    Price they give you are not much different during launching.Have you see the P.III layout?How much of monthly maintenance fee?location wise,OI is better then P.III,just my personal opinion.

    “DIBS packages effectively push up the selling price by between 5% and 15%,” he says.

    A property consultant who declined to be named says there is a difference of as high as between 20% and 25% for a DIBS and a non-DIBS package.

    “On a per sq ft basis, the current market value for a property may be RM300 per sq ft. Because the developer is offering a DIBS package, somebody has to fork out the interest. So instead of selling the house at market value of RM300, he ups it by 20% and sells it at RM360 per sq ft.

    “The buyer is, therefore, paying future prices today. The prevalent attitude today is, in the event prices do not reach RM360 per sq ft, he will forgo the commitment. But he is still committed to the loan. If he does not pay, the bank will take action to auction off the property.     I just took back my s&p from Ideal last week. The S&P is very simple and without cover…. I was shocked when I was told by the Ideal staff saying that there will be a new project to be launched near OI… OMG, how congested is the area… Somemore, Setia sky Vista will be launched and the location is around that also…

    They are currently expanding the existing road frm 2 to 6 lanes. And maybe a flyover bridge connecting to bayan baru pisa which freeze due to cost. Will it improve? Yes as it will ease more vehicles to pass through. Bottleneck still could be. With the pricing for that I dont think can comment much on traffic. Give and take. You wish no traffic, pay more or take longer journey. I use relau junction weekday 7.30 am and would wait for 4-6mins during traffic light. Think for yourself monkeys…

    Thanks for reply. I know it is stated “2 carparks”, but is the parcel number of the carpark written in the SnP? Last properties I bought it clearly stated the parcel number of the 2nd carpark but seems like Ideal not stated it.

    Normally SNP would state car park no. and lot together with parking lots layout and highlighting your car park unit(s). Ideal’s lawyer really beh ki. They kinda undisclosed information.

    I am not sure. Not the owner here to look at the SNP. Just giving my opinion. I think 1st free car park is common property and the additional bought one is under SNP. If its common property, don’t think JMB can confiscate the car park lot but they have the rights for relocation.

    I doubt it will be a fair open ballot for carpark lots.. typical buyers will only get terrible location for their carparks. By right the carpark lots should be specified during purchase.

    If only VVIP are given priority to choose their car parks, then Ideal is really not being honours in its business conduct. Buyers should give pressure to developer to ensure it is fair and square.

    It has to be open ballot. Or segment the car parks for each block.

    How to know those strategic carpark lots are not been “reserved” for VVIP even though Ideal called a so called “open ballot”? How can buyers pressure Ideal? I think the best is boycott their project with such practice. The next soon to complete is Fiera Vista (~2015) and let’s wait and see how Ideal going to conduct the so called “open ballot”. I think Ideal is not keen to build up reputation since their projects still can sell.

    During open ballot, all unit owners will be present for the balloting at the same time. There will be a chart with all car parks lots before the process start. And it should fill up slowly. You should know if something fishy.

Also it is not possible for all the owner to present at the same time. Developer may just claim those strategic carpark lots already drawn by “some others” very early in the morning.. don’t be too naive..

    Yes, it is good to form JMB and take over the ownership from developer ASAP. Last time a lot of such trick/problem with Penas projects. I hope it is not the same for Ideal.

    Thanks for sharing the scenario. Buyers will have to work with developer to ensure full transparency of the open ballot process. It is very much like dealing with our very own government on open tender.

    SnP only mentioned 2 car parks for your units but never spell out which lot you get. Typically the car park lot is on a supplementary sheet once allocated/balloted. It is still belong to owners. How Reflections allocate car park to you when you buy your unit?

    I do not own Reflection but Setia Pinnacle. I could tell you that my S&P stated clearly the level and lot no. allocated to me. If an unit comes with 2 car park, it will be side by side or front back depend on your unit size. If you bought additional one it will be at another area. Also it’s include all parking layout and numbering. So we could see where is our car parks allocated, near lift or not. For additional car park you can request for change since you bought it. I think is good enough.

    You will not able to get those strategic carpark lots by “open ballot”, no matter how. It is not possible for all the buyers present for ballot at the same time, so developer will do it all day long and you can drop by anytime during the day to draw your carpark lot number. Even if you are the first one arrive in the early morning, you still may not get the strategic carpark lot because those “selected lots” may not really exist in the ballot box. If you drop-by later then those “selected lots” already been “filled up”. Unless you force the developer to put in all the ballot number into the box right in front your eyes, and sit whole day to monitor. if not you will never able to catch the trick.

    You may be right that developer might reserve good lots to those units that ask for higher price. Normally in open ballot, developer will pick the name/unit number and whoever get pick first got to choose their lot first. If owners not there when their name are called, the chance will be given to the next person who name is picked and present. Those people not there will be the last one to choose their lots.

    Pinnacle have 7 levels of podium. Lower floor unit will be allocated from top podium to bottom and car park rows according to unit no. The good thing is Pinnacle using ramp system on level 1,3,5. So you won’t have to make take too many rounds even you are at the top level car park. For those who pay for additional car park allowed to make your choice if you insist to change. I’ve changed mine to near lift and brighter spot :)

    From what i could see from OI, car park areas is huge and square type. So, those who get middle section will have problem on brightness as less exposure to light. JMB should lights up more on car park if that the case.

    7 levels of car parks still very high compared to many condo around. Actually as long as the car park is not at basement, it won’t be too dark. Can turn on the light earlier in the evening if prefer brighter.

