According to Ideal, today will submit for stamping for those signed the SnP before 15th Mar and follow by second batch for those signed after 16th Mar by tomorrow.@newer
@venus
FYI, mine one have.
Hi fellow OI buyers,
Ideal has contacted me to sign the SNP in a few days. From the comments here, I can see Ideal declined to include the floor plan into the SNP.
But one of the reason I booked OI is because I liked the floor plan. In this case what can we as buyers do to protect our interests? I like this project alot but I’d also like to protect myself.
Any advice from the experienced property buyers here would be greatly appreciated. Thanks!
@valb
Just insist to include the floor plan with dimension..it is your legal right.. what for Ideal build a show room with nice layout but dare not to guarantee the end product with similar layout dimension..
I really salute those who are dare to sign SnP which without floor plan.
Must insist to include the floor plan with clear dimension similar to the sales brochure.
Other than that? Any item need to be extra caution during s&p?
Hi all,
Thanks for the response.
But what happens if the developer still insists buyers to sign SNP without floor plan & dimensions? (using excuses such as “this is normal practice” or “architect won’t give it to us…” etc etc)
In a situation like this what are my rights? I mean in legal sense. Do I refuse to sign the SNP? If I refuse would they fine me? If they attempt to impose a fine for refusing to sign the SNP, what can I do, in legal sense to protect myself?
Lastly, is it even a normal practice to not include floor plan into SNP?
Thanks so much to all the experienced property buyers here.
@valb
JUst walk away if the developer refuse to do so..that shown there are something fishy and not a trust worthy developer.. You are taking great risk of not getting what you see in the showroom/brochure after completion few years later.
in the SnP, floor plan is a must. highlighted your unit. but not the dimension. dimension only the overall. not cover room by room…
I paid my deposit before 15 March but i yet to sign SNP
they should include the actual build up area of each unit layout. Based on past experience anybody can comment on the dimension need in SnP for this developer? Will they somehow change it? I like the layout but not sure if its worth the buying as i m getting it for own stay. not sure how many speculator coz it wont feel right to stay in condo with little occupancy.
what can owner do if the actual build up area and dimension in SnP are different after completion? can owner get any compensation or sue developer? is there any historical for this developer that having this problem?
If not mistaken, the SPA will mentioned +/- 50sf is allowed. If more than that, compensation will be made accordingly with the price per sf also mentioned in the SPA.
@SAM
My guess is the layout will not be changed, or else the building will not be able to get CF. The only concern is the dimension and for this, refer to my comment above.
I can’t recall if my old SPA included the dimension.
@Bryan
Important is the layout dimension, not the total build up area. If layout dimension not included, then it is possible to shrink the living room/bedrooms size and just give you a big balcony or washing area..total buildup area is same but no more “nice layout” like the show units.
@CTL
The floor plan already post on top for A,A1,B,C,D. Just make sure it’s match with urs in S&P. Yes, we can request for compensation if the floor plan not match (less). If more, just kept quiet. . Anyway is a MUST for the floor plan to be attached with S&P (u need to sign on that page as well).
To me, bigger balcony consider layout change. If you are too concern on the details dimension, you should worry more about the corridor width, floor finishing, left capacity and speed, swimming pool dimension, guard house dimension, car park size, etc…, which, none of them will be mentioned in the SPA.
Think this way, developer just want the flexibility and I can’t think of any benefit for developer to provide the bigger balcony and smaller living room. There are more area for them to cut the corner without aware by buyers.
@Bryan
The dimension should be already there in the architect drawing, and should match to the showroom dimension. If there is nothing to hide, I don’t understand why they so reluctant to include the unit layout inside SnP. Somehow the nice layout is one of their big selling point, and they dare not inked into the SnP? what kind of flexibility they want if the unit design already locked down?
@Setia Green
For example, a length of 20 feet, eventual could be 19’10” or 20′ 1″. If given the dimensions, the tolerances must be included. And if give +/- 6″, there will be question on why not +/- 3″, or can’t you do it +/- 2″, or if shorter by 1″ can get compensation?
