    Hi fellow OI buyers,

    Ideal has contacted me to sign the SNP in a few days. From the comments here, I can see Ideal declined to include the floor plan into the SNP.

    But one of the reason I booked OI is because I liked the floor plan. In this case what can we as buyers do to protect our interests? I like this project alot but I’d also like to protect myself.

    Any advice from the experienced property buyers here would be greatly appreciated. Thanks!

    Just insist to include the floor plan with dimension..it is your legal right.. what for Ideal build a show room with nice layout but dare not to guarantee the end product with similar layout dimension..

    Hi all,

    Thanks for the response.
    But what happens if the developer still insists buyers to sign SNP without floor plan & dimensions? (using excuses such as “this is normal practice” or “architect won’t give it to us…” etc etc)

    In a situation like this what are my rights? I mean in legal sense. Do I refuse to sign the SNP? If I refuse would they fine me? If they attempt to impose a fine for refusing to sign the SNP, what can I do, in legal sense to protect myself?

    Lastly, is it even a normal practice to not include floor plan into SNP?

    JUst walk away if the developer refuse to do so..that shown there are something fishy and not a trust worthy developer.. You are taking great risk of not getting what you see in the showroom/brochure after completion few years later.

    they should include the actual build up area of each unit layout. Based on past experience anybody can comment on the dimension need in SnP for this developer? Will they somehow change it? I like the layout but not sure if its worth the buying as i m getting it for own stay. not sure how many speculator coz it wont feel right to stay in condo with little occupancy.

    If not mistaken, the SPA will mentioned +/- 50sf is allowed. If more than that, compensation will be made accordingly with the price per sf also mentioned in the SPA.

    My guess is the layout will not be changed, or else the building will not be able to get CF. The only concern is the dimension and for this, refer to my comment above.

    I can’t recall if my old SPA included the dimension.

    Important is the layout dimension, not the total build up area. If layout dimension not included, then it is possible to shrink the living room/bedrooms size and just give you a big balcony or washing area..total buildup area is same but no more “nice layout” like the show units.

    The floor plan already post on top for A,A1,B,C,D. Just make sure it’s match with urs in S&P. Yes, we can request for compensation if the floor plan not match (less). If more, just kept quiet. :) . Anyway is a MUST for the floor plan to be attached with S&P (u need to sign on that page as well).

    To me, bigger balcony consider layout change. If you are too concern on the details dimension, you should worry more about the corridor width, floor finishing, left capacity and speed, swimming pool dimension, guard house dimension, car park size, etc…, which, none of them will be mentioned in the SPA.

    Think this way, developer just want the flexibility and I can’t think of any benefit for developer to provide the bigger balcony and smaller living room. There are more area for them to cut the corner without aware by buyers.

    The dimension should be already there in the architect drawing, and should match to the showroom dimension. If there is nothing to hide, I don’t understand why they so reluctant to include the unit layout inside SnP. Somehow the nice layout is one of their big selling point, and they dare not inked into the SnP? what kind of flexibility they want if the unit design already locked down?

    For example, a length of 20 feet, eventual could be 19’10” or 20′ 1″. If given the dimensions, the tolerances must be included. And if give +/- 6″, there will be question on why not +/- 3″, or can’t you do it +/- 2″, or if shorter by 1″ can get compensation?

    Similar case already arise above that ppl questioning on the compensation if the actual built area is lesser, although the tolerance of +/- 50sf is mentioned in SPA (in my case for other project).

    Just my 2 cents sharing.

    I think people will not be so “niu” if just tolerance of few inches difference, and it is fair & square if Ideal put the tolerance inside the layout. Buyers just accept the tolerance, or leave it, and it is very clear in black & white. But who know may be since beginning the actual architect drawing already short of 2 feet by 15 feet (=30 sqf, within the +/-50sqf tolerance) in the living room, which make the actual living room design much smaller than the show room, and that is cheating by purpose! It is really unsecure because no one know what is stated inside the architect drawing, and ideal is not willing to disclose to buyers (per feedback).

