am just asking, hearing some news that some new properties’ price will be increased, not sure about that.
I check with the sales lady at ideal. She told me that the one imperial two will be lauch by December or early January next year. I was wondering how to invest if the developer keeps on building and building the cindo all over the same area? If im a buyer, surely I would wait for the launching of the version 2 or 3 of one imperial rather than to buy the old project. I can enjoy a better benefit if I buy it directly from the developer and enjouy brand new property as well..rather than to buy it from those blood sucking investors or property speculators. And the best part is, the developer like ideal can’t stop producing more and more versions of one imperial in the coming future..and that area in relau is still huge for more development.

According to the sales person during the property fair at Gurney Plaza last weekend, the number of carparks per unit has not been finalised as the project was open for registration only and would be launched by end of this year. OI2 is named as Imperial Residence.

The design of Imperial Residences is like an L shape. If you look to the side from Block B, you can see their swimming pool. They have more water features as told. It could be a good side view as long as the front/hill view is not obstructed.

You should worry whether you can drive out and exit your condo or not during morning rush hours after Imperial One, Imperial Residences, Imperial Three & finally Imperial Four are completed and occupied….:D
And many other new projects which i do not remember the project name are in the process of construction 😀
My brother sold his Setia Greens recently after getting to know all these condo projects which will definitely increase the traffic flow to the already congested road 😀
Imperial Residences or OI2 is located behind the proposed school. If refer the above OI map , can easily know where is the exact location! It’s door to door guard house facing in between OI and OI2.

Guys, there will be front back carpark lot in OI. Those front back carpark will “reserve” for the late buyers. Draw? Yeah, you are going to draw, but only draw which front back carpark you can get. Such a big land of carpark still need to have front back … SUCKS ….
I hear the last 30+ units will get front/back car park. Ideal is OBLIGATED to inform those late buyers prior to booking. If they are not in agreement they don’t have to book. Any late buyers here would like to clarify?

But I don’t think so.
OI have more facilities, larger land size, low density (768 units, 7 and 8 units /storey) while IR is consists of 3 block 30 storey and 815 units with 10 units/storey.
It will bring up the value of OI.
But for sure it (especially tower 1A) will block certain view of OI.
imperial residence got (30×10) + (30×10) + (30×11) = 930 unit?

Do u realise something? There are hardly any comments or maybe only a few comments on the page of Those high end projects and expensive houses…unlike in this page for OI. Is it that those rich people who bought or invested in those super luxury projects don’t even give a damn to comment and share their thoughts about the property that they had purchased. I believe that they too busy with their high profile life and won’t even waste time commenting here. But for medium cost properties owners, even though our condo only worth about rm500k or lesser than that..we took so much trouble to read n comment and worry over carparks and even idolises our property like a holy temple. Don’t u think so?

Hey, I just purchased a unit at 1050sqft and I’m taking 90% loan due to DIBS. However, upon completion of the project within 3 years time, I plan to settle all my loan by cash, maybe by breaking up to 4 payments with two years. Im not sure whether this is a wise move or not due to gov kacau for income taxation or any penalty from the bank. Can anyone advise me about this issue? Or gv a better suggestion?

If you try to settle your loan after the so-called ‘locking period’,you will not incur any penalty from the bank.
For the amount used in settling the loan,as long as you can explain your source of income,no fear of income tax.Unless your money has been collected after evading the income tax……..

If you are taking Maybank loan,
know from the banker if you have the full cash, you can place all the cash in the loan account so you will no need to pay any interest at all after the locking period. As long as u not proceed to bank n ask bank to terminated the account. In this case you will have more benefit like future can withdraw money if emergency, wont having issue of kacau by tax dept as u r not consider as settle your loan in short period.
If you prefer to withdraw more $$ from EPF in future, at least your loan account is still active and entitle keep withdraw using the house. Once you sell, it count. We can only get $$ from EPF for the max of 2 house in lifetime.

This is what we called flexible home loan, most of the foreign bank have a far more flexible housing loan if to compare with local bank. Im one of the foreign bank staff.

I am in my first house too. As i know, whole life you entitle to withdraw max 2 house from EPF, let say you buy house A, get $$ from EPF, then sell house A, buy house B, get $$ from EPF too. Future even you sell house B and get house C, you are not entitle to get withdrawel from EPF already. This apply to those sharename house, so if husband n wife share name withdraw epf, count 1 already.
ya.. one time can only for 1 house. But same house you can get many times until your loan settle. May be every 5 year you draw out.

I am not too sure on Ambank, it is not work exactly like maybank. you need to inform counter so only they can deduct the principle from your extra payment, bit bit inconvinience.
you can further check with your banker with this.
No one knows how tax department work with those bank, just do a wild guess only, if the loan amt is huge and you able to pay off so fast, you better have those resit, payslip evidence with you already.

Once your loan has been preliminary approved by the concerned bank,your whole file will be submitted to the BNM for final sreening and approval.BNM will normally peruse your payslips and the income tax filed earlier plus your current outstanding loan commitments etc, and also will seek LHDNM for verification.This is the time LHDNM will give you due attention if there is any distinct discrepancy or your source of finance is unconvincingly ,or implausibly explained against the income tax you may have filed earlier.This info was given by a banker.Hope it helps.

Let be realistic, the good old day to use rental fees to pay for your monthly loan is over due to over pricing of the current property.Consider yourselve got a good deal if you can get half your loan cover back. 2 weeks ago i went to the site and tried to snap some photos but was stopped by the guard, saying it was the boss’ order not to allow visitors to take photos of the site.
The progress is not as fast as we might want it to be, but I finally saw some pillars erected. Hopefully it will be fast from there on.
Whoever has access to the apartments/flats nearby maybe can help to take photos on the site progress from higher altitude which would give us a better view.

As usual, you can’t compare with Tier 1 developer. Yes, tiles used by Ideal are cheaper and not in good quality.
Little worry about this developer. For the past few years this developer it like building everywhere and everything, little scary .Some ppls said it like the old Goh Chun Lye style.
If you so worried about it. Pls go for E&O, Mah Shing, IJM, BSG or SP Setia.

This is not related to DIBS. For those not able to get 90% loan from bank, they have to pay down payment of 20% out of 100% if their loan approval amount is 80% from total amount of property.The 1st 10% will pay prior of SPA signed and 2nd 10% will be on project schedule claim by developer.
