ya, i prefer they link to the ESSO petrol station at rest house there, but according to the oriental max SA, they says they are not allow to open a road to the highway, so they plan to open to nagasari when phase 2 in progress. This what SA told me when i bought phase 1. not sure what is the current plan by oriental max. do you guys think oriental max still have land for future phase by at that area?
i also prefer they connect to the highway. there is an existing junction at the highway, but not completed. can see even in google map.
This OM told me, definitely developer have to open an access toad, just don’t know where is it.

Each unit will have only 2 air-con points, 2 heater points and 2 ceiling fan points, it’s apparently insufficient for a comfort house.
Does anyone have the same concern as me?
Can we request the developer to add in more points during the construction?
Any post-OC renovation for adding in these points will need to break the wall if those wires are to be hidden inside the wall…

I not yet buy. Just came to know that this area got such development. Many of the houses in BM already selling 500k and above. This one only 400k so is affordable. The house also quite big since is 3 storey.
But there are still a lot of new development at this area and thus have to think well…
Worth to buy this project…as my fren who work as property agent told me…the double storey link house at the front already raise untill RM 400 K plus…so this project with gated and 3 storey….easily will hit RM 500 K once phase 1 complete….
Delink2 which quite similar to this one already transacted with RM550k; located at the prime area which is very close to Raja Uda; and the area surrounding will have plenty of new shops in 2-3 years time.

The bumi lot has been released and the price is RM 488K after confirm with developer. The price was increased RM 50K compare to before non-bumi lot is only RM 438K. I thought this is related to the petrol fuel price was increased recently. Everybody will be suffered later…

I did some observation and evaluation for CW2 project distance from high tension wires and tower is still considered ease and safe to stay. There are two high tension towers nearby the CW2; the distance between CW2 and high tension tower #1 is around 444m (1456 ft) and the distance between CW2 and high tension tower #2 (crossover the north-south highway) is around 400m (1312 ft). It is also depend that how many KV generate from the high voltage power station to each high tension tower. For more information, you may do some research from internet.
Below is the standard safe distance from high tension wires for your reference from the researcher:
Overhead transmission line easement setbacks:
• 30.48m (100 feet) from the edge of an easement for a 50-133 kV line
• 45.72m (150 feet) from the edge of an easement for a 220-230 kV line
• 106.68m (350 feet) from the edge of an easement for a 500-550 kV line
Underground transmission line easement setbacks:
• 7.62m (25 feet) from the edge of an easement for 50-133 kV (interpreted by CDE up to <200kV)
• 11.43m (37.5 feet) from the edge of an easement for 220-230 kV line
• 26.67m (87.5 feet) from the edge of an easement for 500-550 kV line

Really lousy developer. They use common red brick to built the interlock paver. I work in construction site more than 20 year. This is the first time i saw in the construction site the developer use common brick to replaced interlock paver. Interlock paver is 10 time stronger than common brick, 4 times expensive than common brick & much, much look nice than common red brick. The more Important reason is interlock paver maintenance free. interlock paver is stone. Please go to visit Central Way 1, you will panic. Central Way 2 & others Oriental max project will use same material if purchaser keep silence.
If Oriental Max boss & staff don’t know what is interlock paver, please go to Palm Villas, Pearl Villas, Orange Villa, Mandarin Quarter & other developer’s project study & not keep ignorant all purchaser.
I went to the CW1 site & found that the back lane interlock there really use common red brick to built, think need to complain to their office & reject the low quality paver built at CW2.
Actually what is use common red brick to built the interlock paver.
All purchaser please visit the site & have a look. The developer do the ground beam wrongly & placed the brickwall sit on clay soil (Guest Room at Ground Floor). This is a very serious mistake. Only two result in future will happen. 1) Wall will serious crack due to soil can’t support part of the wall. 2)Wall suddenly fall down due to soil totally fail. If want to stay inside sure need to buy more medical insurance. Please call their engineer Mr. Goh (04-3988008) & request whole life guarantee for this wall if they insist want to construct the wall. Remember to take photo for the case for prove in future.

Olh, are u sure they use the normal red brick to do the road??? Same size??? I just talk to my friend who also more than 20 years experience in construction line and contract for Kulim Square now said that red brick (not the normal brick) also can use as material to built the road. Unless u see with your own eye about the size of the red brick, otherwise what is the purpose to put a bad name to the project.
They use the brick that karate practice often use cheap cheap one. If you not believe, better go to visit the site. The work still proceeded on site.

My site here still charging me 10% progress, very doubt can they finish by this year, as the contract stated next year Jan, if last minute finish afraid about the quality not good, anyone of u facing the same issue as I does?
Did i say the common brick? What he told me was the square type brick which as strong as the interlock, but definitely not the common brick. Only the shape is different.

I think you still new in construction line. OM wouldn’t run away & you just can sue their branch (SETIA JUTARIA SDN. BHD.). All developer use one branch name to do one project only. This can save them from sue by purchaser.

just visited CW1 site, 30 ft road (from the house gate to the opposite house gate) really looks narrow! the red bricks (with 3 holes in the middle of the brick) used to build the interlock paver is dangerous for ppl to walk on. cw & cw2 residents should goto take a look and complain b4 too late.

agreed, really disappointed with the paver, I think no developer brave to construct this type of `paria’ paver except Orientalmax. I think Centralway’s unit price will spoil a lot due to this bad paver.

the wall not fall down in short time because the ground still can support it. One day if heavy rain & underground ground run away with rain water, the problem with exposed house by house.
The finishing work good or not you can go to CW1 have a look. Bad walk way path with low quality clay brick. Bad landscape with just one big old tree garden.
take a video of the surroundings to confirm the location and then close up on these defects …..post them on youtube then share the links?

CW1 is G&G house but look worse than normal terrace house, electric cable simply connect look ugly, road rough than normal road, no landscape garden, I scare CW2 also build like that, I go complain but they told me no any CW owner complain…zzz
