like Majestic Height now become foreigner nest. Why bangla cannot stay in OI?? Is OI your grandpa property?? Now still at BEGINNING after 1 year then u knowlah. Now bungalow also got bangla stay, u think OI is Gurney super condomeh! Now I saw a lot of phone contact banner at balcony waiting for sale. If can’t sell, rent to bangla. OK! Brainless!!!

    Many people missed the fact that the 5 block are sitting on that big piece of land.. u can try to walk one time surround that 5 block.. u will then know ilhow big it is.. each block not more than 22or23 floor…

    I use the OI swimming pool every week, never see bangla using the pool.
    Though the pool was poorly maintained in the last months. But these 2 weeks its OK already, the water is clear now. Good job to whoever complaining to the management office ! The residents should voice up more often and push the management to keep the facilities in good condition.