Similar case already arise above that ppl questioning on the compensation if the actual built area is lesser, although the tolerance of +/- 50sf is mentioned in SPA (in my case for other project).
Just my 2 cents sharing.
@Bryan
I think people will not be so “niu” if just tolerance of few inches difference, and it is fair & square if Ideal put the tolerance inside the layout. Buyers just accept the tolerance, or leave it, and it is very clear in black & white. But who know may be since beginning the actual architect drawing already short of 2 feet by 15 feet (=30 sqf, within the +/-50sqf tolerance) in the living room, which make the actual living room design much smaller than the show room, and that is cheating by purpose! It is really unsecure because no one know what is stated inside the architect drawing, and ideal is not willing to disclose to buyers (per feedback).
@Setia Green
I think no developer will reveal the dimensions with tolerance.
Hello guys,
Thanks very much for all the answers. Pardon all the questions. First time property buyer.
So during the SNP signing, is it sufficient to have only the floor plans above included? Because I hear the architect drawings & dimensions were not included (developer stating architect’s refusal to disclose).
How will this affect things like ceiling height, finishing (such as toilet tiles & fittings, floor tiles, etc)? Is there any risk of the developer using other lower quality finishing or reduce ceiling height?
In other words, if I sign the SNP (with basic floor plans BUT no dimension or architect drawing), & in the end the developer take short cuts & use lower quality finishing or reduce ceiling height, will I be able to sue them or take some kind of legal action?
Again, all this is just an “IF” situation. If all goes well then we have nothing to worry about. If it doesn’t I hope the experts here can share their experience so all other first time buyers can be prepared. Just in case.
@valb
Is about peace of mind and it would definately better to have dimensions. S&P won’t state which quality/grade of tiles they are using. High quality tiles varies from 10%-500% more expensive. Look at One Residence finishing and tiles of course you will feel more cheap than those used by IJM, Mah Sing, SPI, BSG, etc… Also, if i am not mistaken they are using 1.5 sqft tiles instead of 2 sqft for all OI bedrooms. You won’t able to take legal action for sure.
Just in case, any unhappy case happen we can make complaint via Tribunal for Home Buyer Claims: www.kpkt.gov.my Portal TTPR).
@valb
Yes. You are exposed to the risk. Normally ppl will go to check their previous project to define the quality level and other uncertain items. You may do the same. Take a few number, call the agent/ owner of 1-World, I-Regency, I-Avenue and check those.
The floor tiles is definitely a lower grade one. This is for sure.
For this developer, they recently finish the Satu and Dua Residence gated community terrace in Sg Ara. One of my friends bought a unit at Dua Residence, and after moving in a while, cracks started to appear on the outside. The developer later rectify everything but seeing the crack already makes a lot or current buyers there unhappy with the quality of the houses. My friend told me the developer said the main contractor did not pump in enough concrete into the ground to harden up the ground since tht piece of land was a vegetable farm previously.
I have one unit of medium floor to let go.

@Alvin
This should be a goods news to all.

Any unit wish to let go for 1080 sf???? I am interested for it…
Hi Lim, pls check ur mail box. thanks
think twice
1050 sft RM440/sft whereas 1180 sft RM 437/sft
1180 sft is cheaper than 1050 sft actually
its selling fast leave ur email here if u wan to know more info
@bola
Why not compare price per sqft for super condo?
I believe the price per sqft would be much more cheaper if you do so.
Wow Setia Sky Vista at Relau already selling at RM550/psf, cant imagine if the condo after completion could it be selling RM650 or RM700 /psf?????
For One imperial, they start the land clearing adi and stipulated on signboard approval 21/April/2013. looks like it going to start the ground work.
@Iambroke
I guess not that easy to sell, ya! Ppl only buy from subsales if the price is ~20% lower than new property. Otherwise, better buy directly from developer.
let me know if you still wan to let the unit go, i m interested to buy a place to move my family here, but nowaday the house price is going up, looks like hv to buy the launch unit… thanks.
my email contact is philemon_ung@hotmail.com
1st time buyer. I’m wondering anyone sign SnP with the layout with dimension??