    Hello guys,

    Thanks very much for all the answers. Pardon all the questions. First time property buyer.

    So during the SNP signing, is it sufficient to have only the floor plans above included? Because I hear the architect drawings & dimensions were not included (developer stating architect’s refusal to disclose).

    How will this affect things like ceiling height, finishing (such as toilet tiles & fittings, floor tiles, etc)? Is there any risk of the developer using other lower quality finishing or reduce ceiling height?

    In other words, if I sign the SNP (with basic floor plans BUT no dimension or architect drawing), & in the end the developer take short cuts & use lower quality finishing or reduce ceiling height, will I be able to sue them or take some kind of legal action?

    Again, all this is just an “IF” situation. If all goes well then we have nothing to worry about. If it doesn’t I hope the experts here can share their experience so all other first time buyers can be prepared. Just in case.

    Is about peace of mind and it would definately better to have dimensions. S&P won’t state which quality/grade of tiles they are using. High quality tiles varies from 10%-500% more expensive. Look at One Residence finishing and tiles of course you will feel more cheap than those used by IJM, Mah Sing, SPI, BSG, etc… Also, if i am not mistaken they are using 1.5 sqft tiles instead of 2 sqft for all OI bedrooms. You won’t able to take legal action for sure.

    Yes. You are exposed to the risk. Normally ppl will go to check their previous project to define the quality level and other uncertain items. You may do the same. Take a few number, call the agent/ owner of 1-World, I-Regency, I-Avenue and check those.

    The floor tiles is definitely a lower grade one. This is for sure.

    For this developer, they recently finish the Satu and Dua Residence gated community terrace in Sg Ara. One of my friends bought a unit at Dua Residence, and after moving in a while, cracks started to appear on the outside. The developer later rectify everything but seeing the crack already makes a lot or current buyers there unhappy with the quality of the houses. My friend told me the developer said the main contractor did not pump in enough concrete into the ground to harden up the ground since tht piece of land was a vegetable farm previously.

    Yes, 768 units a bit high dense! Although with plenty of facility, but how to maintain at tip top condition after 3 years? (That’s why fitness center business like Absolute Fitness can have so good business, as their gym equipment can maintain), badminton court, tennis court, basketball court…..also hard to maintain.

    Need to look at the community and neighbourhood as well when comes to maintenance. High density means tear and wear faster. Normally peoples won’t care when they have paid for maintenance.

    My colik just bought a unit at rm468500 for the 1050 sqft. We read about the risk that the bubble of the condo market is about to burst soon as there are over supplying of condo than the actual demand. Therefore prices of these high rise building will drop when the price has been pushed to the peak. What do u think? Is it a right move to invest in condos at current situation ?

    pls be aware of @AES. He’s not OI owner. He said the maintenance fee is RM300/mth. He also posted some bad comments on other properties talk.

    After 2 years developer will give back to those stay there to maintain the property if based on psf as normal condo do, RM0.20/sf + sinking fund, no RM300? Good luck to all of you all facilities and hired less security guard lo…

    1. Condo with many units will have lower maintenance fee, condo with less units will have higher. My current condo only 0.16psf, total unit 300+
    2. JMB + management only can increase the maintenance fee during the AGM, by the voting of residents. Please correct me if I am wrong.

    My experience is the JMB showed the financial account and explained the way they calculate. And what we will have if we agree on 0.15, 0.16, 0.17psf…… Majority resident vote for 0.16 which will not touch the sinking fund, but just nice to cover all the expenses.

    I personally purchase OI after consider its design, safety, facility, location……I will not TOO bother about the maintenance fee as long as it is not too much compare to other within same category. The info from AES is not accurate. Not sure his/her intention of spreading fake info.
    What else the reason for you buying OI?

    Mm… my previous medium cost apartment, 800++ unit, with children playround, CCTV,card access, and swimming pool with jacuzzi. Every month was only RM99 included sinking fund.

    Wheres OI with so many facilities, RM180 should be able to cover.