    Yes 7 levels is high but with ramp system is just only 2 max levels to round up. I think Reflection also the same. I have visit several condos like Oasis during day time, even its not basement for me it’s quite dark there. Light should have turn on 24hrs for darker spot. Just my thought.

    You got a point. Some of my friends invested in Pinnacle due to low entry cost. Should be able to gain significantly once complete..

    I am not too worried about the carpark size as nobody know for now whether it will be standard or not. Most likely will be standard as the space is huge.

    I have to agree Setia Pinnacle was a good buy, although I am not a purchaser of Pinnacle but my relative bought a unit there.

    I went with them to sign the SPA. Everything was stated out clearly,

    Side by side car park or back to back car park. The lot number and layout of the car park.

    As for car park for sale, there is a role of lots for sale. Even car park which was on sale all has good location as they do not do like other developers where they will squeeze one funny corner as a car park.

    I really like the ramp system, where you can drive into level 1, 3 or 5. Don’t have to spiral round and round up the ramp.

    As for those who have bought Setia Pinnacle. It was a good buy.

    Reason of high-rise ppl healthier:
    1. They are more likely to use the stairs – Not true. Landed residents (2-3 story) use stairs more often. Residents stay at lvl 2-3 of an apartment also use the stairs more often when they don want to wait for lift.
    2. Air pollution – Maybe true in cities of developed country where air pollution is very serious. MY still relatively better. Anyway, would air purifier or a/c with similar function help?
    3. Noise pollution – True. Just don buy condo close to bz rd if u intend to stay below lvl 8.

    With the huge car park space, I really don’t understand if developer can’t provide all side by side car park. Normally front back car park is cheaper than side by side. During my booking last year, which need to pay 25K for 2nd car park, I did confirm that it is side by side. For those who book when both car parks are free, better re-confirm with developer.

    Btw, the One Imperial II & III pictures is available. Looked really a lot of units if combine all the 3 phases, and all other condos by other developers at this area. Those plan to buy here either for own stay or invest may include this factor into your consideration list.

    Don’t forget there are 768 units in total, and there are usually some odd corners which developers don’t want to waste. Fiera Vista is only 470 units and already need to have front-back car park, and also expect there will be cars parked along the road side toward Tree Residency.

    You may check the car park area for OI again. The bigger the space, the easier to design a proper car park layout. If they cannot provide all side by side car park, I could only say this is the failure of the designer/ architect.

    FV with 470 units, is actually caused more headache in designing the car park layout because the smaller space resulting lower flexibility. And don’t worry, there are many space outside FV for road side parking.

    Checkout I-Regency, total 258 units with a small 3 levels car park. The layout is poor with some problem on the drive way, but still, they managed to do all side by side car park, at lease no front back type.

    Remarks: I use the total unit number as the guide line for the land size, as I don’t know the actual land size of each project. This is assuming more unit => bigger land size => bigger car park space.

    Your assumption of proportional landsize to quantity of unit is definitely flawed. FV only has 16 floors (including 2 floors for carpark), while OI has about 27 floors if not mistaken. The density per land size is different (of coz the overall built up land size also different), and OI buildings are also odd-share (can see from the photo above). It is equally (or more) difficult to build in carpark for all (768 x2) = 1536 minimum. I doubt there are no front-back carpark as refer to FV case.

    Don’t understand the rational behind to use total condo level instead of land size. I know OI land size is 9 acre, with 3 level car park. Each level need to manage ~500 cars. With reference to OI layout, car park is about 1/2 of it, which it at least 4 acre per car park level.

    FV has 2 levels car park, each level also need to manage ~500 cars. But with reference to the Google map, FV only ~1/4 of OI land size, which is max 3 acre. And with the reference to the FV layout, the car park is about 2/3 of FV land size, which is max 2 acre car park space.

    Although the above is only estimation, but it is obvious that OI car park space is much bigger than FV. And I did not say OI will not have front back car park. I just said if this happen, then the designer/ architect is not doing their job since they have a lots of space to built car park.

    Due to recent cases, wherein condo units were turned in drug labs, Kuala Lumpur Police Chief DCP Datuk Mohmad Salleh urged landlords to watch their tenants, while neighbours should keep an eye on each other.

    “In Kuala Lumpur it has become a trend, especially foreigners namely Iranians and Nigerians, to rent condominiums or apartments and turn them into drug processing centres,” said Mohmad.

    “They come in using social visit passes or student visas. If the new neighbours are students, they would have to go for lectures during the day. But if they do not go to lectures or leave their unit at all, something is suspicious,” he explained, adding that tourists typically spend most of their time outside.

    If residents notice that their neighbours are acting suspiciously, they should alert the police. With the communities help, the authorities can reduce drug-related crimes in the city, he noted.

    Mohmad added that the need for vigilance among communities is underscored by recent drug busts that were successfully carried out by the police.

    They include the confiscation of 59 methamphetamin capsules, which were swallowed by an Iranian who was arrested on 26 July by the Dang Wangi police; the apprehension of a 32-year-old Nigerian who was carrying 400 grams of methamphetamine on 29 July, and the arrest on 30 July of four men carrying 1,810g of marijuana.

    Every project launched… Will also sapu habis by,investor from everywhere… Investor is important.. Without them.. The project will never start… And of cox some genuine buyer..developer for sure keep most of the unit for their own sake as well

    I usually c people cursing and scold people for flipping.. But pls think, if no investor there will be no kick off for the project… Putting so much money to the project … At the same time earning some money… Tis is perfectly normal… The return of investment is only 15% if lucky.. So what is the problem of investing?