@ky
You can request them to add in for you.
Hi, for own stay, is this a better choice?
@ky
Do you mind 768 units sharing the same facilities ? If you don’t mind
then you can buy for own stay.
@Telescope
Thanks. because i feel that penang island house more and more expensive… it is better to get a house asap… I feel that 768 is abit high dense actually. But i already book a unit with lower floor. If anyone haven’t sign SnP and want to let go higher floor towerA/B, please let me know. Thanks.
Yes, 768 units a bit high dense! Although with plenty of facility, but how to maintain at tip top condition after 3 years? (That’s why fitness center business like Absolute Fitness can have so good business, as their gym equipment can maintain), badminton court, tennis court, basketball court…..also hard to maintain.
@Ah Dog
In fact I think the maintenance fee contribute by 768 units is more than enough to maintain all the facilities. Let’s hope the management can do a good job in the future.
Every month RM300 * 768 units = RM 230 000, omg… Those comittee handle the $$$ will smile even sleep at night. 1 year around 2.5million…
@AES
@AES
Sorry, where you got the info of maintenance fee at rm300?
@Milo
She simply quote to scare all purchaser away. haha
hi..
which bank offer the rate and the service is good1? recommend which bank?? Thanks.
@angel
Need to look at the community and neighbourhood as well when comes to maintenance. High density means tear and wear faster. Normally peoples won’t care when they have paid for maintenance.
Still any units available for sale?
@Shawn
Yes. Very limited units left all are lower floors.
If u interested leave ur email here so that i can sent u the info. Thanks.
Any medium floor to let go? Please email me if any. Thanks
sally_lsb@hotmail.com
My colik just bought a unit at rm468500 for the 1050 sqft. We read about the risk that the bubble of the condo market is about to burst soon as there are over supplying of condo than the actual demand. Therefore prices of these high rise building will drop when the price has been pushed to the peak. What do u think? Is it a right move to invest in condos at current situation ?
I buy for family. So the future price is not a big concern unless u plan to earn some 100k after completion.
Info from Ideal that they will start ground work soon. Can any1 verify?
Yes!Ground work has already started! You can visit the site.
@Aria
If yr salary drop, raw material price drop, petrol price drop, food price drop, land price drop then i think is possible the property price will drop. Go study how much price psf when ppl buy Golden Triangle b4 in tis same area.
@Alvin
Can u provide the site address?
Please send details to me too,ya. What types of units that are still available and the price. janet_joey@hotmail.com Appreciate it,thank you.
Maintenance fee is around RM187/month.
This blog is for discussion purpose, not to spread lies.
I can see now u have moved on to posting dishonest comments at Shineville Park’s page. You do realize that this behavior of yours will only backfire, do you?
Is One imperial an ideal property for investment ?
@k90
Hi K90, I am interested in 1200/1180 unit, please drop the detail to my email derek5437@yahoo.com. thanks

@fung

@CAT2013
Hi there, please send the details to nganlpchoong@gmail.com. Thank you!
@AES do you knw what is the market price now?
@fung
of coz i know, RM515k cheapest… lower floor mostly cause the maintenance fee is same for all units.
hi all, anyone have an idea when is the SnP stamped?
@CTL
of coz i have, not so fast maybe next month.
@ss
Ok
@CTL
Probably we can collect our stamped SNP by this week.
@CAT2013
Email sent?
@ss
yes, pls check.
I got my stamped SnP copy yesterday.@Alvin
im looking for 1050sqft….called to the office…nomore d…
@AES
your info outdated? seem like some of the buyer already get their stamped SnP but from your news is next month!!
w so fast
@CTL
To all OI owners,
pls be aware of @AES. He’s not OI owner. He said the maintenance fee is RM300/mth. He also posted some bad comments on other properties talk.