    Is it better to buy a unit in block A and B or block C,D,E? And I realised that the pricing for block A n B are far more expensive but the location for block C,D E is do much better and nearer to the pool.I can’t see the rational in putting a higher price for the units in A n B but giving a better location to block CDE. pls enlighten me

    Block A and B 7 units only so more expensive lo, C,D,E 8 units, so less dense more cheap. It depend on your taste, for my opinion block A & B better, if not why more expensive, feng shui better, sun come in morning go out at night. C,D,E view alamak, swimming pool so near for what, can straight jump down swim ar..

    They can drag the stamping as long as they like even for a yr. There are several reason for that… sales target not yet hit, legal issue on land, disputes, lack of manpower and material to start construction, etc…

    first time buyer here. Just now i went to the office to get back the stamped snp and i ask them to include a floor plan which exactly same like the brochure since it seem important base on the discussion above. However, the claims that they will not include it and this is nt the management practice.

    May I know is it fine to only have a floor plan with build up area. If it is not, wat action can be taken?

    Those who received the stamped S&P, pls chk if there is an overall floor plan attached related to your unit (i can’t remember exactly).. This is the info i got from my enquiry with the sales lady. If yes, that it should be ok as they need to meet the total sq ft of your unit (which includes the wall bricks space) else they will need to compensate us…

    They did attached a floor plan in the stamped snp. However, its only provide the total length and width. If the developer built a same size and same layout but the the layout is different we still cant do anything right as we din get a complete details of dimension for each room.
    ( e.g: they widen the balcony and shrink up the space of the bedroom)

    Architecture on the pillar and beam will play a major role in deciding each areas of spaces. Also, the associates cost. Example: Cost per sqft lower for balconies since less walls and bricks. If you have time, try look at Nusmestro Oasis’s master bedroom between the original layout and final product. You would notice the difference. OI has one of the best layout for condos. Hope it would disappoint any of you.

    No..not Shirley. It’s not only her. A few others also are very proud. Early this year I bought another property, Aston Villa from Ivory. I give them thumbs up for their politeness and friendly services. The moment they saw me walking along their corridor, the sales person, be it a lady or man will hurriedly open their glass door waiting for you to come it, just like how the waitress did at the Chinese restaurant. And they are always smiling and chatty. I love ivory services and their homes!

    i collected the SnP from Ideal, but no floor plan with Dimension. when ask the person incharge, she mentioned that can only insert the floor plan but is no dimension. Their practice is not to include the dimension but can insert the floor plan which is cut and zoom in from the existing floor plan only.

    Actually before i went to their office, i did called the lawyer that the developer assigned. And they said we have the right to asked for the detail floor plan and they will ask the developer insert for me and at the end when the developer called me to initial the floor plan then only i found out it is just a brief floor plan with the total build up area. I not sure whether there is mis-communicate between me and the lawyer or the developer with the lawyer.

    Btw, i have some of my friends regarding their floor plan in snp and they said that they only have the one only with the total build up area. I wonder whether nowadays this is the practice for the developer.

    The info came from someone in the property line.
    One of the concern is these low cost flats will share the same road that lead to OI entrance (guard house). Low cost flat normally have less inside parking space and more cars will have to park at the road outside which will cause congestion.
    Still can’t think of the logic why Ideal wants to build the low cost flat right in front of OI.
    I did ask the developer about the low cost flat before, they didn’t admit it, and they didn’t deny it either. The face expression of the lady who answered my question looks a bit odd and seems like they are hiding something.

    I know there is another big piece for land behind the malay school, which I believe is reserved for One Imperial 2.

    Another 2 small plot of land is behind PETRONAS and beside medium low cost flat.

    Surrounding by low cost had already factor into the price. Since it is the cheapest now in the market with the price ~400 psf. Car park is the current issue for all high rise. You can’t avoid it. Please take a look for the Gold Coast, it is an expensive property but then all their car is parking at the road side. May be in the future low cost ppl may complaint about QI residence occupied the road side instead. :)

    We have no rights to protest the developer from building low cost. There are many families need to have shelters as well. Furhermore the package do not include without low cost arround.