After 2 years developer will give back to those stay there to maintain the property if based on psf as normal condo do, RM0.20/sf + sinking fund, no RM300? Good luck to all of you all facilities and hired less security guard lo…
@AES
1. Condo with many units will have lower maintenance fee, condo with less units will have higher. My current condo only 0.16psf, total unit 300+
2. JMB + management only can increase the maintenance fee during the AGM, by the voting of residents. Please correct me if I am wrong.
My experience is the JMB showed the financial account and explained the way they calculate. And what we will have if we agree on 0.15, 0.16, 0.17psf…… Majority resident vote for 0.16 which will not touch the sinking fund, but just nice to cover all the expenses.
I personally purchase OI after consider its design, safety, facility, location……I will not TOO bother about the maintenance fee as long as it is not too much compare to other within same category. The info from AES is not accurate. Not sure his/her intention of spreading fake info.
What else the reason for you buying OI?
Please ignore if you are to GORENG!!!
Mm… my previous medium cost apartment, 800++ unit, with children playround, CCTV,card access, and swimming pool with jacuzzi. Every month was only RM99 included sinking fund.
Wheres OI with so many facilities, RM180 should be able to cover.
@AES
It is still too early to comment…rm0.20 is possible just a matter of time. But 2 years later wil it will shoot to rm0.20?…Impossible based on my observation for years.
Unless it is your idea, to propose OI to increase maintenance fees, aint you ?
Hey Fung, kindly contact me 0124942101. I have one here, 1050sf. TQ. @fung
Is it better to buy a unit in block A and B or block C,D,E? And I realised that the pricing for block A n B are far more expensive but the location for block C,D E is do much better and nearer to the pool.I can’t see the rational in putting a higher price for the units in A n B but giving a better location to block CDE. pls enlighten me
Block A and B 7 units only so more expensive lo, C,D,E 8 units, so less dense more cheap. It depend on your taste, for my opinion block A & B better, if not why more expensive, feng shui better, sun come in morning go out at night. C,D,E view alamak, swimming pool so near for what, can straight jump down swim ar..
@Al
When did you sign your SnP?
First week of March. @Hoon
Anyone got the stamped SnP from Ideal?
@AES
OMG. You spread wrong Info again. Block D is 7 unit. Check the page layout for fact. thanks
@AES-GET LOST!!!
BLOCK A – 8 UNITS PER FLOOR. PLS DO HOMEWORK B4 COMMENT.
@Al
U got it from the Ideal office? They call you to collect it?
@k90
anymore available units? can me more details to eddycbe@mail.com ? thx!
Not sure anyone of you already get back the stamp SPA? Should we call lawyer to follow up?
@newer
They can drag the stamping as long as they like even for a yr. There are several reason for that… sales target not yet hit, legal issue on land, disputes, lack of manpower and material to start construction, etc…
10% paid already and they drag the progress. Any legal action to tackle such condition?
first time buyer here. Just now i went to the office to get back the stamped snp and i ask them to include a floor plan which exactly same like the brochure since it seem important base on the discussion above. However, the claims that they will not include it and this is nt the management practice.
May I know is it fine to only have a floor plan with build up area. If it is not, wat action can be taken?
Try to follow up with them and get your copy once available from their office if you need it urgently.@newbie
No, you should call Ideal to follow up.@newbie
@newer
@Al
aiyo, something smell tricky here without the floor plan include in SnP.
just got my snp copy! stamping date 18April2013
I spoke to the sales lady at the office about the floor plan and all that but she just laugh it off saying that if the developer built different sizes or something else’s, they need to compensate the buyers..so she said not to worry coz the developer ain’t that stupid.
@aria
check with legal firm.
Those who received the stamped S&P, pls chk if there is an overall floor plan attached related to your unit (i can’t remember exactly).. This is the info i got from my enquiry with the sales lady. If yes, that it should be ok as they need to meet the total sq ft of your unit (which includes the wall bricks space) else they will need to compensate us…
They did attached a floor plan in the stamped snp. However, its only provide the total length and width. If the developer built a same size and same layout but the the layout is different we still cant do anything right as we din get a complete details of dimension for each room.
( e.g: they widen the balcony and shrink up the space of the bedroom)
dimension is different **
why on the right state of mind would the developer shrink our bedrooms to enlarge our balconies? Hilarious! Hahah
@aria
Architecture on the pillar and beam will play a major role in deciding each areas of spaces. Also, the associates cost. Example: Cost per sqft lower for balconies since less walls and bricks. If you have time, try look at Nusmestro Oasis’s master bedroom between the original layout and final product. You would notice the difference. OI has one of the best layout for condos. Hope it would disappoint any of you.
Ideal, thank u so much for the clarification
Anyway, this is my first property investment..hope that this isn’t a wrong choice
@Ideal
Noted with thanks!
This is my 1st new property too that I purchase from Ideal.
Hope that Ideal wont disappoint me & all OI owners!
By the way, I passed by the OI site,seeing that the piling work has started!
@Alvin
Hi Alvin, is the layout plan and dimensions included in your S&P?
I have one unit to release. Tower B, 9th floor, 1050 sqft. Facing north, two carpark, view – the hilly areas of relau..Rm485000. Interested, you may SMS or call me at 0124464932.
I asked the sales lady for floor dimension too and she laughed as if i’m stupid. What is this?
Seriously, most of the sales lady at ideal office are pretty unwelcoming and provides bad services. One of them gave me her name card and told me to contact her whenever I hv questions. Sounds pretty good right? I called her up for one week but she never pick up her mobile or reply my smses. Lastly, I still need to call up the office and speak to the receptionist.
So this project will complete within 3 years time??
@joaQuin
floor plan included but without dimension indicated.
Is the sales person name as shirley? This sale person only serve u if u can buy bulk else dont waste her time la
No..not Shirley. It’s not only her. A few others also are very proud. Early this year I bought another property, Aston Villa from Ivory. I give them thumbs up for their politeness and friendly services. The moment they saw me walking along their corridor, the sales person, be it a lady or man will hurriedly open their glass door waiting for you to come it, just like how the waitress did at the Chinese restaurant. And they are always smiling and chatty. I love ivory services and their homes!
@Alvin
Are you okay with Ideal excluding the dimensions from the S&P?
What about other OI owners?
For those who purchased 2nd carpark, is the 2nd carpark lot detail (size, location) included in the snp?
@joaQuin
To me, it’s ok!
Hi, can we insist the developer to included floor plan with detailed dimension in the snp? Because that day i asked the salesperson and they say need to write the letter to the developer to request the floor plan dimension. And he say not guarantee 100% can included the floor plan dimension into the snp. It’s the decision of the developer.So what we can do on this?
can we still asking for floor plan dimension to be included in the SnP after stamping? i believe most of the buyer has sign the SnP and ready to be collect!
i collected the SnP from Ideal, but no floor plan with Dimension. when ask the person incharge, she mentioned that can only insert the floor plan but is no dimension. Their practice is not to include the dimension but can insert the floor plan which is cut and zoom in from the existing floor plan only.
Hi One Imperial Owner,
Anyone want to sell their unit? Preffered 2 car park? Please leave comment here ..
or email me at wyattnelsonteoh@gmail.com Tq
is thr any action can be taken to force them to include the floor plan with dimension for us?
since it has become one of the major concern to us.
@newbie
you can gather all the buyers, go to developer office and demand for it. If they do not want to co-operate, just cancel the booking, but I think others buyer will just ignore this cause they do not care on that.
@newbie
Have you check with your legal office about your concern?
@wyatt
Are you agent or buyer?
as a buyer, it is your money, you have ur rights.
@SP
I’m a buyer. Developer still any unit left?
Still left some units since last week but no idea as for today. I believe still have. You can call them to check it out.
I got some email from owner and one of the agent who cooperate with developer. I will heading to the showroom soon and get the details from there. SP r you one of the owner?
@wyatt
Still got plenty left, i can confirm. There are sales person promoting OI recently ar RM515k low floor cheapest unit. You can call +6042628777 Sayang Realty for more enquiries on this project, they can bring you to actual site and to developer office to look at the project.
@wyatt
Yes.
Hi, I got 1 units with 2 car park for sale at Tower C, level 15. How much did you want to offer?
Hi, @venice
May i know how many sqf for your unit? Mind to send your details to my email dnk_tech@yahoo.com ? tq
i think the developer will not entertain me as i have sign my snp
Actually before i went to their office, i did called the lawyer that the developer assigned. And they said we have the right to asked for the detail floor plan and they will ask the developer insert for me and at the end when the developer called me to initial the floor plan then only i found out it is just a brief floor plan with the total build up area. I not sure whether there is mis-communicate between me and the lawyer or the developer with the lawyer.
Btw, i have some of my friends regarding their floor plan in snp and they said that they only have the one only with the total build up area. I wonder whether nowadays this is the practice for the developer.
I’m wondering the election will cause the price up and down?
No
Price will be stable
I also got 1 unit with 2 car parks for sale at Tower C, level 12B , 1050 sq ft. How much any of you want to offer?
Rm440000. Deal?
@steven
What is your ideal price?
@newbie
Jus a basic width and length dimensions on yr floor plan.
Heard there will be a low cost flat build on the plot of empty land located at the north-west side of OI, which is right opposite the main entrance of OI in the plan. Has anyone verify with developer about the low cost flat?
@steven,
Why you want to let go your unit?
Just get back the stamped SPA..According to Ideal, we will only get the loan agreement after sometime, is that true?
@fline
Where did you get the news that a low cost flat to be built opposite OI?
Yes. According to the plan, there will be 2 blocks of 15 to 17 floors of low cost flats at the plot of land opposite OI guard house.
why so many lost cost flats around that area.. @@ it wll affect the price of this property??
Relau is a place surrounding with a lot of low cost flat. This is expected.
@joaQuin
The info came from someone in the property line.
One of the concern is these low cost flats will share the same road that lead to OI entrance (guard house). Low cost flat normally have less inside parking space and more cars will have to park at the road outside which will cause congestion.
Still can’t think of the logic why Ideal wants to build the low cost flat right in front of OI.
I did ask the developer about the low cost flat before, they didn’t admit it, and they didn’t deny it either. The face expression of the lady who answered my question looks a bit odd and seems like they are hiding something.
@fline
This is very worrying. You got this info from someone inside Ideal? Since you mentioned that Ideal will be building that low cost flat.
Yes, that road will be congested and everyone will park by the road side.
Is there something that we can do?
By any chance, do you know the name of this property?
May i know the developer allowed owner to sell out their unit?
@joaQuin
The plot of land izzit behind the PETRONAS petrol station?
@Iambroke
I’m not sure is it behind Petronas. But from what fellow forummers described above, it seems like the land behind the Malay school.
I know there is another big piece for land behind the malay school, which I believe is reserved for One Imperial 2.
Another 2 small plot of land is behind PETRONAS and beside medium low cost flat.
Surrounding by low cost had already factor into the price. Since it is the cheapest now in the market with the price ~400 psf. Car park is the current issue for all high rise. You can’t avoid it. Please take a look for the Gold Coast, it is an expensive property but then all their car is parking at the road side. May be in the future low cost ppl may complaint about QI residence occupied the road side instead.
@joaQuin
Not from ideal. If info came from Ideal, then it is confirmed already, not need to ask here
@RL
Do you mind to share where the info come from?
I have a unit of medium floor 1050sqft to let go.
Let me know if you are interested: dot_com2020@yahoo.com
From the submission plan to government department.
Yesterday ask a few Ideal officer & sales.. none of them have any ideal on it.

This is a serious case. Mind to share where you get the info from? We will try our best to justify it and let’s protest in a big group againts the developer if the news is true.
Yes, please share. Appreciated.
We have no rights to protest the developer from building low cost. There are many families need to have shelters as well. Furhermore the package do not include without low cost arround.
@RL
Could you kindly share where did you find out the submission plan to government department? Is it a website?
Please kindly share.
Well, yes it’s true that we can’t prevent developers from building properties, but at least we know what is developing around OI and plan for the future ^^
